Overall, I think property management did a great job…read moreat maintaining the apartments and buildings themselves clean and well-kept, including the common areas (pool, gym, walking areas, etc.) Any minor issues were resolved quickly and the ladies in the leasing office were polite and responsive. The apartments themselves were large and spacious. With that being said, over the past year there were definitely changes in who was coming and going/leasing the apartments. Noticeable differences in a higher police presence (I saw cop cars within the property gates four of five times in the six months up to leaving), random people walking around, being let in the gate who clearly did not live there, parking spots being taken by non-residents etc. Unfortunately my husband's car was stolen right from outside the apartment, on the top floor of the parking garage and several of our neighbors cars were broken into over an extended period of time. While, understandably not First Lake's fault directly, I feel like better measures could have been taken to provide a safer and more secure atmosphere, up to and including, cameras on every floor of the garage (not just where you enter) and better measures on securing the property for non-residents. When addressing the issue with corporate leadership the attitude was dismissive and very much "Not our problem" instead of "Hey, you've been a valued resident for x amount of years, we care about your business, these are the measures we are taking to improve". We had to follow-up several times not only with corporate but also with the "courtesy officer" on site, who I don't even know is a real person because he or she never reached out or contacted police. This is less about physical property and more about the attitude of the business/management and caring about resident safety. If people will steal in that close of proximity so brazenly it will probably escalate shortly into apartment break-ins. Overall, they have some major safety issues to work through.

I lived here for almost 4yrs entire front office of Leasing clerks need a reality check in Professionalism and a course in customer service. They need to be made aware they are Not the property owners they're the gossiping lap dogs who feel it necessary to speak rudely to hard working Military serving residents. A lesson in proper etiquette in interacting with the residence that don't owe them a Damn thing. apparently these ladies who deem themselves to be more relevant than they are have some of the nastiest attitudes I've ever come across . It's all about Respect in which they have none. Thank God our job relocated us . Again it's Not the property it's the Unprofessional way in which it's we've witnessed this place being operated

For 3 years I had two noisy residents below me. The second set of residents were the worst. One was a musician. He would yell & play music loudly at all times of the day & night. I would complain, sometimes multiple times a day. For a full year and a half I just had to endure the noise, because all they would do is send warnings, which were ignored. Even worse was when he started getting louder as they learned there were no repercussions. It made for a horrible living situation. 2. Appliances. They were old & didn't work well. The washing machine usually required to be run at least twice to get a load clean. Same thing with the dishwasher. I stopped using the ice maker in the fridge. The water line had growth in it & no matter how many batches you threw away, it persisted. The oven had seen better days as well. 3. Poor business ethics. This was the worst. Entergy did not transfer the utilities back to Palmetto Creek for a month after I moved out. They had no record that I had requested this. I requested reimbursement for the time after I moved out of Palmetto Creek from 1st Lake. The bill showed that the last prior reading was on my move out day so this should have been an easy request. Instead I got someone calling me telling me that they weren't going to pay despite acknowledging that they used the power for the entire period that I was requesting reimbursement. Too bad, so sad was their attitude. This is very poor business ethics & theft of utilities. The person I spoke to was incredibly unprofessional. 4. So no, I will not be giving them good reviews or recommending them to my family, friends, or coworkers as requested. Steer clear of any 1st Lake property. I wanted to add as the response makes it seem that they actually care about their residents. I was told by the man that called me "I guess we won't go out of business", when I told him how unethical he was. If you want to stay where they don't care about their business ethics as long as they make money: stay at a 1st Lake property.

