I was a renter in Triton Village townhome in Surf City from December 2024 through September 2025. SPM Residential was absolutely awful to deal with. The central air conditioning (AC) went down May 15th 2025 and remained inoperative for the rest of my tenure there in spite of 20+ maintenance requests. The maintenance request would be input through their online portal, then marked as 'completed' or 'canceled' by the manager assigned to our unit--Mary Faye Lindsay--despite the issue not being resolved. She said "I don't want a work order in our program. Not lbeing handled by or vendor [sic]. I will cancel the work order again." My roommate and I were given countless excuses about the homeowner having a warranty that all the maintenance had to go through, which led to three AC unit appointments that "evaluated" the status of the system to get data back to the warranty company. The AC has still not been fixed by the time I am writing this review. All we were offered was $400 dollars off ONE month of rent, in spite us continuing to pay an amount for a rental which should have had functional AC the whole time. They did let us cut the lease early due to this issue, and I am so glad I did. Avoid properties managed by SPM Residential like the plague. read more

I'd never recommend sewer property management to anyone. I've publicly announced how awful of a company it is to friends and family. Rude staff, extreme amount random fees, long response times, all contribute to their horribleness. It really feels like you don't own the property you pay to live in. They are money hungry rental company that only value the dollar amount they can scam out of you. Don't bother hanging any pictures or wall decor. Upon moving out I was billed over $1500 for problems that existed before my move in. The "paint" was peeling off the walls in the bathrooms prior to my arrival. Of course, I had to cover that along with nails that were in the wall from the previous tenants. Outlet covers that were broken upon my arrive, I was billed for. Long story short, I have been very displeased as an owner and do not recommend. Be aware of false information when they try to pitch you. Contract did not reflect what I was deliberatly told. They stopped advertising on all internet sites and that basically my home have about zero views over a few months. Yes covid was a thing but hundreds of people were still viewing properties that they hold. Once I made a zillow account, I immediately started having numerous people come view the home. Sweyer is just a money hungry company. That doesn't have your property in there best interests. They will find loop holes to get out of any damage that was caused. But then charge other people for less I am not sure If they are predijust or just don't care about their clients. We had a tent damage our property. I asked them to hold her responsible. They gave me excuses and fixes that didn't work with returning my home to its original form. They never did an investigation on what happened. They require you to accommodate them but they will not accommodate you! This company tore apart half of my home without notice. Tore apart the floors & covered the entire 1st floor in debris. ALL WITHOUT NOTIFICATION! They refuse to put new floors in until I move out, this has been going since October They cater to the landlords but are awful to tenants. Let me start by saying that the customer service from this company is non-existent. When we moved into the house it was filthy. There were lots of items left (inside and out) by whoever lived in the house previously which we had to dispose of. We moved in during the summer and right away the A/C broke down. Three separate time the A/C broke and every time a repair man came he told us the same thing. The system is old and needs to be replaced. They let us know that the owner would only allow them to patch it and most likely they would be back soon. Fast forward to 2021 where I've had multiple issues with their payment system being able to process my payments. You have the option of paying through ACH (for a small fee), or paying via card (for $100+). I'm not sure why they would even make the card an option for a fee that high. Because my payments didn't go through I was required to pay via cashiers check. My check was sent directly from the bank because I use USAA (I'm a disabled veteran) and they don't have local offices. They weren't able to process one of my cashier's checks due to lack of information on the check and decided to send it back to the bank without letting me know they were sending it back. No tracking number was obtained on a $2000+ check (which the bank can't locate now). USAA can't place a hold on the check until they either locate the check or 90 days has passed. So now I have a months worth of rent out floating in limbo. So I call the rental company to try to resolve the issue and Haven tells me that the bank can just place a stop on the check and I didn't know what I was talking about. I was told that I needed to grow up and stop acting like a child. I was simply looking for a resolution to the issue but instead I was chastised, insulted, and told that this was my fault. When I asked to speak to a manager Haven told me she was the manager (she isn't). I told her I would like to speak with someone above her and she agreed to give me his number. When I asked for his number she quickly changed her mind and told me that she would have him call me instead. This type of person should never be in customer service. The bottom line is I would avoid this company at all cost. Judging by the other reviews on Yelp I'm not the only one who feels this way. read more

