Let me tell you about me experience as a new tenant with HavenBrook Homes. When I first viewed the house I reported a gas smell. I was assured this would be taken care prior to walkthrough. Your maintenance tech Nicholas Francis met with us during the walkthrough and LIED to our faces about the status/condition of the house. We pointed out multiple issues that he said were "fine". He specifically said he checked all the utility ducts etc in the crawl space. We have since discovered through a series of contractors that the AC ducts are not sealed and we cannot run the heat because the flue gas cannot escape. You guys know that's dangerous right? We also had to tarp the roof ourselves because the maintenance tech they sent did not and we a leak in almost every room - no one even inspected the roof before they moved us in there. The entire roof leaks and needs to be replaced. MOST IMPORTANTLY WE STILL SMELLED GAS because no one ever came out to inspect it. They sent someone out that same day who applied some sealant to the water heater and did not inspect anything else. Days later we still smelled gas. We put in an emergency dispatch, then someone named Vance said they could come shut our gas off for now and that we should hear from "someone" in the morning. We never heard from anyone. I have reported a DANGEROUS GAS LEAK every single day since. I have put in several service request and have contacted my property manager to no avail. My property managers Marissa Brissett and Walter Jackson have been grossly negligent. Absolutely no one would help me, I called Atlanta Gas Light myself. They came out immediately (bless them) and confirmed a gas leak in the fuel line. They also said the maintenance tech that Havenbrook sent didn't even shut the gas off correctly. I CANNOT BELIEVE MY PROPERTY MANAGER NOR HAVENBROOK HAS NOT RESPONDED TO MY EMERGENCY REQUEST FOR A CONFIRMED GAS LEAK FOR ALMOST A WEEK NOW. YOU TOOK MY FIRST MONTHS RENT AND MY NEW HOME HAS BEEN INHABITABLE FOR ALMOST 2 WEEKS. Our lives are in danger and we could have died or been severely injured. I would like an immediate response to the gas leak, send a tech out IMMEDIATELY. I expect my rent payments to be refunded until my house is habitable. I would like a different property manager that will respond to me in a timely manner when there's an emergency. This is beyond ridiculous. My house is inhabitable and I was unknowingly inhaling gas for days due to these gigantic oversights. This is gross negligence and also illegal. I will also be reporting this to the BBB if you continue to ignore my GAS LEAK request. I feel cheated and deceived. read more

This company is the worst! They literally will allow you to go months without making repairs on things you request even if it's an emergency. I have had several issues with the home we live in and we had planned to move but couldn't due to COVID and the market being so difficult right to find housing in TX right now. 10 days ago I filed a work order that there was water leaking through the light fixture in my laundry room again as it's happened twice because of the HVAC in the attic. No one has called or come by, I've called and left emails with ZERO response from anyone. Yesterday the ceiling caved in a luckily the HVAC unit was secured to the wall or it would have fallen in. There is black mold all in the attic and asbestos and algae. I had to pay my own contractor to come and cut the ceiling out because Havenbrook Homes refuses to responded to emergency work orders in a timely manner. I have suffered so greatly being in this house from asthma have had to be hospitalized from lung issues and I knew it was because of this house this time. Whenever I leave I can breath easy, but not here and it all make sense now. The contractor told me that we're just breathing it in all day and it's been there for quite some time since they've never cut the wall or or did anything about water leaking any other other time. read more

I received my keys on last week and upon entry was shocked to see the negligence the property manager left this place. I've called several times and was told somone would take care of everything that day. Well, it's been almost a week and no one has returned my calls nor have there been any attempts to followup and resolve any of my concerns. I literally tried fixing the toilet; hence, the cut and blood stream in the sink. I am absolutely appalled I feel unsafe in my home. I recently relocated from Chicago and depended on their realtor to assist me in finding something suitable, and this is what I got!!! Not to mention my rent is 1,099 per month. The driveway is literally falling apart. Backing out is such a dip of cracks and potholes, I scraped the bottom of the car. DO NOT RENT FROM THIS COMPANY Two weeks after moving in I had heating issues, that took 6 1/2 months to fix. Once the thing finally got fix some how my rent start missing for the month of April 2016 and now June 2016. I cooperated with sending money order receipts and bank statements to show the money came out of my account. I was just told that even though I was correct im still going to have a eviction process started on me. Not to mention no one has address the issue of the heating system running up my electric bill. Now I have to scramble to find somewhere to move in two weeks, after I paid my rent for june. I am so upset and this is disgusting how im treated from maintenance, to management. Wow!! Where do I begin! My boyfriend and I rented a home in south east Florida July 2015- April 2016. We had