VERY nice apartments, EVEN MORE INCREDIBLY TERRIBLE MANAGEMENT!!! Worst part is they will OFTEN over charge you $200/300+ OFTEN then get annoyed with you for asking to have it fixed. Sit in the office after the first of the month and see for yourself if you dont believe me. There will be MULTIPLE PEOPLE EVERY HOUR THERE COMPLAINING! I saw it the first days i was visiting before moving in and stupidly brushed it off. Management is also incredibly vindictive so be prepared! The blonde woman who runs the financing department for them will view you as a burden and the brown haired lady that works up front is just as bad. Id say their names but its SO obvious who they are. But again nice apartments, just management who makes living there hell because they are so rude! Im sure theyd have more complaints if people knew how to contact the people above them. read more

I lived here for almost two years and it was the best apartment experience I have ever had! I highly recommend working with Ariana in leasing! Ariana made sure the upfront costs and monthly costs were completely transparent so there were no surprises. She took her time showing up multiple units till we found exactly what we were looking for. She was always so kind answering questions whenever we had them. Lastly, the location is ideal! Walking distance to everything in the Domain, there's always events happening nearby, the apartments are very modern and the nearby park is definitely a plus too. They take security very seriously which was really important to me, so you have to have a special pass to get into the garage or buildings. They also have many pools which is really nice and helped prevent pools from being overcrowded. I can't say enough good things about Ariana and the Griffis at the Domain! read more

Important review for new and existing tenants! I lived at the Griffis for many years but sadly had to leave due to unreasonable rent increases when rents across the city were dropping 15-20% (backed up by news articles). I was told that I should always expect a rent increase. Observation about the reviews here: I have seen a lot of 5 star reviews here but they all seem tied to management asking residents to post here after tours or after community events. Positives of living here: * I moved here because I wanted easy access to the shops and food places in the Domain- and because everything is new and nice. You do get that in the Domain. * The maintenance staff are generally great and they are quick to fix issues. * The front office staff are generally friendly and professional. Negatives of living here: Fetch: They require you to pay for Fetch- and Fetch is a nightmare. You must pay $10 a month for this service and there is no way to opt out. Dirty Baseboards in the Halls: I had been complaining about the dirty baseboards in the hallways for some time- and I got feedback they would be redoing them. They redid the first floor and just stopped. It has been at least a year since they did that and no plans were sent about doing the rest. There was just nasty ground in dirt around the edges of the halls. Communication: I am not sure why but there have been so many cases where residents get communications from management in very short periods of time before an event. And lots of "office events"- some where they are shut down for 1-2 full days. I've never seen that at any other complex- very strange. Gaslighting: I have had lots of cases of gaslighting with all levels of their management. It's like they just don't want to deal with you sometimes. I don't ask stupid questions or report things "just because". If I have a concern I approach them in a polite way and ask them to please look into and resolve. Management Attitude Issues: They really don't like to get called out for unacceptable behavior. Dark Garage: They installed lights in the garage that come on when someone is near. They have a couple of lights on in some places but I've had the experience of having to drive through a completely blacked out garage late at night. Real Page: Everyone needs to be aware that they use RealPage to price their units. They will never EVER negotiate even one penny on rent. It is either pay us what we ask or leave! Don't even try wasting your time negotiating. I was told "we do not negotiate" so so many times. It just does not work. The rent posted for a unit like mine upon renewal was $300 less than my renewal offer. No Motorcycles in Parking Garage Apartment Entry: I think they entered my apartment for different reasons probably 5 times in the months before I left. Rock Rose Noise Small Closet Cracks in the Building: Be aware that the buildings are settling and cracks are forming. There have been issues with doors not closing etc. 5th Floor Parking: If you live on the 5th floor you should know that not all garage parking connects to that floor. So you park on 4 and have to walk up a flight of stairs. Not ideal and bad design. Water Bills: With the water chiller system my water bills were all over the place. Pretty sure I've had some $100 water bills when I don't cook and would shower at the gym. It was wild. My bill at my new place is like $15.00 a month Overall I would do a hard avoid of this place. They will get you good on renewal time. I had to move out because they were not giving me pricing anywhere close to market pricing. I figured out that I was paying about $3500 more per year than a new resident. No- just no! And they have the ability to negotiate- RealPage does not force them to follow their pricing suggestion. But price fixing does not work unless everyone is following the suggestion. They never really commented on me calling all of this out. Because all of what I was saying was true. I am very impressed with my experience at the Griffis at the Domain. From the beginning with Kelsey at the office patiently explaining the walking directions to the office, to Ashley and Lisa working tirelessly to help me leading up to my move-in day, it is evident that customer service and being highly knowledgeable is important to them. I want to take a second to brag on Ashley. She is super smart about all things Griffis- I learned pretty much all I needed to know by the time we looked at 2 units. She knew the answer to every question I asked. Then, for the next couple of days before my move-in, Ashley and the team were always responsive to any questions that I had. If she was out on lunch when I called, she would call back right away. And the whole team was always reaching out to keep me in the loop along the way. Today was my move-in day and I was yet again impressed by how thorough Ashley was in showing me any remaining parts of the community I may not have seen, and explained some last few items clearly and patiently. This made my experience exceptional overall and I know that I made a good choice signing with this complex!! read more

