I was holding off on reviewing Hawthorne at Leland due to fear of retribution. However after the…read moreinteraction the office manager Allison had with my wife today 9/11/24 between 5 and 5:15 PM, I've decided to consult an attorney to protect my bases and let the record be straight. My wife called about a confirmed delivered package at minimum 6 times in 45 minute intervals. Nothing. Finally after the 7th time Allison picks up. After asking about it again, Allison says "It's strange because it was delivered to our office building with Whats in it? Because i find it odd it was delivered to our office and not you." Ummm are you kidding me? Why is that your business? Not to mention it has a logo from Target on the box and shipping label. Either way my wife says it's bathroom supplies and Allison finally "gives her permission" to get her purchases. My wife arrives and sees another man waiting and Allison on the Lan line and cell phone. She ends the conversation on the phone and before my wife says anything, points her finger at my wife and says "you need to wait your turn, he was here first" SERIOUSLY!?!! Why would those words ever come out of her mouth??? Allison is supposed to be our support, not authoritarian! Not to mention because this man is on his speakerphone, she can hear he is also there to receive his package. After my wife goes to grab her own package which was clearly labeled, simply to end this charade of authority, Allison says smugly "I'll get it". Honestly my blood is boiling for obvious reasons. The fact that you have people like that working for the supposed "people" is an atrocity. But here's the living conditions as of 9/11/24. They talk amenities with Hawthorne. OK let's talk. Pool went from being heated Saltwater to broken down and abused. Literally. Our pool has been closed a ridiculous number of times this year. Whether it be improper levels, broken glass, maintenence??(isn't that improper levels again?) Not to mention there are literally family members and friends of residents pulling up to swim when it is open and running. I get a few guests, but families of 12??? They don't pay for that pool. We do! Service is a joke. Our building hasn't had 100% of our bulbs working for over a year. Over a half of the bulbs have been out for months on end. I requested a cheese drawer for my fridge 3 times on their app and twice over the phone and got back a used drawer 8 weeks later with mold on the screws! We have a coffee machine that's free though! Whenever they decide to clean it so it runs. Flies all over the syrup. Have at it! There's a gym you can use! Just make sure you bring your own soap and sanitizer because it's not cleaned daily by staff. Only by people who want to work out and not catch something. Even if you miss the gym, you can get your steps in walking. Theres no parking anywhere. Good luck coming home after 6pm. You pay for valet trash service which comes when it wants to. Then when you take your own trash out, your welcomed to other people's crap lying on the floor. No recycling either. Who cares about the environment??

They basically looked until they found something they felt they could get away with charging me for...RIDICULOUS doesn't even begin to cover the absurdness of being charged ANYTHING ADDITIONAL, muchless $435 for "made up" damage....I would not live here AGAIN (or even be able to HONESTLY recommend it to others) in a million years --there were homeless people sleeping around the property (that aspect honestly started over the past 12 months, not sure why... Also seemed to be a homeless encampment of some kind by a closely located pond), DISGUSTING smelling (often liquids flowing from) the overflowing trash dumpsters and THAT WAS 24/7, cockroaches were everywhere during ALL FOUR seasons, 12 months out of the year....an entitled-acting, bratty office worker, that I absolutely never thought properly represented the property in any kind of positive or professional manner (at least not towards me, ALWAYS an underlying attitude that was felt on some level during EVERY interaction) --the gym garbage was ALSO OFTEN overflowing and awful smelling... beware and understand exactly where you're moving into --because I surely wish somebody did that for me three years ago.....and again I lived there for 3 1/2 years and I STILL got treated this way on my move out.....absolutely beware!!!!!!!! And please save your "canned-ham" response--I have no need to read your typical bullshit reply (that I've already read 20 times on here anyways) I have ABSOLUTELY nothing for you folks. Absolutely nothing, just like you when y'all didn't even give me the respect of getting in touch with me before you started charging me for ridiculous UNDAMAGED parts of the unit I leased (FYI, things do actually get used when you live in an apartment for three years and we are NOT your piggy bank for you to replace everything ON OUR DOLLAR once we leave, nice try though!!!). My friend is a maintenance supervisor at an apartment complex and said they never charge over $175 for counter resurfacing and it's only done when it is SEVERELY stained which I know mine was not (and if I'm wrong, where are the BEFORE and AFTER photos, you only provided the AFTER photos in the exit email, AGAIN, nice try!) .... I was nice, cordial and quiet about my true thoughts--as I saw no real value, to me, at disparaging your property (ya know-mom taught us all nothing nice to say keep it to yourself, right!?) WELL of course that's until you decided to do this to me--AND now it's scorched earth time, and WELL deserved....Maybe you can use this as a lesson to reconsider ALWAYS recklessly and unnecessarily charging those of us that ACTUALLY bothered to bust our asses cleaning, clearing and generally trying to make the unit look as perfect as possible (which you KNOW I did!!) for hrs in a sweaty mess by the time I left....well I have a voice on HERE and I will USE IT--to TRULY inform consumers of the shenanigans you seem to pull regularly on MODEL, YEARS long, tenants during the move out process....Shameful at BEST, is all I can say after over 3 yrs at this property

The apartments are in great shape, updated, and spacious. Jim, the groundskeeper, keeps thing looking nice and will always help when asked. If you can put up with Leland rush hour traffic, these are a great, less expensive alternative to living in Wilmington. The pet fees are also better than most apartments. The only issue is the office staff. The letters they send out to residents are terrible, or laughable, when you see the amount of spelling errors. Keep on top of your charges because they do not follow through well. Our main issues with the office happened when we tried to move out but I'm sure that happens at most places since they know their revenue is leaving. Many of the financial problems were fixed once we bugged them enough.

The second bedroom had water pouring down from window casing. My mother continued to complain. The maintenance man caulked around window but water continued to pour in every time it rained. She had to put towels around the ledge and on carpet below. Management did nothing and did not seem to care. When she recently moved out, we discovered black mold behind her bed. Property Manager tried to blame my mother because she had not reported mold behind her heavy bed. They did not fix crack, mold in the corner of her room or the water that was pouring down in second bedroom. Shame on them. Management takes no accountability whatsoever. Of course, when she recently moved out, they wanted her to sign a Release of Liability to protect themselves. Thank God that my mother is out of there! Not good.

They take pride in keeping the property clean and updated. I understand the other review because when I moved in three years ago it was under a different management company. They had one property manager that worked part time. They expected them to work at Leland Station and Waterleigh. There was hardly anyone there at all. Rest assured they have done a complete 360 since then! This management company isn't going anywhere either, unlike the one before where they just planned to sale it off. Maintenance requests are taken care of immediately and the apartments are in excellent condition. The apartments are more like townhomes and are honestly the best value for the area, as all apartments have a garage that can be used for storage. The closets are HUGE and also the bathrooms. The price point is the same for apartments without a garage. This is the best value for your money and an ideal location for being in between relocating and looking for a home to buy. It's conveniently located next to a lot of shopping and Harris teeter is literally right next door. I often walked to shop despite having a car just to get some exercise.
