A quaint place with great value. You'd be hard pressed to find a better experience at this price point. The rooms are clean and comfortable with plenty of space; we stayed in the bay window room and found it delightful. Convenient access to bus routes and very central. The hosts are pleasant and accommodating. read more

Such a cute place at a reasonable price and very central to many of the popular tourist spots in San Francisco. Stayed in 2 separate rooms and both were exactly what we needed. Beds were comfy and bathroom showers were delightful. Azizi was the host and she was very pleasant throughout our stay. Would stay again in the future! read more

It's extremely basic. And very good. It would be fun to compare this to a $600 per night SF hotel - I bet the pricy one isn't measurably better. Excellent location, right by Alamo Square, lower Haight, panhandle, Fillmore, Hayes valley, and more. Highly recommend. read more

My wife and i stayed there in early June, 2025. The hotel was clean, the staff friendly. The room was very clean and the beds fresh and comfortable. BUT... there was no storage anywhere! NO dresser, NO desk, NO closet. Just a broken armoir where there was no clothes rod, just 2 hooks, and the drawer at the bottom was broken and falls off when you try to open it. We had our clothes draped over chairs and our luggage on luggage racks. It was terribly inconvenient and annoying. The bathroom was nicely renovated recently - BUT there was No place to put any personal items except along the narrow part of the sink next to the faucett. Also, the windows were just plain dirty, and what could have been a pleasant view was a look through the last 2 years of accumulated dirt. Right location, bad hotel experience. read more

Such a great place in a very convenient location! It was a nice, quiet neighborhood where we had access to so many of the tourist attractions. The rooms were cozy and we were very warmly welcomed by the staff. We really enjoyed our stay here. read more

Amazing hotel in wonderful area. Biren was a wonderful, so helpful and friendly and helped us get settled in during a torrential rainstorm! Room was spacious, clean and mere minutes away from hayes valley hustle and bustle. This is the spot i'll stay in everytime I need a hotel in SF. read more

"Our professional photographer is set for our family photo shoot. Please be there at 10AM!" Messaged my sister to the fambam. I thought, "PSH. There's no way in hell we can make it to SF from SJ at ten in the morning!" I love and hate San Francisco. There are so many things to do, people to see, places to go. On the other hand, it's congested with traffic and freakin' parking S U U U U U C C C C C C K K K K K K S S S. So I searched on Orbitz for a hotel we could stay overnight. I was attracted to Grove Inn cuz: 1) it was a B&B and I'm a sucker for complimentary breakfast; 2) it wasn't ridiculously priced like the other hotels in the city, just under $200/night for a room with two standard beds; and 3) it looked pretty decent from the pics online. Then I double-checked on Yelp to make sure it was legit and - voila! - I booked a room for one night with 2 adults 1 child. Our room was lovely! The bedding was warm and cozy. The bed was comfortable while I scored my students' writing assessments. The free wifi was a plus since I had to work on report cards. I wish there was a desk where I could work, though. The 32-inch TV with many cable channels kept my superhero princess and partner-in-crime occupied. OH and the shower?!?! How do I even describe this mind-blowing shower?!?! The showerhead was some kind of a high pressure and high flow spray! I wanted to take a shower forever! There was also a detachable hand held showerhead that my toddler enjoyed. Unfortunately, this B&B doesn't have a parking lot or garage for their guests. Luckily we found parking across the street. Since we didn't want to move the car, we just walked four blocks to have dinner at Little Star Pizza. Yes, we walked with a four-year-old. And right after she had just let all her energy out at the playground structure in Alamo Square. We considered calling Uber for a ride after a few tantrums, but decided against it. After all, it was the perfect time to teach determination and persistence to a toddler. The complimentary breakfast included a lot of carbs - pastries, bagels, and other baked breads. There were also hard boiled eggs, cereal, oatmeal, banana/apple/oranges, as well as tea, coffee, and milk. I usually just have fruit for breakfast, so I got excited seeing all these wonderful things! I had to try ALL the breads and pastries! They were yummy! Staying overnight in SF was such a great idea! I'm a freakin' genius! It sure beat the hassle of driving to San Jose to San Francisco so early in the morning. It's stressful enough just to drive in SF! At least we were able to cut down our stress in half when we stayed for one night at Grove Inn. read more

Grove Inn - Great B&B for a one night stay! - Hotels Near Me - San Francisco, California

