She…read moreinforms me of tenant activity, and makes sure my property is taken care of. *****5 STARS EXCEPT FOR THE FOLLOWING: SPM recently started to KEEP THE PET FEE for a pet that is in MY HOUSE, reducing the value of MY HOUSE, and in return, they provided me a PET GUARANTEE that covers up to $3000 in pet damage after using up any SECURITY DEPOSIT. So, if you rent to a pet owner and normally charge $100 per month for a pet, they keep $1200 per year. If there is no damage, they win, you lose. Loss can be subjective, so If there is a smell of pee, or some small scratches on furniture or a door, or hair in the rugs that didn't come out, or other "GREY AREA" of dispute - expect to get nothing. I tried to eliminate this clause, but they won't have it.

As a military family, we have relocated frequently due to PCS orders. Fortunately, we have been able to retain the homes we purchased and lived in at several duty stations. These properties are not simply "investments" to us--they are homes we have personally lived in and continue to care deeply about. Hahle currently manages two long-term rental properties for us in Wilmington and provides a level of care and attention to detail that mirrors that of a dedicated homeowner. Hahle is the consummate professional--highly responsive, knowledgeable, and proactive. Her guidance is consistently timely and well-informed. Through SPM's professional marketing and screening process, she has secured reliable, trustworthy tenants for our properties time and again. SPM maintains a structured, preventative approach to property management. They conduct regularly scheduled walk-through inspections and provide detailed reports that keep us informed of any emerging concerns, allowing us to address issues before they escalate. They coordinate biannual HVAC inspections and routine maintenance, manage repairs of all sizes, and have capably supported us through property needs following hurricane events. This proactive model benefits both homeowner and tenant by ensuring systems and appliances remain well maintained and up to date. Additionally, SPM handles vendor coordination, consistently sourcing reputable professionals who perform quality work at fair and reasonable prices. We recently encountered a unique situation with one of our properties, and to say that Hahle went above and beyond in supporting us would be an understatement. We cannot recommend SPM and Hahle Kirkland highly enough for their professionalism, expertise, and exceptional customer service.

I can only say positive things about the staff and services of Sea Coast Rentals. We needed a…read moreproperty management/rental company and started with Sea Coast the day after we bought our house. Appointments were made, and promptly attended, at our convenience. The process, paperwork and computer hookup were painless and speedy. Hurricane Florence hit a week later. The house was still vacant. At our request, Sea Coast stepped up to quickly vet emergency short-term tenants for a family whose home had been destroyed. When the crisis was over, Sea Coast swiftly found new, wonderful long-term tenants. Initial and over-time routine maintenance problems have always been assessed and repaired in very timely, cost conscious ways. I forgot to mention, we live in Hawaii. Sea Coast's wonderful and easy to use, comprehensive computer program minimizes communication issues resulting from the 6-hour time difference. Actually, there have never been any communication issues. Texts, emails and calls have always had very rapid responses. If you are shopping for a property management/rental company - Sea Coast comes highly recommended.

I rented from the office in Wilmington. When looking to rent, the service was fantastic. Everybody…read morewas super nice and helped us find a place. They were great. When something needed to be done they were pretty good at coming to fix it. Nothing major ever needed to be done though. However, this is why I give them a 1. When we left the 1st rental, the house was spotless! I did know they would charge for paint in my daughter's room and molding around the door. One of my dogs had chewed on it when my daughter accidentally locked her in the room. I expected that. However, they charged for painting the living room and the kitchen, which we didn't hang anything with nails, there was no reason they would've needed to paint. The cleaning list from the maintenance and cleaning company was six pages of BS! Ridiculous things, like replacing the covers that go over the outlets (some of them were missing when we moved in, however, I didn't think a big deal because we replaced them for like $.20) stains on the flooring that were there prior, removing cupboard paper that I used to cover the horrible cabinets, debris on the hardwood floors, which was brought in from maintenance crews. I know because I had a video showing exactly how the floors looked when we left and they were absolutely clean. We swept and mopped them, supposedly there was hair in the bathtubs, thankfully I had pictures showing the clean tubs. The blinds that they had in the house were the skinny ones that are the cheapest ones you can purchase at Walmart or Home Depot. After 18 months, the sun had beat on them and some of them had cracked. They charged me for those. However, I didn't get a credit for the four that we put in the sunroom that were not the cheap ones. We paid over $250 for them. However, when I mentioned a credit that was just ignored. Long story short, they charged us for things that were pre-existing and the cleaning fee was just ridiculous because I took a video and took pictures of before, and after. I will post some below. They kept my whole deposit, plus tried to charge me additional fees when I should've at least got half my deposit back. Since our next home would not be ready for three months, and prior to the dilemma of getting our first deposit back , we rented an Airbnb for three months through them. We were told that we didn't have to clean the Airbnb because we had to pay a $500 nonrefundable deep cleaning fee . We also had to pay 2 nonrefundable pet deposits, which should have covered the molding around my daughter's door, that my dog chewed up. When we left the Airbnb, they charged an additional $340 for some type of cleaning, which they didn't even state what it was for and a $74.80 administration fee. PSA ... You will not get any of your deposits back. They charge you for things that should be normal wear and tear. SOME ADVICE ...TAKE DETAILED PICTURES BEFORE YOU MOVE IN AND AFTER YOU MOVE OUT! MAKE SURE YOU FILL OUT THE PAPER THEY GIVE YOU WHEN YOU MOVE IN AND MARK EVERY SINGLE THING THAT IS WRONG!

