Bryten Reality Monica Ferguson (Moran) corporate supervisor (I see Monica is mentioned in another…read morecomment below, not favorably), Brad Cross Property Manager and Jake Hyatt Assistant Property Manager. If your looking for a clean and reasonable place to stay, this is not it. As of 05/06/26 $1434 for a small 1 bedroom. By the time you finish paying all of the extras, your cost is $1600. Community internet is mandatory for $75 a month and is slow. Additional charges for pest and trash $37 a month. Water and sewer fluctuates with an additional monthly charge of $36.75. Hallways between apartments are often cluttered with toys, strollers, filthy walkways and debris. The electronic gate to the pool has been broken since October 2025. Tenants have cut a hole in the fence to use the override. One Sunday the gate was left open all day. I was concerned a kid could wander in and drown. When I told Jake Hyatt this was ridiculous the gate being broken this long he said "why didn't you just shut the gate?" (today is 05/06/26 and the gate lock is still broken) Recently Bryten decided to install electronic door locks on all of the apartments. I figured if they can't fix an electronic pool gate, there would be no way they could manage electronic locks for the entire complex. Is it reasonable to be concerned about being locked out of your apartment or wonder aloud why keys are suddenly a problem, after hundreds of years? The keyless entry requires the batteries to be changed every 12 to 18 months. Lets hope your lock battery doesn't quit when maintenance personnel are not around. So I didn't want to give out more personal information to the door lock company and asked for a 4 digit code with a card backup. After a week of word salad from Brad Cross I told him I could no longer accept the incompetence. All talk with this staff and corporation. I contacted Monica Ferguson who sent me an e-mail telling me "the manner in which our team has been addressed is not acceptable". After a week of zero action, nothing but talk I told Brad he and his assistant were incompetent and embarrassing. I told Brad I'll call county code enforcement for the pool gate and I was forced to download the app for the apartment lock. Monica decided to not address any issues either and instead sent me a nasty e-mail. All of these Bryten employees are nothing but word salads cashing paychecks with no accountability. Good luck if your planning on staying here. I won't be here much longer. You have to decide if you want be treated like trash paying thousands of dollars. I pay my rent early or on time every month for over 2 years. I keep to myself and don't ask for much. Bryten's only interest is getting your check. ...and as you can see below, Bryten "Partners" has decided to send the obligatory " we plan on doing nothing to improve our performance but we will continue to take your money and here is our corporate word salad we encourage all of our employees to master" SMH Dear Gerald, Thank you for sharing your detailed feedback. We (DO NOT) take our resident concerns seriously and (DO NOT) appreciate you (EXPOSING OUR INCOMPETENCE) while bringing these issues to our attention and (EXPOSING OUR FAILURE TO MANAGE THE BUSINESS) . What a lousy bunch of crooks....I left my apartment ABSOLUTELY pristine with no damage to the…read morewalls, carpets or appliances-- and as my "reward" for being a "model tenant" these a-holes charged me $435 for "kitchen counter resurfacing". They basically looked until they found something they felt they could get away with charging me for...RIDICULOUS doesn't even begin to cover the absurdness of being charged ANYTHING ADDITIONAL, muchless $435 for "made up" damage....I would not live here AGAIN (or even be able to HONESTLY recommend it to others) in a million years --there were homeless people sleeping around the property (that aspect honestly started over the past 12 months, not sure why... Also seemed to be a homeless encampment of some kind by a closely located pond), DISGUSTING smelling (often liquids flowing from) the overflowing trash dumpsters and THAT WAS 24/7, cockroaches were everywhere during ALL FOUR seasons, 12 months out of the year....an entitled-acting, bratty office worker, that I absolutely never thought properly represented the property in any kind of positive or professional manner (at least not towards me, ALWAYS an underlying attitude that was felt on some level during EVERY interaction) --the gym garbage was ALSO OFTEN overflowing and awful smelling... beware and understand exactly where you're moving into --because I surely wish somebody did that for me three years ago.....and again I lived there for 3 1/2 years and I STILL got treated this way on my move out.....absolutely beware!!!!!!!! And please save your "canned-ham" response--I have no need to read your typical bullshit reply (that I've already read 20 times on here anyways) I have ABSOLUTELY nothing for you folks. Absolutely nothing, just like you when y'all didn't even give me the respect of getting in touch with me before you started charging me for ridiculous UNDAMAGED parts of the unit I leased (FYI, things do actually get used when you live in an apartment for three years and we are NOT your piggy bank for you to replace everything ON OUR DOLLAR once we leave, nice try though!!!). My friend is a maintenance supervisor at an apartment complex and said they never charge over $175 for counter resurfacing and it's only done when it is SEVERELY stained which I know mine was not (and if I'm wrong, where are the BEFORE and AFTER photos, you only provided the AFTER photos in the exit email, AGAIN, nice try!) .... I was nice, cordial and quiet about my true thoughts--as I saw no real value, to me, at disparaging your property (ya know-mom taught us all nothing nice to say keep it to yourself, right!?) WELL of course that's until you decided to do this to me--AND now it's scorched earth time, and WELL deserved....Maybe you can use this as a lesson to reconsider ALWAYS recklessly and unnecessarily charging those of us that ACTUALLY bothered to bust our asses cleaning, clearing and generally trying to make the unit look as perfect as possible (which you KNOW I did!!) for hrs in a sweaty mess by the time I left....well I have a voice on HERE and I will USE IT--to TRULY inform consumers of the shenanigans you seem to pull regularly on MODEL, YEARS long, tenants during the move out process....Shameful at BEST, is all I can say after over 3 yrs at this property