Griffis Domain had a great sales agent named Amanda; however, the post sale experience has been a disappointment. The overall condition of the building has needed repair. Hallway flooring has required refinishing. The heater didn't work and required maintenance. Then the gym has been a disappointment. Fitness is important to me, and Amanda described a new fitness center that was almost complete when I moved into Griffis. Upon opening the gym has been troubled by personal trainers who meet with clients and interfere with my enjoyment of the facility. The gym has only one of many equipment stations and one restroom for both genders. I have been frustrated and joined a commercial gym and will move downtown when my lease expires. read more

I've had a mouse problem in my apartment, and management refuses to help, telling me to handle it myself. I even called an exterminator, but they told me to contact the apartment management. The mouse problem seems to be a regular issue here. Basically, if you have a mouse here, you're stuck with it until pest control day. I created ticket 3 weeks ago. Pest control came and put just sticky trap that so already dis myself. They told they sent "rat expert". It has been 4 weeks and no one is coming back. They want you to live with rat. On top of that, there's always an issue with the AC, and they take forever to fix anything. They fix something and then break down another thing. Kitchen utilities are old. I have been living here for at least 2 months now, so I think I've settled in long enough to get a good feel of the place. So far, AWESOME! I have huge windows on one of the higher floors with a great view of the domain. I live in one of the renovated units, so it's very top tier with upgrades. Amongst the beautiful layouts, they have recently renovated the leasing office, and a lounging area right outside that is perfect for hanging out with friends and meeting new neighbors. Speaking of neighbors, it's a super friendly community. I don't know if it's me they like, or my dog, but people speak everyday! The staff are extremely attentive and nice, from the leasing agents, to the managers, and even the maintenance crew! You don't always get that everywhere you go. I can see myself living here for a while! read more

I've been living here since July of last year and the quality of service and appliances in my unit just get worst every month. My dishwasher, thermostat and toilet need maintenance once a month because they don't work correctly. When they were replacing the door locks, the company that they used to replace them left my apartment unlocked for a whole day while I was on a work trip and it took several calls/emails for someone to do anything about it. Drunk people will knock on your door even though the buildings require a fob to enter (anyone can get in). You can hear everything going on all the time and it smells like zaza in the hallways. People who don't live here will hangout in the hallways or park their cars and just chill there. Their after hours number doesn't even work. I am so ready to move and highly recommend not moving here! read more

The atmosphere was just what I needed but more importantly, the staff front desk associate Amanda has been very reliable, communicative, and responsive. It's one thing to have a decent living situation another thing I have great people to go along with it. Terrible place to live. First of all, the apartments look nothing like the photos. In reality, the buildings are old and surprisingly run down. The promised "gym in every building" is a false promise, and the only remaining gym is lacking in equipment: missing dumbbells, broken ellipticals, old equipment. Other amenities including Tide Laundry Service are no longer in service. If you're unlucky enough to live near street level, then you'll have the joy of listening to loud cars, music from the bars, and rowdy people on a day to day basis -- the windows barely do anything to prevent noise. The floors and ceilings are quite thin, and so if your upstairs neighbor likes to lift weights at 1 am like mine did, you'll hear his every move. Don't live here. read more