I was in town for the SF Opera Ring Cycle and a friend recommended this place, a charming little Victorian B&B with no hotel sign so as to blend into the neighborhood. Very good front desk communications prior to arrival and when storing bags. It's a short 10-minute walk from the Civic Center and the Hayes Valley foodie crawl (I walk fast) and felt quite safe at night. It's also 1 block from the 'Postcard Row' and 40 minutes walking to GG Park's De Young Museum (I walked there and took Uber back to save time). Best walking route to GGP is Grove --Steiner --Oak --JFK. Pros: filtered tap water, free fast Wi-Fi, two showerheads (fixed & detachable), high ceiling so the tiny room doesn't feel claustrophobic, free city map. Cons: towels could be softer, no ironing board, no parking lot (but street parking seems plentiful if you don't mind walking a bit... I took Uber.) Breakfast consists of only bread, hard boiled eggs, coffee, orange juice and cereal...but I'm not a breakfast person, so whatever. Would I stay here again next time? YES! read more

On LDW, I stayed at a BNB for the first time! I found the place on a third party booking site, but I booked directly through the hotel website. We wanted to stay in the area because we were going to a show at the Bill Graham and had another event to go to the next morning, rather than drive back and forth between SJ and SF. NOTE: there is no parking here, so we had to park in a different neighborhood and uber over. The location is unmarked, so I had no idea if we were actually there when the driver asked if that was where I was going, LOL. Check in is between 3pm and 10pm, and we got there around 6pm to drop off our stuff before meeting a few friends. The front door was locked...which was a little strange to me, as they knew I had to check in. I had to wait a little bit after knocking / ringing the doorbell for someone to come and open the door. As for our stay, it was not the greatest but not the worst either. This is exactly a no frills kind place and perfect for my stay in the city. The room didn't have a view (we were facing another building), but no complaints there. I was only there for sleep anyway! There's a complimentary breakfast with pastries, cereal, oatmeal, fruit, etc between 7am and 10am I believe. Check out was 11am. I didn't have much interaction with them so no comments as for customer service other than when I checked in/out. I'd definitely stay here again if I needed to be in the city overnight! read more

A charming little B&B around the corner from The Painted Ladies in San Francisco. I learned The Grove Inn had some real groove to it. The high-ceiligned rooms are well-appointed. Small-ish, but you will have everything you need. The morning continental breakfast is really quite good and enough to get you on your way to explore SF. I also commend the staff for working with weary travelers who are dealing with delayed flights. I kept in constant contact with Reservations and was greeted at the front door the second I finally arrived. The building is well-secured and street parking is available. If, however, you stay on the first floor be prepared for A LOT of wooden floor creaking and noise. But that's to be expected from older, Victorian-style homes if you think about it. That a pair of ear plugs came along with the other toiletries was particularly amusing to me. Lol! read more

Clean, nice location, but didn't sleep much because of street noise (buses etc). This place would be great if they double-paned their windows. read more

Thoroughly enjoyed our stay here. Aziza at the front desk is so helpful and friendly and a real sweetheart. She even got us a stand up heater as we were a little chilly. The bedroom was very cozy, the beds very comfortable and we loved the snack basket. The hotel is conveniently located walking distance to restaurants and cafes in a nice quiet neighborhood. Would definitely recommend this place and we hope to visit again soon. read more

This Inn has all the charm and comfort you would expect staying at a real SF Victorian home converted into a B&B. Josh was my first introduction to the Grove Inn by phone. He was extremely helpful with booking rooms and even more so when we arrived. Josh helped with our luggage and gave us all the information we could need for our stay. Definitely would chose this B&B again. read more

It is in a nice and safe location. It feels like your living among the locals. The room is clean. The biggest down side is that there is NO AC. They provide a fan and you can open the window but it may not be enough. They do provide small snacks for breakfast like Fig Bars and other granola bars. The staff is very friendly and accommodating. Each room needs AC. I'd recommend this place. read more

We'd stay here again. I read a lot of the reviews and people were right - breakfast is basic & evening staff wasn't that helpful, but it was in a great location. We'd rather stay in a more neighborhood friendly place than downtown and the Grove Inn is just that. It was walkable to so many great places. We brought our baby and Hannah at the front desk was SO helpful in finding a room that fit our needs. She works M-F in the morning and was the best staff person we had. I appreciated her! We were originally going to stay at an AirBnb, but I'm glad we stayed here instead. It was nice to have our room cleaned, coffee made, and a light breakfast prepared for us. Also, parking was easy! We never had to pay to park around the hotel which is a steal if you know SF. read more

