I have a house in Swampscott that had recently shown signs of leaking through a bedroom ceiling and…read morewall, which I had someone "fix" in Spring 2022. I called and scheduled a roof repair with a contractor and they never showed up, so after leaving messages with a variety of roofing companies, I got a call back from Manny at Delarosa Construction and Design. Manny set up an appointment date and time and came to the house to perform a roof repair above the leaking bedroom. In the process of completing that work, he showed me photos of the roof and the dormers which had signs of wear/tear and needed attention. Some of the shingles had blown off from recent high velocity winds and the house was at risk for further leak damage in the attic. I was thinking that I could make periodic repairs as needed rather than replace the roofing, but Manny suggested that I look at replacing the whole roof and provided me a very reasonable estimate!! He looked at the local weather reports and set up a day where skies were blue and the temperature was unseasonably mild (50's in January?), a fantastic plan. The Delarosa Construction and Design crew showed up early on Monday and replaced the roofing in one day; when I came back to the house in the late afternoon, the crew was cleaning up and walking around the yard with a huge magnet making sure that no nails or debris were left behind, just as Manny had described with the estimate. Within an hour of getting home, I was sent photos of the preparations and work being done to install the roof, along with a call-back checking in with me personally to see if I was happy with the quality of the workmanship. This company is serious about the quality of their work and the level of customer-services that they provide. I will surely be looking to Delarosa Construction and Design in the near future to take care of other jobs and get the house back in beautiful shape!!

CJM Builders built my custom home 13 years ago. Our first issue was with their plumber, we kept…read morehaving connections break and floods. After WE did the research we found out that the plumbers did not use the correct clamping tool for the pek lines. When brought to the plumbers attention (Chuck's brother Dave) he was unaware that a specific clamping tool was needed! How is that even possible? We ultimately hired a different plumber to resolve the issue (yes, WE had to pay to correct our builders mistake). Next was the heating system, again Chuck's brother Dave (CJM Plumbers). Another issue WE had to pay another HVAC person to correct. Wrong placement of system to cover the second floor. We had to add a third system to adequately heat the second floor. Fast forward to today, we decided to add crown moldings, wainscoting and change paint colors. Dark colors are not forgiving to wall errors like lighter paints. Low and behold what do we see, tons of screws that were not "sunk" in the wall board as they should have been, not to mention literal "waves" in the walls that should never have been. Don't tell me that Chuck and Brian did not notice this, they were just happy that we did not before our warranty expired. If you are looking for a "quality" builder that uses quality subcontractors, keep looking.

The biggest centerpiece of the job being a full kitchen/dining room renovation, but also including fixing up a porch, half-bathroom, and installing a new custom-sized basement exterior door. Jim and his crew were great to work with. He was a very thoughtful planner, always thinking of little things to make our designs better (ex: "What if we extended the wainscoting around the corner to carry the flow?" and "We should use a larger handle on this cabinet so that it doesn't put stress on the wood.") He definitely has an eye for detail. He ran a tight ship, making sure that his crew cleaned up at the end of the day and organized all of their tools, as we were living in the house during the project and the last thing we wanted was a messy and hazardous area. Would definitely recommend to others.

John's a wonderful problem solver and a pleasure to work with. The one exception that I should mention is his electrician. DO NOT work with Jack McCurdy. Every other sub was wonderful, but ask John to use a different electrician. McCurdy consistently underbid the work then hit us with huge change orders later. The worst was when he promised to wire all the cabinets for task lighting, then later claimed that he didn't know about half of the cabinets in the kitchen (when he had all the same drawings as the other subs). But that was the only negative experience in an otherwise wonderful project.
