I was impressed and had a good first impression. Within a couple of days, Mike came out to my house for a free consultation and explained to me exactly where he would be installing the fan housing, PVC pipes, and drilling the holes to connect and vent out the air underneath our cement foundation. My sump pump would also be properly sealed. He also explained to me the correct way to do it in regards to industry and IL standards and I was very impressed with his attention-to-detail and straight-forward, "no BS" approach. The whole process went smoothly as Mike was busy with the basement work and Chris was busy with the work on the exterior of my house. A good way to divide things up! The work they did was quite professional and their workmanship exceeded my expectations! (I even noticed Chris using an I-beam level to perfectly balance the quality radon fan they installed on the exterior of the siding and everything was weatherproofed sufficiently with a clear sealer!) The whole job took roughly 5 hours and they cleaned up afterwards. Mike explained to me what to pay attention to down the line, even weatherproofed an old, exterior no-use hole and removed an old aluminum foil tubing connected to that hole. My U-Tube Manometer measured a good amount of suction at 1.75 inch WC. Fast forward 72 hours later and my EPA-approved continuous monitoring device now shows a negligible 0.6 pCi/L radon reading as of Sunday! (well below the EPA's 4.0 pCi/L action level and the WHO's 2.7 pCi/L action level) So as I'm writing this....Mission Accomplished is my conclusion. I have never been so excited to write a review about the most unglamorous $2500 I've ever spent. We signed a contract on a home in September, and during the inspection we also did a radon test. The levels in the basement, and above the crawl space, were both about 9.0 pcil. The "standard" or "acceptable" level by the EPA is 4.0 - that's the long story short without getting all scientific. I decided to get my own quote, and I contacted 3 different companies. One company never responded, one company did quote me slightly less than Guardian, but they were unable to promise the needed results due to the tiny crawl space. Guardian, on the other hand, gave me a quote and made me feel confident that they could do the job, and do the job right. From the start, Mary Ann was friendly and professional. Scheduling the estimate was easy, and she later walked me through the estimate by each line item to explain all of the fan and suction point jeeba-jubba of the mitigation system. Chris and his team (I think there were 3 guys working on our home altogether) were equally amazing. They showed up bright and early and had the job done in a few hours. They didn't make much noise and cleaned up before they left. By the time my husband got home, it was as if they were never even there (except the presence of a new mitigation system). We received the results of our re-tests today, and I'm happy to report that our levels are now 1.2 (basement) and .9 (crawl space). Yay! My experience with Guardian Radon Mitigation was a very positive one. We were in the process of trying to purchase a home and during the inspection elevated Radon levels were found. I asked around to some of my trusted sources I was referred to Guardian. After speaking with Mary Anne I felt very comfortable that this was the correct company for us. WOW! Wasn't expecting much, but they responded quickly and with a great price, way lower than I was expecting after doing my homework. After the install everything looks clean and neat, some of my neighbors have ugly white PVC pipes strapped to the side of their houses, but mine just looks like another gutter drain in the corner, the color even matches my siding! Very nice people, explained everything and even replaced my sump cover which was a loose scrap of metal with a caulked and sealed replacement at no extra charge. Would HIGHLY recommend. We tested our basement and found we had a 5.4 radon level. I called and talked to the state EPA radon inspector to see if that level which was above the maximum level recommended of 4.0 was a major concern. He shared that he felt the 4.0 level was too high. I obtained a list of licensed radon remediation contractors and from that list contacted Guardian Radon Mitigation. I talked to Mary Anne and found that her husband Chris was a licensed electrician as well as a licensed radon mitigation contractor. I also found that the company had been in business for quite a while and that their workers were all licensed to mitigate radon. This is not required. Our home is nine years old and has the plumbing already done for a radon mitigation system. Chris and one of his employees came over and installed a continuously running fan in the attic, sealed the major cracks in the basement and crawl space and installed a system that monitors if the system is working. This took less than three hours and they did an excellent job of cleaning up. The following week we had the radon levels tested by a certified radon testing company that uses electronic hourly monitoring to determine radon levels. Our basement dropped from 5.4 to 0.6 and upstairs to a 0.3. As you can see the results show the system works quite well. The cost of the work to mitigate was $800 and was well worth it. This company is top-notch! During the inspection process on a real estate purchase, the radon levels came back elevated. In order to negotiate an appropriate closing credit, we needed an estimate on the cost of installing a mitigation system. Of the several radon mitigation companies we contacted to get a quote on a mitigation system, Chris from Guardian was the only contractor that took the time to give us an estimate. His estimate was thorough and accounted for all costs. As soon as we closed on the property, we scheduled an appointment for the installation of our mitigation system. Chris was easy to work with, scheduling was a breeze, and he arrived right on time. The installation was flawless, and Chris was a pro at minimizing the appearance of the mitigation system on the exterior of the house. Chris educated us thoroughly on the system, and our radon re-test confirmed that our mitigation system is working great. A couple of months after our installation we had an area that needed to be recaulked, and Chris came out immediately to remedy that for us.