I spent two nights and would happily stay again. The staff was friendly, helpful, and professional from my initial booking through to checkout. My smallish room was just fine for my needs, the bed was comfortable, and everything was clean as a whistle. Of course, the main reason to stay at the Grove is its location, discretely tucked away in a beautiful area that's close to numerous city destinations (especially if you enjoy walking). read more

This has had to be my worst experience ever at a "hotel", it was so bad I made a yelp account to tell the world. I'm so damn angry at this creation. Myself and my 2 best friends planned a wonderful birthday trip at the end of January. The previous day before we left our home we contacted the hotel to notify them of our early flight, for a early check in. The owner stated oh that will be fine thank you for calling us in advance, we will have your room ready when you get here. We arrived at 9 am not to early we thought but not bad. After trying to find this secret mysterious hotel we began knocking at the door with the matching address. With a nice smile he opened the door and welcomed us in. The bread you see in their nice picture, yep still here they got that part right. He then began to tell us that our room was not ready and would not be ready until 3 pm. Oooh Kay is what we said... wtf is what we meant. We asked if we could leave our bags and go adventuring. He pointed at a corner in front of the free map section, and told us oh you can leave them there no one will touch them. Once again oohhkay is what we said wtf is what we thought. Still praying things were better than they seemed we left our bags, we returned at 3. At approximately 2:57 we were here tired from walking the city. Only to find the door locked again. We began to ring the door bells. I state doorbells because there was two one new and one old. No answer was given finally my friend got frustrated and called him, with a slight attitude he opened the door as if we were the ones who had lost our key. We finally check into our room. Baggage service is offered the website states. Barrel of lies! It was not offered, suggested or thought of. His Ass stood there and watched 3 ladies "he man lift" their suit cases up his steep hellish stairs. This was only a 2 day trip we didn't have a lot of luggage but we did all bring our own separate luggage. The room we opened the creaky door to looked like something from a hotel horror film. A crooked painting, the wardrobe from Narnia, scratched end tables, and a nice dusty fan. The bathroom I don't know where those beautiful counter tops I seen online are, but the bathroom had piss on the door, and some type of dried liquid on the upper door. When we asked about canceling, and voiced our complaints we were told it was a 400 dollar fee. So inside the paper thin walls we stayed. Listening to all the conversations being had ,the maid cleaning ,and the bus as it made its rounds. The room did not have its own thermostat. The room was quite cold we had to use our travel blankets to keep warm. The next morning we woke up to speak with our travel agent and iron out the miscommunication and the horrible sight we had seen. The lady Melissa was rude and stated we had never made a complaint and that they would not and could not accommodate us because we had checked in the previous day. She told us who ever we checked in with did not note our unhappiness or complaints and she would not help us. After about a hour of back and forth with the nasty rude woman we gave up to book another hotel (Adagio is amazing btw). Don't go is all I can say this is not that. If you are not used to dirt you will be upset. On the plus side the shower water was hot, yay something good and the floors were vacuumed. Yep won't be back I don't know were these ppl are getting 5 stars from. It didn't deserve the one. Ive attaches pictures I don't know about you but this was not worth 1000 dollars. read more

Very cute and cozy spot to stay in when visiting San Francisco. The location was nice, the hotel itself was nice, made me feel like I was staying in a home away from home and the staff is very friendly. Only complain is the Outdoor noise throughout the day and night from the transit bus. read more

Only stayed one night but I really enjoyed it. Small yet adorable and peaceful room on the first floor. It had everything I could need including ear plugs, I forgot mine, but didn't really need them. Bed was soft and cozy. Staff was very nice and they even granted my early check-in request. I would definitely stay here again. read more

don't book room 3, no air (more than 30 degrees hotter than the hallway), near the stairs, loud all night. Staff said that they knew of the problem and wondered why I booked "THAT" room at FULL price. Breakfast was ok, great location, but AGAIN, watch what room you book or you will not get any sleep and the staff don't seem to care. read more

My lady and I stayed here for 5 days. I definitely enjoyed this hotel, staff were friendly and nice. I booked this inn by accident, but next time I will book it on purpose. Rooms were clean, I was warned about the neighborhood and parking, which neither was a bother. I found parking everyday right on the same street or a street over, not even 2 minutes in walking distance. Considering how expensive San Francisco is, this is definitely a convenient gem, price and location. Coming from NY, I appreciate the parking availability and the safety of the neighborhood. read more

