Grier group now TreeStone has managed our 242 Villa complex for over 20 years. There have been issues from time to time but with communication all issues have been resolved. Have even recommended them to another development that have hired them also. I don't recommend places lightly. read more

DO NOT HIRE THIS COMPANY OR TREESTONE PROPERTIES MANAGMENT COMPANY, They are one in the same. Grier would not contact me regarding any issues or help to resolve these issues. Worse management company, will not provide access key fob to pool and club house, and will not sent link to the monthly subdivision meetings, due to discrimination of elderly woman and handicaped adult son. This company per my bank recieved my $765 ANNUAL SUBDIVISION dues on 3/31/2025. They let their mail pile up in their PO box. They claimed they did not receive until 4/8/2025!!! They claimed this was because the mail is running late / over 2 weeks behind on thier voice mail. Then they charged a $25 late fee on top of the $765 annual dues, which are high. They fail to service property, they do not supervise their pool managemnet company/ life guards. They never return phone calls, they never answer their daytime or emergency phones. They lie and say they mailed a key fob when they did not. They charged for Key fobs I recieved then told me to throw them away, then refused to give me a new key fob... Does not deserve 1 star. Waterside Crossing subdivision in St. Peters, MO is "managed" by this company. I am a realtor and will not sell a villa in this subdivision because of Grier Group Management. Nor will I sell ANY home that is "managed" by this despicable company. Be careful, HOA's. We had several problems with them not posting our payments to our account but the owner would not return our call. The only person who would talk to us had no authority to fix our problem. At the end they fixed the problem but it was a complete hassle when selling the property. read more

They consistently don't care. When called they act put out then promise to have someone call back and never do. They take our (higher than most) monthly condo fee and it disappears. In the 6 years I've begrudgingly lived here they've made $1.2 million off fees and have only spent a small fraction of that on repaving the parking lot. When I first move into a house with Grier Group for the HOA, I looked then up and saw all these horrible reviews. From my experience, they never answered the phone and there was absolutely no way to get a hold of them besides a phone call or snail mail. So I wrote them a nasty letter. Once the letter was received, I call a call from Lisa. Lisa was very nice and informative. She gave me everything I needed to contact them as well as answered all my questions. I brought out how difficult it was to get a hold of them, and they are working on a process to make it easier. Hopefully it works, because once you do get a hold of them, they are great. Their customer service is non-existent, there's no way to contact anyone or leave a voice message or e-mail to anyone and when you do leave a message on their main phone answering machine you never get a call back. When I first met Jason Grier at our first HOA he talked a good game, but he's as bad as everyone else there, I sent him letters and messages and he's never returned none of then, I guess he's too important to call people, I'm told contractually they we're stuck with them for another year, before our next annual meeting I'm going to lobby my neighbors to try a different company, anyone and I mean anyone would be better then being ignored, Grier Group is the worst. read more

Awful. They have no clue what they're doing. They lack an actual system to track/deal with issues, their website is terrible, they do not follow through on questions or issues. They don't know any local laws/regulations and if you do, that's the only way to get them to do anything. They are very very slow to respond. In the end, they are collecting fees for a terrible job in our community/HOA. Note to all land developers/builders - do NOT use Grier Group Management and tie your name with theirs. If I could give a negative star rating I would. I am not a person to give negative reviews, I always try to be patient and give people the benefit of the doubt. But they are awful. If you have Grier Group now, get rid of them. If you are thinking about using them, don't, run away. Think of the worst possible property management experience possible then multiply that by 100. I have a simple job of having someone come out and remove graffiti off a retaining wall. I have been calling for 2 months and they always have a new excuse. I pay them 1800 a year for nothing. The owner showed up at our association meeting and that was the last time I heard from them. Mr grier has never returned a single call, it took 5 tries to change my address and they are just poor at responding to service requests. OK. Enough is enough. I have to take this down to 1 star from 2. At this point they have proven to me over and over that they simply either do not have the capacity to perform typical property management effectively or they simply don't care that they don't. Owner requests are simply ignored. Requests for calls and concerns to be addressed are never returned. Not even once. I am chasing them just to stay in contact with them, let alone having a resolution from Grier. It is quite shameful to run your business this way. Terrible property managers. Our board approved a work order in July on 2016 and the work still hasn't been done despite numerous calls and reminders. How Grier Group stays in business is beyond me. I feel bad for their employees, they are hard working but caught in between NO-management of Grier Group and angry customers. When I called I was able to speak to an employee and get some work taken care of. Do NOT expect them to call back, keep calling until one of their poor employees answers the phone. Be nice to the employee, it's really not their fault. Other than that, Grier Group as a company does NOT care about residents and its customers. Other problems is that Grier Group assesses unfair and arbitrary fees and there is nothing that you can do about it. You either pay the fee, or pay a lawyer a higher fee, or face lien on your property. Maybe that's how they stay in business: a few small dollar fees here and there adds up for their company and it's not worth fighting in court (financially) by a resident. I have to be clear, also, that I don't think Grier Group is doing these things with bad intentions. It's just mediocrity, having NO clue on how to manage properties. And forget about consistent maintenance or even being "green" .... they chopped down a tree in front of our place because they didn't want to pay cleaning up leaves! I'm so glad that I'm done with them. If you're still with them, you need to take action and fire them from your property management. read more