The apartments are in great shape, updated, and spacious. Jim, the groundskeeper, keeps thing looking nice and will always help when asked. If you can put up with Leland rush hour traffic, these are a great, less expensive alternative to living in Wilmington. The pet fees are also better than most apartments. The only issue is the office staff. The letters they send out to residents are terrible, or laughable, when you see the amount of spelling errors. Keep on top of your charges because they do not follow through well. Our main issues with the office happened when we tried to move out but I'm sure that happens at most places since they know their revenue is leaving. Many of the financial problems were fixed once we bugged them enough.

The second bedroom had water pouring down from window casing. My mother continued to complain. The maintenance man caulked around window but water continued to pour in every time it rained. She had to put towels around the ledge and on carpet below. Management did nothing and did not seem to care. When she recently moved out, we discovered black mold behind her bed. Property Manager tried to blame my mother because she had not reported mold behind her heavy bed. They did not fix crack, mold in the corner of her room or the water that was pouring down in second bedroom. Shame on them. Management takes no accountability whatsoever. Of course, when she recently moved out, they wanted her to sign a Release of Liability to protect themselves. Thank God that my mother is out of there! Not good.

This was know help,because there were apts. that was not being sprayed. So the roaches continued. Also trash at compactors totally out of control on weekends. People just threw there trash out at compactors instead of placing trash in compactors. We had taken pictures to the office. As requested. Our apt. continually smelled of weed from other sources. Office know help in that situation either. Police on premises all the time. Make long story short,spoke with corporate office. She was hateful and didn't even know what she was talking about. We broke our lease,paid large fee to get away from a situation where nothing will be resolved.

The apts with 9 foot ceilings, huge closets, a kitchen complete with stainless steel and granite everywhere! Outside, there's a lovely pool, dog park and the beautiful club house where Harrington had a huge holiday party for all the resisdents recently. Too many amenities to list honestly! Wonderfully enough, the best part of Harrington lies in the amazing staff. Ms. Karissa the Manager, Rachael and Ashley treat me with such kindness and care and it's greatly appreciated. Each time I've seen Ms. Denise she's taken time to ask how I am and help with anything needed. It's the genuine kindness I appreciate the most! These are just hardworking people! The maintance crew will handle my requests same day (usually) and a couple of times- they fixed issues within an hour. Yes, truthfully! LOL. I'm a retired military Combat Nurse, so I've rented places all over the world and truthfully the care and professionalism here at Harrington is best I've had. That's why I just renewed my lease! This place is filled with lovely neighbors that help each other and staff that makes you feel like family. What more could you want? Blessings to you! Lt Ward- McBride
