The loan officer and loan process to funding was fantastic. I keep recommending my loan officer to anyone looking for a home purchase or even refinance. Guild is very good in this department. After that, it all falls apart from continued servicing to customer service - for all the positive on the loan process, it is erased immediately. First, loan servicIng still sits in the antiquated era of pdf's and paper, as in those are the only 2 formats available. On the website, there is no history, transaction information, no escrow information - beyond a summary page. It is completely ridiculous that this information is unavailable, except through direct request or combing through every single monthly statement. I am not sure that the statement of the CEO on the main web page is accurate - servicing the life of the loan. When all access to information stops, the servicing essentially stops. Second, customer service. On a good day, you get someone who is willing to help but mostly the entirety of the the group is ill informed, impatient and unwilling to offer any sort of resolution beyond, "suck it up buttercup". Ask detailed questions, answers are presented directly from an FAQ. Need further explanation, sorry, not today. Ask for assistance with any facet other than a direct sale of services, good luck. I am not entirely sure if it is the antiquated processes that drive customer service or exceeding pressure to get people off the phones with as little help as possible creating undue stress on the customer service reps. Either way, my 11 year old provides more assurance and help than this lot. Last, proceed with caution. In addition to limiting functional servicing of the loan on the web or with customer service, Guild will sell all your information to 3rd party vendors - from additional refi's to independent insurance agents. Again, they are very streamlined in the sales process - as mentioned about the fantastic loan officer - but they fall completely short on the business as usual servicing of the loan. read more

Extremely unsatisfactory. I was going to leave it alone because in the end, I got my house out of it, but additional events have caused me to spread the word the best I can to warn everyone not to use Guild Mortgage. For one, the communication was absolutely terrible. We were sent over documents at 6PM, told that we had until that night to sign, and were provided no explanation on what the documents were or what we were signing for. My realtor did his best to mediate with Guild, but their lack of communication was absolutely atrocious. Nothing was preemptive with them and everything was last minute. Do not be deceived - when we were deciding on a mortgage company to use, they were helpful and attentive at first. After they felt they had us on the hook, they were negligent and terrible. It took us being ready to walk away from the deal in the last days that they finally got their act together and at least feigned decent customer service again. Second, and what spurred this review on, is that after updating my automatic payments on their loan website 5 business days before next payment, they are now telling me it is going to double withdraw and that I needed to update it 10 business days prior. The first person I spoke to on the phone was extremely unhelpful and uninterested in being of any help at all. I asked to speak to his supervisor, to which he got defensive and said that she would say the same. I told him I would still like to speak to his supervisor anyway. When speaking to her, she did provide alternatives and was more helpful and understanding. However, I shouldn't have to jump through hoops to reach a solution. And still, at the end of it all, there is still no guarantee that it won't double-withdraw. So all in all, as much as I'd like to blame all of it on Seamus, the loan officer we first dealt with, it's very clear that this lack of customer service pervades the entire company - at least in my experience. If you have the option to go through another company, I would STRONGLY suggest it. read more

We would give zero stars if possible!!! We had the worst experience with Guild, specifically Cecilia Barrientos. She was handling the buyers loan for our house and was absolutely the most unprofessional loan officer that we have ever come across. Lack of communication with our agent, bad talking our agent to the buyers and extremely poor grammar are just to name a few. We ended up missing deadlines, had to cancel movers and incurred numerous additional fees thanks to her and her "professionalism ". I have made this experience well known to friends and family and will continue to. Our agent did an amazing job at tying to get answers for us and why things were being delayed but just kept getting the run around. Such a stressful time for us and Cecilia just made all matters worse. We will never use Guild for any services,especially if Cecilia is involved. No consideration , respect or professionalism equals no clients and more referrals elsewhere. Never an apology or anything. Her boss did end up getting involved since she was not communicating promptly and the experience with her was better. Just a heads up! read more

Christopher Cunningham- He did absolutely nothing to help us after our loan officer left us in his hands while on maternity leave. He never communicated with us. I was the one who made repeated calls for updates day after day. He was always " in meetings" or "catching a plane" when he did call it was at the end of the day when nothing can be done just prolonging things, repeatedly asked for documents that we had already submitted. I can go on and on.. we finally closed after 6/7 weeks! DO NOT WORK WITH HIM!! he's very unprofessional and the whole time put us on the back burner. I do want to thank Shelly McAndrews for doing such a great job and taking the time to explain things to us and doing everything that Christopher did not. read more

