If you are looking to purchase your house soon and not sure which real estate agent to pick, you definitely want to consider Jane to be your real estate agent for either your purchase of your home or sales of your home in the Bay Area. We've worked with Jane for both our house sales and purchase of our home recently and we cannot recommend her enough to all our friends, families and anyone looking to buy/sell their home. When picking an agent for purchase of your home, you want someone who is experienced, super responsive, knows the process, and goes above and beyond to get you your home. That would be Jane Shen. Jane has been in the real estate industry for 12 years so she definitely has the experience. When we first started working with her, we met with her to share with her our needs and our budget. She sent us homes that were within our budget to review and look at. She goes through housing disclosures to make sure you understand what you are looking at and she sets up a meeting to go through how a purchase contract is drafted up. As a first time home buyer, you definitely will have a never ending list of questions and Jane will respond to those one by one to make sure you understand how the process works even when she is traveling or across the country which is what happened to us. When we were working with Jane, we found our unexpected home at the time when she had a scheduled vacation plans but that didn't matter to her. She worked throughout her dinner while traveling abroad to connect with the seller's agent the entire morning right up to the second to when the offers were due (this was during her dinner and bedtime in a different time zone). We ended up getting the house on the first purchase contract offer we made because even the seller's agent was surprised at Jane's expertise, experience that she came forward with. Jane made sure we had signed and prepared all the paperwork ahead of time so there were zero questions from the seller's side. On top of that, Jane's negotiation skills helped us get the best price for the house in a competitive area with multiple offers. Jane is definitely someone who goes above and beyond working with your needs as a seller's agent to get you everything that you need. After working with her, she is a close auntie for us  after working with her as she is personable too. If you have any questions post purchase or sales of your home, you can contact her anytime and she will try her best to get you what you need even if it requires connecting with others to get the information that you need. read more

I have worked with Jane twice. The first time was selling my home in South San Jose. I was impressed by how responsive she was; her plan to sell was meticulous and executed flawlessly without delay. We received an offer above the asking price within less than one week of listing. The second time, I wanted to buy a home in the West San Jose area. She was very thorough and responsive. She taught me what to look for, what to study, and what steps were necessary to get the house I wanted. We managed to secure a home under our budget that appraised at a value higher than our purchase price. We accomplished this together while I was on vacation and the seller was overseas--a task that is very difficult. Overall, impressive. I will do business with her again. read more

We worked with Jane to buy our first home. We didn't know much about the home buying process at first, but she provided valuable insight which made us more confident about what we wanted. She would point out details about houses we saw that we wouldn't have previously considered, which helped shape our perspectives for the better. Her knowledge of Bay Area real estate was very apparent. She was very responsive and willing to work around our tight schedule with a newborn. Jane helped prepare us for the offer stage by doing a mock offer with us, which ended up being extremely valuable. We were lucky enough to get the first house we offered on, but I don't think we would have had the confidence to do so without the preparation that Jane had us do. We ended up making our offer while we were out of the country which complicated things, but Jane was still able to help us through the bidding process, and after our offer was accepted she made sure everything went smoothly. We highly recommend working with Jane to anyone that is looking to buy a home in the Bay Area, especially first-time home buyers navigating a competitive market. read more

Highly recommend Jane for anyone looking to buy a home in the Bay Area. Communication: My number one criteria was someone who was responsive by text/phone/email. Jane easily hit that criteria. Jane was able to accommodate our busy home schedule with 2 kids under 2.5 years old and meet virtually at 8 pm on multiple nights after we put the kids down. She would follow up on things that needed to be done even while on family vacation in Hawaii. She even asked her family to drive back down within cell signal range on a Mother's day hike so she could send us some important todos before spending time with her own family. Meeting our needs: Jane listened to our criteria for school districts/neighborhoods, lot/home sizes, and most importantly budget. She sent over homes that matched our requirements and provided honest pros/cons without bias. She puts together an easy to read slideshow presentation for similar comps for any homes you are interested in. Based on our assets/down payment, she was able to recommend a lender that advertised and successfully closed the loan 0.5% under the average mortgage rate without paying points. Representation: Jane knows her stuff. She walked us through every single form and template that we would encounter. She does simulated offer practice sessions. Jane made sure to be there physically at all important phases including open house, initial walk through, closing, and final walk through. Jane was 100% on our side with our interests in mind, and suggested an offer that was under what we were thinking yet accepted by the sellers. Jane was there from day 1 all the way until we were physically in our new home. Organization: After our offer was accepted, Jane provided a written timeline of exact dates that things would need to happen so we could keep track and check off the list. We followed the timeline and it made each step manageable without being overwhelming. We closed on the first house we offered on 3 weeks after our first meeting with Jane. read more

We are so grateful to have worked with Jane. She walked us through the process from the very beginning to the end. She explained everything to us from BRBC to disclosures and answered all of our questions thoroughly. We appreciated her educating us and especially found going through a "mock offer" very helpful in preparing us for a real one. Jane took the time to understand what we were looking for and was patient as we worked through what our priorities were in a home. She was always honest and clear in presenting the pros/cons of individual properties. She was never pushy and always informative, really trustworthy and we knew she was looking out for our best interests. What really makes her stand out is that she ALWAYS goes the extra mile for her clients. She helped us go through the disclosures, found out extra information as often as she could, followed up with listing agents, and kept circling back when I'm sure other agents wouldn't have followed through. Jane has a great sense of the market and was spot-on several times on where the highest bid would land. We ended up finding a home in our dream neighborhood and this was only possible because of Jane! After our offer was accepted she helped walk us through closing, step by step. Hands down recommend her!! read more

