In my opinion and based on my personal experience, these people couldn't manage snow delivery to a group of Eskimos.

Unmatched professional service and amazing partnership!…read more You are not a real estate investor until you have a property management company. Unfortunately, there are so many bad companies out there that investors continue to do management by themselves since they cannot find a good partner. I am happy to say that we found Elias and his company and forgot all about midnight calls about leaks. Elias is acting as on owner on our property. He always tries to repair all of the equipment and immediately gives me a call if he feels something should be replaced. He has excellent partnership with local contractors and gets better pricing on larger jobs than I can get myself if I call the same contractor for the same job. We had a problem with a tenant not paying rent, Elias took the appropriate legal steps and quickly got to a resolution. We are more than happy with his excellent service. We are looking at him as a great long term partner and CEO of our real estate business. I cannot recommend Elias enough. Important to note is that I managed the property with my wife for the first 8 months of ownership. Needless to say, having Elias on our side is worth every penny. The house is in excellent condition and maintained well. I have not received a single call from any of the tenants about problems with services from Elias.

In New Hampshire they are supposed to provide those things to the tenants within 30 days. i lived there for 5 years never got anything. the carpets when i moved in were already used and stained and when i moved out 5 years later they charged me for the replacement and upgraded their property to hard wood floors. they charged me a dumping fee for couches and furniture that i took with me! i still have it ! I now have three different condominiums (one in Merrimack and two in Hudson) which are all managed by Tracey Madden of Great North. Tracey's professional efficiency is like none other. She is knowledgeable in numerous fields and is a skilled individual. The one most important factor is that she ALWAYS returns e-mails, phone calls or inquiries on any issues/concerns that one has. She usually resolves it in one completion/plan of action, but if not, she will ALWAYS give you an answer, suggestion or game plan usually within hours. I am over 100% satisfied with Tracey's and Great North's judgment and performance. My condominiums are in safe hands and they come HIGHLY recommended.

The board members are old white men and women with nothing better to do than complain about the few foreigners and the children in the area. Moving to WestGate crossing in Nashua is the biggest mistake I ever made. They treat you like renters, no one on the board follows the rules, but have full power to twist the rules to fine their own neighbors. I literally have my 3 year old son asking why an old lady takes pictures infront of our windows at 6am. This happened more than 3 times by the way. Contacting management does nothing. They contact the board to make the decisions. But the person doing it is on the board. I hope people read this because I don't wish this place on anyone.

This property management company is awesome. There's no other word for it. I've been waiting…read moreawhile to post a review because I couldn't believe they are the real deal. Let me tell you, they are. I realize every rental situation may be different, but these are my reasons for being enthralled by their service: 1) They found tenants for my home within 3 weeks of contacting them and I mean found them and had them moved in within that 3 week window. 2) There were no advertising fees to get said tenants. Realtors were the channel used. 3) There were no fees until the place was rented and commission fees are quite reasonable 4) Monthly fees are more than reasonable for someone else to deal with the rental aspects. 5) They have a pool of professionals to handle painting/cleaning/maintenance. 6) There is no upcharge for the maintenance costs. I can't begin to say enough good things about this company. Judy and Shelley are knowlegeable in their business and take a lot of the worry out of trying to be a landlord.

Shelley gullet is the manager we deal with at littlefield condominiums. She emailed me about a…read morecomplaint and started off with accusing me that my father lived with me and threatening me with a fine if he was parked in the visitors parking again. In which the rules state no vehicle can be parked there for no longer then 72 hours in which the first time he was visiting for a week and he was parked there 74 hours and I got an email with accusations that he lives with me. So ok I get it, he was parked there longer then he should so from then on he hadn't parked there when he visits me. Which I don't know who she is to think she can decide who lives with me and who doesn't! But sense the email my father was not parked in the parking space or had even been over my house. 5 days later he came over and I get another email saying I'm fined with $25 because my father was parked there for 5 hours! Now I have evidence on my ring camera that he was not parked there for more then 5 hours in a 3 day period. She has neglected to listen to me and to understand that my father does not live with me. She has ignored my calls and emails that I have told her numerous times that my father isn't living with me and has not been parked there for more then 72 hours sense her first email. Now I'm nothing but fed up with the harassment not only from Shelley gullet but from my neighbor that is on the board. She's turned me in for several things that for one isn't even true, and they ended up finding the person that has done most of the things I've been accused for, I've gotten no apology! So I'm just about fed up with it and will be taking further actions to stop this.

I've lived at Halstead Merrimack, managed by Bozzuto Property Management, for some time and cannot…read morerecommend it. Though it looks appealing at first, the day-to-day experience falls short. They advertise "luxury living" but fail on the basics. TL;DR: There are many similarly priced options nearby--look into those before choosing Halstead. Be wary: the leasing office often runs contests for reviews. I suspect many glowing reviews come from prize-seekers, as they need to send a screenshot of the review to management (who is going to submit a negative review to the person in charge of selecting the winner? Also, I've never seen winners announced). Everything below is my honest experience. Inside the Apartment (GRADE: B) *Noise & Insulation: Road noise is noticeable; windows are drafty, and heating costs can be high. Good soundproofing between units. *Finishes: Appliances and fixtures are builder-grade, not luxury. *Hot Water: Takes a long time to reach taps. *Bathroom Heat: No heat source and the fan runs constantly--very cold in winter. Outside the Apartment (GRADE: F) *Landscaping: Poorly maintained; as of May 12th, grass is overgrown--worse than nearby commercial buildings. It's embarrassing. *Cleanliness: Dog poop is a recurring issue. Management should address it. *Noise: Close to a highway and a noisy road frequented by loud vehicles. *Parking: Guest parking is especially limited. Leasing Office (GRADE: D) *Friendly during lease-up, but indifferent once you're in. I'll spare more details--consider this a warning. Maintenance Team (GRADE: A) *Responsive and helpful on the rare occasions I've needed them. Price to Value (GRADE: C) *Premium rent isn't justified by the experience. *Reports of steep rent hikes forcing tenants out. *Extra costs: $150/month per garage spot, $40-$60/month storage, $50/month per pet. Other Considerations *Bozzuto Management: Senior staff are polite but unhelpful in resolving issues. *Tenants: Mostly good people, with a few bad apples. *Construction Concerns: A sprinkler pipe burst and displaced residents for two months (and counting!)--raises red flags. *Community Events: Poorly executed--minimal food and drink. Other complexes do much better. Conclusion Halstead Merrimack looks nice in photos but doesn't deliver. With noise, lackluster units, poor service, and high rent, it's not worth it. I've held up my end--on-time rent--but Halstead has fallen short.
