But now I'm very happy that Sam decided to take on the job and develop the structural calculations and drawings for removing a load bearing and shear wall at my Condo. The Project started in September 2025 with initial submittal of permit application package to the City. It went into construction about four (4) weeks ago and was successfully completed today (5/8). During the process, we developed trust for each other. I contacted Sam numerous times for questions, problems and consultations and he was always responsive. He and my architect friend worked together to develop the initial design but had to modify it to overcome a major obstacle that came up during the construction. He came over for construction observations and gave instructions to the contractor how to strap the beams together for maintaining structural integrity of loading and shearing. His fees were much lower than another builder whom I also got a bid from, and his approach to things was much simpler and yet conservative to that from the other firm. I told Sam, whether it is good or bad, I don't usually do reviews for others. But for him, I will do one. I'm thankful to have a great team of Sam (the engineer), my architect friend, and excellent construction crew to help me complete this project.

Also, some of the bids had ballooned the scope of work into a much larger job than it already was. First of all, let me say that these are, without hesitation, the kindest and most enjoyable people I have ever worked with. They were immediately responsive, and Joseph, the owner, got out to see our project site within days rather than weeks. They then gave us a bid far below the others we had received. One of the people on our team thought we should go with a higher bid, as they thought that this bid was too low to consider! I put my faith in one particular Yelp review (among others) that mentioned that they, a contractor/owner, had hired them in a pinch and had now hired them again and again after receiving excellent engineering work. We went with them, and I am here to add that these are the people to hire! Joseph is a lovely man and a brilliant and savvy engineer who gets the job done quickly and expertly at the best possible price. He and his WONDERFUL assistant, Laura, worked diligently with the city of Burbank to get the plans submitted properly, and after only one set of plan revisions, completed in one week, JN's plans were resubmitted and quickly approved for a complex structural repair. Joseph understood the essentials for getting the plans completed well, keeping the job from ballooning out of proportion, and getting them through the plan check process.