Terribly managed. Hard to get a hold of. Outdated payment options. To pay them online they charge you $15. They would send our mail to an address we didn't live at. When we called to have it corrected they continued to send our mailed to the wrong address. They are unorganized and poorly ran. They want any communication done via writing and mailed or via email. Where do I start...Its impossible to ever get ahold of anyone to discuss issues I have. I have left multiple voicemails and not once has anyone returned my calls. If negative stars were a rating option thats what I would have chose. The first week I moved in they threated to fine me for an eclosed trailer in my driveway..I was literally moving my furniture in.. I had it there 2 days!!! Then a couple of months later I was given a 1 month notice to fix a crack in my drive way that wasnt up to code. I responded back asking how the person there 11 years before me was able to have it in that condition and nobody say anything.. or how it was cleared to sell to me? No real response..I had to fork our over two thousand dollars to fix it before I was fined. One of the HOA members lived in our subdivision and he would walk around our houses taking pictures and harass us. I've heard of him getting into near physical altercations with people and even pulled a gun on one of the neighbors in an argument. They have accused me of renting an Air b&b out of my house. (I did when I first moved it because I didnt know it was against the rules. Its my first house and I was trying to make some extra money for repairs and furniture) I stopped but they continued to fine me. I tried multiple times to call someone to sit down and discuss things with. NEVER got a return phone call. They then charged me late fees for not paying the fines I was trying to clear. They ended up charging me ANOTHER 2 thousand dollars..and yes.. put a lein on my house!!!!! I called then 20 minutes ago.. and you guessed it.. nobody answered the phone. I am truly disgusted with the care and service of this "property management" group. As you can see the majority of their reviews are negative, it's for a valid reason. They are lazy, unreliable, and do not care about the condition of their properties. They do not manage their property, they do not address issues presented to them, they do not respond to phone calls. They have let my basement flood twice now because they refuse to clean out the sewer drains, therefore they have backed up on multiple occasions and flooded the properties of many residents in my neighborhood. When confronted about the issue, Grier group told us "that is not our problem". Only once they were served with law suit papers did they decide to come out and check on the community. Instead of fixing drains and pipes, they planted 2 tiny bushes in front of my house. Tell me how that solves anything? Shingles of roofs are missing, the chimneys have not been cleaned, drains have not been cleaned, street lights are broken, the parking lot is not maintained and now there is a large oil spill that has not been cleaned up for almost 2 years. DO NOT TRUST GRIER GROUP TO KEEP YOU OR YOUR PROPERTY SAFE AND MAINTAINED. read more

These pricks own the building next door to mine & the gate to their parking lot breaks every few weeks. When it breaks it screeches like a train stopping. Numerous calls have fallen on deaf ears. Their most recent excuse is that they "submitted a request for the repair but the bid was too high". I have contacted the citizens service bureau & once I have more time to waste dealing with their lazy asses I'll be contacting the BBB. Avoid them like the plague. They are slumlords. read more

We have lived in a Grier communtiy for the past five years and have never been pleased with them, but have been able to manage. This past month, we have attempted to get in touch with them FIVE times, including a hand delivered letter requesting a call back from Jason, and never got any response. They are a horrible company with no customer service. We paid our fees on time every single month and simply asked for a return call regarding multiple closed tickets (which WERE their responsibility) but they would not return the call. If you are looking to hire a management company, DO NOT HIRE this company, they are terrible. If I could give them zero stars I would. Well, we Fired Grier group! we have used them to manage our subdivision for the past 5 years. Things started great by as the time went on thing got worst. they would not respond to owners and hard for the owners to get ahold of. Now we moved to a new Management company and come to find out they do not even have any electronic records of our meetings, financials, account receivables, ( @ least the is what we where told!). there excuse was that this was sent to the board members every month! The worth management, sorry NO MANAGEMENT, company. When we purchased condo at Villa Dorado we got a letter that there is some asbestos was found in garden units storage/basements, and that management company will inform us on annual contractor's reports of the condition of asbestos level. We've owned the condo for 5 years, never heard a word from Grier about asbestos. When we started to sell it, our son, who was buying the condo, couldn't get a loan without the report. I've been trying to approach Richard Grier and his company many times about the issue. No responds. Only once, after hundreds tries he emailed that they will perform the test before the end of the year, when contractor will be available. This is a health hazard. What do you mean that contractor is not available, get another one. I called couple environmental companies, they are willing to come in 2-3 days from today. Richard, if you still want to stay in business, please, read all reviews at Yelp and other places. I'm voting to get the company out of business. OMNI and Villa Dorado Association have to change management company as soon as possible, before people start to hire legal services to check on Grier NO MANAGEMNT!!!!! read more
