Incompetent. My mom used them to manage her condo and every year something huge would break and they would ask for money for repairs. The quoted estimates were always astronomical. One year they said the air conditioning broke. They managed the tenants very poorly and just blamed everything on my mom. The quote to install a new air conditioning unit was insane, I think they quoted us $5K or $6K and said we got a great deal. I asked to research companies and pick our own air conditioning vendor. They said okay and I found a few great companies with awesome reviews willing to install for half the cost of their vendors. When I brought this up they refused to let us use the vendors we selected, saying they don't work with them. What? Why? Because they are not on a list. That's just ridiculous. Who are we kidding? It's really so they can charge us extra and get a kickback from their own shitty vendors that can't get business otherwise due to poor workmanship and high prices. It's so disappointing to be far away from your property and know that this company will try to screw you in every way possible. If I could give "negative stars" I would give them a score of -5 stars. :( This property "management" company is a joke.... signed up for my lease, forced by their "policies" to carry their insurance in ADDITION to my own! Then it took them three weeks to get my "move in ready" unit available for me, but when I moved in I found there was an open water supply line pipe in the wall behind my shower, so when I turned on the shower for the first time, it flooded my unit! (Took them over six weeks even schedule a tech to come repair, then they only repaired the pipe, they didn't pull up the flooring to clean in any mold!!) Months later (after asking for and being told "no" to installing ANY insulation in the attic to reduce my more than 250 /month electric bill), they wouldn't allow my Girlfriend and I to find someone to take over the lease (obviously after passing checks) so we could move into a less expensive house.. In summary, way too expensive for the rotting units they rent, terrible service, and a dismissive attitude of economic hardship due to their greed, rent elsewhere! read more

I was in touch with Lisa who reached out to me through email only after I had called for 2 weeks straight leaving voice-mails with no answer nor return phone call. I leased a villa from Hampton and Hampton from 12-2010 to 12-2011. I gave them a sparkling review and commended our agent, Carolyn Small. My rent was paid on time every month on their website by electronic check. It is a month after I moved and I am waiting for the return of my deposit. Not only do I not have my deposit, I was told on 1-20-2012 that I would have the check in my possession by 1-27-2012. This management company is a complete joke. When I went to move out of my rental property i had the entire house PROFESSIONALLY cleaned. They tried to take half of my deposit to repaint the interior of the house a different color. They tried to tell me that I painted in the house but it was already painted when I moved in. This company is so dang disgusting. Absolutely every trash review on here should be taken 100% as the truth. LYDIA you know what you're doing to me and my family! I have asked for your boss's info so many times since you refuse to do anything but you can't even give me that. I'm paying overpriced rent for a house with a pool that has been GREEN AND DISGUSTING since before we moved in. I was told it was because the water & electricity was shut off and that it would be taken care of once it came back on, which was understandable. However I've lived here since July and it still is untouched.. Like many other issues. In FL you are not allowed to have your pool get like that! Code Enforcement has been out here many times and they're getting ready to go to court with the property owner because of how unsanitary it is in my backyard. I also pay (overpriced) monthly for an air filter that I've never once received, we go to Lowe's and buy them ourselves for way less and since we aren't receiving them we obviously need to get them ourselves. They took forever to get us a functioning stove (which is also illegal btw) and for them to get the fenced fixed that was promised as they knew we have dogs (also illegal since there's a pool). They never even told me this property had gas so at the beginning we had maintenance come out to fix the hot water.. but the issue was that we never paid FPU to turn our gas on. I didn't have a stove then either so I was boiling water in the microwave for my infant to have clean water for bottles & things. I have been texting Lydia multiple times a week since we moved in thinking that she'd take the hint and fix her property up but she completely ignores me or when she does reply it's absolute nonsense. I planned to live here with my new family for the next 5 years and watch my daughter grow but instead we'll be leaving when we can. We've been talking with lawyers about what needs to be done because there is no way that what they're doing is legal. I was trying to be so nice and understanding in the beginning because I really liked it here and wanted to stay but this has gotten so incredibly unprofessional and ridiculous it just makes no sense to even attempt to continue living here. After viewing a home in Windermere on January 23rd with Hampton and Hampton property managers I placed an online application. $150. The home was available 3/15/18. I specifically asked Jessica Martinez the agent if there was any hidden costs or immediate expenses. She indicated security would be due 2 weeks before move in day. One day later I was told I needed to provide them with $250 processing fee plus $2,200 for the security deposit!! I was not in the position to come up with $2,200 in one day. So this is clearly a great scam where they tell you to pay the 150 to apply and then say ok now I need the security a day later. The home was not available for 2 more months and they wanted the money immediately!!!! read more

