Scummy business practices, Deplorable application process; completely mismanaged experience. Leslie…read moreKimble, the overly bubbly clueless leasing agent is scattered brained and lacking the appropriate information to give serious prospective tenants transparency and ease of process. Bellawood has dozens of apartments vacant listed online for weeks. I was initially rushed to apply under the soft threat of "they may be gone if you wait! You should apply ASAP" Standard sales tactic. I watched the price plummet $50+ dollars in the weeks each unit stay unrented. Then when I went to apply for 9/2 move in date it was arbitrarily changed to 10/3 move in. When I asked Leslie why it was moved I got a bright shiny "Well, I don't know!" she deals in syrupy faux polite "I don't know"s. When I spoke to the manager Sydney about this, she explained it calmly and logically offering a closing comment of "there's no way Leslie would have known why" So, leasing agents don't have proper information to give to prospective tenants? WHY? Ridiculously juvenile antics and word salads from half baked brains. Total Confusion, chaos and mismanagement when there are tons of other properties in the area. All of the women there are surface southern "nice" but social politeness doesn't supersede intelligence and professionalism. I contacted Tonti Properties and filed a complaint against Bella Wood. To add more confusion, Tonti Properties is different than the corporate entity Tonti, which owns a large amount of SE Louisiana apartment complexes. Additionally, there is another business name that appears when applying after being debited for app fee: Creekwood Elmwood, LLC. So it's a bunch of scam companies triangulating their schemes with haphazard, sloppy tactics. Seems like a scam. Happy to be looking elsewhere and away from this nightmare of stupidity. I can't imagine having to deal with these type of people on a regular basis in a place you want to call home! These apartments will stay unrented. Enjoy Hurricane Season!

From toilets, to sinks, my front door was rusted out on the bottom with a half in gap and it took them three week for them to get me a door. The worst of them all is when the apartment above us had their AC unit burst which caused flooding into our unit and the paint was falling off the wall. They didn't cut out the wet parts of the ceiling and wall they just put more paint on it and called it good. Now a couple months later my family is all experiencing upper respiratory problems. My wife suspected it was from mold so I pressed the ceiling where the water damage was and it was so brittle that my hand went through. I put my camera up there to see if there was any mold and there it was! I told the front office and they brushed me off saying "we'll get around to it" but I can't have my family living in a house with mold. They didn't seem to understand how dangerous mold is especially for little kids. The whole time they were being negligent and not trying to help. I definitely would not recommend this place is trash run by a bunch of incompetent crooks.

I lived here for 3 years. The apartments are beautiful & spacious and the grounds are gorgeous. I…read morewould not choose to live here again for these reasons: 1. Noisy neighbors. For 3 years I had two noisy residents below me. The second set of residents were the worst. One was a musician. He would yell & play music loudly at all times of the day & night. I would complain, sometimes multiple times a day. For a full year and a half I just had to endure the noise, because all they would do is send warnings, which were ignored. Even worse was when he started getting louder as they learned there were no repercussions. It made for a horrible living situation. 2. Appliances. They were old & didn't work well. The washing machine usually required to be run at least twice to get a load clean. Same thing with the dishwasher. I stopped using the ice maker in the fridge. The water line had growth in it & no matter how many batches you threw away, it persisted. The oven had seen better days as well. 3. Poor business ethics. This was the worst. Entergy did not transfer the utilities back to Palmetto Creek for a month after I moved out. They had no record that I had requested this. I requested reimbursement for the time after I moved out of Palmetto Creek from 1st Lake. The bill showed that the last prior reading was on my move out day so this should have been an easy request. Instead I got someone calling me telling me that they weren't going to pay despite acknowledging that they used the power for the entire period that I was requesting reimbursement. Too bad, so sad was their attitude. This is very poor business ethics & theft of utilities. The person I spoke to was incredibly unprofessional. 4. So no, I will not be giving them good reviews or recommending them to my family, friends, or coworkers as requested. Steer clear of any 1st Lake property. I wanted to add as the response makes it seem that they actually care about their residents. I was told by the man that called me "I guess we won't go out of business", when I told him how unethical he was. If you want to stay where they don't care about their business ethics as long as they make money: stay at a 1st Lake property.

