If I could leave zero stars I would. This company likes to nickel and dime condo associations and do very little work in the process. Our building needed work and as a board member, I was the one managing every project, sourcing quotes, and monitoring the progress and completion of each project. I had to monitor each penny we spent because on multiple occasions Evergreen would hire the same companies we told them we specifically did not want. There was even a time where I received an invoice for approval for another association. They were going to try and charge our account for another associations vendor. We went through seven managers in two years and finally after leaving, I got all of our association paperwork. In that paperwork is a copy of Silver Crossing Condo association landscaping contract. We are not Silver Crossing, we are Intervale place condo association. SILVER CROSSING BOARD MEMBERS, if you happen to see this, please reach out, as I'm happy to hand the contract back over to you. Not to mention this has happened on multiple occasions. I would get emails for other associations from the managers. I had also received the financial information for another association when I was requesting it for my own. Major breach in confidentialities at this management company. They clearly have too big of a workload and not enough people managing. Ten associations to one manager is way too much. They breached our contract multiple times and refused refused to let us separate. [[HIGHLIGHT]]I almost forgot to mention, they are always out of the office. I've never seen a company give more days off to its employees[[ENDHIGHLIGHT]]. It must be a great place to work. 545 Calef Rd. Apts. 16,17, 18, 8, and 7. Are roach Infested. Yes they sprayed, after repeated calls, texts and showing up with 30 roaches in a bag. They have sprayed 3 times to no avail. These units are totally infested. I had to break my lease due to the infestation and finding roaches in my keurig, counters, silverware drawers , livingroom couch, and bedroom. As I was giving my property manager the key, he said " I wish they could do a deeper spray" I had a years worth of Roach pictures. [[HIGHLIGHT]]#7 just moved in and is mortified that they have found roaches as they were not told there are roaches in the building.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]However, when there was a recent flood in my unit #15, they did respond to my request because my property manager was ignoring my call.[[ENDHIGHLIGHT]] Renters and buyers need to be aware they will have roaches for pets. read more

If there were a zero rating, I would give it to this management company. I agree fully with all the other negative reviews listed here. I live in NH and our winters are tough. At 70 years of age, it was time to move to a condo where landscaping and snow removal would be covered by condo fees. However, not once this winter has snow been removed from my unit, except by me! I cannot get a response from Courtney, in the Bedford, NH, office, as to how to remedy this problem. I have a record of 18 phone calls made to address this. On my last call, Courtney said, "What do you expect me to do?" My response, "Your job!" I don't believe that a 70-year-old condo resident, who pays snow removal fees, should be spending a Saturday chopping ice in her driveway due to lack of snow removal. I agree with the negative feedback!! I had the tenant above overflow the tub and the water was pouring out of the vents, pouring down the walls and from the ceiling, water stains everywhere now on a newly renovated bathroom. Can't get anyone at Evergreen to pickup the phone or return a message. The maintenance people sent an email telling us "it's between tenants" and for me to call my insurance. So what is the purpose of a management company if they don't manage? I guess just collect the HOA fees and move on? Just like the tenant upstairs that wouldn't answer the door, duck and run! read more

I own a condo in New Hampshire and have yet to have several issues resolved with Evergreen. My phone calls and emails do not get returned. The monthly dues continue to significantly increase year after year, but the services are rapidly declining. It is so bad I'm at the point where I am looking at hiring legal counsel to find out what I can do to get this company replaced or hold them accountable. Everyone at this community is 55 and over and they are getting taken advantage of with this group. read more

They manage 2 properties I own rentals at in Manchester NH. They used to manage 3 but Pinewoods was smart enough to get rid of them. Biggest concern is no one ever answer emails or phone calls. EVER!! If you are on the BOD, don't use these guys. When I was on the board, the still didn't answer my emails. I mean, come on guys! You wonder why we put you out to bid after 14 years. They had to merge with Evergreen because they were losing a lot of accounts. There are some better manage companies located in Derry & Concord. Get bids from them. read more

This management company pays no attention to the condominium declaration or bylaws, charges more than the services provided are worth, their contract is burdensome to the association and great for evergreen, evergreen takes control of association finances and moves all funds out of state beyond association control. Vickie Grandmaison and her team are just bad news. Email responses were confusing and didn't really answer my questions. My one and only phone call with Vickie Grandmaison were rude and extremely condescending. Revamp that Vickie Grandmaison situation and maybe you'll have a smoother running management team. If I could give a zero rating spot lighting Vickie Grandmaison and her team, I would!! Very glad I sold my condo at this complex. My association had these jokers way too long before we fired them. Absolutely terrible service. Maintenance will try to gaslight you claiming work was completed when it wasn't. The office closes by 1pm on summer Fridays. Good luck getting hold of someone. I'd give zero stars if I could. read more

