Guild Mortgage excels at personalized service and thoroughly explaining products to its customers. They'll do whatever is required to get your business... which cuts both ways, because it also seems that they WILL do a 360 after your initial usefulness runs dry and sell your information to get even more $$. While our beginning interactions with the actual loan officer ran smoothly (and we were riding the momentum of being pretty excited), Guild Mortgage is deficient in the paperwork/record keeping/coordination portion of the transaction (as in, the morning you're going in to physically sign any paperwork, a representative will email you to ask you if you're SURE you work for the company you said you work for and ask you to send an email from your corporate account as proof) and, unfortunately, as a special parting gift to you, they bookend the experience by placing your name and information on 14810485820 spam mailing lists (both email and snail mail) which, in this era, is totally unacceptable and tone deaf. Example: it's been about 2 years since I've been in contact with them, but today I received an email saying I've been "set up with Hombot", as if they're doing me an awesome favor (sigh, it has "bot" in the name). Talk about selling out your customers. Not cool. read more

We closed on a home in Dec. 2017. This was an amazing group of people to work with. Steven Fujita was our primary loan officer and he was extremely easy to work with. The most important factor is that he was very responsive to our questions and thorough in his explanation of things. One of us was a first time homebuyer and he walked us both through each step of the way. They were very transparent about all costs and fees, which was nice. Steven Fujita and Jason Ramos were there for us through every panic attack, every late evening question, every weekend meeting because of my funky work schedule, and most importantly still there for us as questions still come up. Our best interest was looked out for at every step and we received a great mortgage on an absolutely gorgeous house. Living in a tiny rent house in Ballard with nearly every window looking directly into either someone else's window or a wall, I didn't think in such a short time we'd be sitting on our large front porch looking out at The Cascade Mountains. It was a lot of work, a lot of stress (buying houses in this region is nuts!), and one giant situation of jumping off the proverbial cliff and hoping for the best, but we wouldn't be where we are now with RPM Mortgage. TLDR; absolutely horrible, stressful experience. We picked Guild because we had a specific program we wanted to apply for (HomeChoice) and only some loan officers are certified to work with that program. Our loan officer didn't answer emails or phone calls, we had no idea what was going on during the process (to which we were brand new but still nothing was explained). On the rare occasion we got a call back or an email reply, the response was usually in a condescending tone. I should have known from the first in-person meeting (to figure out closing costs and all the important numbers) which mostly consisted of her scribbling math on pieces of scrap paper, explaining it really quickly, and ended with us leaving with only a mild hope she knew what she was doing and we might end up with a house... maybe. Days and weeks went by with no updates, we had no idea what was going on behind the scenes, if anything. Turns out nothing was going on. The closing date was noted in multiple documents, including the purchase and sale agreement, and also mentioned repeatedly by us in emails. A closing date is kind of a big deal in real estate transactions, wouldn't you think? But when our real estate agent called her a week before closing asking for an update, the loan officer acted totally surprised and now burdened because there was so much to do in so little time. Consequently, everything happened at the very last minute and only because we contacted the branch manager and asked him to intervene since she was totally unresponsive. In addition to not paying attention to closing date, despite repeated reminders of San Juan County's 1% Land Bank Tax (due at closing), it was still left off of our Good Faith Estimate. Since it was their omission Guild had to pay for it-- thank goodness for the consumer protections in place. If you're in zero hurry to close and don't mind a lack of updates or responses to questions, Guild is a fine choice. If you're a first-time home buyer and want your loan officer to actually pay attention to your (kind of a big deal) closing and get things done correctly and on time, definitely look elsewhere! read more