Terrible customer service. I didn't even get to see the property due to the fact that the realtor never gave me the gate access code after I responded to confirm my appointment. This included MULTIPLE automated emails, text messages and even a phone call, this person forgot to mention the gate code. When it came down to finding the property and how to get in the gate, I called the number she called me from only to get put to an automated system and left leaving voicemails. I had to follow someone to get into the complex only to arrive to find out nobody was at the actual property. I was 10 minutes late due to the fact I couldn't get in the gate. After the numerous confirmations via their system which was already annoying enough, The realtor could have called to see where I was knowing I was going to have problems getting into the complex. If I could rate 0/5 stars, I would. Worst management ever! I leased a house in St Petersburg for two years, my property manager was Tara Melvin and from the start, she was super rude, not professional, and had very poor communication. As much as it looked like a nice home, I went through HELL living there. I moved into the house and there was metal scraps all over the yard (in which Tara said would be cleaned up prior and never did), rat droppings on the floors (she said there were no rats), and a problem with the A/C so we were paying over $400/mo for electric. We had to get tented for termites within the first month of leasing, there was electrical issues with the house because of rats in the attic chewing wires, then our floors started rising (literally) because of their poor remodel job so we had to be put in an Airbnb with my dog and my roommates cat for a whole month while they finished the floors, mold started forming and ruined my clothes and furniture. They never did anything to fix the mold issue and now my asthma is really bad. My second lease ended April 30, 2022. One of my roommates had wanted to stay and get new roommates. We had these new possible tenants put in applications (2 months prior to the end of our lease) so we gave Hampton and Hampton more than the 30 day notice time stated in the lease letting them know that I was moving out and my roommate was wanting to stay and add in tenants. I signed a roommate removal document stating I was being removed from the lease agreement and relieved from any future liability. We waited and waited to receive information on the applications that were submitted, calling every day and never receiving an answer from the company. They couldn't find the applications and I sent them the confirmation numbers, names, numbers, everything they needed and they still didn't get back to us on the situation. So prior to April 30th, we (myself and my roommate that wanted to stay) moved out because we still didn't get a formal answer from them. Then May 6th, a week after our lease ended, we get a text from Tara stating the new tenant applications were denied and we owed rent for the next two months and our lease didn't end until June 30, 2022. We had never signed ANYTHING extending our lease. Tara was negligent and didn't do her job and had such poor communication, I have so many texts proving this. Now Hampton and Hampton is saying I owe them $4000 and sent me an eviction notice even though I moved out (and 2 hours away) prior to the end of my lease. How do you say I owe you rent money when I signed a document removing myself from the lease and any liability? Nor did I sign anything extending my lease past April 30, 2022. I also will never see a dime of my $2,100 security deposit. Worst property management company EVER!!! Do not be fooled. read more

I rented through Hampton and Hampton for 2 years and they were the worst company I have ever rented through. When we moved in there were vertical blinds on the floor. We put in maintenance requests multiple times for the blinds. A few times they came and 'fixed' them, and before the day was done a few were on the floor. Upon moving out they took $300 out of the security deposit for the BLINDS that were broken when we moved in! That isn't the only things they took out for but by far the most ludicrous. We also had a leak that happened in our living room in which they came to "fix" it and just left a huge hole in the ceiling. It was there for 3 months, they had multiple people come through to look at the leak, and it was never fixed. They eventually just patched it up. 10 months later it happened again, and again took 3 months for them to patch up. So 25% of our lease there was a hole 14x14 inch hole in our living room. Every person at the office is incompetent, and terrible at communication. I have had contacts with Julissa, Theresa, Diane and Andrea (the most contact was with the later 2 and they were just terrible, unprofessional, and useless.) I also attempted twice to contact their owners to no avail. I have zero good things to say about this company, but plenty more stories about how awful they are to work with. Avoid using Hampton and Hampton at all costs. They do not care about their tenants or the properties at all. read more

We rented from them for 3 years and on move out accused us of not cleaning our house where I have witnesses we did .We lived with water coming in our house for 3 years. They didn't pay our pool guy so we had To buy the chemicals etc for our pool. We sent a maintenance request because our front door didn't lock and they never fixed it. They made us pay for air filters every month for a year and we received 6. We moved in the house and I had to use a magic eraser to clean the kitchen floor but they had it cleaned. Be very careful to take all kinds of pictures because they will accuse you of not cleaning. They are awful to deal with. read more

I really love my home and have been fortunate that it's a newer home so I have been having a mostly positive experience after a few initial hiccups. However, the 3 stars are for the fact that this company has a lot of communication issues. They really don't explain things adequately to you. The lease is confusing since it's a boiler plate lease and doesn't apply to the place you're actually renting (e.g. saying you're responsible to water the grass when that's the HOA's job). Each home is assigned a property manager who seems to be the only person who can help you, which I don't like. I think everyone should be cross trained to help as tenants make contact. When the PM is out and something comes up in your leased home you're just SOL. Reported issues often get overlooked or forgotten. I've had my PM claim they didn't get messages from me about issues (how convenient). I'm sure they just didn't want to deal with it. I wound up addressing many of them myself! I also don't care for paying for an air filter every month (when I only get it every two months) and their enormous move in/application fees. I do like the online portal to pay rent and it's always been free for me so not sure what the other review was referring to about the $27. Maybe they were using a credit card? If you go directly through your bank it's free. I haven't moved out yet so I'm hoping I don't experience the nightmares of the other reviews with them keeping deposits and such when it's not justified. I do wonder if they took H and H to court? In any case, for the time being I am enjoying my home so at least there's that. read more

