The walls were already open so all we really needed was an experienced engineer's assessment of whether we needed to reframe or secure the framing so that we could move on with the renovation. Jeremy was prompt, professional, informative, thorough and reasonable with his pricing. The precision and detail in his explanations demonstrate just how passionate he is about his work and how good he is at his job. He charged way less than $5,000 for an accurate assessment so that we could move on with our renovation. To be honest we feel really lucky to have found Jeremy because it's difficult finding a fair, patient and transparent structural engineer who is wiling to take on smaller projects. A foundation company is going to sell you things you "need," but rarely will it truly be what you need. Additionally, a foundation company is not going to send their structural engineer unless you request it. So you're not getting the thoughts of a structural engineer. This is where LA Structure Check/Jeremy comes in. He has no affiliations to any companies and doesn't push any specific company. Despite there being potential fixes, he didn't recommend anyone, so he's sticking to being independent. I'm sure if we asked, he may have suggestions, but part of being independent is you don't push other companies. What we liked about Jeremy is he explained everything and anything that could be concerning about our house. Not only was the information helpful for this house, but any future house we may move into. We are now able to take what we learned and apply it elsewhere. We would definitely contact Jeremy again for any future issues and/or house purchases.

I hired Vista Structural/Saeed, to complete structural engineering for an in-depth and major…read morerenovation on a house in Los Angeles. The project involved multiple additions, new floorplan, vaulting ceilings, and large glass openings. Vista/Saeed initially provided a good and low price. But then the problems started. Saeed elected to not meet with the architects, designer (myself), or do a site walk (the house was already demo'd to the studs- revealing the existing structure). Eventually, a completely mistaken-ridden set of structural plans was produced by Vista. Then began a long arduous process of asking Saeed to correct his work. He refused to meet in-person, and after a video meeting, he later still delivered drawings that were riddled with mistakes. At that point, after asking for Saeed to make corrections, he began hurling insults such as "you are OCD", saying I "was making childish comments" (exact words), and blaming my architects. He claims I wanted "perfect plans". He never provided a contract (after I asked 3 times prior), and then at that point demanded I sign his contract, and pay in full before he would make any corrections. In order to move things forward, and trusting him, I PAID HIM IN FULL (and signed his contract), AND THEN AFTER HE REFUSED TO MAKE THE CORRECTIONS. At that point, my architects were able to review his structural drawings in detail, and discovered they were riddled with even more mistakes than I previously was aware. When I asked Saeed (nicely, this entire time), he said he was on vacation and would look at the comments in 3 weeks time. And that he was going to charge me for correcting his mistakes. At that point I fired Vista/Saeed from the project. I asked him for return of my payment (due to work provided that I cannot use). After consulting my Lawyer, I offered Saeed an opportunity to refund me a partial amount of my payment, which he refused. Saeed proceeded to bill me an additional $1,750, citing that he did additional work which I owe him money for. I strongly advise you to be incredibly careful if you consider hiring Vista/Saeed. I learned the hard way, that there is a reason why his price is so low. Additionally, look carefully at his contract. There is a "limitation of liability" clause. He limits his liability to the lesser of his service charge, or 10K. Great- so if Vista/Saeed designs your future dream home, you pay a million dollars to build it, and there is a structural problem, Saeed is liable only for whatever you paid him. I am an experienced designer/builder, with over 20+ years of real estate experience. I would advise you to take your business elsewhere.