to move out early due to a job change which was a blessing for the both of us. Not even one month into us living in the home we had septic issues. It took us 3 phone calls (3 days) to get someone out to the home to look at it. Mind you our plumbing was backing up into our showers so we couldn't live in the home until it was fixed. We were told there were roots growing in the pipes and someone would come out to fix the issue. Well April of 2016 came and it still was not done. We were told to just loosen the cap and that will fix it for now. Fast forward a couple of months and we had an issue with our well pump. We couldn't live in the house for 5 days because we had no running water. It took 4 phone calls again to get them to come out to fix our issue yet again. We have been out of the home for almost 3 weeks. I have emailed 4 times and called 3 to try to figure out what is going on with the final walk through report and to get our security deposit back. NO ONE has returned any form of communication. This company is THE WORST!!!! DONT RENT FROM THEM!!! Even my realtor that helped us find the home is telling his clients to "not even bother" as it was a pain for him to do his job. The company we are now renting from is called The Jander Group and they are AWESOME! Even they couldn't get ahold of anyone for proof of our rent history. I have been renting from Haven Brook Homes and I will never rent from this management company again. When they bought out the previous management company we had a billing issue that took weeks for them to correct. It was "we cant", "Its IT", "Our system wont allow us to fix that", then one day after the 100th call and email it felt like, they all of a sudden said "We corrected it". Our next issue was with our AC. We live in TEXAS!!! During the summer months you need a working AC unit to just live. When our AC went out we called the "Emergency Maintenance" line and all they could say was we put in a ticket someone will reach out to you. Granted we only waited a day we couldn't wait any longer. We did call multiple times to get a time frame at least and no one could even give us that info. The house was over 100+ degrees in temperature So we paid out of pocket for repairs and nicely asked for the funds to be credited to our rent the following month. Numerous emails and calls about that and still no one was able to tell me if "management" acknowledged the request (Still haven't seen those funds). The house itself wasn't to bad to live in. It was somewhat rundown moving in, it had a funky smell, the bathtubs were clogged so we had to unclog those ourselves, but what do you expect when rent is $1200? Moved in in June, three weeks late and they STILL didnt have repairs made, ac went out first wknd, took three days to come, plumbing stopped up upstairs, took three days to come out, three months and I still dont have a working garage door opener, trim work replaced, house wasnt cleaned, trim wasnt painted. Ac unit is entirely rusted. Wo months to get plumbing issues fixed. You cant get a real person to help you. You get a run around from the sub contractors. It's an f'n joke!!! I had the worst renting experience of my life with HavenBrook homes. I moved into one of their homes in Central Florida, and after taking out air fresheners that they used to cover up odors into the home, I noticed several odors. I found out from a neighbour that the house was trashed by hoarders, foreclosed, and HavenBrook bought it and flipped it. They did a purely cosmetic flip, with several rooms in the home having a stagnant smell of cigarettes that would not go away. I also quickly identified a foul odor coming from the HVAC system. After bringing it to their attention, and a very lengthy drawn-out process of having their HVAC vendor try to alleviate the situation without avail, they finally said that they would not be doing any more work and the situation was AS-IS, telling me that I needed to "air out" the system and that the odor would eventually go away, indicating that it was just my sensitive nose. The odor persisted and after taking matters into my own hands and opening up the register covers, I discovered toxic black mold on the vents and on the register covers. Even after personally bleaching the vents and system, the odor persisted which means that there was likely mold embedded into the entire system. I also discovered that they covered up a moldy area on the HVAC system with putty so that I wouldn't notice. They told me that I could "move out because I wasn't happy with the odor." After I moved out, I understood the severity of the issue when I realized that ALL of my belongings had a foul smell, and I had to throw out almost everything I owned that wasn't able to be thoroughly washed or cleaned. This was the worst and most traumatic rental experience of my life and I will NEVER rent from HavenBrook ever again. I urge you to think twice about renting from them. read more

