They only respond when it is convenient to them and definitely not to clear up any complaints you have. They do not return money owed in the time frame given. Repairs are not done properly leaving you with either no heat or heat you cannot adjust causing you to try and figure out ways to regulate the heat to stay comfortable. We had to deal with cheap flooring coming up causing various hazards. We contacted one of their realtors who would barely even talk to us to give us info without a signed contract and preapproval letter. They have an F grade on BBB because they will not respond to complaints against them. I would never refer them to anyone. I would actually tell people not to rent to them to keep others from dealing with the same issues.

Instead of being supportive of people who leave and finally make a change to better their lives, they threaten eviction, hold the lease over your head, and make you feel like you're going to get kicked to the curb. We lived in our rental for 2 and a half years. Explained to them that we were only there til we bought a house because the last place we lived at was a trailer park and slum. There is raw sewage beside my house, I explained to them that it needed to be pumped and the plumber said no and left. The roof is leaking AFTER maintenance came in and "fixed" it by putting caulking over it. They make the moving out process absolutely difficult for anyone. If you say you do not have any time for an inspection the pick the day for you. Fine. Their excuse every time you complain is "It's just protocol" but when you use the protocols they have in place they make your life miserable. The property management company just assumes that everyone who rents from them is a deadbeat. Two and a half years we have been ON TIME WITH ALL OF OUR RENT AND WE ARE STILL TREATED LIKE GARBAGE. Zero stars. I have spent the last four years moving from one cheap apartment to another while I was…read morein school or various internships. I am more than familiar with rough conditions and grumpy property management. This apartment complex was by far the worst managed that I ever experienced. They are on their third Property Manager since I moved in (One year ago) and Candace (Current Manager) is by far the worst of the three. Everything is falling apart, they never respond to calls or emails, Candace has failed to show up to nearly every meeting I have scheduled, and lies to my face every time I manage to catch her in the leasing office. They charge me late fees when I am on a scheduled auto-draft early every month and I have to be relentless to get the false fees canceled. By far the worst offense, however, came in the last month of my lease. I had been trying to contact the leasing for months to discuss my options. Candace lied to me once again, telling me that my lease would roll into a month to month without extra charge. this was not the case. If I had not made other arrangements, I would have been trapped into a lease with HUGE up-charges. This violates contract law, Georgia's 60-day policy, and is the definition of contract entrapment.