What a magical place! Not only is it esthetically pleasing to the eye, comfortable, clean, nicely priced , it's all in a safe neighborhood! The BIG reason it's magical though is due to the incredible staff. 'Nelson' is simply amazing. My husband was having a big surgery nearby and because of Covid, I wasn't allowed in. I paced the floors of the Grove Inn for 7 hours. I went downstairs and Nelson gave me the best hug and words of encouragement...he got me through it! Although I was alone in SF, I didn't feel it. Azeekia (sorry for the misspelling) and Nelson looked out after me. They were attentive and went that extra mile. I had the pleasure of meeting the owner's father, 'Klaus' He was delightful with his history and stories. He's raised the bar in the service industry and the staff rise to the occasion, effortlessly. Thank you Anna for a spotless room and beautiful smile when I'd pass you in the hall. Thank you Nelson, Azeekia and Hanna for making The Grove Inn truly magical. read more

Easy to book and willing to offer travel agent rate, a not so common offering these days. Host was very welcoming at check in. Rooms were very clean. Loved the shower heads. My daughter and I stayed here and loved it. Real historic San Francisco charm: high ceilings, lovely dining room area with excellent, healthful breakfast, extraordinarily comfortable bed, and nicely remodeled bathroom that accommodates those with disabilities. Mark at the front desk was friendly and helpful. Only downsides: The sink and mirror are in the room itself (probably due to bathroom accommodating a wheelchair), and there is no light over the sink -- which makes putting mascara on your actual eyelashes a challenge. Parking options are also limited to street parking and a garage down on Eddy Street, five blocks down the hill. The hotel is upfront about this, however. We parked in the garage down on Eddy and Fillmore and got a Lyft up the hill. (Lyft drivers are everywhere, so this was no problem.) read more

After reading the two negative reviews of this place, I had to write to at least offer another perspective. In May 2002, I moved to San Francisco barely knowing another soul in this city. I stayed at The Grove Inn for a few days on my own, then my mom joined me for about another week as I started a new job and she helped me look for an apartment. The owner is German, slightly older, and a little gruff, but he was our guardian angel, helping us get around the city, pointing us to grocery stores, shops, and restaurants, constantly checking in on our progress. The rooms are a little threadbare but nicely decorated, homey, and clean. Breakfasts are nice and served to everyone at a large table in the dining room downstairs (at least, this is how it all was six years ago). I was always touched by how kind the owner was and how this place was such a positive transition for me to a new city. Since then, every time I drive by I mean to stop in and say hello and thank you, but never have. Maybe posting this review (for what it's worth, and not at all to dismiss the experiences of the other posters), is another way of doing that. read more

We stayed at the Grove Inn this past weekend. Josh was so helpful. He even showed us how to use Uber for transit. The place was so clean and even though our roon was on the street side it was very quiet. The breakfast is continental with fresh organic bread from a local bakery. Greek yogurt, fresh fruit. The only recommendation would be some hard boiled eggs for those who are gluten and dairy free. Such a wonderful weekend and a beautiful, well decorated place. read more

I booked a room for 2 weeks at this establishment and the owners bent over backwards to make my stay as comfortable as possible. They serve a breakfast starting at 8:00am and when they found out that I couldn't be there that late, they prepared something ahead of time to accommodate me. This is one of the friendliest places that I have ever stayed in. The rooms were clean and the Inn was within walking distance of good food and drink. I highly recommend this Inn to anyone traveling in San Francisco. Be advised that parking is on the street. Great people all around. read more

Clean, good size rooms, friendly people. Nice neighborhood. Great place to stay.

Tried to book a room again. Hello Mr rude. Guess he does not need good word of mouth or business