I have never in my life been spoken to like I have by the on call property manager today. He talked to me like I am a low life idiot. I am a nurse and risk my life daily to help people I am not rich but I pay my rent every month on time with the exception of one time (FEES were horrendous). I have lost a significant income during the pandemic. Like all other Americans I deserve respect regardless of my income and financial standing. This property manager needs a course in etiquette. Terrible company to rent from. I should have known from the start when I gave them a deposit 1 year ago today. Once you have given them any money at all, you become a victim of their 800 number run-around that dumps you with an answering service. After renting me a house that was completely different from the house I put a deposit on, they immediately upped the rent with a series of hidden fees. The year of living here has been full of leaking ceilings and plumbing, crumbling decks and window-frames, and a truly dangerous set of appliances. When I had a property manager, I think her sole reason for existence was to debate with me on how I should be satisfied with what was provided. However, I believe she was fired - none of her numbers/emails work anymore. I've been trying for months to get someone to respond to my emails regarding my intention not to renew my lease. - No response except renewal emails that also advise that the rent is going up $300. Finally, my new residence requires a rental verification form and ALL I GET IS A RUN AROUND. Any agent/company telephone number reroutes to either voicemail or to the answering service. ***The contractors they use for most repairs are prompt and friendly -- but even they will tell you that Havenbrook will only pay for the minimum repairs. Our daughter and her family rented from HavenBrook for 3 years. Rent went up every year. House was infested with termites, they did nothing. House was sinking. Very difficult to get hold of anyone. I would give 0 stars if I could. Renting from this company has been a complete nightmar, we were booted from our home due to the major storm in Texas. Left to fend for ourselve, living in a Hotel. Once I told them that I couldn't pay that I had a program agree to pay the balance due. Not even one star is good enough for this company. Do yourself a favor and steer far far away. They don't reply to maintence requests. They cover up mold with tile paper under the sink. We had a storm come through in oklahoma and blew our entire fence down. We repaired it enough so our dogs could go outside. It's 3 weeks later and one guy came with a 2 by 4 and patched one hole. Left. We haven't heard back since. We have not once spoken to our landlord. Except when WIPS was down and we were one day late for rent. They ignore maintenance requests to the point that my electrical box almost caught my house on fire because they didn't send out someone for a month after my electric started shorting. I have a broken dishwasher that no one has ever come to fix despite multiple requests. They tried to evict me because I was less than one week late on pet fees that I asked to be reduced after my pet died and was actively trying to dispute and no one took them off. They will take your deposit, they are the worst when it comes to maintenance, as their technicians don't seem to know how to actually repair broken items. They will tell you to leave a professional carpet cleaning company receipt, mind you, that you personally have to pay to have the sh*% carpet cleaned, then they will charge you against your security deposit. Lights that you requested to be repaired, they couldn't repair flickering lights, they will charge you. if you leave any trash for the city to pick up, mind you, in St Lucie County IT'S FREE. Landscaping they decided to completely change. Yet Havenbrook Homes will still charge the tenant. Then a few days after you vacate the premise, you see the house tented. Then wonder why was the house tented, as they will not disclose that information as it was probably a health risk to my children, especially my little girl. Do your self a favor - don't rent from a company that over charges you and steals your security deposit, then states you still owe and puts your account to a collection agency unless you give in to their demands and pay for their normal repairs between tenants. We have had problems with our home since we moved in. We love in Alabama. I was just told today that I may be charged for a fan pull that was missing when I moved in. It's freezing and I can't turn off the fan without it. Then the sliding closet doors almost fell down on me because of the crappy way they installed it and am then told they will fix it once but if it messes up again I will be charged to fix it. The railings going downstairs were loose and came apart when my special needs child was just holding onto it to go to the basement. There was soot all over my ceiling, faulty wiring in my bedroom that was a fire hazard and a light fixture in the kitchen that was not installed properly and dangling about to break. The kitchen blinds are missing a cord and was told they wouldn't replace it because it's considered maintenance on my part. Really? The blinds were defective when we moved in but I have to replace them? Such bull crap! Also, when we moved in there were improper washer dryer connections (the dryer connection was used for the AC) and the water heater was not working. Imagine my surprise when we went to take a shower in December and it was cold as ice! The heating unit was also faulty. Don't expect to get your security deposit back either. They expect your home to be flawless when you move but they don't even do a proper inspection for new tenants prior to move in. I sent a list of things were wrong with my house when I moved in and never heard back from the property manager.. I moved out from the other property I rented through them on time and they charged me for an extra 4 days even though I paid what I owed in full. NO, NO, NO!!!! WOULD NOT RECOMMEND These people seem like scammers and crooks. I paid a $500 holding fee for a home for rent. They emailed me and said