My fiance and I recently worked with Greg and his assistant Melanie to sell my condo in Mountain View and buy our new home in Saratoga. Things on both deals went so smoothly that I am still in shock. But I am positive that it is all due to Greg professionalism, expertise, and his solid relationships with the other agents in the area. He is an excellent communicator and always made us feel like we were his top priority. When we informed Greg that we would be traveling during the ideal period to list my condo, he didn't blink an eye and said he and Melanie would take care of it. I handed Melanie keys the day before I left and while we were on vacation, they arranged for housecleaners, painters and stagers, listed the condo, held an open house, and called us with offers. We accepted an offer from our hotel room in Bali and promptly celebrated with some champagne! Greg also kept us calm and managed our anxiety during the buying process when the market was hot and multiple offers were in play on all of the houses we were interested in. He has exceptional knowledge of the market in the area, and really helped us to craft an offer that would be competitive. He was critical in the negotiations for our dream house and we still need to pinch ourselves that it is ours. We would recommend Greg without any hesitation to any family looking for a new home! read more

I had the pleasure of working with Greg and his team on a recent listing, and it was a great experience! He and his team are very responsive and involved when it comes to their clients needs as well as working closely with vendors, like myself. He had reached out to my business with the perfect amount of leeway for us to prep the home in a timely manner with no stress, or rushed feeling to the client. The house came out beautiful, and the clients felt at ease the entire moving process. Thank you Greg for another great client, I look forward to working with you again in the future! read more

My wife and I were extremely fortunate to have been referred to Greg by 3 separate families in our circle. For those who have known me for many years they can attest to my general disdain for the run of the mill residential & commercial real estate broker. Greg is a pro, he has the patience to deal with a hothead like me and he has persevered through 3-5 year purchase timelines for several families attesting to his willingness to make a long-term commitment for his clients. Greg , my wife and I set our sights on two separate properties , as any good negotiator knows you must have options to extract maximum value through real or perceived leverage. We moved fast , efficiently and while putting Greg under extreme stress we were able to extract the best possible outcome for us. Greg has been involved in real estate and technology sales for many years, he has extremely high ethics and I would most certainly use Greg again for any of my residential real estate needs in the future. I could not recommend a real estate partner more that Mr. Simpson. read more

Greg both helped us buy our home in Los Gatos several years ago and then helped us sell it recently. Greg is top notch and provided fantastic guidance through the buying and selling process. During the selling process, we moved out of our house and left the keys to Greg . He and his team took care of everything -- final cleaning service, painting and wall repair, staging, and more. We didn't lift a finger, and Greg delivered a price above asking. We couldn't have been more thrilled and you won't find a better agent then Greg. read more

My wife and I recently sold our 1960's era home with lots of odd features and plenty of deferred maintenance for a very good price. Greg's experience in the Los Gatos market, his negotiating skills and his personal integrity really paid off for us. I will recommend him to all my friends. read more

I recently found a home for sale on Redfin and worked w/ Greg on the purchase process. He made the entire experience painless and easy. I didn't have to deal w/ the sellers or the sellers' agent at all, which was key! He was always very responsive on email, as was his assistant Melanie. Both were completely professional, ethical, and easy to work with. He also made sure I had a good home inspector lined up to provide an extensive report to ensure that I was getting what I paid for. Greg has a lot of local contacts for various contractor work or vendors, which is really helpful post-purchase. I would highly recommend working w/ Greg! read more

My wife and I were looking to buy back in the Bay Area in probably one of the hottest real estate markets of all time. It would have been easy for Greg to talk us into either over-paying for a place, or settling on something that wasn't right for us. He was very patient and professional in helping us navigate the limited opportunities. It took us 9 months to finally find a place to call home and we could not be happier! Greg listened to what was important to us and focused on results. He is not the kind of guy that is going to over-sell you on a place to get a quick sale, but will take an objective point of view and help you think through the pro's and con's of a place and let you reach your own conclusions. Finally, what i liked about working with Greg is when it comes time to close the deal, he strips away the emotions and focuses on the financials and negotiates well. In the moment of truth, Greg is able to come through and get the business side done confidently. He is willing to go the extra mile and is generous with his time and experience. read more

Greg Simpson was the Seller's agent for our family's recent home purchase in Los Gatos. My wife and I were struck by how civilized and orderly our transaction was executed, which we attribute in large part to Greg's leadership, professionalism and respectful approach to what can often be a difficult business. Greg was a tough advocate for his Seller, but he also treated our family on the Buyer side with fairness and thoughtful care. Greg worked great with our agent, he was responsive and diligent, and we closed without incident. Our family highly recommends buying or selling with Greg and his Keller Williams Bay Area Estates Los Gatos-based team. read more