As first-time home buyers my husband and I had a lot of questions and a lot to learn. Jane was an AMAZING agent! She made the experience of purchasing our first home so smooth and positive. At our initial meeting she really took the time to get to know us, and she was attentive with learning what we were looking for in a home. From the start, she already had an idea of potential homes we may be interested in based on our preferences. In the beginning, Jane spent a lot of one on one time with us explaining disclosures, how to put in an offer, and how to put in a counter-offer. We learned a lot about the process of purchasing a home and we felt confident when we put in an offer for our home. Jane was also available whenever we needed to contact her. She is quick at responding and would follow up with us regularly on potential home listings. After the offer for our home was accepted, Jane also ensured we had a smooth escrow period. She created a timeline to keep us on track, and she provided us with a detailed description on what to expect during our escrow period. We HIGHLY recommend Jane as an agent to anyone who is looking for one. She is not only a great agent, but a great person overall and we truly enjoyed working with her. read more

We came to Jane through a close friend's referral as it was our first time with the homebuying process and we were apprehensive and overwhelmed by it all. After meeting with several other realtors (through other friends' referrals and ones we found ourselves online), we decided to go with Jane. Throughout the process, she was incredibly knowledgeable, responsive, thoughtful, and thorough at every step. We absolutely loved that she had us do a "practice" session where we reviewed disclosures (even if we weren't necessarily set on submitting an offer for that particular home since it was more for practice). This session helped bring us so much relief and built our confidence with reviewing future disclosures ourselves and knowing what to look for. With Jane guiding us through the reviews and even preparing her own concise review ahead of time where she pointed out any items of note such as major red flags, the entire process felt so seamless and no longer intimidating/dreadful. We also loved that she held a similar practice session for reviewing a contract/submitting an offer. We truly believe we couldn't have gotten the house we wanted without Jane's expertise. We wholeheartedly recommend Jane to all of our friends who even just mention once that they're thinking of buying. She's exceptional and we'll always be grateful that we went with Jane. read more

When you work with Jane it feels like you are working with family or a close friend. She is very kind and wants to get to know you and what you are looking for in a house. She is very thorough in understanding what your needs are as a home buyer. She is also extremely knowledgeable about the market and what is realistic given your goals and budget. She is very familiar when it comes to all cities in the Bay Area, the traffic, the schools, the location etc. She is also an expert when it comes to home value and what to look for in a house that not only makes a home but also an investment. She will protect you from buying a house that has major pitfalls that could lead to high maintenance cost or slow value growth. Jane is also great at communicating with you during all of the paperwork and documents. She will help you learn about the process if you are interested in understanding all of the details and will make sure you don't miss any critical documents or check points. We had so many questions during our house search, we sent her dozens of house listing every weekend and she patiently reviewed them and provided detailed analysis of which were a good fit and which were not. We also went to 6-10 open houses almost every weekend for several months and Jane would join us for almost all of them. Also when it came to purchasing our final choice, she helped us while she was on vacation, still working hard to get us the best deal and communicating immediately. In short, Jane is the best agent you could wish for, kind, diligent, and highly skilled. We highly recommend her for all of your house purchasing needs. read more

To sell our mom's house in San Jose, we solicited Jane's help in selling the property. While not absolutely imperitive we sell the house inside a window of two months, we advised Jane that would make us very happy. Jane was able to sell the house a little over a month after we gave her the green light to start the selling process. Jane is any project manager's dream. She provided us with a timeline of task to be completed and was able to complete those task in a timely manner. Jane is a consumate professional. She is very hard working and pours her heart to helping us go through the process as smooth as possible. With her experience and expert advise, we were able to list the selling price higher than what we thought we were able to. We received 17 offers and many were above asking price. Jane definitely deserve the 5 star rating I am giving her. read more

Jane sold our home for 25% more than what we expected (and we follow the market!). You've heard the phrase "Tiger Mom"? Well, Jane is a "Tiger Realtor" - she stays in constant communication, she makes recommendations for repairs and improvements including cost vs. return, she gave us different selling options (rapid w/no upgrades, off-market listing, minor upgrades with house on the market in 3 weeks, etc.) and walked us through each one. As we were out-of-town, Jane was at the house often doing minor chores while her contractors painted, etc. Just awesome. Highly recommended! read more

Jane is exceptional. She exceeded all our expectations in terms of timing, budget, and must haves! Working with such an experienced realtor made this whole process seem so easy. Being first time homebuyers we came into the process with a lot of questions. Not only did Jane answer all our questions with kindness and confidence, she also provided a lot of context and educated us along the way. Jane also knew exactly what we were looking for before we had to say it. All the listings she suggested were thoughtfully curated with realistic considerations. She really wants to make sure you know what you're getting into, and she never pressured us, which was great! Her knowledge of the current market and connections made the process quick and smooth for us. We were able to place a competitive offer because of her intuition and expertise. We could not have done this without her, and are so grateful she took us on as clients. We highly recommend Jane for your housing needs! read more

Jane has truly been an exceptional realtor. My wife and I are first time home buyers, so we were completely clueless with the whole process, but Jane took the time to explain everything from home disclosures, inspection reports, HOA documents, and realtor documents. Since it was our first time buying a home, Jane even wrote up a mock offer to prepare us so when we would put in a real offer. She was always responsive whether it was through phone calls, text, emails or zoom. It felt like we were her only clients. She always made time to visit the open house with us and even made additional trips during the week as needed. Jane never pressured us into buying a home we did not fall in love with. She sent us several listings that met our criteria throughout the week for three months. If we were unsure of the home, she would recommend for us to keep looking. She was always looking out for our best interest and did not want us to purchase a house we didn't love. Jane is very knowledge about the Bay Area. She knew all the small details regarding county and city real estate laws, and taxes seller/buyers would have to pay for certain purchase prices. This came in handy when we were strategizing our offer letter. We had a short three week close of escrow, but Jane made sure we were completing each milestone on time. She made a timeline for us and made sure we were meeting all of them through constant email and text reminders. I would not hesitate to reach out to Jane again for our next home purchase and I highly recommend Jane as your realtor. read more