I won't go into the long details of how they didn't do a good job when we lived at our house. But here's a brief summary: When we moved in, things were already wrong. We stayed on top of Sweyer but they either never got fixed, or we fixed them ourselves. The times we did insist on using their services, we were incredibly let down (someone spraying poison next to my cat. Someone telling us we did a better job fixing the weather proofing on the door than they would have. A plumber face timing us so we could fix something ourselves. taking off work for someone to come fix something and getting completely no showed [multiple times]). But our thresholds were never connected properly and the carpet was always coming up. We patched up a sink pipe ourselves. Never got checked on after a major hurricane. Went 6 months without a working microwave. This is just the beginning of it. Things were constantly breaking because owners use cheap stuff in their rental properties, but we would have to ask 2+ times any time we needed anything taken care of. They blamed the owner of the house. Said he lived in New York and they could never get up with him. Never even sent us a lease renewal option when it was time to move out, so we just gave them our 60 day notice. Any ways. Fast forward and they haven't given us our security deposit back or a list of what they're using the deposit for and what to expect back or if we will owe anything. I know in the state of NC it is due for them to at least have given us a list. I emailed them about it yesterday and heard nothing today. I don't have money to lawyer up. It's not worth it. What an awful experience!*** Sweyer Property Management is terrible! We used them for one year and had issue after issue. -tenants had a few issues come up and needed repair or clean ups from storms. We were never told about them. We only knew about them when we received bills for the issues (many times over the limit $ we agreed on) Mind you this is a 2 year old build. A brand new Home. -we had to ask about the 6 month walk thru and had to ask to see photos. It was not provided to us until we personally reached out for it. -we had to pay for damages tenants caused that Sweyer failed to tell us about upon their move out. -it is always a call and wait for a call back game with this company. You can never get anyone on the phone and they are constantly claiming they never receive emails. -the person assigned to our home changed 3 times in 12 months. -when the house was first listed for rent they would schedule and cancel showings without telling us. Moved to the area desperate for a rental. Cost me a 75.00 application fee and another 75.00 fee for my boyfriend. So 150.00 in total. We got approved for a rental when Sweyer wanted a pet fee. I thought it was 400.00 but was told 400 per pet. They wanted 1200 non refundable. We have a rental and wouldn't recommend this company to anyone. Lost my 150.00 and one of my dogs a few months later. It was impossible to get anyone on the phone. They were quick to respond with an email but would never answer a call. If I could give 0 stars, I would. Sweyer is the most dishonest rental company that I have ever dealt with. Our military family has moved 7+ times and rented numerous homes in the process. Sweyer has been the worst company by far. When we moved in to the home, the yard was not taken car e of and needed mulch, trees trimmed, grass cutting, debris taken care of, etc, that our family had to spend several days doing. There were also several furniture items and various accessories left behind by previous tenants that we then had to deal with. When we moved out, the extensive list of requirements included weeding, lawn maintenance, etc, all of which were not done for us when we moved in. Furthermore, upon our move-out, our entire deposit was being kept for "damage done to the home." This has NEVER happened to us in our 10+ years of renting homes. Upon further investigation, it seemed that somehow a few pages of our move-in inspection checklist was "missing." This seemed odd because the missing pages included all the damages that we listed upon move-in. The company also neglected to tell us that these pages were missing, until we noticed it and asked. So basically they conveniently "lost" the checklist, charged us for things that were already damaged, withheld information, and lied. When we got our lawyer involved, the rest of the pages mysteriously appeared, immediately, and we were able to get our money back. It seems that they were always updating their website so it would constantly be down. We lived on the top unit of a house downtown. Beware that the walls and floors/ceilings are INCREDIBLY thin. We hear when the people below us sneeze and talk. I'm just glad we ended up with the top floor. They also didn't do the best job cleaning the house before moving in. Painted the bathrooms with cheap paint so the humidity caused it to drip down the walls. Other than that our experience was pretty good though. Only a few minutes after I made the payment I promptly received a message that the property has another application and it will be leased. It previously took many days to get information on the property. I asked for a refund of the application fee but they said it is not refundable. I would give 0 stars to this company if it was possible! We had