About a year ago, my boyfriend and I setup an initial meeting with Jane. We weren't looking to buy just yet, but as soon to be first-time home buyers, we wanted to get a better understanding of what the process would look like. Jane spent almost an hour talking us through the whole process - answering all of our noob questions along the way. If you're looking for a stellar real estate agent and don't know where or who to go with amidst the long list of agents in the Bay Area--- let me save you the hassle and time of finding one right now and tell you to to just go with Jane. You won't regret it or have to look any further. I was a first-time home buyer who did not grow up in the South Bay/Peninsula area I was looking to buy in, nor did I have any clue on how to find an agent as I had no friends, family, or other contacts in the area. Before finding Jane, I worked with an agent for a month or two who was pretty much the first agent I contacted, and trusted her to guide me through the home buying process as I had no experiences or other agents to compare with. I found my first agent to be difficult to communicate with, and did not seem to give any opinions or insight into the homes I was looking at. It doesn't take a lot of experience for one to feel like just another innocent, unfamiliar, unsuspecting client who can provide an agent easy commission off these million dollar homes in the area. I grew tired and unhappy with spending all my free time researching comparable of homes and coming up with my own judgments and conclusions. One day, I complained to a co-worker who I knew had recently bought a home in the area as well, and she highly recommended contacting Jane, her buying agent. I texted Jane afterwards, not yet looking for another agent, but just to gain another perspective and advice on some questions I had about a home I was about to bid on. To my surprise, Jane texted me back IMMEDIATELY (like, between 1-5 minutes) and answered all my questions. It would have taken at least an hour for my last agent. She understood I had an agent already and got her contact info from my co-worker but stated that she would be happy to just be a sounding board if I ever needed a second opinion. A few hours later, she even sent me a comparable presentation email of the home I was looking at w/o me asking (something my agent had never done/recommended for me to do and I had been doing on my own!). She also pointed out a few cons of the home that my agent never bothered to do, and mentioned things I would not have been aware of since I was unfamiliar with the neighborhood and school districts, etc. It was at that moment that I knew I had to fire my old agent. Although I felt a little bad, I did so and hired Jane right away and it became the best decision I could have made. Jane is extremely smart, competent, confident, knowledgeable, and most importantly- personal. As many other reviewers have stated, I now consider Jane one of my friends who I am so lucky to have met. When I first hired her, I thought of the home buying process as solely a business transaction between a buyer/seller and I just wanted the best team to help me secure my dream home at the lowest price possible---I didn't care who it was. Along the way, I didn't realize how important my interpersonal relationship with my agent would be. Home buying is one of the most exciting, but also most stressful points in my life. The Bay Area market is extremely competitive and it is easy to get your hopes up/down or feel overwhelmed in all stages of the process. Jane was there every step of the way, reassuring me I would find my perfect home, keeping my spirits up, and also swaying me away from homes when I felt desperate (trust me, you will probably feel this way at times). She gave lots of great tips and insight as well for re-selling in the future and guided me along the path into eventually finding my dream home only 2 months later. We ended up outbidding 10 other offers and not even being the highest offer due to her skills! (no, I did not pay in cash). I am writing this review today to provide my highest recommendation for Jane Shen to prospective home buyers and sellers in the Bay Area that are looking for a top-tier agent. Jane helped my wife and I consummate a very non-traditional acquisition of a rare, but promising, multi-unit fixer-upper property in San Francisco. Completing such a transaction for buyers is not a rare feat, but rather it was how she went about leading the search and acquisition of the property, against an accelerated time window (from the start of search until close of escrow took about ~8-9 weeks; bank-financed process), that was truly remarkable. She exceeded our expectations! Below I have listed out specific qualities that she showcased during my transaction, and have provided appropriate examples to support these qualities. Determined: In early 2018, I first started looking into purchasing a home and received a strong referral from a friend to use Jane as my buying agent. My intro call with Jane went great, and I could tell early on from her follow-up emails that she was diligent (irrespective of where the client was in the home buying process--i.e. early/mid/late) without being pushy. I appreciated this level of organization and client management, as I am a busy working professional and need someone to hold the reigns of the process and keep me accountable to the deadlines and to the key decisions. Though I ultimately decided not to purchase a home at that year, I reached back out to her a year later (2019), and was surprised that she maintained the same level of enthusiasm to help me find a home. I wouldn't blame her if she didn't take me seriously, given our failed first attempt. On the contrary, she was game-ready and eager to get to work. From this, I could tell that she is a determined individual that doesn't get thrown off when outcomes don't immediately go your way. Given potential turbulence a real