We were referred to Jane to act as our agent for both buying a new home as well as selling our existing home. Jane was super responsive, courteous and took time to understand our needs, such as wanting to buy first before selling, and had the lender contacts to help us make that happen Jane was also extremely helpful in answering all our questions regarding the process of buying/selling, staging our home for sale, what was the minimum needed to be done in order to get our home sold at the max price without spending too much. She kept us organized with timelines on buying and selling, what needed to be done - which was super helpful especially as we had busy schedules. I would definitely recommend Jane to anyone I know who's looking to buy or sell a home. The contacts that she has on all facets of homebuying/selling, as well as experience, attentiveness to detail, helpfulness and responsiveness to questions, made the overall process so much simpler than it seems. We woudn't have been able to close on our new home without her help. read more

Jane was recommended to us by friends who bought their first home with her help. She brings an immense amount of experience, confidence, and depth of knowledge that made the purchase of our first home as worry and trouble-free as one can hope for. We had previously put an offer in on a home with another agent who provided minimal support and insight. In contrast, Jane was patient with us as inexperienced buyers, friendly, and tremendously communicative. Throughout the two-month process of viewing homes, submitting offers, and escrow, Jane was in contact with us around the clock despite our process spanning Thanksgiving, Christmas, New Year's, and a pandemic. She is truly committed to her clients, and her passion is evident in her actions. In addition to her excellent communication with us, she seemed to develop incredible rapport with the listing agents of the homes we were interested in, providing us an advantage in bidding. She was aggressive about making our offers competitive, while being sure that we did not overpay. Additionally, Jane connected us with a wonderful mortgage lender who provided us with a far better rate than we had been offered before. In the end, Jane helped us win the second home we bid on, beating nine other offers including a cash offer within 0.6% of ours. In the wild housing market that is the SF Bay Area, we are confident that few other agents could have done the same. We are thrilled to have met Jane, and have every intention of referring her to all of our other friends when the need arises. read more

Jane Shen is an excellent Realtor. There were a lot of parts to our move. We planned to leave and move cross country and a lot of repairs were needed to make the house ready to market. All of which would have been difficult for us to manage as we were readying for the move and still living there! She helped us keep to our move date with updates and also scheduled all of the necessary repairs to happen as soon as we moved out. These included replacing the floors, painting inside and out, refinishing cabinets, general cleaning, and updating landscaping. Her recommendations of handymen and other professionals was great. Throughout the process Jane followed up quickly and we knew that we could keep our minds on other things as she was handling everything related to the house sale. As soon as we moved out and started our trip, she had the already scheduled repairs completed. We received updates on all of the repairs and she notified us when they were complete, sending pictures of the progress. Then she had the clean up done, house stagers in, held the open house, managed all offers, presented them to us and we accepted an offer and closed. It was seamless. I really appreciate her professionalism, ability to answer all questions or direct us to the answers, and willingness to handle so many details with grace. Her advice, attention to detail and realtor wisdom led to us to a great offer and quick closing. read more

If you are looking for a real estate agent, look no further. Jane Shen truly made the process of looking, placing an offer, and buying a home a very enjoyable and low-stress process. To begin, Jane Shen went above and beyond the duties of a realtor. First off, she was always available to help answer our questions in a very prompt manner at any time of the day. One example that demonstrates this point is when the house my wife looked at was only available for public viewing on Saturday. I was unable to attend myself but Jane contacted the listing agent that Saturday evening and was able to arrange a private viewing on Sunday for myself and my wife's sister. Although we had only given Jane less than one day of notice that we wanted to view the house, she clearly had done her research about the property as she knew so much about the unit and surrounding area and thus was able to provide us with detailed pertinent information that really helped solidify our decision. Additionally, as this was the first time I was purchasing a house, there was a lot I didn't know but she was able to educate me and explain the home-buying process in a clear and easy fashion. Throughout every step, she made herself available and was able to walk me through the entire process while providing great advice and recommendations that allowed us to purchase the house we wanted. We were very fortunate that the first house we placed an offer on was accepted. This was no doubt due to Jane's wealth of experience in real estate, her research into the house, and good communication with the seller's agent. She recommended a competitive offer that was still reasonable and within our budget. She made the entire home-buying process simple and straightforward with very little stress. It was such a smooth process that I would joke with my wife by saying, "buying a house is so easy!" It clearly was only easy because we had a phenomenal realtor. Overall, if you are looking for a realtor who will go the extra mile for you, truly care about your goals, budget, and preferences, and can provide excellent guidance backed by years of experience, I can think of no one better than Jane Shen. read more