Sweyer managing our property for about 2 years now. During this time we had close to maybe 5 different property managers, some of them lasted maybe 2 to 3 months seems like it. The last property manager we had - Erika Hood - was absolutely the worst! Nothing was ever communicated on time, the maintenance services we had set up through Sweyer were never paid on time and, what we found out just recently from our listing agent, the house inspections she was supposed to do probably weren't done at all. I cannot imagine someone would miss all the dirty and damaged siding on the house, the fence overgrown with some climbing weeds and the overwhelming smell of marijuana that the house was filled with! Earlier this year, after the tenant has been in the house for over 8 months, they discovered that there was an extra pet living there as well. They also did not mention to the tenant that there is a sprinkler system all over the property for watering the lawn, and as a result, the water hasn't been run for over a year now with all the sprinkler heads completely overgrown! When we emailed Erika and Nancy about the issues NO ONE contacted us back for over a week. And now they want to be paid to have another inspection of the house done AFTER they froze our payout account and took the last month's rent payment for their supposed management fees - over $1500 for the tenant breaking the lease!! Needless to say, they will make sure they get paid but no one in Sweyer will make sure that their job is done properly! I wish I saw these reviews before we hired them! If I could give them no stars I would. I have been with Sweyer for 3 years now. When I first started they were great, loved them. The last year they have gone down hill. They are not landlord friendly. Their communication is the worst. I have to talk to the women that handles my properties like a 5 year old, she won't answer any questions or return phone calls. I never knew how much I was going to be paid every month because they wouldn't give me receipts for ANYTHING. I have asked and asked. Need receipts for the IRS but they refuse to give them. I have asked for them over a year and get told no. Called the broker in charge a couple times, with no help. Tried to switch managers and was told no.They will hold your money and than not explain why. Used to really be happy here but I would never go back. I am in the process of paying to get out of my contract with them I would rather pay to be free of them than have them manage my properties another 6 month. I didn't know the areas, I didn't know anything except the type of housing I wanted, my budget and that it had to allow pets. I searched the website and submitted information....heard nothing so I did it again. Still heard crickets so I called them. Whomever had phone duty apparently had more pressing issues than helping a customer. Her response "Did you look at the website?" Yes I explained and no response. "Oh, well then I guess I can help you"...lovely, wow, gee, thanks! I reviewed my wants and questions about the area, her response "I don't know, I haven't seen the place. I don't know, I don't live on that side of town". I asked if there was someone who could help me and she replied "No, we really don't do what you're asking, that is help people figure out where they want to live. I'm just being nice and helping you out because it's slow today. Renters contact us to get keys to see the place for themselves, we only do the paperwork once they commit." Wow, I'm getting the warm fuzzies all over the place. So, I went to Craigslist found a wonderful rental with a landlord who gave me the full scoop and helped me move in! My full experience is below if you care to read. In short, I believe this company is not trustworthy and uses bullying techniques to scare renters and skirt the laws put in place to protect them. I initially started renting from a private individual. A new owner bought the house I was living in and Sweyer took over the management. At first they were nice and went over everything with me. I explained to them I was a little hesitant in signing another full lease because I was looking to buy a house in the near future. They told me that it was fine and that we could get someone to sublease the house from us. I was informed we could advertise for free (via craigslist) or they would put it up and advertise for us at a cost of $300 +/-. The house was located on the backside of the University so finding someone would not be a problem and this put my mind at ease in signing the agreement. Flash forward to now and I am closing on my house. I talked with Sweyer and they said they will absolutely not work with me in subleasing the house. On top of this I was told I will need to finish the lease out (another 4 months) or pay $1800 to break it. None of this was mentioned to me when I first signed and I feel I was lied to so that I would sign the lease. I was also informed I was getting a deal by signing the addendum to break the lease and paying $1800. The agent that I worked with gave me a deadline to sign by or this offer would be off the table. This is a bullying tactic they used in getting to have me sign a document and give them money. After talking with several individuals and doing some research I have found that in the state of NC, companies need to offer the option to work with the renter to sublease. In closing, I feel as though I was blatantly lied to upfront to keep me in the house and get me to sign the lease so the agent/homeowner