I wasn't able to rent the home. No reason given. No offer to refund my holding fee. I requested my money back and after several days of emailing, calling and leaving messages Ruby finally answered my email, she stated she would send my request to the leasing office, more days passed, still calling, emailing... to ask what the status was, she finally responded again stated it will be processed within 3-5 business days. It's been well over that. I have emailed several ppl, including the leasing office, left messages with the contracted company that answers their calls. When I moved into the home I sent an email regarding my disappointment on how dirty the home was ( animal pee EVERYWHERE and infested with spiders) and when moving in, they disregarded me, not to mention if you need maintenance they will either never show or say it's not their problem. This company is horrible. Since we moved in here we've been having issues. The second day after moving in the refrigerator completely stopped working. We had to put in numerous work orders before they sent someone out to look at it. The refrigerator needed to be replaced we had to wait a week before we received a new one. Then a week later the stove in our kitchen completely stopped working. Again we had to put in several work orders and wait again for a 2eek before we received a new stove. The problems just got worse after that our toilets kept backing up for no reason I put in a work order. They finally sent a guy who wasn't a plumber out to access the situation. He told them on the phone you need a plumber to come out here. They never sent one. Two weeks later our AC started leaking so bad the carpet in the hallway upstairs was soaked and the ceiling in the garage split open.. their solution was to paint over the crack in the ceiling. The ceiling has cracked 3 times so far from the water damage but again they painted over it. And then we go back to the master bathroom and again I'm putting in work orders about the toilet making weird sounds and backing up, plus there is a black substance growing in the shower. No matter how many times I clean it it just keeps coming back. The Maintenance guy said Havenbrook said if "If you don't see an obvious problem, don't search for a problem" then he left. A day later we come home and our whole upstairs bedroom is flooded with 2 inches of water. Havenbrook refused to send anyone out. We had to live in this house with mold and mildew smelling carpet until the carpet finally dried on it's own 3 weeks later. They still haven't replaced it. And now remember the bathroom leak which they never looked for, Now there is mold growing in and around our shower. Sent the same video I'm going to attach here to the property manager. An environmental specialist came out confirmed that mold was growing. Gave the property manager an update and the next thing you know I'm being offered $900 to move out. When I asked the question of where are we going to go in the middle of a pandemic for $900. Let's not forget to mention my kids have respiratory issues. When I refused to accept the $900 they said $1495 and you have to move out within 4 days. Again I refused and now I'm being threatened with legal actions being taken against me because I was affected by Covid and only been paying $1000 a month and waiting to receive assistance. Which the property manager has been allowing me to pay $1000 a month until my assistance comes through and I only owe for half of Nov and December. Only gave them one star, because it was the only way I could leave a review. If zero was an option, zero is what they would get. Beautiful homes!! However, something is ALWAYS breaking or not working. You submit a maintenance ticket & it takes them weeks to reach out, & then another week or so to show. When they finally show, they forgot something & have to schedule another day to come, or they half fix it (which leads me to putting in another ticket & starting process again). I have been reaching out since August for someone to call me, regarding terminating my lease early, I have yet to receive one. I am trying to go about this the right way, but I pay $1460 a month, & every month, something is wrong. DO NOT RENT HERE!!! There is better for you. read more

We were the first renters at a newly acquired property and when we moved in there was a massive OBVIOUS break to the main waterline - so we spent the first week without water (not a chance they missed this during the renovation). The plumbers who fixed the line warned that the driveway was going to collapse because the leak hollowed out the ground below the cement. I reported this to Havenbrook and they did nothing. Several months later, we had black widows in the home but they said it "wasn't their problem." DO NOT PAY THE LAST MONTHS RENT - USE YOUR SECURITY - they make up bogus charges and their "managers" are on a power trip. I had to go straight to their legal team to get them to return the wrongly withheld funds, which they did right away knowing I would take them to court and win. read more

We rented from Havenbrooks homes for over a year. It was Alltisource before them until they took over. Our lease was up, we vacated the property/house met all the guideliness to vacate and clean the property. We left May 31st 2019. Its July 13th and we still havent received our security deposit back. I have send them numerous emails with my new forwarding address. They keep switching property managers and give me different stories that I didnt forward a new address...really? Don't rent from them.