Its been about 5 years now since they've been managing my rentals. I had a terrible experience with my previous management company.. lazy service, unqualified tenants, unqualified contractors (who made a mess of some work done on 1 of my properties) etc. At the time, I was asking around to find a professional management company. And the funny thing is i was continually being referred here by tenants, who were renting from Dianne and had nothing but great things to say about her and her staff. So i figured if they provide such good service to their tenants, then they'll provide good service to me and have my houses rented in no time with qualified tenants and thank god, i was right. A continued thanks to Dianne, Jill, Andrea and everyone else at Dianne Perry who's kept my tenants and I satisfied with quality service through the years.

He remains impressively just as polite and professional as the first time I called RPM Champion. Among some of the things RPM Champion helped with were the move out process of my previous renters, fixing up any issues to make the home move in ready for new renters, finding a new refrigerator for the home, advertising for new renters on several rental listing sites like Zillow, showing the home, and approving applicants. Whenever I have a question, the response rate is very fast and many times, immediate. I have also been contacted by Debbie and Areli over certain progress details and the progress reports they use are very thorough and helpful. The new renter moved in around July 8th and I am happy to have found this property management company.

"Everything looked good" They spoke with my tenant and she loved the place. After a couple of years she moved out and Movezen said I needed to release the security deposit. I wanted pictures of my place to make sure all was good as they had told me. It wasn't good at all. There was terrible damage to the flooring. Cost: $8,000 The kitchen cabinets and drawers were all damaged and the fridge had mold in it. There was more damage but those were the big ones. Cost me $11000 to fix it all. Move zen refused to take responsibility of any of it and they wanted to make sure the tenant got all her security money back seeing as the tenant had found a new rental - through Movezen! They did everything to protect the tenant and nothing to help me at all. I had 3 rentals through them that I ended up selling because Movezen did not ever check on anything or tell me the truth. But they were very diligent at collecting payment from me.

[NOTE: Review is only for property management side of Network Real Estate in Wilmington, NC…read more Realty side depends upon the individual Agent/Realtor.] REVIEW OF NETWORK REAL ESTATE WILMINGTON, NC PROPERTY MANAGEMENT: 0 Zero Stars - Horrible property management. Network Real Estate in Wilmington (https://www.networkwilmington.com/) is recommended only if you meet the following: (1) You do not want your property management company to ever update you on the status of your property, tenants, or account. (2) You enjoy relying on your HOA, former neighbors, friends, and tenants to get information about your property. (3) You prefer to receive your (supposedly monthly) statements sporadically, with lapses longer than six months. (4) You like having your property management company approve and make major expenses, without ever informing you, and enjoy finding out later only through your tenant(s). . . . In short, for the fee of 12%, Network Real Estate's property management in Wilmington, NC does little more than deposit your tenant's checks, all while providing lackluster/nonexistent service and communication, along horrible bookkeeping (think tax nightmare). If you're looking for a property manager / property management in Wilmington, NC don't choose Network Real Estate. Go somewhere else! CONCLUSION: If you're looking for property management in Wilmington, NC stay away from Network Real Estate!

When I arrived the woman downstairs directed upstairs but not before reminding me to come back to see her when I was ready to purchase a house. It was great that she was already willing to help. Anyway I went upstairs and proceeded to fill out paper work so I could check out the property. One the bottom it stated that I needed a $40 refundable deposit to get the keys for the property I was interested in. I told the woman at the front that I did not have any cash but would be glad to leave something. She said not to worry and made copies of my license and credit card instead of the cash deposit. I also asked about another property that was not actually managed by them so she called the right real estate agency and gave me the address. The rental was clean and nice but smaller than what I was looking for. I returned the keys about an hour later and made sure to give them all my information and the type of rental I am trying to find. Hopefully I will be able to update this review soon to say that I have found a house to rent. Great first time experience here. The agents were all more than happy to help and answer all my questions.