could make money. When looking to move out, I feel as though I was bullied into not only forking over more money, but also into signing a document that goes against NC law. Sweyer Property Management has been excellent! We just moved into our new home. They have helped us throughout the process. We spoke with and met Veronica, Rudi, Nancy, Carly, Cheri, and Debbie. They were all exceedingly friendly, helpful, communicative. The process was simple. They entire team was flexible and always willing to help us. I have dealt with a number of property management companies in the past. I have never had this type of experience. Sweyer clearly cares about their properties, service, and customer. We have been renting our place through Sweyer for many years. We were paying for inspections twice a year and any repairs that needed to be done we were agreeing to instantly. After the lest tenant moved out we found out our place was completely trashed. The damages are in the amount of ten thousands of dollars. Find out later that our place was occupied by people that where not on the lease. The rental manger still was fighting for the tenant not to loose security deposit. She was telling us the place was dated and it needed to be upgraded anyway. Our condo had original kitchen cabinets but they were in perfect shape. Now we have to replace the whole kitchen because of the water damage and mold. Walls and all doors had hundreds of crews everywhere even in the siding on the balcony. Balcony has black spray paint, floors were covered with dog pee. After going back and forth they agreed to pay for fraction of the repair. After 3 months this place is still not usable. read more

As a renter, I had a terrible time with Century 21. At first, I had come in to look at a property only to find out that it had already been sold. The next time a property in the neighborhood I was looking at showed up, I asked to see, saw it, and told them I wanted it. I had to fill out a rental application (which they hadn't told me about to begin with). After that, I was informed someone else had already applied for the property, but I could be on the waitlist. No dice. I told them I wanted the first property in the neighborhood that showed up, which they actually were able to do. When we move in to the property, there is a bug problem and it is incomplete. There were no blinds, the refrigerator did not work properly, the owner still had some of his things at the house, the remote for the overhead ceiling fan in the great room did not work, and the rear gate was broken. I called them and told them about immediately after I moved in. They did have pest control come out, but they told me they would only service the place one. I find it ridiculous that they were threatening to start charging me for something they were having trouble with. They never brought us blinds, they never fixed the back gate, our remotes were never fixed (a whole year without fans or lights!), and the never fixed the fridge or the back gate. This is after months of calling, and we didn't see a single person come out to fix anything. I could go into the way that they also charged us for some of this stuff later after we left, stuff they never fixed. All I'm going to say is just find a private landlord. I live with one now, and the guy is here if we have a problem the next day. If I have an issue, I can get in touch with him without having to listen through automated phone calls and get transferred all over an office only to get a voicemail. read more

1. As a tenant, that was moving out, Sweyer was not professional at all. Poor communication and no cooperation. After our 1 year lease was up and we were set to move out we were told, "It is our responsibility to get our security deposit from the new tenants and not the management company." Wait what? These new tenants were strangers to us. Our contract was completed. Shouldn't this be the property management company's responsibility? This made for a very awkward situation with the new tenants. 2. The method of payment was completely inconvenient. We had to hand deliver 3 separate money orders every month, since they had no method of accepting 3 separate online payments ( from 3 roommates in 1 house). This company is a joke. They are obnoxious about your credit check, will not let you sign without a co-signer that makes more than like 80k a year. They are horrible at maintenance and repairs. Our dishwasher broke and it took them over 6 weeks to replace it. Rent was not prorated and we were told "we had access to our sink to wash dishes". Moving out was a joke, they kept over $700 for senseless repairs and "dirtiness" when we cleaned the house the house thoroughly. This company is landlord focused, but not very professional with their tenants. I've been living in a property leased by Sweyer since August 2016 and ever since I moved in, I've had various plumbing issues. First, our garbage disposal was not grinding up food, causing the kitchen to smell of rotting food. That issue was taken care of in a timely manner. In November 2016, my dishwasher stopped washing dishes properly and developed standing water which then grew mold when the machine door was left shut. I believe a dishwasher is a pretty standard appliance for a home in 2017 and we have been without one for over two months now even though we reported its malfunction in November and pay for it in our lease. Twice now, the vendor appointed by Sweyer has failed to show up and also did not call to notify us. Sweyer