Shayla's team has done an amazing job of servicing our mortgage. When we bought our house three years ago, all of the team from start to finish communicated well and made us feel comfortable. They did as much of the documentation as they could, leaving us to just follow up with a minimal number of documents to collect. They were all friendly, helpful and very responsive to any questions we had, like what if we wanted to refinance later. We were told it would be no problem, the only thing they asked was we give them a chance to make an offer when we started shopping around. Here we are, three years later and interest rates have dropped enough to start to look into refinancing. As has been a regular feature of servicing our mortgage, folks from Guild contact us from time to time, just to check on us and ask if we have any questions. This time I did have a question, what would it take to look into refinancing. The team jumped right on it and within a week, had an offer that met all of my criteria. This time, the process was even easier, as they already had most of our information. Everything was filed and processed electronically, so even through the COVID19 restrictions, we were able to get everything processed! Thanks to the Guild team, we were able to save over $125 a month on our mortgage, and without extending the term of the loan! I really enjoy feeling like I have a business and personal relationship with the team at Guild. I feel like they care about me as a person, and not just another loan. Jorge and Debbie were fantastic. I took up countless hours of their time with relevant and random irrelevant questions but they gave each of my questions the attention and focus beyond what they deserved. Every call or email received a response within minutes. Sometimes I sent things just to test if they'd really respond and yet, they did, every time! I was so nervous about buying our first house and they quelled every fear, gave total transparency, and were open and honest with even the difficult conversations. I've never had a customer service experience like this....Given, it's not every day you buy a house or make an investment of that magnitude, I'd expect a certain degree of flattery. Veteran buyer beware. My husband qualifies for his VA loan and this was our first home buying experience. We know how the VA home loan works and so when Guild denied us they told us it was because of the VA loans guidelines but that was simply not true. Ether way it was really a terrible experience for us. Guild didn't offer any thing other than misinforming us about the VA's policies and telling us to "come back in a year". How do I know they were not right you might ask, we did our own research with the VA and we went straight away to a different mortgage company and got qualified with our VA home loan the next week. We are in our home now and so thankful we didn't let the experience we had at Guild keep us from getting a home loan. read more

Absolutely incompetent service from Seamus Murphy at Guild Mortgage. Terrible communication through out the whole process until the very end when it unraveled. There was a new law that came out that had a major impact on how we should proceed and me and my wife received zero communication. From this, we ended up losing our house which now has appreciated over $25,000 and we are no longer able to buy. The worst part is the government gave extensions for pending cases (like ours) and he missed the deadline by 6 days. All said and done, it ended up costing us the ability to get a house for next next year or two and at least $25,000. The builder was absolutely disgusted by what happened and said it was way out of the ordinary. I would never, ever, recommend anyone go to Guild...ever! Unless you like crying and doing their job for them while calling other companies and lawyers. Then call Guild. read more

I submitted my complaint to Guild's Corporate Office, and after their investigation, they found that Shayla Gifford's office and Christopher Cunningham's team was, in fact, in VIOLATION OF RESPA REGULATIONS. I did get some satisfaction in the fact that they rectified the situation by refunding the monies that were illegally charged and by issuing an apology letter from the Corporate Office. So, I do appreciate that, and am happy to know that their entire Company has not chosen to disregard the law. I DID NOT; however, receive any kind of apology from Shayla Gifford or Christopher Cunningham, so I can only assume that they do not care about their ILLEGAL PRACTICES!! read more

I just closed a home three weeks ago with Guild and I can't recommend them enough. They were FANTASTIC and helped me get in to a home two years after a short sale. Shayla was very knowledgeable and answered emails promptly and even after hours. Dan was helpful and funny to boot. Christy also helped me at the end and she was a godsend because my mortgage was a bit trickier than most. I am so glad that I was referred to them from my builder. It was an absolute nightmare working with Rachelle and that poor Carla in the office having to put up with that woman and her excuses. I we went atart to finish running around getting what they wanted and getting it again time and time again. They wanted 12 months of utikities we got them 25 and they said we gave them 9 months. We had to go to thier office and teach them how to read statements. They had us running around in circles and never getting anywhere. We were supposed to sign on a Wednesday and didnt. we were supposed to do it Thursday and didnt. We were supposed to close on Friday and didnt. They said there were other people that wanted to close before the end of the month so we could just wait. Now it is Labor Day weekend and supposed to close on tuesday. Guess what we didnt! Now it is wednesday and our agent made arrangements for Rachelle to be at the signing because our agent had a medical procedure she needed to have and Rachelle didnt bother to show up! We were there with the one lady from Western Title and thats it! Our realtor kept calling and Rachelle could even return her calls and emails. By the time Rachelle called our realtor back Rachelle became very unprofessional with our agent and hung up on her. WANT TO KNOW THE WORST OF IT? RACHELLE WAS SUPPOSEDLY HANDLING OUR STUFF AND FROM START TO FINISH WE STILL ONLY KNOW HER FROM HER PICTURE IN HER EMAILS! SHE COUODNT EVEN BOTHER TO BE OF PERSONAL HELP OR EVEN BOTHER TO MEET THE PEOPLE THAT WERE MAKING HER HER PAYCHECK! THE SECOND PART TO THAT IS OUR AGENT RECOMMENDED GUILD AND THEY RUNOVER THERE BUSINESS REFERENCE WITH THE VERY BUS THAT BROUGHT THEM THE BUSINESS IN THE FIRST PLACE! Rachelle and Guild. After meeting with an agent here and having a frustrating experience as I would get calls afterwards saying the information given to me was wrong and many hidden fees were being added, I decided to go with a different company who offered a much lower rate without many of the added fees. The agent from guild then called the listing agent of the house I was buying to complain about me, which had the listing agent and seller questioning my commitment in buying my home. Fortunately everything went great with my new lender and we were able to more past this speed bump. I find the behavior of this particular agent very unprofessional as anyone would naturally go with a lower interest rate, and would not recommend going with this particular agent, as his unnecessary behavior almost cost me getting my house. read more