I had the opportunity to work with Steven Fujita recently on my refi and I have to say the service and experience was great. I had been looking for a good opportunity to refinance and take advantage of lower interest rates. In the past, I've shied away from other refis because the mortgage broker would hand me a stack of documents and basically said "fill this out, then come back to me later". In those instances it felt like they were far more interested in an easy paycheck than taking care of a customer -- what if I had questions? What if I was unsure if a 30 year vs a 15 year was better suited for me? Luckily, on recommendation I contacted RPM and Steven and am happy to say that my dealings with him were the complete opposite! Steven was informative and always kept in contact for any relevant happenings. He was able to explain the market and kept expectations in line with how to proceed. I'm also a person that prefers to be as hands off as possible (heck, aren't we all too busy at work during the day to be tied into non-business phone calls, etc?) and Steven was respectful of that -- he answered emails when I wrote to him in email, he responded to texts when I texted and he called me only when necessary. I appreciate his style and ability to accommodate a customer's preferred method of communication. When we met up in person to go over the mortgage details, he demonstrated a strong depth of knowledge and was very open and frank about all the questions I had. I can't recommend the experience enough - the whole process from start to finish lasted less than 40 days and delivered on all fronts. read more

I went through RPM mortgage for my first home loan (about 8 months ago). They have been fantastic. It's a bit of an intimidating process to get your first mortgage, but RPM made sure I knew my options and felt comfortable and prepared every step of the way. I first had a meeting with Rob Berg at their office so I got to know who I would be working with as well as have a chance to ask all my questions. From there on Rob, Tina, and their entire team were great with e-mail and phone contact. I always felt up to date on what was going on (even if at times it was just a waiting process) and I always felt like I knew what was expected from me and when. There weren't any delays in my home loan and everything was handled fast and efficiently. I've also gone through them for my refinance which they were fantastic about, and again very helpful to answer all my questions and making sure I felt good about the next steps. Wow, where do I start? My husband and I were first time home-buyers, and our lease was up at the end of February when we made an offer on our townhome at the end of January. Thirty days was so little time to close on a home given that we hadn't even gone through the pre-approval process at that point! We worked with Keith and Jason, and they were absolutely amazing. They patiently explained every step of the process to us and emailed us at all hours of the night following up and making sure that all of our documents got to the underwriters and were processed in a timely manner. In addition, I really felt like Keith and Jason CARED about us and were very excited about our first home purchase. Guild salvaged our loan from Bank of America and got us the conventional loan we wanted when Bank of America could not. 30 days into a 60 day close, they took over our loan and helped us close early within 3 weeks of the switch - they were SO easy to work with compared to B of A and kept us posted with the process. Bryan Wiley was extremely knowledgeable and helped us secure a great interest rate and make the best use of our closing credits. Their fees may be slightly higher than Bank of Americas', but it was worth it because they were so much easier to work with and always available to answer our questions. All the staff at Guild Mortgage is exceptionally friendly and very knowledgeable. We were recommended to them by a real estate agent. This was a mistake. Summed up politely: Please, look else where for loan! Save your self a terrible experience! We started looking for houses seriously a couple of months ago. Our prior real estate agent suggested us: Guild Mortgage. We called the mortgage agent she/he suggested. Overall the staff is knowledgeable and friendly. We set up an interview to "interview them." We couldn't get straight answers from her. She kept dodging questions we asked her. She wasn't listening to us either. She kept pushing programs to bring them income. Like fools we agreed to go with her. At the meeting we skimmed all the paper work. All it requested was to get a loan quote. Nothing more. Meeting finished we left. As the days turned to weeks she kept contacting me "frequently" through phone and e-mail regarding their "promotions". (Which we felt was a waist of time and money.) By the end of the second month we found a house we wanted to put a bid on. We called the mortgage agent asked her about the next set of steps. Without our permission she sent the quote off to underwriting to get it approved. When we started signing the documents for the house we realized it was a mistake as all we asked for was a loan quote. We decided to cancel the bid on the current house and look for another. We immediately terminated our business with Guild Mortgage. The loan agent was frustrated, annoyed and we had to raise our voice to request her to stop. Please don't do business with this company. We didn't have the best experience with them. read more