This place only deserves one star. With 5-star hotels like Mark Hopkins, The Palace Hotel, The Fairmont, The Omni, Mandarin Oriental and others in San Francisco - to give this old dump 5 stars is a disgrace to the Yelp rating system. If you look at the earlier reviews - everybody was giving this joke place one star, until they got some out-of-towner low-class friends or relatives to write 5-star fake reviews for them, which this place simply does not deserve. If you want to listen to the sound of the vacuum cleaner through your paper-thin door and just cannot do any better, then go ahead, torture yourself and stay here, but it is not worth your money. I arrived with a car from South Bay, two women with thick accents told me there is no parking anywhere and they cannot park my car or valet it, that I can only park my car on the street, and that I have to move it around from place to place every 2 hours, otherwise I would get $80-dollar ticket! Are they totally crazy to suggest that I move my car around from one street spot to another every two hours at a 5-star hotel?? They gave me the room downstairs that had an ugly monster bed in the living room - something out of a cheap horror motel decor - the kind that is not even a real bed, but folds out down from the wall. OMG! On top of that, I could not find the bathroom light in the tiny dark bathroom, because it is not anywhere on the wall in any normal familiar place where you would normally look. While I was in the room, calling Mark Hopkins Hotel to hopefully reserve a same-day room to get out of this scary old dump, I heard every conversation, a vacuum cleaner going off, and all kinds of loud noises in my room, coming from the downstairs entry way and the office - imagine sleeping like that in the morning, while they are serving their free breakfast starting at 8 am in the nearby kitchen!!! I am SO glad I had enough quick sense to give them back the room key, to get in my car, and to drive away to The Mark Hopkins Hotel, where for the same price they valeted my car, provided me with a real 5-star quiet suite, and treated me respectfully. With all the fabulous choices of true 5-star hotels in SF, I would never again book a room here. Ever. This really should be a residence, not a B&B, it is not big enough or quiet enough, in my opinion, to be a hotel. read more

Full disclosure: I did not stay at the Grove Inn. I was looking for a room for a Thursday night, to see my nephew in concert at the Independent. When I called asking about availability the person who answered the phone was very brusque, and said to me "we don't do one not, its too much work". I understand when there is a requirement for a minimum number of nights (although I did not see anything about that on the website) but I felt it was really rude to tell a potential guest that they are too much work. It didn't make me feel like I would want to stay there for any nights at all. read more

This is a quaint 1800's Victorian Boarding house that was converted to a Bed and Breakfast and renovated in the 1980's. It is in the Pacific Heights neighborhood. The room was very clean, the bathroom, though small was spotless, and the bed was very comfortable. There is a bus stop right at the corner and the B&B is only 1 block away from Alamo Square. There is parking and you need to make arrangements prior with the owner. The owner Mr. Zimmerman is an extremely sociable person. He has lived in San Francisco since the 1960's and is a wealth of information. He can direct you anywhere you want to go. My experience here was very enjoyable and for the price it does not get any better than this. I will definitely be coming back. read more

Recently stayed at the Grove Inn in Mid-May. Really enjoyed this place. The room, which was a Deluxe Double on the main floor, was lovely. The beds were so comfy and since temps were chilly, warm as well. Josh, the manager, and son of the owners was a font of information, and helped my mom and I with directions, florists, transport and restaurants. I think the one suggestion I would make is in the breakfast arena. I loved the local baked breads, and organic jams. I would suggest adding some boiled eggs for folks who need some additional protein. I would definitely stay here again when I am next in the San Francisco. read more

After being closed for two years for renovations, the Grove Inn has reopened. I just stayed there for a week while attending a conference for work and visiting my daughter who lives nearby. Bus transportation to downtown areas was very convenient -and by car its only 12 miles to the airport. The neighborhood is nice and felt very safe. The proprietor was very helpful and considerate throughout the stay. Rooms are very clean and nicely appointed. Breakfast was European style continental with delicious fresh-baked breads from neighborhood bakeries, fruit, cheese, yogurt and coffee, tea, and juice each morning. Will definitely stay there on future visits and recommend to any who like a bed and breakfast place to stay. read more

We reserved a room with two double beds for two nights, because we thought our daughter would be staying with us. When we arrived at 2pm, we were told that room was unavailable, so he'd give us a single bed room (no bath) along with a double bed room for no extra charge. We agreed, then found our room to be what must be the least desirable room in the place. Although the website says every room has a "sunny bay window", our tiny room had a view of a wall at the far end of a four foot wide slot between two exterior walls. All the fixtures in the bathroom were falling off the wall, and the toilet seat didn't fit the toilet. It turned out our daughter didn't stay with us, so we returned the key to the unused single room, and asked to move to a different room. At least one room was available - we'd seen it cleaned, but he brusquely refused. I guess he figured he already had our money, so there was no reason to be courteous. I asked for a reduction in the price, since we were being charged the full price for our inferior room, but was again told absolutely not. When I told him his website said every room had a "sunny bay window", he adamantly denied it. Breakfast was a large croissant served on a saucer and some bananas and oranges in the middle of the table. Since the bread covered the saucer there was no room to put jam or anything else on the plate. All in all, it was an unpleasant experience, and we won't be back. read more