If you have stumbled upon Jane's website or have been recommended to her by someone, look no further. You've landed on pure gold. We were looking for a place on and off for about 6 months and have had some bad luck with past realtors. We were SO lucky that Jane was recommended to us. We had no idea what we were signing up for. After our first initial meeting, we knew right away that we were in good, experienced hands. We felt relieved after talking to her. Yes, maybe this time we'll find a nice home with her help! Anyone house hunting knows the process is gruesome, tiring and spirit breaking. Jane sees it differently and she created an amazing experience for us. She was so sincere, kind and warm. She listened to us and was never pushy about anything. She was an absolute unit when it came to researching, asking smart questions, negotiating and just 100% keeping OUR best interest in mind. She's got a great sense of humor and would quickly diffuse any anxiety and worry you might have. We made an offer at such an insane, crazy time during the shelter in place order. Everything was madness. Offices were closed or had reduced hours causing our process to delay a bit but Jane was always there to comfort us. Our trust in Jane had us pull the trigger. We made an offer we were comfortable with, and miraculously the sellers accepted! We couldn't believe how well thought out and tailored her proposal was. We didn't just get lucky, we got it all because of her quick actions and smart negotiating. We could not have done this without her help. Jane was extremely attentive to our needs and she was always in contact with our sellers and gave us daily updates on where the process was. Covid-19 and stock market numbers really scared all of us to the point of almost backing out, but Jane was there to reassure us every step of the way. We are so glad we trusted her, we love our new home so much. With Jane, you truly feel like you have a warrior fighting for you. She treats you like family, and that kind of treatment is truly so rare. She does her very best to go bat for you. Jane is always so quick to respond no matter what time it is. She makes it her mission to make sure that she knows the ins and outs of the place you are interested in. She is very smart and quick when it comes down to negotiating. In this competitive Bay Area market, it's hard to find a good price, but Jane made sure we would not over pay or have too weak of an offer. It will be just right. Jane's name comes up first whenever we have questions about anything relating to our new wonderful home. Jane's got that personalized touch about everything she does, and she does it with her whole heart. You can bet that she will be there for you for years to come, not just the end of escrow. If you are in the Bay Area or new to the Bay Area and looking to buy a home or want to find a location which suits most of your needs, look no further and reach out to Jane Shen. I received Jane's referral through a trusted source, who had purchased a home through Jane. I have worked with several realtors over a period of years, I find Jane to top them all. She is diligent, committed, sincere, honest and most important of all - approachable and she is ALWAYS available and will get all of the questions and concerns clarified. She is prompt, thorough and an individual who will not leave their client hanging. She follows up and follows through all the way to the end. Jane coordinated everything to help us prepare for the sale during a very busy time when we weren't always available. Jane came highly recommended to us by 2 of our friends. She was our agent for both buying our new home and selling our old home. She is very prompt ,committed and responsive. We really liked the way she explained what to look for in a second home and guided us through each and every step of the buying process. When our underwriter asked for additional documents at the last minute, she immediately helped us with the process and ensured that we closed the home on time. While selling our home she suggested a lot of changes that would result in a higher selling price and worked with the contractors to get all the necessary changes done before we put it on the market. Finally, she walked us through all the offers explaining pros and cons of each offer and guided us to pick the best offer. It was great working with her and thanks to her we found our dream home,we would definitely recommend her to others. read more

Our family was very fortunate to have Jane as our agent. Our family had some very specific requirements that Jane was able to address and meet beyond our expectations. Three things that really set her apart: 1. Excellent communicator: Jane was always prompt in addressing our questions. She was great at listening to our needs and understanding what we were looking for in a house. 2. Extremely prompt and on top of things: Jane was always really organized. She was always quick in sending us potential options and helped us stay organized to hit deadlines. 3. Very knowledgeable: From house hunting, to the escrow process, to recommending contractors and painters to refurbish the house after we purchased it, Jane had the answer. Jane is your person. She will hustle for you, strive for the same goals your family has, and be your biggest advocator. read more

We felt extremely lucky to have found Jane as our real estate agent on the recommendation of a friend who had previously worked with her. Jane provided simply outstanding service at every step of our home search and purchase. She tirelessly showed us houses, even over the New Year vacation period, managed to arrange tours at short notice, and gave us plenty of insight into the pros/cons of properties we looked at. She was extremely responsive, and also helped us parse disclosures to understand which issues were material and had an impact on value and resale. When we decided to put in an offer, Jane kept her ear to the ground, and used her excellent people skills to ensure our offer was competitive and likely to be accepted. We had been in the market for some time, and worked with another agent and lender, with disappointing results. We worked with Jane's recommended lender (shoutout to Vance and Faisal at Golden1!), and were able to close extremely smoothly in 21 days (which feels like a record), without contingencies, and at a great rate! At appraisal time, Jane took the effort to compile market data on recent sales and present it to the appraiser to help ensure we appraised at sale price (actually slightly above). Jane is super responsive, has a keen understanding of the market, and has invaluable insights and recommendations when it comes to choosing a home. We now look upon Jane as a friend, and continue to be in touch with her even after closing. She continues to share helpful information re contractors for small projects related to our home. We very highly recommend her! read more

Jane is everything you would want and need in an agent, whether you are looking to buy or sell. She is incredibly knowledgeable in this field and for someone (me) who had very little knowledge or understanding of the entire process of buying a home and what to look for, Jane made it easy to understand. What every review has said so far is true. She is highly attentive to detail, responsive, informative on things you might not have considered, and accommodating. Simply put, Jane goes the extra mile every time. Jane's incredible people skills and professionalism helped her build trust with the listing agent for the home my family and I were interested in and we were chosen out of many offers even though it wasn't the highest! read more

We met Jane at one of the open houses for Sereno Group & we found her very friendly, easy to talk to & quite informative. As first-time home buyers, we were looking for someone who could guide us through the whole process & have the patience to answer all our questions. Jane did a truly great job at this when we signed up with her. She really puts her clients first, even at the cost of her personal life - on one occasion we had to go to an open house with her, at the same time when she had planned a dinner with her friends. She put us first & came to the open house, nevertheless. Her recommendations & experience helped us every step of the way & her introductions/contacts with mortgage lenders got us a great deal on our mortgage. She is very dedicated, responsive & thanks to her we ended up in a great place that we absolutely love! read more