What differentiates Greg from other Real Estate Agents: He has high ethics, tech-savvy, calm and is a professional. These qualities are hard to find in the Real Estate business. Greg did the best marketing strategy aimed to get more exposure. He was open to new ideas and implemented them. Greg goes above and beyond expectations to make it personal rather than just another business deal. Melanie his assistant is the most qualified tech-savvy out of any Real Estate company in Los Gatos. Carri his Interior Designer is top notch and did a fabulous job; paintings and accessories throughout the house gave it a refined look enhancing the structural finishes. The entire house sang the same song and best of all it was in alignment with us. Greg and Carri have an innate flair for color and spatial arrangements that separate them from any other Realtor or Designer. Nicki Reichel, Escrow Officer, Chicago Title was absolutely awesome handling all of the steps of the sale and very diligent on her approach. We highly recommend Greg and would be a pleasure to work with him again. read more

Greg and his team were INCREDIBLE for every step of both the buying and selling process for us. He not only helped us with our traditional agent needs but offered so much more (house cleaners, yard maintenance, junk removal etc etc etc). Greg made what would've been a scary and overwhelming process seem simple and effortless all while maximizing our opportunity to do what is best for our family. We now consider Greg (and Melanie and the entire team) as apart of our family and we would NEVER use anyone else. Highly highly highly recommended. read more

I can't imagine how we would have sold our home without Greg and Melanie's help. The place needed months of repairs and we needed to relocate immediately. Greg stepped in and took over, coordinating all of the repairs. I didn't need to stress or worry, he found the best people to do the job and before we knew it the house was on the market and sold. If you're lucky enough to have the chance to sell or buy a house with Greg, don't hesitate! read more

In the last ten years, we have sold two homes through Greg Simpson, and highly recommend him. He has many years of experience and is very knowledgeable and efficient. He and his awesome assistant, Melanie, immediately ordered all reports and inspections. That way we knew the status of our property in advance of going on the market. They coordinated all maintenance and repair work that we wanted done (even picked out the paint color and new carpet for us!), both before and after we went under contract, and set up the staging so the property looked great. Both of our homes that he sold for us went under contract within a week of listing, and both sold for over the asking price. We cannot thank Greg and Melanie enough for all of their efforts and professionalism. read more

My wife and I have done three real estate transactions with Greg and I've got to say, he's the best in the business. Greg knows the market and what it takes to be competitive, he's realistic and accommodating all at the same time, and he's so well connected that chances are he will know somebody that will help get the job done. We've secured our "forever" home at a reasonable price, and sold our starter home way above asking because of Greg's know how. His assistant Melanie is always helpful and responsive. They're a great team and I highly recommend anyone looking for strong representation to reach out to Greg! You need it in this market. Thanks Buddy. read more

Greg is a consummate professional and made a very stressful time and process seem easy and straightforward. He and his assistant Melanie were super organized, laid out the plan from beginning to end, did exactly what they said they would to the letter (something I don't take for granted because I have had terrible experiences with other agents), negotiated in good faith and ensured every little detail was covered - repairs, cleanup, paperwork, etc. In addition I was doing some of this remotely due to work commitments and Greg absolutely went the extra mile to make that work smoothly. I would choose to work with Greg and Melanie over any other agent in the area hands down. read more

Greg recently sold our house in Los Gatos. He and Melanie helped with all of the necessary steps to get the property ready and in great condition for a quick sale. We had multiple offers within a couple of weeks and were closed in less than a month later. Despite some last minute issues, Greg remained calm and professional and was able to advise us to the best possible outcome making the transaction a win-win for everyone involved. We would recommend Greg and team to anyone who is interested in a positive real estate outcome in the area. read more

Can I leave 6 stars?! I met Greg at my home while I was shopping for an agent to sell my home as I was relocating. Calm comfy confident; Greg from moment one showed his charisma as an individual and knowledge of the area as an agent. Not only did he have stats regarding the house, but the street, neighborhoods to follow, city and county. He set the bar high and had a specific formula. Greg said undoubtedly - I will sell your home in less than 3 weeks. Little did I know it would take only 5 days to be on the market. Great all around person... I'd recommend him to everyone: first time buyers, investors, short term transients etc. SOLD! He's got my vote. read more

Greg is a true professional. What stands out to me is that he is passionate about his work and in addition to knowing what he is doing Greg is willing to roll up his sleeves to get it done. I have seen this several times through out many homes he has sold for me. If your thinking of buying or selling its very worth while to meet with Greg. Greg is the consummate professional Realtor. He provides a wealth of information about the general market and the Los Gatos / Saratoga area and he understands what is necessary to represent his buyers and sellers. When he presented offers to us, he provided very good guidance and was very candid in setting our expectations. Before switching our listing to him he provided great feedback on the house and what things should be highlighted and where pricing should be set based on market conditions. We have referred him to several friends who have seen the same positive results that we experienced when working with Greg. I will continue to recommend him first and foremost to anyone who asks, and in the future when needing a Realtor I will not go anywhere else. read more