    Proceed with Caution -- Worst Rental Experience I've Ever Had…read more Out of many years of renting across different states and cities, this has truly been the worst nightmare of an experience. I do not recommend Clearcreek Water to anyone considering making this location home. From the beginning, there were constant red flags. The person now acting as "the head" of this property is cruel, dismissive, and unprofessional, often behaving as though she has a personal issue with tenants. Heal that, "ma'am".. Her demeanor made the environment feel hostile and unwelcoming--definitely not a good fit nor look for residential leadership. For context, I've lived at other 1st Lake communities and never had an issue until I came here. Complaints from myself and other tenants about loud music, suspicious visitors, dog feces, and even strangers knocking on doors were routinely ignored. Even more concerning, weed smoke in the buildings was never addressed, despite repeated complaints. Contrary to being told that "weed is in", there are definitely complexes that enforce NO SMOKING or one may face eviction --to add, for someone with asthma, I was forced to use a prescribed (Dec '24) ventilator nightly just to breathe--this alone should have warranted urgent attention, but it never did. At move-out, my family and movers discovered visible mold on the air vents, which I later found had already been reported in previous online reviews. It was disturbing to see that this issue has been repeatedly overlooked. To top it off, I confirmed my final rent payment amount in advance--both in person and via email well ahead of move out --yet I later found out there was a mysterious, unexplained charge added to my account. I was also contacted by clearcreek for a forwarding address which was written on the move out notice, that I HAVE A COPY OF .. you have my phone number but not my file? So, where did you retrieve the # from?! Stop it. This kind of shady, unethical behavior is unacceptable, and when I contacted corporate, they had no record of an issue or even a reason for why my forwarding address had been requested. How is that so? How couldn't corporate (the entity that the "head" stated NEEDED the forwarding address) locate a concern by my name or phone number? This is wild and low, wow. Y'all dropped the ball--anywho, I was advised by corporate to reach out to Cindy Hart, the Regional Vice President. If anyone else needs to do the same, the corporate number is +1 (504) 455-5059. She should be back in office on Monday 6/30! She's also on LinkedIn. Thankfully, I've since relocated to a much better complex, where the leasing agents are professional, kind, and genuinely invested in the upkeep of the property and us, as a community (they recently facilitated a pizza party for us, a pool party, and meet and greet, all in ONE month; next events are slated for next month ) well after the lease is signed. It's a night-and-day difference, and a reminder of how poorly managed Clearcreek Water really is. Please consider THIS your warning: save yourself the stress, health risk, and frustration. This property may carry the 1st Lake name and "appear" to be the one, but it doesn't reflect the standards they use abide by. & remember this, "person in charge", you will never win when you play dirty--shame on you. With that, I recommend none of the properties based on who they hire to serve the community! ***No need to say, "reach out", I did that. Oh, (prospective tenants) when you reference my review and others, there won't be any accountability or honesty, they'll tell you what you WANT to hear so that you can sign! I simply won't stand by knowing I paid my dues throughout my stay and allow them to behave in this despicable disgusting manner. All in all, in my new place, I'm finally at peace and can SLEEP throughout the night... ALSO, here I can accrue points that go towards rent! Definitely more bang for my pretty bucks and aligns with my lifestyle choices! Peace out!

Now I will acknowledge that part…read moreof my frustration is a desire for bigger space, but, I got here Feb 2020 and the rent has gone up $35 and I have a 1 bd 700sqft. Not bad but I am squished. The kitchen is too small to function. The dishwasher touches the opp cabinet and so does the fridge door. My dry foods are competing for space with pots and pans. I have bought 2 additional things to free up cabinet space but it just won't do. That one cabinet in the bathroom is just not enough. That's an issue because even on a 2 bedroom, these features won't change. I can't imagine another persons things. Much less paying more money over $1000 for just an extra room. I considered it. Odd closet setup with no light. My dishwasher leaves more ick on my dishes than when I put them in. The pool is not cleaned enough or correctly, my s/o got a nasty ear infection right after swimming recently (it's august). Maybe the rain throws it off idk but he was not ok and I was about to take him to the ER. The tennis court, that your key fob doesn't open requires one key that you have to go get from front office,is torn up to a point it could cause injury. I have had several issues with my dryer and AC in the summer. With the dryer I had to ask for a laundry card the second time it broke, it wasn't offered at all. I just hate the amount of maintenance that was needed in just 2 yrs and I'm only here half of the time. Maintenance people are nice and polite they always speak. The walls are thin in all directions. I deeply apologize to my elderly neighbors for what you may or may not have heard . I digress. The price and location is great but only for a starter apt. Not for an adult millennial desperately needing a house & upgrades. I would love for this property to keep up amenities so my money isn't going to waste.