Jane is a phenomenal agent and we feel very fortunate that we had a chance to work with her. As first time home buyers, we were new to the process and had to rely heavily on our agent. Our eyes were also set on an Eichler and those gems are not easy to find (or rather get) in the Bay Area. First of all, Jane is someone you can trust and rely on. She will have your back and work extremely hard to make sure that you feel comfortable with your decisions and do not feel pressured. She's very committed and will go the extra mile for you. She'll climb the fence to retrieve the keys if needed (sic!), she will answer your e-mails on the spot and will do a phenomenal job presenting your offer even if she's on vacation (Jane, once again, thanks so much!). Secondly, Jane is extremely knowledgeable. She knows the Bay Area real estate market inside and out and has a great network of contacts. She also knows a lot about the market for Eichlers (in case you're after an Eichler). Jane was very patient with our questions (and believe me, we had many!) and was always able to provide clear and detailed responses. Every time when she looked at the disclosure schedules, she would send us a bullet point list of things that caught her attention and point out why we should or should not be concerned about them. Finally, Jane is not going to be your agent, she is going to be your friend. She's a lovely person with very warm personality. She will send you pictures of interesting landscape remodels that she thinks you might like. And she will bring you a jar of papaya butter from Hawaii. She will have your back no matter what. In terms of the process, it took us 2 months to buy a house since we've started working with Jane. We went to a lot of open houses and ended up making two offers. We lost the first home to another buyer, but we were very impressed with Jane's ability to extract useful information from the seller's agent about the competitiveness of the process and its potential outcome. She's an excellent negotiator and knows best how to make your offer and cover letter more appealing. She also did an excellent job negotiating our second offer. The seller came up with additional last-minute asks that we wanted to push back on, however, as first time home buyers, we were slightly reluctant to do so. Jane reinforced our gut feeling and stressed that we should do only what we feel comfortable with. We pushed back and ended getting the house. So happy with the result! read more

We are so glad one of our friends referred Jane to us, she made the entire house hunting process fun and stress free. As first time home buyers we were ignorant about a lot of things and she made sure at every step we received the right guidance. She clearly understood what we are looking for and what's best for us.  She was very punctual ! On days when there were multiple homes in the market, she would show all the homes with the same energy and enthusiasm. She definitely holds a great knowledge on Bay Area homes and neighborhoods, she was super spontaneous and accurate in answering all our questions. She did not just always highlight the positives but also pointed out the drawbacks and potential parameters that would impact the house's resale value. During the bidding process, she ensured we put in an optimal price that was competitive enough. She extended her support after the house purchase as well by providing contacts and advice for home renovation.  Her sincerity, dedication, cheer, knowledge and humor makes her a great realtor that you really shouldn't miss !! Thanks to all her hard-work, we finally found our dream home after nearly a 3 month search. read more

As first-time homebuyers, we did not immediately know what we were looking for in an ideal home. Jane was there for us from the very beginning, educating and advising us every step of the way. She has a tremendous amount of industry knowledge and guided us with such patience and grace. We felt comfortable asking any question, no matter how basic. We were very transparent about how little we knew about home ownership and she always answered everything with helpful reference points to recent market trends or relevant examples she's observed with recent sales. We really appreciated Jane's ability to empathize and accommodate additional needs we had as first-time buyers. Especially knowing we're in one of the most competitive, fast-paced and expensive housing markets in the country, Jane went the extra mile to help make sure that we felt comfortable and supported. She spent two hours walking us through a practice offer so that we could familiarize ourselves with the process and feel less intimidated by the overwhelming legal processes entailed in home sales. As we reviewed together, she also highlighted things to look out for that would not have been apparent to us had we done this on our own. When the time finally came to make our first offer, we felt more prepared and it eased some of the stress in making such a significant life decision and major investment. For every home that we were interested in, Jane would look into their documentation and always checked first if there were any immediate red flags worth raising to us (e.g. foundation issues, anything that may require upfront costs/repairs, etc). If there were no major concerns, she'd then patiently wait for us to see things for ourselves and let us form our own opinions without bias. She was very respectful in waiting to hear what we thought first. We never felt influenced or pressured at any point of the process. If we expressed any concerns or things we didn't like in a home, she'd immediately take that feedback and adjust our search criteria and home suggestions that she would send to us. If there were little things that we didn't like but weren't major deal breakers, then she'd offer additional insights (E.g. whether this was a resolvable issue, how much something like this may cost to address, recommend how things could be improved upon if we chose to renovate in the future, or whether something was commonly seen or anomalous). She often offered great ideas and was able to envision future home improvement projects that we didn't have an eye for at the time. It was very nice to have that added lens of seeing the potential in a home that wasn't tangible to us yet. Knowing Jane had other clients, she still made us feel like we were her only and most important client. She was very responsive, incredibly prompt and always two steps ahead of us. If we expressed interest in a home, she would immediately gather the necessary information for us and she would have things prepared before we even needed to ask for it. She was also skilled in predicting whether a listing was over/under-listed and how much it will probably over-bid for. After a house sold, my husband and I would later check online and Jane was pretty spot on. It was beneficial to have a seasoned professional like this with many years in the business because it also saved us time from pursuing something that was very likely going to be out of our budget range. It's also such an emotional process to buy a home and Jane acknowledged that with us from day 1. It's not just about trusting someone to help you confidently make a major life investment, but you also want someone who is going to advocate for you and provide whatever support you need. We never would have gotten our first home without Jane going above and beyond. When we first came upon the listing online, we were interested and planned to go see it over the weekend. But before we could, the house was then taken off market, and the sellers were considering just renting it out. But then Jane called the listing agent and arranged for us to get a private showing of the house. We were able to get in and we made an offer that same day, competing with another offer that was expiring that evening. It all happened so quickly, but Jane was prepared and ready to go whenever we needed to get to the next stage. She also simultaneously coordinated everything with our lender and we were able to expedite and prepare our offer without a hitch. Even when we were cutting it close to the offer deadline time, knowing we needed to be fast, she still remained incredibly patient and calm. We were very nervous, so Jane having that kind of composed demeanor and presence is what we needed to get us through it haha. Overall, we had an excellent experience. We felt so reassured having someone like Jane in our corner looking out for us, and we would gladly recommend her to our family and friends. read more