You know how some real estate agents are kind of like used car salesmen? Not Greg! He's the best! So get this, we bought the first & ONLY house that Greg showed us. Sounds nuts, I know. I was hesitant. But it was move-in ready; super clean, recently & completely remodeled, and tucked away at the end of a quaint cup-de-sac with a big yard. Perfect! However, we wanted a place in a particular area of Los Gatos, but had a budget we were working with. Of course, I was wondering what else was out there. So Greg drove me around to every part of town, showing me what we could get for what we were planning on spending. We could get a tear-down in the area that we love, but then we'd have to flip it. Financially, that wasn't an option. We're super happy with our new home & have Greg to thank for it! Not only is he a great agent, he's a great friend. Very personable, smart, and knows his stuff! read more

Greg was the listing agent on a house we sold in Saratoga at the end of 2011. It was through a very tough part of the overall real estate market. Greg did a great job in marketing the property, and following up with leads and agents. He did a great job in the final negotiation and kept us informed all along the way. Most importantly, he got the job done. Greg is very knowledgeable and passionate about his work. He has access and referrals to people you will need in the process, from handymen, to stagers, to tree guys, to landscapers. He's a great guy to work with, and I would highly recommend his services. read more

We highly recommend Greg Simpson from Keller Williams. Greg completely exceeded our expectations and we are extremely happy with our experience. Local market knowledge, process efficiency, speed and negotiating expertise were primary criteria for us in selecting our real estate agent. We knew that finding the right partner to help us navigate a highly competitive Bay Area real estate market would be important. Greg quickly distanced himself from other real estate professionals we have worked with in the past. Greg worked tirelessly, helped us navigate a competitive local setting to identify the best home for our family based on our buying criteria. He offered excellent counsel in a difficult market environment and generously partnered with us day or night. Once we identified the right home and the right opportunity presented itself Greg was ready - he led the process and we moved extremely fast, aggressive when it mattered to take a home off the market with great terms prior to the open house. In the end we are extremely happy with our home and the overall experience. We recommend Greg to any busy Bay Area families who need an experienced real estate professional and partner to manage what can be a difficult and competitive process - requiring daily focus and most importantly speed. We very much look forward to working with Greg in the future. -M&D of Los Gatos read more

My wife and I recently worked with Greg and his assistant, Melanie, to purchase our home that we found on Redfin. The duo made the entire home buying experience a relative breeze. They were professional, knowledgeable, and easy to work with. Before we purchased our home, we viewed other homes we found on Redfin and asked for Greg's honest opinion and he would tell us straight up what he thought, good or bad. This definitely helped us decide what would be a better home to purchase vs another. When it finally came time to put in an offer, Greg's experience and efficiency helped us clinch the home we wanted. Afterwards, we even got a great recommendation for a general contractor from him. Overall, we had a very positive experience and would definitely recommend Greg to family and friends. read more

Greg and Melanie have represented my family in our search for a new home over the past few months. We have already closed on our purchase and Greg will be listing our existing home in the near future. Greg has exceeded our (very high) expectations across the board. He fully immersed himself to fully understand our family's long-term goals and vision for our future to ensure he is guiding us toward the best possible outcome. His breadth of knowledge, attention to detail, responsiveness, extended professional network, and ethics are second to none. I would strongly endorse Greg and Melanie for any potential buyer or seller. read more

I have purchased 6 homes and Greg was by far the best realtor I have ever used. He was not only punctual, with high integrity and produced great results, but he also is very personable, able to answer all questions I/we threw at him, about and very creative. For example: between the time we saw the house we eventually bought and his office, while in his car, he contacted the realtor representing the seller and found out several key pieces of information to help us make the offer that was accepted (beating out 2 other offers). My wife shares my opinion and we will definitely use Greg when we sell our home. read more

Greg is truly a pleasure to work with. He is very personable, reliable, knowledgeable, and trustworthy. I met Greg with my wife few days after moving to Bay area after getting his reference from a colleague. We had very limited idea of Bay area real estate market and were starting from ground zero. Greg- helped as level set our expectations and introduced us to localities which he thought were good match with our budget. He showed us few areas and after that gave us time to sink in the information and then decide. He never pushed us to go beyond our comfort range and set realistic expectations. He even helped us back off from an accepted offer after we got cold feet and realized that is not the area of our choice. That was the best decision we ever took but it would not have been possible without Greg helping us get out of that based on goodwill he commands in real estate market. It took us more than a year and half to finally find a home that met majority of our expectations. The process we established with Greg was that we would identify the properties we like and he would work with us to prioritize and give us realistic guidance on offer price and pros and cons of each property. That worked really well for us as we were never under pressure to pursue property that we didn't identify. He finally made a very professional offer for the home we bought; There were several other offers but Greg's reputation with the listing agent and his professionalism sealed the deal for us. Thank you Greg and Team. read more