never follows up either. Not to mention, we are paying well over market price for rent, which I don't mind as long as things are working properly and taken care of in a timely manner. Given my state of frustration and the lack of action in repairing my dishwasher, I decided it would be more effective to go directly to the leasing office and speak with my property manager, Hahle, on January 6th , 2017. It seemed as if she just wanted to get me out of the door because she offered no apology and said she would call the vendor to see why they didn't show up and that she would call me afterwards. I politely stated that I was not comfortable with leaving the office without some sort of resolution and that I would rather wait in the office while she called. She said they would be out later today. I'd been told that in the past, taken off work, and no one showed up, so I still was uncomfortable with the results. It is now January 11th and I have been trying to reach the plumbing company all morning. They did show up for 5 minutes on January 6th, ran the washer and said they would be back out to see what happens when the cycle is done. Guess what? They never showed up and never called to follow up once again. I understand that the plumbing company is only contracted by Sweyer, but it is Sweyer's responsibility to ensure that our basic appliances are working, especially when this dishwasher was installed in 2001 and is beyond the need to be replaced and normal working age of a dishwasher. I am disappointed with the professionalism exhibited by this supposedly well-reputable company. read more

Sweyer has been not very pleasant to work with. To start, when I moved in my closet door was off its hinges just laying against the wall and there was a big gash in the wall from where it must have hit. They eventually attached the door but didn't touch the gash. Second, when the washing machine broke and refused to drain on a Friday, they didn't come until late Monday to fix it. I had to get out my soaking clothes so they wouldn't mold. They emptied the water and fixed the machine but there was still mildew in it. I asked for it to be cleaned and they refused. Lastly, I am a night shift nurse. I work from 6:30pm to 7:30am. Sweyer keeps scheduling tours for prospective tenants for my unit (because I am definitely not renewing). The tours they are scheduling are all in the morning between work shifts. So instead of getting to sleep in between 13 hour shifts, i get to wake up after sleeping maybe an hour or two after getting off working all night, and get dressed and clean my place just before strangers come walking through. Then I can try to get a few more hours of sleep before working another 13 hours that night. It is rude, unacceptable, and downright dangerous to ask me to work with patients after not getting enough sleep between shifts. I have asked for the tours to be in the afternoon, to which they responded that the tour times are automatically generated and they have no control. Thanks sweyer! read more

ATTN PROPERTY OWNERS: Before you sign agreement with Sweyer agreeing to rent your property, please have them provide you a written copy of your property management agreement and read over it carefully BEFORE you sign. Do not rely on oral communication. Receive any and all information in writing. Do not let them talk you into signing at your first meeting on their iPad. Get a paper copy, sign that after you read it and make a copy for yourself. We have just signed on with Sweyer and are already regretting doing so. So much that I've already submitted our resignation after this term expires. I will update my review as the year progresses in how their management turns out. My husband got out of the Marine Cops and got a new job in PA. so we need to sell our house. We specifically told our Realtor not to lock the bottom lock on our door because the key doesn't work on it anymore and you get looked out if you lock it. We wanted to give her a key to the side door but she said no, it will be fine, she will leave a note in the key box and what happens? she locks it! Here we are 12 hours away when we were supposed to have someone come and look at our house a few days before she locked the door, so they weren't even able to look at our house, and it's something we need to sell ASAP considering we have two house payments. Now she is saying it's our fault and we need to pay to have a locksmith come and unlock our door, witch we can't even afford right now considering the two house payments we have. Took horrible pictures of our house and posted them. I was even in one of them! She told us to take more pictures and send them to her and she will update them. So we took some better pictures and she still has yet to update them, witch was a few months ago. She was going to set us up with a property manager so we could have our hose for sell and rent. She gave us the number to call this person, they never answered their phone, never called us back, and we left several messages and a few months later she said she would just find someone else. HORRIBLE! This is by far the worst management company I've ever delt with. April Howell the portfolio manager/broker is full of lies, is deceitful and cannot be trusted with her words. If your okay with putting request in and getting answers back several days/weeks later without answering your request then this is the place for you. Renters beware. Please read all reviews on Yelp, FB and Google. You will clearly see the fake ones. I