Moved here in a rush out of necessity due to needing a bigger apartment quick. I regret moving here and i will most definitely not be renewing my lease. These people will nickel and dime you for everything. Here are a few examples; 1 - The mail boxes are placed in the pool areas, BUT the pools are gated so if you want access, you have to buy the key to access the pool area and mail boxes for $25 2 - This is the one that really got to me. in order to park your vehicle within the property you have to have a sticker saying you're a resident, standard and normal procedure. All good there. However, when i bought a new vehicle they told me i had to buy a visitors pass $25 because they couldnt give me a resident sticker because my new car did not have plates yet since, you know, IS NEW. I asked the lady her name is Carmen to make sense of that to me and she just said "you agreed to it by signing the lease" well played. The problem is NOWHERE in the lease states any of it. it only says that they cant give the resident sticker to vehicles with the dealer plates only to vehicles with the real plate from the DMV. So, I had to buy this visitor pass for $25, I have to park on the visitors designated area instead of my spot as a resident infront of my building or else risk having the vehicle towed at my expense. DO NOT RENT from these guys. Highly recommend anyone looking to rent to check First Lake. I lived in their properties for 5 years prior to moving to this place and never had any issues with them.

It's not just a little smell here and there: it is nauseatingly strong!!! So much to where we have to sleep in the living room sometimes because it seeps in through the master bedroom closest and the bathroom. Not to mention that I have a baby in the house. That isn't right!!! They don't even seem to care about the health of their tenants. They are more worried about the rights of smokers than that of other people affected by it. They also have gone to great lengths to say that we are the ones smoking in the apartment because we had a jar outside for a family member who smoked a couple of months ago when they visited. That's absolutely ludicrous! What would we gain to lie about that? But there have been no butts in it since then. It's just ridiculous. They have no interest in making us happy. They told us we can switch to another apartment but it will cost more! Are you kidding me? This company sucks. They've charged my mom for things that she shouldn't have been charged for and haven't been completely honest with her. They don't address their issues and they will blame you and charge you for anything and everything. Don't rent here unless you like unprofessional management and inhaling other people's disgusting cigarette smoke AND marijuana smoke!!!!

Sugar Mill Apartment, to be used only as a last resort for shelter!…read moreThis place is horrible. First off the "automatic gate" to come into the property is broke more then half of the time and when it does get fixed [which there is no telling when that is! You could leave one morning, not carrying your card key because like I said the gate is always broke ( therefor open) and come back that evening to find out hey when I was at work they fixed the gate finally, but then wait now I'm locked out of the property until someone with a card comes around!] it's only a matter of time (usually only a couple of weeks) before it is broke agian. This happens ALL THE TIME. Now the "wonderful" landscaping design sure it was made to b a nice layout plan, but the man-made creek that runs through the complex is ALWAYS dirty, they will give you the we're just getting started on cleaning it out speech, but they must always be cleaning it because you'll rarely ever see it clean like it suppose to be. Whats the deal with the pool area you ask? Well it's a normal size layout with chairs there for you to sunbath or sit in while you watch the fam swim and play, though there is no kiddy pool or hot tub for the adults, just an extra large concrete are for the chairs and a normal size underground pool. What I hated most is that they have pool hours, really pool hours?? I live here people it's not a hotel, so if you wanna go jump in the pool after work it better be before 8pm , and I mean come on for us young adults we don't go to sleep at 9 or anything maybe I wanna go for a swim at 10, but only risk it if you want management to revoke your pool privileges, yes they have rules and try to strictly inforce them. Ok sure they have their downsides but surely the bargain for rent must be nice right?? HA! think agian I pay $620 for a studio (that's a moderate size living room, a bathroom and a kitchen). And there isn't even any central room lighting or fan, the only lights that come with the unit is for the bathroom and kitchen, so make sure you come with a couple lamps. Also I would like to add that once you move in they won't let you move out unless you wanna break the contract which will cost you more money, I even seen an advertisement inside the complex for a 1 bedroom apt that wasn't much more then what I was paying for and they wouldn't even let me move in that one with out a brech of contract cause and another deposit (even though I was already residing in the same complex, like all they had to do was switch my apt # on the paper work and raise my monthly rent a bit, but nope!) before I could move in there. All in all I would say this is not a place to stay at once you wiegh everything properly, like I said only as a last resort like you need to live in the area for what ever reason and the other apartments are full or too heavy on your pocket.