Avoid this apartment at all costs! They took my entire security deposit and added even more charges on top of that. They charged me for replacing the carpet, some Ozone Treatments, etc. There was no issue with the carpet ~ I asked them to send me a picture to see what the issue was with the carpet, but they never did. When I asked for proof or an invoice for 4 day Ozone Treatments, they just sent my account to collections. So unprofessional! They clearly don't know how to do business with tenants. I would've been fine paying the charges if they had just shown me the invoice. It's not professional to charge someone without providing an invoice. This is a fraud! If you decide to live here, be prepared to kiss your entire deposit goodbye and shell out even more money. What a poor experience! read more

I've stayed at this location when it was IMT so off and on about 6 years total. When they took over management everything went bad, so I moved. Upon moving I had my apartment deep cleaned by a professional company went on a walk through with on of the managers at Griffis and they said everything looked good. 2 years later I see a collection notice on my credit report for 300 dollars. Upon calling they said I didn't clean well enough and charged me. This was 2 years ago and I'm just now getting notice. Griffis is shady, I understand the price but you'd be better off going to Edge or something outside the domain. read more

I have lived in multiple units at GRIFFIS AT THE DOMAIN since 2022 and can attest that the way they treat residents once they're on a lease is HORRIBLE! - I was involved in a car accident the week I signed a 12 month lease and ended up getting a new vehicle after dealing with insurance. Turns out the leasing office can only add vehicles and "can't remove vehicles" once you sign a lease and therefore I am stuck paying for TWO vehicles ($70) for 12 months while only having ONE vehicle - My parking sticker was not opening the gate today and therefore I parked outside of the leasing office, removed the sticker, and headed inside the leasing office to ask if they could reactivate it. As I walk in i'm immediately told by the leasing consultant (Ariana White) "it's not working because you took the sticker off... and that's what happens when you remove it.." to which I responded "it was not working even before I removed it, I only removed it to bring it in and have you look at the number and reactivate it". The leasing consultant (Ariana White) did not care and proceeded to say "well you shouldn't have taken it off, that's gonna be $75". She then proceeded to look up the number on the sticker only to assume that the sticker in question was not even mine and that I was trying to pull a fast one on them and register a sticker that I found in order to obtain an extra, which was not the case. I asked her to go out to my truck with me if she did not believe it was mine and she refused. She kept repeating that she's unsure how I got possession of that sticker as it was not registered to me. The leasing manager (Taryn Engelstad) then comes storming out yelling "I've had enough of this conversation! Deactivate the two that are registered to him, give him a new one and we'll figure out how he got this one later" she then walked away and mumbled words under her breath. Before entering her office she turned around and said "you need to stop talking to her like that!" to which I reminded her that I was not calling anyone names, not saying anything derogatory, not being rude to anyone, and not attacking anyone's person. I was simply frustrated with their explanation and needed assistance with reactivating a NONWORKING sticker that I am paying DOUBLE for and being told I needed to pay $75 more!! Her response was telling the leasing agent (Ariana White) "make sure to write his name down because we are NOT renewing his lease or working with him ever again!" and then she stormed back into her office. When I asked for her name she wouldn't give it to me until asking 3-4 times and approaching her office. I told her I'd return to speak with her and she laughed and said "I'm sure you will". Mind you, all of this was done IN FRONT OF A NEW POTENTIAL RESIDENT that was waiting in the lobby. I have lived in 3 different units here and used to love this community. However, after experiencing such poor professionalism and lack of customer service, they have made living here a complete NIGHTMARE!! I read another review advising future residents to suck up to the leasing office if they want to have a half decent experience living here and that is absolutely my advice as well, aside from leasing elsewhere. I pay my rent on time, I have NEVER received a noise complaint or any complaint whatsoever, I have been loyal to and respect the community, and yet this is how I am treated any time I step foot in the leasing office. read more