My car was towed illegally for unscheduled maintenance on the property. No attempt was made to reach me. When I called to ask what the company policy was for this situation I was placed on hold for a half hour and told I needed to pay over a hundred dollars to file a complaint. I would recommend taking you business elsewhere. If you're in the market for a condo make sure these guys aren't managing the property. read more

If it were possible to give these folks a -5 star review I would do it. I first encountered the so-called management firm upon purchasing a condo in Newton, MA. Almost immediately it became apparent that no one was minding the store. It took 9 months to get our name placed on the outside doorbell listings. The indoor mailboxes also were not labelled so people had scrawled numbers on the lock boxes with magic marker. Lights all over the common spaces in our building did not work and, despite countless requests, were neither fixed nor replaced. When an overhead light in our 3rd floor hallway started to fail (flickering wildly), they never fixed that either. Finally we replaced it ourselves. Minutes from our annual mtg. were missing key information, including a request to see our condo. loan documents. Our trustees were never properly registered with the county authorities, making us in non compliance with MA law and our own by-laws. All of our condo bank documents were hopelessly out of date with trustees listed from years earlier. Common area signage required by law was missing, as were fire extinguishers. A bent and broken leaded glass glass awning (damaged because roofers had removed key snow diverters above it) was left in place with shards of glass hanging down over a side entryway. Numerous requests for removal and replacement netted no action. A roof on one of our Townhouse condos had been "repaired" with a patch that did not match the existing material and looked terrible. Our "manager" Reggie seemed to have no idea what was happening on the property as steps were crumbling, railings were failing, paint was peeling, the timers on auto-controlled lights not set properly. The company seemed to have no interest in repairing any of these obvious problems nor did they have the resources for dealing with any of it, other than one part-time handyman who had knee issues. At an impromptu gathering of residents, I learned that numerous requests for repairs were simply ignored, even as our HOA dues went up and up. This simply reinforced our own experience. Finally, we found a new property management company and now are gradually dealing with dozens of issues resulting from all this ignored maintenance. Avoid this company at all costs! read more

Another example of a rude and unprofessional response from the property manager at Buttrick Place a 55+ community in Londonderry,NH. I emailed the property manager at Evergreen Harvard for a copy of updated bylaws as I did not receive them when I bought my property. She directed me to read them on the Town Square Website and she also CC'd my email to her personal assistant that stated I am already signed up on that website and her response to her assistant was "I know but I wanted her to know she was full of------.....such professionalism....would recommend anyone not to buy a property if they are the management company read more

They have no idea how to manage property, the board of directors or contractors. They have no idea how to communicate during normal times never mind during a pandemic, where they get to work from home and still cant get their jobs done. They don't enforce the by-laws/governing documents and always have excuses. Extremely frustrating trying to get information or a response from them, and I have only been an owner for 10 months. Maybe they should stop managing so many properties to give the staff extra time to get their work done in a timely manner and focus on actually providing the management services they are getting paid to perform. Matco Enterprises which does the landscaping and snowplowing has underperformed as always. The conditions at 30 Angle Street, Angle Hollow, are atrocious. Snow throughout the parking lot, eliminating parking for many and a serious threat to residents and first responders in an emergency. We paid good money to build a ramp to the common area as a snow receptacle. It has proven useless. The Bobcat cannot use the ramp safely, the ramp must be extended and done correctly. Matco was filmed being stopped by Lowell Police as they attempted to dump snow illegally in a neighboring lot. Bring in a Front End Loader and clear this mess up. Evergreen Management is the property management company for my condo association at Brookside at Andover, in Andover, Ma. Their approach toward the condo owners here is to nasty and short memos about all the rules broken within the condo association instead of actually dealing with the offenders. They treat us like we are all offender when in fact it is very few people causing any issues. They forget that the unit owners pay their fees and are their customers. Instead they treat us like children that they lecture and scold. There could use some serious customer service training. read more

I am extremely unimpressed with the management of your facility, customer service, and lack of empathy. I followed your rules by submitting a request for review to your board on 7/24/2015 and it took over 10 months to receive an insubstantial denial letter. The board denied my request based on MY timeliness of submittal (less than 30 days) and the inability to corroborate stories when it took over 10 MONTHS for you to review and issue a denial. No kidding... Your timeliness and arrogance is inexcusable. I'm still bitter enough to write a review 3 years later. This management company and their employees are horrendous. read more

I read these reviews and wonder if it is the same company that manages our property, Bryant Woods Association in Atkinson, NH. Evergreen Harvard Group has been our property management company since Evergreen merged with Harvard. Over the past 2 1/2 years of working with them I must admit there were some adjustment which needed to be made on both sides early on, but today it is a pleasure to work with them. They all are extemely professional, as well as knowledgeable regarding their area of operation. Our property manager is always ontop of issues and knows his stuff. He is proactive and is excellent when it comes to time management. I look forward to a long working relationship with the team. LGP read more