will not recommend to anyone. I've been in a Sweyer property for close to a year. What prompted me to write this review was a recent experience negotiating a lease extension. Firstly, Sweyer was willing to allow me and my husband to sign a lease extension for 6 months rather than the standard 12 months. Secondly, after finding that my husband and I are student vets on the GI bill, Sweyer agreed not to raise our rent (although the initial lease extension documents had increased our rent by $10/mo). Sweyer is always quick to respond to any correspondence or maintenance requests. My only gripe would be that they send too many emails, but that's because I'm generally not a fan of "good to know" emails (ex. tips for hot weather). I would recommend this business, particularly team Erica/Brooke, to renters in the Wilmington area. read more

This property management team will do everything within their power to destroy your faith in them. Not only was NOTHING done before I moved in, as they had promised, but also, it took them nearly a MONTH to get someone out to my home to fulfill their commitment. In addition, I have been charged for maintenance that was not my responsibility. When I would call to ask, attitude and laziness was all that I got in return. Century 21 needs to re-evaluate how they do business, they're unethical and irresponsible; highly disappointing. DO. NOT. DO. BUSINESS. WITH. THESE. PEOPLE!! If I could leave less than one star, I would. These people in the rental section screwed me over big time. The only reason I did business with them is because I was forced to because Century 21 bought out the property management company I was originally doing business with. I was a renter, and had a one-year lease that was supposed to go month-to-month after a one year time frame. That's what I wanted because I was purchasing a new home; new construction -- which is difficult to pinpoint exactly when it'll be finished. Anyway, they told me to sign on for another year or move out. They said month-to-month was not an option. WHICH I'M PRETTY SURE IS AGAINST THE LAW!!!!!! I was there for a year, so I fulfilled my obligation, and I had only 3 months before my house would be built. I couldn't sign on for another entire year. I was forced to submit a 30-day notice of intent to vacate. The lease paperwork that I'd signed when I first rented that place stated that it was month-to-month after a one-year time period. Century 21 forcing me out like that was against what the lease said. So I had 30 days. In the interim, I went house hunting. I needed to stay in the same school district, and I needed at least a 2-bedroom. I would have been open to a 1-bedroom, or an apartment. I wasn't very picky. But the stress of trying to find a place to live that was month-to-month at the outset was crippling. I did find something, and thanks to a fantastic rental company in Surf City, it was the cutest place with hardwood floors and just a darling house. I stayed there for 4 months while my house was being built, and I was going through the mortgage paperwork, (which of course added to the stress). I cannot stress enough what horrible people they have working at Century 21. They broke the law. DO NOT TOUCH THIS PLACE WITH A 100' POLE!!!!! Consider yourself warned. *edit Hey Dave! Stuff it. I know what I signed. The lease was supposed to go month - to - month after a period of one year. I was FORCED to submit a 30 - day intent to vacate notice. I had no other choice!! The only other option was to sign for another year. Which, of course, was out of the question. So where the h*ll were you backing me up? Nowhere! You went w w/e the homeowner said, and are hiding behind ur weak statements like a wussy little kid hiding behind his mother's apron. Another thing to say to anyone considering doing business with Century 21: Guess what kids -- I got a phone call from this office today regarding this review. So not only are they inept, they'll call and bother you at work. Oh yeah, guess what else? In my original review I forgot to mention that while they were in the middle of screwing me, when I was packing up my things, THEY HAD THE GALL TO ASK ME TO SHOW THE PLACE TO POTENTIAL RENTERS WHILE I WAS STILL LIVING THERE! So to sum up my experience with Century 21: I paid my rent on time every month, and got screwed. So Dave -- have you noticed how many terrible reviews you've gotten about the rental side of ur business? So I'm not the only one, huh? Looks like it's time to take a good look at what you're doing. Better yet, maybe you should get out real estate and take up knitting -- or maybe sewing; hey, you can sew a nice new apron for your mother! Sweyer is probably the worst rental company ever. Me and my friends had secured a townhouse and then they gave it to someone else. After switching our applications to a house a spending 300 dollars in application fees, we found that the other townhouse was still available, so we switched back to that one. Just to have someone else snag it from our hands again. Then the next day I get a call saying that we are banned from renting from sweyer because we were seen at one of the properties after we had returned the key on the VERY FIRST DAY, as we were checking the house out. Our experience with this office has been nothing but terrible from day one. We relocated from out of state and they refused to show me any of their rental homes in person. I was told I could "check-out" a key and go find them myself. Wow - what a welcoming