This review is long overdue. We had not bought a house in over 20 years and had never used a mortgage broker before. We thought it was safer to use our local bank. Were we wrong. RPM came through for us and helped us close the deal on our dream retirement home. In July 2015, we found a fixer-upper in a nice neighborhood that we wanted to fix up and retire in. It was for-sale-by-owner and as-is. We paid for our own inspection and made an offer. The seller accepted. We went to a local bank recommended by friends, thinking that was the safest and fastest route. The bank gave us a published interest rate, not the best, but acceptable. We told the bank upfront that it was an "as-is" sale and for-sale-by-owner so it might take longer. The loan officer said no problem and locked our rate at 30-day. Then the problem began. The appraiser hired by the bank forced us to give her a copy of the inspection report instead of coming up with her own assessment. At the end, she basically copied the inspection report word-by-word and gave us a list of things to fix before she would approve the appraisal and the sale. For her minimal effort, we had to pay her $500, more expensive than the inspector who actually made all the findings. It took the seller and us over 30 days to fix all the items to the appraiser's satisfaction. By that time, the rate lock had expired and the bank wanted $3200 "relock fee" even though the interest rate had gone down during that 30-day period. Plus they wanted us to pay the same appraiser $150 for re-inspection. The loan officer did nothing for us and just basically gave us the standard lines. Out of desperation, we Yelped and found RPM/Mortgage Reel. We gave Steven Fujita a call and we then realized what "real customer service" is. Steven is very personable, very responsive and knows the mortgage business really well. He gave us a better rate and came up with some cash incentives to reduce our closing cost. Jason Ramos was also excellent in keeping us up-to-date on the whole process. They went to bat for us for every issue that came up. We felt like they were family. We were in another state during this whole process and Steven and Jason did everything for us and found a local agent for the signing. We did not even have to leave our house. Thank you RPM. You saved us a lot of stress and helped us close the deal. If you are looking for a mortgage, do yourself a favor: go straight to RPM and don't bother with your local bank. read more

Stay away from Guild Mortgage. The initial employees we worked with and the loan originator were great. However once things moved up the ladder it became obvious these people were incompetent. They requested the same documents multiple times, there were numerous mistakes in our file and they were completely slow about everything. On top of all this, we were completely misled and basically lied to about being able to close on time. During the closing process we did everything they asked as quickly as possible. We were repeatedly told we were completely on track to close on time. Our realtor asked 4 days before closing do we need an extension and was told no. Needless to say they completely dropped the ball and we missed our close date. The day we missed our closing date, we were told there were 24 other loan files that were also passed due and they were doing the best they could. Either they really don't care or they are just that bad at their jobs. read more

I called him two years ago to try and get this process started, but after he tried every avenue, it was clear that my husband and I still had some work to do to get our paperwork in order. He gave us the clear plan to make that happen, and for the last year and a half we followed his advice and sure enough, we were able to get pre approved and we now have the house of our dreams. Jason never once acted as a salesman. He was super human and at our level, he felt more like a super knowledgeable friend instead of being out for his best interest. I honestly cannot say enough about him as a person as well as a professional. I would recommend and refer ANYONE to RPM, especially the people in my life that I love the most, as I would trust them in his hands, as well as the others at RPM that Jason connected us with. I had initially originated my loan with guild mortgage through a referral from a real estate agent.....first bad idea. They always seemed to be pushing one type of loan, FHA, even though I met the usda guidelines and could have likely closed. Due to some time constraints I agreed and went fairly well with the exception of a lot of follow up on my part. Fast forward six months, wanted to get rid of my mip or reduce it through an FHA streamline, first day I called, said they'd get right back to me regarding next steps....waited three days called them, got some info, stated they would run some numbers to see what options I have as I requested the numbers for 3-5-7 arm, as well as the streamline option. 1 day, 2 days, called on the third, 4 days, called 4 times, emailed a processor and the lo, finally get an email, then a call on the 6th day, then stated he would run a restore report the next morning, friday and get back to me. 1 day, 2 days, you get the idea, so after pulling my credit and wasting three and a half weeks I had no answers, no application, nothing. Their follow up and ownership are a joke, their rationale for the product they push and insights, equally bad. Unless you want to just sit around and waste time and drop your score, they aren't worth your time or effort. read more