estate transaction can have at each phase of the purchase process, I needed someone with this kind of resolve leading the way for me. Jane played this role well throughout my transaction. She stressed over the details, which enabled me to sleep better at night. Professional & Diligent: On top of being well-educated, she is professional--ensuring all parties follow proper guidelines/best practices in order to limit down-size risk and maximize upside utility. Given the poor state of the fixer upper, we were concerned about the appraisal coming in below our estimates, as that would dictate how much of the purchase price we could finance from the bank. Rather than passively wait for the appraiser to conduct his or her analysis, Jane showed up to the scheduled appraisal (commuting from South Bay to SF) and provided the appraiser with a data packet supplement which showcased that the property was more than fairly valued. Ultimately, the appraisal came back in-line, helping to facilitate the financing process. This example is one of many times in which she made that extra effort that most other agents wouldn't have made, in order to ensure the best possible outcome for her clients. Strategic, Creative & Professional: Given the dilapidated state of the house we purchased, it made the offer strategy very complicated. For example, the property was priced nearly $500k-$1M+ below other homes in the area, but had already received several verbal offers (some all-cash) from developers that were a $200k+ over asking, so we had difficulty determining how to place our bid. Prior to making our bid, Jane made sure that she engaged and socialized with the selling agent to understand demand from our competition + get a sense for the real goals of the sellers. She was able to exact that price would be the key determinant regarding which bid gets accepted. This information was key and enabled us to place a strong bid that was accepted, beating out an all-cash offer. Later in the process, some marketing information about the home came back inaccurate. This provided Jane the opportunity to showcase her negotiation skills. When the back-and-forth settled with the selling agent, she was able to knock off $50k off the purchase price for us. I was truly impressed by her focus to see every detail of the transaction through personally, and always is keeping her eye out for opportunities to deliver more value to her clients. In summary, my wife and I are truly grateful to have found Jane. She will be our go-to realtor for years to come, as I know that she is capable of handling both the easy/smooth transaction and complex/painful ones with a smile on her face...making it look easy. Jane has been a great realtor and can easily say that with our purchase experience she is one of best realtors we have worked with and we are now great friends with her!! So lucky to have her help us buy our beautiful home :)  As every buyer we had a tricky situation when we met with her regarding our home buying situation and she was more than happy and willing to spend her time and energy to find a house that meets all our needs & budget. She showed us few homes and she was always honest about home facts and the pros and cons of each of the homes we saw. We never had to worry about missing out information or doing our own research as she would have done a thorough analysis and provide a detail report on schools, all the potential hazards, train/highway noise, safety, rental opportunities and resale potential etc. We saw few old homes which needed some work and she had her contractors team to provide us realistic estimates on price & time which helped us evaluate if this is workable solution for us or not. Then she suggested to look at a private listing of a newer home in a great location and we loved it but we felt it was out of our budget then she made us see the potential by running some comps and explained how good deal it was and that we should at-least try. My husband and I felt we could give this a try and Jane helped us through out the way on taking time to explain the process, review all the disclosures & wrote a competitive offer. Then finally we got the house for the lowest possible price by finding out as much info as she could and accurately gauging the right offer price, she also got a lot of extras (home warranty, house cleaning, etc)for us as part of the offer, she connected us with the best lender who not just gave us an attractive rate but also provided a nice credit towards closing, she also looked out to protect us since the sellers were planning on staying for few more days after closing (get $3000 security deposit for the rent back just in case), she also worked very closely with the sellers realtor to meet our specific needs (arrange for the contractor visit even when the sellers are down with a flu, get someone to be present for our sign-off when she was unavailable, and trying to get our flooring material stored, etc), she was always very responsive to our questions or concerns. Her responsiveness was the same even after we closed the house, she coordinated with sellers and their team for any questions or concerns we might have after moving in. She provided a lot of insights on how to maintain the house and also stayed in contact. If you are like us who like the realtors to provide all the info and not to be pushy instead make us see the potential and are easy to work with then I would fully recommend Jane!! Selling: When I first entered the market, I had absolutely no idea how to sell a house. I didn't know where to start because I didn't even know what I didn't know - I was extremely anxious and hesitant. Jane entered my life first as my realtor, and soon after as a good friend. Jane had invaluable insight and advice from the start, though in the beginning I was not ready to cooperate. I was lazy and thought that the process would be a slow one, so when I realized the selling timeline was so short, I wasn't happy.
