They worked around my schedule and bent over backwards to make sure that everything was done right the first time and avoid any miscommunications. They used extra wide valley flashing, new metal edging, and roof vents, and they even put down tarps during tear off to make yard cleanup easier. They packed out all their trash and left the yard in great shape. I hope mother nature takes it easy on this roof, but if not the Bogarts will be my first call for a third time.

John arrived at 8am and finished 3.5 hours later and gave me a 15 min summary of the report that he generated, the issues he found and repairs to be made. First off several things are now required by updated codes and John explained these. The previous inspector missed many items such as over temperature, GFCI outlets, jacuzzi operation, and outdoor receptacle covers. One of my exterior door frames has soft wood and needs repairing even though the paint is only a few years old and looks new. This is the reason for getting an inspection from someone so thorough. Some people are going to miss this. It will need to be addressed in closing if found or if missed will affect the home in the near future. Finding this issue now gives me the time to repair it. If you're buying or selling a home you can get someone who will check off boxes or someone detailed and knowledgeable. Most buyers are going to spend the extra money and get someone professional. As a seller, you're going to want that same level of competence to address issues early, even it deficiencies are ultimately found. Money well spent.

In addition to all the regular housecleaning stuff (bathrooms, vacuuming, mopping, etc.), they did heavy duty things like wiping out all the kitchen and bathroom cabinets, cleaning the blinds, wiping out the fridge and microwave, and cleaning the inside of the oven (I sprayed it the night before). They're very thorough and super quick! My completely empty two bedroom + two bathroom 1300sf place was finished in only about 90 minutes.