Jane is an extremely professional and dedicated realtor. She was our selling agent, and she made sure that the unique features of the property were highlighted correctly while listing the home. She took care of every little detail in a timely manner. In a span of two weeks, she had all the disclosures, marketing materials and all necessary documents ready for listing the home. Even while looking at the offers, she first summarized all the offers into a spreadsheet, which helped us to make the final decision. I will highly recommend working with Jane, as she is extremely professional and easy to work with. read more

About a year ago, my boyfriend and I setup an initial meeting with Jane. We weren't looking to buy just yet, but as soon to be first-time home buyers, we wanted to get a better understanding of what the process would look like. Jane spent almost an hour talking us through the whole process - answering all of our noob questions along the way. Most importantly, she understood where we were at at the time and didn't pressure us to start the process right away.  Instead, we kept in touch via email over the next 6 months or so. She would send us listings every now and then with detailed notes so we could get a sense of what was out there in the market - things to look for, red flags, pros/cons of various neighborhoods, etc.. This lightweight process actually helped us a lot. As we saw more and more listings, we were able to get a better idea of things we liked and didn't like, as well as what aspects of a home were most important to us.  Fast forward a couple months later and we were finally ready to start seriously looking! Jane was with us every step of the way. She helped us get our pre-approval rushed on Super Bowl Sunday!! Did not know such a short turnaround was possible. But then again, it's Jane. We could always count on her for an honest perspective, and it was clear that she always had our best interests in mind. When we were ready to make our first offer, she made herself readily available to answer any questions we had. And we had PLENTY of questions. We were on the phone almost every night the last few days leading up to the offer due date walking through all the different documents - making sure we understood everything that we were signing. When it came time to put down a number, she helped us make sure that we stayed within our budget AND not overpay. Even though we didn't ultimately end up getting the house, we felt ready to take on the next one. One week later, we found our dream home that checked all the boxes! We were SO happy we waited. Jane worked with us closely over the next few days to put together a compelling offer. Everything came down to the wire. There were so many competing offers, but Jane pulled us through. This was just a few weeks ago, and even now, we're still pinching ourselves for reality checks :) We had to meet a tight deadline for closing, and she made sure we knew exactly what we needed to do, when different things needed to get done, and helped coordinate with the various stakeholders to make sure everything went through on time.  Could not have asked for a better first-time home buying experience. Came out of the whole process with our dream home, and a friend :) Thank you Jane! read more

When it comes to finding a home, you will often hear: location, location, location! When it comes to finding a realtor, you will often want: quality, quality, quality! Jane's quality of work, quality of dedication, and quality of experience is unparalleled. The quality and quantity of time she spent with my fiancé (Austin) and me showcases her motto of: "treating every client as I do my closest friends." Jane adds a professional as well as personal touch every step of the way! Not only is she an efficient and effective agent, but she is also an empathetic agent. Jane knows how and when to pick up the pace, but also is aware of when to slow down in order to make sure no one and nothing is left behind. Additionally through the recommendation of Jane, having Vance as our loan agent greatly increased our peace of mind as we took steps forward. Although there were countless things for the both of us to learn and take in, both Jane and Vance were steadfastly patient, kind, and wise toward us. Thanks to Jane and Vance, what seemed complicated and overwhelming for us became crystal clear and even fun! Leading up to the eventual purchase of our first home, having Jane close by our side was a source of great comfort and confidence for us. We are so so so grateful for Jane's quality of personality, punctuality, and reliability as our realtor! At the end of the day, it is not so much what you know, but who you know! read more

Jane is a fantastic realtor. Her knowledge, attention to detail and follow through were all stellar. As an inexperienced seller, I really appreciated her help. She communicated with me every step of the way. She has a great team ready to prepare and stage your home. Our house sold after 1 day on the market for more that the asking price and I couldn't be happier. I highly recommend Jane. read more

