Besser Renovation was installing a new roof at my next-door neighbor's house when -- surprise! -- a…read moregenerous amount of old shingles and wood debris came flying into my yard. After bringing it to their attention, they promptly came over and cleaned up the mess. Problem solved? Not quite. Later that day, I discovered my AC wasn't working. Turns out some of that flying debris had hit the outdoor unit. I had to call an HVAC technician, who confirmed that the outer shell was dented. Thankfully, it was a "simple" fix -- just some rebending of the frame -- but it still cost me $100. Naturally, I reached out to Mitchell Besser to ask for reimbursement, given that the damage was clearly caused by his crew's carelessness. And guess what? He refused. So, if you enjoy paying out of pocket for repairs caused by other people's negligence, Besser Renovation might just be the perfect contractor for you. Hire at your own risk.

I cannot recommend a company this evasive and so lacking in transparency, so I urge folks to look elsewhere. We purchased a house in April with an entirely new roof replaced by Besser as part of closing. We had no say in the company. The only record of their workmanship warranty was a screenshot of an email from one of the owners mentioning it lasted 7 years and had no documentation. The timeline of my interactions with Besser: - July 8th (Hurricane Beryl hits Houston): We wake up to a leak on the edge of our skylight that damaged the drywall. I emailed asking to be put on the schedule, understanding I would take low priority due to it only being one leak. I send a picture of the leak and the original invoice for reference. - July 18: I sent a quick follow-up having heard nothing. - July 19: Jennifer emails apologizing for the delay and that I could not be put on the schedule for a few weeks, but to let her know if I was still interested, and we could look for availability. I reply immediately and say I'm still interested, because I believe the damage could fall under the warranty. This was the first time I mentioned the warranty. - July 29: I have not heard back so I send another email to check in. She responds, apologizing, and saying she might be able to get a crew out that week. I said that's great and ask when can I expect them. Crickets. - August 8: I call Jennifer's number and Besser's main number, leaving a message. No response from either. - August 12: I email asking when we can be put on the schedule, even if it's three weeks from now. I just need something to plan on and get this project going now over a month from first contact. I call Besser's main line. No one picks up and no one calls back. - August 13: I call Besser twice and no one picks up. - August 14: I send a follow up email. She responds she's doing her best to get me on the schedule, but the damage isn't covered by the warranty since they didn't replace the skylight. She also needs to get her interiors guy's availability. This is the first I've heard that this warranty is not viable and I tell her I'm skeptical about that, because of the leak's position. But, I take it as progress and tell her I'll work on getting a second opinion's evaluation while she continues to work on scheduling her team. That same day I call WABO Roofing and, in stark contrast to Besser, were at my house in two hours after my initial call. They presented photos, took a video, and an estimate detailing how the intense winds lifted the shingles and exposed the flashing to rain due to a lack of sealant. August 27: By now, Besser had still not reached out to me. I forwarded the visuals given to me by WABO and explain how no damage was done to the skylight and the water came in beneath it. Since Besser redid the flashing, it was sensical this could fall under the warranty. I asked them to advise on next steps. Jennifer responds and disagrees that the evidence is sufficient, but more importantly, the "directional rain with 100+ mph wind during the hurricane...[voided] any workmanship warranty the previous homeowner had". Frankly, this is understandable. Beryl was a monster. What's not understandable is why they didn't mention the warranty was voided on July 19th when I first brought it up. They knew the damage was from Hurricane Beryl, so why not mention hurricanes void workmanship? Better yet, have a basic one-sheet document disclaiming what does and doesn't fall under the warranty. This is bare minimum business etiquette and know-how for streamlining communication and positive customer experience. I wouldn't have had to even contact them in the first place if they prepared basic documentation. I can't stress how seven weeks of chasing them down with nothing to show for it has left me feeling so exhausted and defeated. Being a first-time homeowner, I try to reframe every hard time as a learning experience. Unfortunately, I learned a lot with Besser.

They actually answered and arranged the appointment via text around 9pm, which totally surprised us. In a good way. Most places wouldn't even bother responding that late. The owner was pleasant, responsive, and got us connected right away. It was such a relief to have someone reliable handle the referral quickly. 5 stars all the way. Which were the two spot I pointed him to as the worst in the house but were absolutely not the only affected areas. Something I brought up to later on which he turned into a "miscommunication" on my part. No Anthony. There's no miscommunication about you not doing a job you were paid for. Unfortunately our landlord then turned around and hired Anthony to do the retesting during remediation and Anthony suggested a remediation company that did not have their license to run a remediation company (see photos) but the quality of their work and complete confusion when asked anything during the process was telling even before online confirmation. Two areas in the living room were written in the report that needed to be addressed by remediation professionals. Day 2 of remediation, we stop by the house to check the mail and to be nosy about the process at the house thus far. They completely missed and didn't do ANYTHING to one of the two areas in the living room even after we asked them why they weren't touching that area (they had no idea they needed too despite the report having it) and when bringing it to Anthony's attention (as well as him not doing any moisture readings or checking any other room or area in the house) he ignored the questions. There was a failed retest that we never got the results from and then a passing one 3 days later showing ZERO counts of black mold. Don't know how that could have been since no fans or dehumidifiers were used at any point. The second round of remediation after the failed attempt, was just one guy cleaning up the mess the first round left behind and him putting a fan in the kitchen with a bag on it that led out the kitchen window (we have cameras dummy) Also, locating and fixing the issue that was causing the mold in that one area until AFTER remediation was completed. The whole house smelling of mold and walls dripping with moisture still when we were allowed back in. I brought all of this up to Anthony and he played dumb but was all too ready to remind me of THCs price points if I wanted him to come back to the property and check things out. I also got the craziest one way-ed non-disparagement release/settlement from their lawyer that I've ever seen. They are insane if they think people should sign that just to get their money back for a job not done in the slightest and give them the power to sue you if they decide some random persons bad review of their business is connected to you in anyway imaginable. I gave multiple options for renegotiating terms and contract modifications that were mutually beneficial and they would not budge a fraction of an inch. Feeling guilty boys?

Yulisa and…read moreJose have been great to work with, they are very responsive and provided me with lots of pictures and updates when the project was underway. This was extremely helpful for me as I live out of state and was trying to monitor and manage the work from afar. Jose explained all the work to us in advance and went over all options with us before we started. They provided a detailed estimated that went over all the work that was found after the roof was inspected. After the project was completed they have been very helpful on follow up items and provided me all the paperwork for my warranty as well as managing the permit with the city that was opened. I would certainly use them again for any future projects.

Jose and Yulisa were quick to respond, show up, give an estimate and once I signed off the estimate, the repair was completed on the first sunny day. Jose said 8:00 and they arrived just before 8:00 to start work. Jose kept me informed through the repair process, the work was done exactly as stated and after their cleanup, you'd never know they were had been there. This is a competent team and I'll be calling them for annual roof inspections.