Evergreen is totally useless when it comes to providing service. You open a problem request via their portal only for it to be ignored. Total apathy toward owners and the investment they make in their property. Parking in this 55 and over community is at times almost impossible. I am providing an update that I have written them twice and no one has reached out as promised. Apparently Associa is just as unprofessional as Evergreen. I was hoping that being bought out by what seemed to be a more competent company would help their management situation, but it does not appear so. I live at Ironwood on the Green in Middleton, MA. In my situation, I have only been dealing with Evergreen Harvard Group employees. Evergreen Harvard Group is now part of Associa in Texas. Supposedly they offer classes to boards on appropriate ways to govern, maybe Evergreen execs need to take the same classes. I even filed a BBB complaint against the company. They tried to deflect by saying that their contract doesn't make them responsible to the situation. However since the board refuses to deal with me in a modern, transparent, honest, and written way, I am left to some emails, phone calls, and impromptu meetings with Evergreen Harvard Group employees at the association. The situation is about a Patio Door and the need to have the touch up painting done. The Board doesn't like the door (new door, modern). I have permit and followed all rules and procedures to get to this point. read more

So unhappy with the staff in the Bedford office. Early last week I called and emailed trying to find out how to get a copy of the Association By-Laws and to see if I had the most recent copy of the Association Rules and Regulations with no success. I even attended an Association meeting with the Property Manager present. When I started to ask about the By-Laws, he told me I had to wait until the meeting was over and when I did, he told me to leave. When I asked why he wouldn't help me, he was rude and dismissive. I tried to explain that I had been a unit owner for 19 years and was concerned that I didn't have a copy of the By-Laws or possibly a current version of the Rules and Regulations; his reply was "you can call me tomorrow" even though I had already called, emailed, and now he was sitting right in front of me. I told him that I had been emailing and my number was included in my email, he could call me. He never did. I exchanged numerous emails with a woman at the office. "Ruth, unfortunately we do not communicate with non owners" was the initial reply. When I explained I was an owner looking for help finding these documents I was told "You can visit your website at your convenience and download the bylaws as they have been there since the creation of your website. I have emailed the instructions a number of times in the hopes that homeowners would utilize the site. The file is entirely too large for me to email it or I would." I let her know I had never been emailed instructions and continued to ask for help. Day after day it went. I asked twice for the date of the most recent documents so I could see if I did or did not have the most recent copy. I even offered to come in and pick up a hard copy. I was told I could pay $25.00 to do so "Electronic documents is how they are kept, which is why we notify all homeowners on how to get them." Still no actual information on the process. I finally got a copy of the Rules and Regulations emailed to me, but before that received an email stating "Ruth, I want to be clear, I have sent you exactly what you need to get to your website and log in to it." Where?...I asked, is it in this thread? I still can't find it? "Ruth, Scroll down and keep scrolling, it is in this thread. " was the reply. I still can't find any instructions in any email in any thread. It's been over a week now...how difficult is this really? Good Customer Service would have prevented me from writing this review. Good Customer Service would have provided a link to the website with instructions. Good Customer Service would have been resolution of the issue within the first three days. Great Customer Service would have been providing the needed information the first day. Great Customer Service would have been a call with a walk-through of the process. Evergreen management has bought out TBW management of Vermont and is now managing the property I am at in Gilford New Hampshire. Just prior to the takeover TPW Management in our association president had selected an individual to manage the property they had knowledge of the infrastructure how the property should be managed along with a working rapport with all of the unit owners. Evergreen along with the new president removed this very effective person and put it in a person from evergreen who oversees multiple properties. Very difficult to get a hold of and when you do she's very defensive does not want to listen to your story just wants to throw out rules and regulations doesn't want to work with anybody is not transparent at all this is the worst management company I've ever dealt with I've been on the board for 5 different associations. I will do whatever I can to replace evergreen management at our organization. Evergreen management may have grown too big is lost his personality and really doesn't care about anybody except for the bottom line they also took a $500 of material repair job and charged $5,000 at the end. So this is where they make their money getting low and charge as much as they can for repairs. read more

All the negative reviews are absolutely 100% accurate. Unfortunately I should have done more research before I purchased a unit at a property they manage. The condo fees have gone up over $50 a month in the two years I've owned. You'd think with that kind of increase on top of the already insanely high condo fees you'd get amazing customer service. But then you'd be wrong. I've been towed from the property at least 8 times in the two years I've been here due to their horrible snow removal policy. It honestly seems as if they get kickbacks from the tow company based on how many vehicles get towed each storm and how u willing they are to try to remedy the situation at all. If you're looking to purchase a condo and you happen to see that they are they property management company, RUN AWAY as fast as you can. Again, this company is just out to line their pockets and don't care about the people they're supposed to be serving at all. read more
