Hardesty Appraisals severely undervalued my home, demonstrating a clear lack of competence in accurately assessing property values. They used inappropriate comparables and failed to understand the local market.
Given the limited number of recent sales in Alvaton, a skilled appraiser should know how to make proper adjustments. Instead, they used nearly year-old comparables from homes over four miles away, with few similarities. The appraisal directly compared rural Alvaton to the city of Bowling Green.
For example, "Alvaton home prices increased by 24.0% (2024), with a median sale price of $449,000."
In contrast, "Bowling Green home prices declined by 8.8% (2024), with a median sale price of just $234,000."
With my background in real estate, I reviewed the current market trends and used more recent comparables. I calculated the average price per square foot from listings that closed in January 2025, applied industry-standard deductions, and made adjustments for differences between homes. Based on this, I arrived at a valuation $25,000 over their number.
Unfortunately, due to their incompetence, I have been denied a loan for home improvement.
I strongly advise others to seek a more knowledgeable and reliable appraiser for a fair and accurate valuation. read more