place...send a person from out of state off with no help. Unfortunately, since they seem to have the corner on the rental market, we ended up with one of their properties. BIGGEST MISTAKE EVER! During the year we lived there, we were harassed by repo-men at least once a month during all hours of the night. They were looking for the previous tenants that skipped town with a car. I contacted C21 on several occasions to try and get this stopped and they made a half-a** attempt and told me there was nothing else they could do. We were harassed for an entire year and they didn't even care!! Then when we moved out at the end of our lease, they stole $400 of our deposit for "overgrown shrubbery". Meanwhile, I told them when we moved in that there were vines growing on the house and hundreds of sapling trees growing all over the place. I guess we were supposed to fix the already screwed up yard on our own dime so they wouldn't have to spend any of the money they steal from other tenants on lawn care. If you have to move to Wilmington, my advice to you is to avoid this company like the plague!! Their service is horrible and they will rip you off!! read more

My original review was removed because of "not enough details", so I'm back to leave a more thorough review. Upon moving in, we requested repairs to be done and we went ignored. The company refused to have carpets cleaned because the only date they had available was the day after we moved in, and we said there was no way to have the carpets cleaned with boxes covering every square foot of the place, so they basically said "too bad" and didn't have them cleaned for us, on top of the other few things we pointed out were broken, including a gash in the side of the master tub that left a dangerously SHARP spot sticking out. Here we are 1-year later and they have kept over $1000 of our security deposit including hundreds to fix the tub, that was broken when we arrived and that they refused to fix. They also approved for us to paint, before we even moved in we asked about painting a more modern gray tone and we have email proof that they approved this color. We painted moving in and touched up everything moving out, yet they charged us for painting as if we hadn't been approved to do so. They also charged us for landscaping and mowing which we luckily have photos and vidoes of how we left the home in perfect condition inside and out, and lived in an HOA monitored subdivision, never once was there a complaint or write up for landscaping and we actually invested time and money making the backyard nicer because the back of it was a literal SWAMP. All in all, they're just illegally keeping our money when we have proof we left the home nicer than we found it, and until we started leaving reviews everywhere we weren't responded to. We are now in dispute-mode with someone there and will gladly update our reviews according to how this is handled in the future. If I could give them zero stars I would. DO NOT RENT FROM THEM. I have lived in a house for 6 months and they have not been helpful with maintenance at all. My dryer has taken 3 hours to dry anything since I moved in. I asked them to fix it and they did nothing except call a dryer tech out who said the rental company/owner might need to get a new dryer or re-vent the dryer. Six months later it still takes 3 hours to dry a load of clothes. They advertised my home with a fireplace. "I only needed to get the gas turned on," they said. What they didn't say was that it would cost almost 700 dollars to get the gas turned on because the last tenants didn't pay rent, so the owner decided to terminate service. Today I got a bill for 37 dollars for changing light bulbs. They didn't change the light bulbs, I did. I provided all the light bulbs that needed changing. All they did was bring me a later to change the lights in the VAULTED CEILING. And they don't know how to use a telephone. They have no concept of returning phone calls to confirm service completion or anything. read more

If I could deduct the one star, I would. Extremely disappointed with this property management group. They have no followup system. Like another person that browsed their site for rentals, i have contact these people several times and never heard a word back. Last night, I scheduled two showings through their show mojo site, Received text requiring me to confirm the appointment, which I did. Went to the first property at my scheduled time. I received no call, email or text with codes to get in. I waited an hour. I tried calling the office, which was closed by my 6pm appointment. The only way to reach them is through email. So I sent an email to find out what went wrong. This morning I received " Hello Jen, I do see where you had a 6pm viewing scheduled, we have this property listed as lease pending. When a property goes to lease pending the system will automatically cancel all scheduled viewings. This is why you did not get a code." Now this is more than 12 hours AFTER my scheduled and confirmed appointment time. So this appointment was canceled without my knowledge. I had no email, text or call prior to my appointment to let me know that this appointment has been canceled. How unprofessional. Sadly this company dominates the market with rentals. They really need to reach out to ALL appointments when one has gone off the market to let them know the deal before they drive out of their way to go look at a property. I will try everything in my power to not rent from this company!!!! read more
