    Here was Emily's response to my third refund request on June 5. It's now June 9, and I have not heard back from her...

    I am really disappointed in this service and would not recommend this business to anyone. The idea of having someone assist with your Airbnb rental is brilliant and I had high hopes for Guesthop. Here are the facts: 1. Monday, May 16 - I signed up on their website for a check in & cleaning and paid $108. I was leaving the country on Tuesday morning, May 24 so I was hoping to wrap everything up by Friday, May 20. 2. Wednesday, May 18 - I was not contacted by anyone and felt my payment went into a black hole so I reached out to Daniel who told me that Emily would be my point of contact and copied her on the email. (I had Daniel's email from a previous conversation where he told me to just book online) 3. Friday, May 20 - I do not hear back from anyone and was getting nervous since I was leaving the on May 24. Instructions and keys needed to be exchanged but no one ever got back to me so I sent another email. Emily calls back in ten minutes and explains that she had a crazy week. I let her know that I was not comfortable with using her service and requested a refund since nothing had started yet. Emily agreed. I requested for Emily to send me an email stating that she agreed to a refund but she never did so I sent a follow up email. 4. Saturday, May 21 - Emily replies and said that she would process the refund later that day. 5. I leave for my trip and forget about my refund until today, June 5. When I logged into paypal, I see that a refund still has not been issued. I am still out of the country so I sent Emily another email on the status of my refund. I will update my review when I hear back. ** June 5 - Emily replied right away so I'm hopeful. See pic** **Ok, it's June 9 now and no response** Frustrated and disappointed, I am sharing my experience here on yelp to let you decide if you would like this business to represent your Airbnb. I chose to receive a refund because I did not want to worry about my rental while I was away. Unfortunately, I am having to deal with the exact service that was supposed to make my life easier - 15 days to process a simple refund via paypal is unacceptable. Having to write this review and request a refund for the third time while on vacation is just outrageous.

Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.