When Griffis bought this property everything went downhill. Nothing seemed to work in regards to amenities, peoples cars were getting broken into daily, the staff wasn't helpful and seem to make everything harder then it needs to be. Do you have a gaping water stained hole in your hallway ceiling! You bet we do! Have they tried to fix it at all in the last 7 months? Nope!! Did you scrub you apartment clean for days before AND after moving your things out? YES. Will you still get a $300 cleaning charge? YEP. Will they answer your phone calls and emails about that? NOPE. Oh but do they email everyone twice a week about a movie night?? You bet they do!!!! Because who cares that there's a gaping hole in the ceiling that's getting worse every week!! DO NOT LIVE AT GRIFFIS AT THE DOMAIN. I have lived in numerous apartment complex's across the city of Austin and this was my worst experience yet. I am simply writing this to save someone from experiencing what I experienced. The complex is dirty and the hallway and common areas are not kept clean. When I moved out of Griffis, they charged me over $500 in cleaning fees when I left the unit clean. They even charged me $300 to replace the carpet in the unit when there was simply a small stain the size of my hand. Terrible experience! There is much better places to live in the Domain than Griffis! read more

Would not recommend to anyone. Management is dishonest, everyone in the leasing office gives conflicting information because they are not familiar with the lease, and they will try to take money any way they can. They genuinely believe leaving a piece of paper in the hallway for anyone to take (rather than mail, email, resident portal, literally anything else) is a good way to communicate important information. If you like being charged surprise fees after being told you were good at move out, then playing hide and seek with the community manager to get answers, great. Otherwise, save yourself the money and headache and live somewhere else. Editing to say absolutely nothing was confusing about the process, they just DID NOT give notice on their end as the lease requires. I lost many packages during their office internal transition to different package companies. Trying to reach out to them many times and without any solutions and feel soo bad about it. Not recommend:( Follow up--2021.07.07 I lost 4 packages totally and the office said that it was none of their business. They just let me contact the carrier and the terrible delivery locker Fetch by myself Then I spent one hour contacting their customer service and still no response. All my past June was spending tons of time solving packages problem. The office is lack of information and management of it. My boyfriend and I moved in October of last year and have really been loving living here. Lutty was at our apartment making final preparations when we first got out keys and she was the sweetest as we were moving in all our furniture. We have slowly been meeting more and more people and it just is a really warm environment here at Griffis. Amanda at the leasing office literally remembers my boyfriend and I and even knows which apartment we are every time we see her. Definitely a great place to live. I came in on a Friday to tour and applied here on a Saturday. Amanda was very nice and super responsive, as well as excellent at follow up communications. Was pleased with the honest tour and application experience. Both her and the other staff member (I'm not sure I got her name) were accommodating, especially when I came in the day after originally touring, stressed out from a bad experience elsewhere and having extra questions for them as a result. They fit me in and were so friendly, answering everything I asked about and even providing more options. Customer service makes such a difference, and if these initial encounters are any indicator, they'll be great. I'm looking forward to living here. read more

You pay for the convenient location, but the road noise can be loud, getting in and out of the garage can be difficult on weekends due to retail parking. However, Griffis management has done a ton of improvements since I've been here to make the living experience as enjoyable as they can. They recently updated the door access system to help make the building more secure. They are constantly updating the apartments, repainting the buildings, upgrading the pool furniture, replacing the landscaping. I appreciate that they put effort into maintaining a nice environment. I never had an issue with my unit, the maintenance staff is great - Cory was always a great help to me! Amanda and Ariana were always super helpful in the leasing office as well. You definitely pay a premium for the location, amenities, and community events so take advantage of all they are offering you. read more

This property, and it's staff, helped my partner and I tour, apply, and move into an apartment within four hours while another complex in the area was unable to do it in two months. Amanda was extremely responsive, professional, and kind. On a holiday weekend the staff were able to get everything taken care of so that my partner and I could move in smoothly. Amanda made us feel at home and was extremely knowledgeable of the property. She went above and beyond, and was able to do what needed to be done to get us into a home. Since then, we have already begun to enjoy some of the amenities at the property and are pleased with everything we have seen so far.