If you're looking for a stellar real estate agent and don't know where or who to go with amidst the long list of agents in the Bay Area--- let me save you the hassle and time of finding one right now and tell you to to just go with Jane. You won't regret it or have to look any further. I was a first-time home buyer who did not grow up in the South Bay/Peninsula area I was looking to buy in, nor did I have any clue on how to find an agent as I had no friends, family, or other contacts in the area. Before finding Jane, I worked with an agent for a month or two who was pretty much the first agent I contacted, and trusted her to guide me through the home buying process as I had no experiences or other agents to compare with. I found my first agent to be difficult to communicate with, and did not seem to give any opinions or insight into the homes I was looking at. It doesn't take a lot of experience for one to feel like just another innocent, unfamiliar, unsuspecting client who can provide an agent easy commission off these million dollar homes in the area. I grew tired and unhappy with spending all my free time researching comparable of homes and coming up with my own judgments and conclusions. One day, I complained to a co-worker who I knew had recently bought a home in the area as well, and she highly recommended contacting Jane, her buying agent. I texted Jane afterwards, not yet looking for another agent, but just to gain another perspective and advice on some questions I had about a home I was about to bid on. To my surprise, Jane texted me back IMMEDIATELY (like, between 1-5 minutes) and answered all my questions. It would have taken at least an hour for my last agent. She understood I had an agent already and got her contact info from my co-worker but stated that she would be happy to just be a sounding board if I ever needed a second opinion. A few hours later, she even sent me a comparable presentation email of the home I was looking at w/o me asking (something my agent had never done/recommended for me to do and I had been doing on my own!). She also pointed out a few cons of the home that my agent never bothered to do, and mentioned things I would not have been aware of since I was unfamiliar with the neighborhood and school districts, etc. It was at that moment that I knew I had to fire my old agent. Although I felt a little bad, I did so and hired Jane right away and it became the best decision I could have made. Jane is extremely smart, competent, confident, knowledgeable, and most importantly- personal. As many other reviewers have stated, I now consider Jane one of my friends who I am so lucky to have met. When I first hired her, I thought of the home buying process as solely a business transaction between a buyer/seller and I just wanted the best team to help me secure my dream home at the lowest price possible---I didn't care who it was. Along the way, I didn't realize how important my interpersonal relationship with my agent would be. Home buying is one of the most exciting, but also most stressful points in my life. The Bay Area market is extremely competitive and it is easy to get your hopes up/down or feel overwhelmed in all stages of the process. Jane was there every step of the way, reassuring me I would find my perfect home, keeping my spirits up, and also swaying me away from homes when I felt desperate (trust me, you will probably feel this way at times). She gave lots of great tips and insight as well for re-selling in the future and guided me along the path into eventually finding my dream home only 2 months later. We ended up outbidding 10 other offers and not even being the highest offer due to her skills! (no, I did not pay in cash). She has a very good reputation, is trustworthy, and is an excellent negotiator who even negotiated small things for me that I didn't realize how thankful I was to have until afterwards. On top of that, Jane is extremely professional, clear, SUPER fast at responding (even when she's on vacation), punctual (she beat me to every single open house), and genuine. She really puts her clients first and honestly made this arduous process as easy as it could be. I closed on time with her thoughtfully organized timelines for me and excellent lender team at Golden 1 (Thank you also Vance & Faisal and the whole team!). I cannot thank Jane enough for her patience, support, and help with finding me my first home, which I've very very happy with. She has my highest recommendations and I will probably use her again when it's time to sell. THANK YOU JANE! YOU ARE THE BEST I never write reviews this long but you deserve it! :) read more

I am writing this review today to provide my highest recommendation for Jane Shen to prospective home buyers and sellers in the Bay Area that are looking for a top-tier agent. Jane helped my wife and I consummate a very non-traditional acquisition of a rare, but promising, multi-unit fixer-upper property in San Francisco. Completing such a transaction for buyers is not a rare feat, but rather it was how she went about leading the search and acquisition of the property, against an accelerated time window (from the start of search until close of escrow took about ~8-9 weeks; bank-financed process), that was truly remarkable. She exceeded our expectations! Below I have listed out specific qualities that she showcased during my transaction, and have provided appropriate examples to support these qualities. Determined: In early 2018, I first started looking into purchasing a home and received a strong referral from a friend to use Jane as my buying agent. My intro call with Jane went great, and I could tell early on from her follow-up emails that she was diligent (irrespective of where the client was in the home buying process--i.e. early/mid/late) without being pushy. I appreciated this level of organization and client management, as I am a busy working professional and need someone to hold the reigns of the process and keep me accountable to the deadlines and to the key decisions. Though I ultimately decided not to purchase a home at that year, I reached back out to her a year later (2019), and was surprised that she maintained the same level of enthusiasm to help me find a home. I wouldn't blame her if she didn't take me seriously, given our failed first attempt. On the contrary, she was game-ready and eager to get to work. From this, I could tell that she is a determined individual that doesn't get thrown off when outcomes don't immediately go your way. Given potential turbulence a real estate transaction can have at each phase of the purchase process, I needed someone with this kind of resolve leading the way for me. Jane played this role well throughout my transaction. She stressed over the details, which enabled me to sleep better at night. Professional & Diligent: On top of being well-educated, she is professional--ensuring all parties follow proper guidelines/best practices in order to limit down-size risk and maximize upside utility. Given the poor state of the fixer upper, we were concerned about the appraisal coming in below our estimates, as that would dictate how much of the purchase price we could finance from the bank. Rather than passively wait for the appraiser to conduct his or her analysis, Jane showed up to the scheduled appraisal (commuting from South Bay to SF) and provided the appraiser with a data packet supplement which showcased that the property was more than fairly valued. Ultimately, the appraisal came back in-line, helping to facilitate the financing process. This example is one of many times in which she made that extra effort that most other agents wouldn't have made, in order to ensure the best possible outcome for her clients. Strategic, Creative & Professional: Given the dilapidated state of the house we purchased, it made the offer strategy very complicated. For example, the property was priced nearly $500k-$1M+ below other homes in the area, but had already received several verbal offers (some all-cash) from developers that were a $200k+ over asking, so we had difficulty determining how to place our bid. Prior to making our bid, Jane made sure that she engaged and socialized with the selling agent to understand demand from our competition + get a sense for the real goals of the sellers. She was able to exact that price would be the key determinant regarding which bid gets accepted. This information was key and enabled us to place a strong bid that was accepted, beating out an all-cash offer. Later in the process, some marketing information about the home came back inaccurate. This provided Jane the opportunity to showcase her negotiation skills. When the back-and-forth settled with the selling agent, she was able to knock off $50k off the purchase price for us. I was truly impressed by her focus to see every detail of the transaction through personally, and always is keeping her eye out for opportunities to deliver more value to her clients. In summary, my wife and I are truly grateful to have found Jane. She will be our go-to realtor for years to come, as I know that she is capable of handling both the easy/smooth transaction and complex/painful ones with a smile on her face...making it look easy. Again, we reserve our highest recommendation for Jane Shen. She is the BEST! Thanks, Antonio and Christen read more