I had a friend who worked as a property manager for 1st lake who told me that the less deposits back the bigger the bonus for the property manager at the end of the year so they will do everything in their power to keep it. This is factual information I was told directly from someone who works there. They tried to pull one over on me claiming that there are stains in the carpet and they have to replace it, so they are taking my entire deposit. I will be fighting this in small claims court. They don't know how I am and who I know. I am in grad school for this stuff infact. Another very creepy and unsettling note was, I lived at Magnolia Creeks in Harahan and AT LEAST. 3 times had the maintenance guy "accidentally come into my apartment, once while I was half naked. Literally not just knocked on the door, this guy had keys in my door, coming in.. How do I know it was no coincidence? This is a huge property, if you know anything about the creeks, it's massive. I had a best friend there, and I asked a few neighbors if this had ever happened to them and they said no. This guy is the ultimate creepster. Always saying he made a mistake in coming to my apartment, On the third floor... seemed very weird to me. One time he even goes "oh I'm sorry baby, I came to the wrong place." Yeah, no crap. This is the third time you did this.. I kept reporting it to the management and they would apologize. Stay away from the creeks if you are a young female living alone!!!!!

    TLDR: Overpriced, nothing works, and TERRIBLE communication from management…read more For a single person with 2 animals, a 1 bed 1 bath on the third floor after the service charge and credit card fee will run you $1485. That's almost $1500 a month for one person. What does almost $1500/month get you? Gates that are always open because they're always broken. You have to take your trash, put it in your vehicle, and drive it to the dumpster which is almost always overflowing with garbage. You might pass up some busted trash bags or empty boxes along the way. A fitness center with three working machines and a few free weights. It gets you access to "emergency maintenance" that doesn't actually get sent out after hours. It gets you access to "courtesy patrol" that tells you to call 9-1-1 for a neighbor that's been raging in anger from the hours of 9pm-8am (yes). It gets you a dishwasher that the top shelf always pulls the whole thing out and it took them three months to fix because the multiple repair tickets never went through and you have to call the office multiple times to have it addressed. And then your dryer breaks not long after. And then your air conditioning breaks too and they make you sleep in your own sweat until it can get fixed. It gets you molded vents. It gets you a pool you can't use in the summer because it's green. It gets you a fridge that gets stuck because the gasket is like suctioning the door in, and doesn't even open without you having to hold the fridge in place. The drain to the sink has to be screwed on every so often, and the garbage disposal cover fell in despite regular cleaning and maintenance. I had to edit to add because I nearly forgot that the smoke detector had to be replaced as well. It also goes off "due to proximity" every time I cook despite having cleaned the burners thoroughly and the inside of the stove. So I have to unplug the smoke detector just to cook. I have never had to do that anywhere. Everything inside of the apartment is just cheap, except for--oh--the fancy granite countertops. If you have a 9-5 forget trying to get ahold of the office before you go in, because rarely people are actually in at 8:30 when you need to talk to someone. And if you try to call the phones conveniently aren't available to take your call, but emergency maintenance is? This place is a total rip off for single people. I don't recommend it to anyone and have turned away people who asked me about it. I totally understand what I sound like when I have to call these people and voice my frustrations, and I am truly sorry for that! But it should be illegal to charge this much and have this many problems. At best it is just pitiful. I literally come home to sleep at this point and get ready for work and nothing else. I'm just waiting for the next major cheap appliance to break.
