I one--time made a mistake to let price win out of what I knew would be a sure thing. In the end, Marco did the work when the first contractor turned out to be incompetent. When meeting with us, he was able to assess the project and take charge of it, making insightful recommendations along the way to help improve what we had in mind and also make it more affordable by making alternate suggestions. He was able to assist with everything from permitting to the demolishing and the building and provided timely updates along the way, with full disclosure. If they ran into a snag, he'd let us know immediately and was able to hold our hand through the process. Victor is very patient, cooperative and kind. I'm kind of a lot, and he did a great job of putting up with me. We experienced a number of setbacks and delays because I insisted on very specific materials for certain things, and he was right there with me the whole way, even when we ended up special-ordering shingles from halfway across the country. Victor's team are all highly skilled and take pride in their work. They demolished the old porch, removed all debris, and built us a brand new one. They fixed the siding the old one had messed up. They replaced the gutters with new ones. They patched up the newly-exposed part of the chimney. Every last detail. I also didn't have to hassle Victor to get a permit; he just did it. Which is such a baseline expectation it shouldn't make him stand out amongst his competition. Sadly, it very much does. Whenever you take on a home remodeling project like this, you have a picture in your mind of what you want. For this project, we had really specific ideas, a mix of old and new, materials and techniques. Which is normal. And it never turns out that way. Not once in all the renovation and rebuilding projects I've done over the years. Reality just doesn't live up to imagination. So I don't know how to put this in terms that will communicate how rare and remarkable it is. Our porch is exactly right. It is exactly what we wanted, and looks exactly how we imagined it. Ian took the time to talk on the phone when I first reached out about the project and the scope of work. He even reviewed some drawings I had done of the space and pointed out some things to think about for the layout (such as if we moved the fridge, we'd have to make sure we could access a water line for the ice maker). Ian met with us at the house to talk about the project, and we engaged Ian and IDR shortly thereafter. All told, the renovation took about 4 weeks, which was a great timeline and we are very pleased with how it came out. The…read morehome was left in pretty bad shape by the previous owners of 30 years, and the scope of work was extensive and daunting: gut and reno of a dated, compact bathroom; refinish of three wallpaper and horse hair plaster bedrooms; refinish worn hardwood floors; creation of custom laundry closet; new heating and hot water system; construction of new egresses; installation of new windows; etc. We loved his subcontractors. We purchased several natural stones for our bathroom renovation, and Carlos installed them with great care. He took the time to hand select individual pieces of stone from the 1' x 1' mesh to finish the edges of our walk-in shower. And Fred, Dave's plumber, is a gem. It's obvious he takes great pride in his work, and it really came through in the installation of the new heat and hot water systems in the basement. He even took the time to point out and explain some of the home's plumbing history (e.g. down spout for the old ice box!) We really enjoyed working with Dave. We gave him a high level vision of what we wanted, and he knew how to execute. This is our first home--first purchase and first renovation--and there were numerous times I thought to myself, "I'm not sure if we could've made it without Dave". He was timely, considerate, and always available. He gave us great recommendations for paints, fixtures, and accessories. Leader was a little more expensive than some bids we got, but I honestly think when changing the face of your house, you get what you pay for. Leader dealt with the City, the permits, the architect, and managed every detail of the project. Lauren dealt with permits and the front end of the project (because I knew nothing when we started all this), and Kaitlyn (construction manager) managed all the contractors and worked with us to deal with contingencies as they arose. We replaced the windows and door on the front of the house. We excavated 14,000 pounds of concrete stairs (layered for over 100 years), we replaced the siding on the front. We had roofers and electricians to deal with. The carpenters that built the porch (Zenon!!!) were masterful and executed the architectural plans perfectly. The structure and roof were completed in 6 weeks start to finish. I appreciate how communicative Leader is, I appreciate how carefully and neatly their contractors worked, I appreciate that every single person who worked on our property was incredibly professional. We absolutely adore our porch. It looks like a totally different house. We couldn't be more pleased with the work of this excellent company.

Since we didn't (gasp) and perhaps because our initial estimate was lower than their over the phone estimate, they didn't even bother offering to come out to give an estimate. I guess our money is not good enough for these people.