Put an app in for a property on a Tuesday. I called to find out how long it would take to process. I was told 72 hours and was charged $85. By Friday I still had not heard anything so I called back. The rep said she was driving and would call me back when she got somewhere. Never heard anything until Saturday. She called and left a vm that "the app looked good and there is 15 other applicants for this property." I called her back, no answer, she text me. She was asking for me to send the deposit which would have been $2,600. I asked to see the house and she said she would try to do it later but probably Sunday. I tried to call her back to talk to her and she continued to text me, still asking for me to send the deposit. She called one time and hung up quickly, texting right after saying she would call back. Never heard from her the rest of Saturday or Sunday. She called Monday and then she text again asking if I sent the deposit. I told her I not interested anymore and her response was extremely unprofessional. I explained to her that I was not going to give her a deposit without viewing the home, which is when she tried to belittle me and act as if I didn't have the money for the deposit. Not to mention I had my friend ride by the house and take a video. The picture online if the outside of the house did not look the same as it did in real life. The grass was greener than green in the pics online and in real life it was patches of dead grass and dirt. I could only imagine what the inside looked like. These people are crooks. Very disappointed and frustrated with the service provided by Hampton & Hampton as a past tenant. We rented the same single family home from 2013 through July 2019 with this property management company. During the 6 years we always paid the rent on time, never caused any concern to the housing association and only requested maintenance repairs when completely necessary. After moving out we were asked via text for our forwarding address which I provided. I never expected to be given back our deposit because after all we had lived in the property for 6 years however I was not expecting an invoice/bill to be sent via certified mail, which they also charged me for, of $911.20 I also received a Letter of Demand for payment emailed 08/21/2019. This did not fall within the time period the lease agreement stated as I had 15 days to dispute any fees after their notice which was dated 8/16/2019. Hampton & Hampton did advise that they had made a mistake sending out the Letter of Demand. However Hampton & Hampton have not changed the due date on these fees as they remain 08/16/2019 on their tenant portal. After sending a very detailed email 8/22/19 ( too large to attach) to the property manager and his associates I received a short email reply that same day stating that the account had been charged accordingly and all charges are valid. I would attach he email correspondence between myself and Hampton & Hampton for full transparency if there was space I replied to the email same day asking they address the points mentioned in my original email, in particular the charge for the certified mail and the A/C coil cleaning. I did not get a reply so I emailed again 09/05/2019 requesting a reply. As I didn't get a reply to this email either I emailed again 09/13/19 This time I did get a reply same day stating the dispute was reviewed, addressed and concluded as of 8/22/19..  However as Hampton & Hampton did not respond to my original email or the reason why they were charging me the certified mail fee or for the A/C coil clean, I emailed again 09/13/2019 asking for these to be addressed I did not get a reply to that email so emailed yet again 09/20/19. Again no reply. Regrettably I will pay this fees only because I do not want this to reflect negatively on my credit report. Based on this experience I would never recommend this company. read more

We were in a rush to find another place as we had to leave our old home due to mold. The agent at Hampton knew this and talked badly about our previous management saying how low it was to allow someone to live in a house with mold, completely unacceptable, Our manager, Sandy Lewis was snotty and nasty. The house started falling apart shortly after we moved in. Every time I notified her of something else breaking, she said just make a note of it. We already did an inspection before you moved in. She seriously lacks any professional business skills. My kids have been sick 3-4 times since moving here in January (normally my kids get ill once a year at most, they're quite healthy). We called an a/c company to clean our ducts thinking it was that. They found black mold, bacteria and fungus in the air handler, its been there for quite some time. Hampton no longer manages the house, the owner took it over (I wonder why?!?!) I called to complain. Sandy was snotty as usual and didn't care to hear what was going on, she just hung up on me. She clearly knew of the condition but did not care as it was all about getting her dime. Dispicable. We were reliable tenants - we never paid late, we cleaned regularly, and we notified Hampton & Hampton when there was an issue that needed to be addressed in the home. Without fail, we were treated as a nuisance and as a low-priority. They took their sweet time sending out vendors (and horribly unprofessional ones, at that) to solve leaks and maintenance requests. There was never any follow up regarding these requests, and often times we would have to call or email them several times to make sure the problem got fully taken care of. I contacted them again and they told me to go back and try this other number which did not work. I did finally get in to the house and found roaches dead around the house. I was told this is normal for Florida. Been here 20 years and have not had such things in any of my homes. Once I paid them for a credit check and back group I was given the rental agreement. I had no time to look for anything else as my house I was in sold. They come up with extra changes so don't think what they have listed is the rental price. They made me pay for insurance for the property owner, 15 a month for a cheap filter you get every other month making it a $30 cheap filter. The inside of the house had been damaged by previous renters. The work to fix the damage must of been done by a 10 year old as this house for being 5 years old looked 40 inside. Toilets did not work and I had to fix them. Sink drain in Kitchen would not drain so I had to fix that one first use. My mother had passed and I logged in on the 3rd from out of state and my account was locked out where you pay rent. They unlocked it for 189.00 late fee. This is the worst property management company I have ever seen and feel bad for the real owner of the property as it is not being taken care of as one would expect.
