My husband and I have bought 2 houses and sold 1 house with Janet over 20 years. Her professionalism, has been consistent since the day I met her at an open house in Downey in 2003. She knows her area, which is, wherever there's real estate to be bought and or sold . I loved how she was there early to the appointment or open house to meet the seller's agent. Janet's experience, knowledge and expertise is extremely valuable. If it wasn't for her vast knowledge of real estate- the law, construction and negotiating, I know we wouldn't be in the house we are in now. We closed in November 2025 in Lakewood. She had to understand how probate works and deal with 8 or more heirs listed on the property. This could've been a lengthy process and a messy one because of probate, heirs and the sellers wanting a quick escrow. She had the inspection, ALL heirs approval, negotiations completed within the three week period and the holidays going on. There were obstacles and a tight time frame, Janet was still able to get us closing costs, one year warranty and additional money for repairs. The seller's agent accepted our bid because of Janet and Harmon Homes respected reputation in the field. He turned down offers and other bids because of the trust and respect for her, from their initial meeting. We chose to use her recommended lender, who was available ANY time ANY day we had questions. We could've gone to our credit union, but each time we told the lender of the specials the credit union was offering, he "showed us " the small print. For the most part you had to use the credit unions services, realtor and insurance, etc. It helped out using the recommended lender when it came to a short escrow, he was able to immediately give Janet the requested documents when needed to expedite processing. It was honestly a painless process. We would ask Janet's opinion of each house we were interested in bidding on and she would point out the negative on items we didn't think of because we don't work in that field. It was not just the street the house was on but driving to and through the neighborhood, where is the house located in the neighborhood and what is it next to, how to tell if you need a new roof and if rotten wood was painted over or a wet spot was painted over. The best lesson was when there was an addition and she could tell if it was a quality job or if you'll have problems with it later, was it a step down or did they pour concrete to level the floor I would recommend working with Janet only if you want: Quality Honesty HARD WORKING Dedicated Committed No none sense Professionalism and a friend in the end. I forgot to mention in 2016 she sold my mother's home that had to go through probate, it was seamless. She and Harmon Homes are a well rounded agency. Here's the thing. I always get a little nervous meeting agents or any sort of liaison between an owner as a potential renter. I would not recommend buying a home from Harmon Homes... I feel as though they cheated us out of the first time buyer experience. I guess you live and learn. We were prequalified to purchase a home that the seller (Larry Harmon) was selling. When we started the process , Larry Harmon told us that we had use his lender.... we made many mistakes purchasing our first home. The worst mistake was believing Larry Harmon. Being prequalified we did not have to use his lender! Basically he was getting kick backs from kick backs. I would NOT recommend using Larry Harmon read more

I've known Larry many years having handled his marketing/printing needs for him so when it came time to sell our home, it was an easy choice to have him represent us (seeing how consistently he mails out postcards and markets his properties, I knew we would get results) However, I had know idea the results would be so FAST. We listed our home after finding a home in Texas that accepted our offer contingent upon selling ours. I remember on my drive home from Texas thinking "what if we don't sell fast enough and we lose out on our dream home"... Well our house went onto the market/MLS the day I arrived home and we had 2 showings that same day, yes I typed it correctly 2 showings the very first day on the market (Nicole took AMAZING photos and gave a great MLS description btw) and although I did not feel like it, my wife got the home ready and we did the showings followed by 3 more day 2 on the market... We received a full price offer the first night on the market and a second full price offer day 2 on the market. This is where Larry's expertise and negotiation savvy really paid off. He knew the position my family was in and priced our property at its ceiling, the highest price he felt we could get based off the comps and it appraising without issue. Therefor when countering each offer, he focused on cleaning up the contract terms to our benefit and he got our FULL PRICE offer accepted on OUR TERMS. Meaning we had no additional costs. No repairs, no termite (we had bought the house only 2 yrs prior so he had that termite report suffice) had all the contingencies removed within 14 days to protect me in case we had to go back onto the market, along with many other things that worked to my benefit to keep as much as the proceed from our sale in OUR POCKETS which was a HUGE BLESSING. He was there to pass along all our upgrade/remodel list and copies of comps to the appraiser and it appraised at value which was not a forgone conclusion given there was not an abundance of comps justifying our top end of the spectrum price, but I trusted Larry and it paid off. Cant say enough about the whole office since they work as a team/unit having dealt with each person on one capacity or another. Monica is great helping out and getting messages relayed, Nicole took great pictures and did an amazing write up, Ruth has been the liaison helping me get everything completed for escrow, Janet and Larry have both helped on the details on the contract and really every aspect (Janet handled the Notary needs) so it's been such a smooth process. Having sold our first home using a family friend and experiencing lots of issues and delays, I'm glad I went with an experienced/established realtor this time around because time was of the essence. I have used Harmon Homes since 2003. My husband and I bought our first home with the help of Janet Yang. My sister and I first met Janet and Larry at an open house in Bellflower in 2002. I had a list of over a dozen homes in Bellflower, Norwalk, Downey and Lakewood I was interested in viewing. I knew Janet was going to be my realtor when she gave me updated information on "every, every" home on my list. She did not look it up on the computer. She recited this from her knowledge of homes for sale in her neighborhoods. Loved it!! Janet assisted my husband and I in buying our first home in Carson in 2003. We had our own lender and pre-approval. I believe we were asked if we had a lender but in no way were we forced or told we had to use their lender. If that is the case with some clients, I would think it is so they can ensure the loan is going through and no unforeseen problems. It could also be a benefit to have a broker, lender and or agent with a connection it can save you on points. Janet and Harmon Homes came to our rescue in 2012 when we needed assistance with a short sale. You have to know the specifics of the law and what the bank can and cannot do. Currently, Janet is walking our family through an unexpected Probate sale. Honestly, we have worked with Harmon Homes through 3 major types of real estate transactions and there is "no one" I would trust other then Janet, Larry, Monica and staff. I understand people have negative experiences with business transactions. When it comes down to the LARGE amount of money involved in a real estate deal, I cannot imagine trusting, working and relying upon anyone else. Each time we used Harmon Homes in 2002-2003, 2012 and currently it was not an 'oh yeah I remember you' type of relationship. Janet has kept in touch with our family over the past 13 years. She would call and check on us after we moved in, after the short sale transaction, through out the year every year and we hear from her weekly or bi-weekly on the current probate sale.