I've known Jane for quite a while now through one of my communities. She is a great cook and fun company. Through this journey I found her professional side. She is always calm and peaceful, very flexible, great educator, yet tough negotiator. She can fight for you to get the best benefits. And her price prediction is always right. So it's better to listen to her! Other reviewers already mentioned so many truths about Jane, so I'd like to mentioned her other character. I am generally picky. My husband and I had slightly different ideas about the house and even location. So it wasn't easy for Jane to work with us. However she was very patient and never pushy. She is a great listener and remembers our tastes. She often told me "How about your husband? What does he think?" She told me that my husband and I had to come up with the same idea. I think she sees these common problems between men and women. After quite an intensive journey we reached the right home in my favorite place with good price. Thank you for guiding us all the way, Jane! read more

As first time home buyers, Jane Shen was an incredible agent and successfully walked us through every step of the process. She was an invaluable resource and her years of knowledge and expertise really showed as she had an answer and process for each item and question that popped up. We highly recommend working with Jane as she was professional, empathetic, responsive, efficient, and went the extra mile to make sure we were taken care of. Whether through late-night calls, weekend texts, or behind the scenes coordination with lenders or the HOA, Jane made our home buying experience as seamless as possible. Highly recommend! read more

Jane has been a great realtor and can easily say that with our purchase experience she is one of best realtors we have worked with and we are now great friends with her!! So lucky to have her help us buy our beautiful home :)  As every buyer we had a tricky situation when we met with her regarding our home buying situation and she was more than happy and willing to spend her time and energy to find a house that meets all our needs & budget. She showed us few homes and she was always honest about home facts and the pros and cons of each of the homes we saw. We never had to worry about missing out information or doing our own research as she would have done a thorough analysis and provide a detail report on schools, all the potential hazards, train/highway noise, safety, rental opportunities and resale potential etc. We saw few old homes which needed some work and she had her contractors team to provide us realistic estimates on price & time which helped us evaluate if this is workable solution for us or not. Then she suggested to look at a private listing of a newer home in a great location and we loved it but we felt it was out of our budget then she made us see the potential by running some comps and explained how good deal it was and that we should at-least try. My husband and I felt we could give this a try and Jane helped us through out the way on taking time to explain the process, review all the disclosures & wrote a competitive offer. Then finally we got the house for the lowest possible price by finding out as much info as she could and accurately gauging the right offer price, she also got a lot of extras (home warranty, house cleaning, etc)for us as part of the offer, she connected us with the best lender who not just gave us an attractive rate but also provided a nice credit towards closing, she also looked out to protect us since the sellers were planning on staying for few more days after closing (get $3000 security deposit for the rent back just in case), she also worked very closely with the sellers realtor to meet our specific needs (arrange for the contractor visit even when the sellers are down with a flu, get someone to be present for our sign-off when she was unavailable, and trying to get our flooring material stored, etc), she was always very responsive to our questions or concerns. Her responsiveness was the same even after we closed the house, she coordinated with sellers and their team for any questions or concerns we might have after moving in. She provided a lot of insights on how to maintain the house and also stayed in contact. If you are like us who like the realtors to provide all the info and not to be pushy instead make us see the potential and are easy to work with then I would fully recommend Jane!! She is a full service realtor and she puts her heart and soul to find your dream home for the best deal you could get!! read more

Selling: When I first entered the market, I had absolutely no idea how to sell a house. I didn't know where to start because I didn't even know what I didn't know - I was extremely anxious and hesitant. Jane entered my life first as my realtor, and soon after as a good friend. Jane had invaluable insight and advice from the start, though in the beginning I was not ready to cooperate. I was lazy and thought that the process would be a slow one, so when I realized the selling timeline was so short, I wasn't happy. Selling a house is a feat of constant pressure, and I had a number of worries such as who to begin to call for each remodeling task, as well as what to do with my kids that had a couple months left in this school district. Jane went above and beyond the duties of an agent - she put me in contact with contractors with fair prices and was always available to provide advice. Literally always available - I think I called multiple times past 10pm to leave a voicemail, but she always answered and was persistently there for me. Jane is an incredibly kind and genuine human being; her business card should read realtor and therapist! In the end, Jane fulfilled all her promises. She asked me to trust her to take care of certain aspects, and she really turned the house around in a matter of days. By open house, I couldn't believe how beautiful and updated my old house looked. It sold for an incredible amount, well above the listed price. In fact, it sold for one of the highest prices in my neighborhood. I highly recommend Jane to anyone who wants to buy or sell their house. You won't regret it! Buying: When you're buying a house, you don't want to settle. This was likely going to be the last time I would ever move, and I wanted so badly to find my dream home. Turns out, dreams are a nightmare to follow! I was on such a tight budget and quick deadline, and Jane jumped into action immediately. As my wishes evolved throughout the buying process, she adapted to all of my demands. I felt like I was being so difficult and demanding each time I found little things about houses I didn't like, but Jane never let me feel like I was a nuisance. She took me to more than 20 houses, from Cupertino to Morgan Hill to Gilroy. She was incredibly patient and worked around my schedule, taking me day or night and not once complained about the effort or distance. I knew that she wanted me to find my perfect home as much as I did, and that comes from a place of genuine human kindness, not business. When I finally bought my house, Jane continued to help me resolve any issues or damages that sprung up. Her job was technically finished once the buying process was over, and so I was so grateful that she stuck around till the very end. She was the wise voice that guided me, and the calm reassurance whenever I was wound up with anxiety. She is truly an incredible person. Thank you so much Jane. I am so happy to have had you as my agent. read more

When Jane acts as your realtor she does not just treat you as another client, she treats you like family. Jane helped us to buy our first home. As first time home owners we were clueless, however with Jane's help we felt like pros. She educated us in every step of the process so we fully understood and could make educated informed decisions. We never felt like we were jumping into something we did not feel comfortable with or comprehend. She allowed us to feel satisfied and elated with our final home purchase. At first we had a lot of expectations and detailed desires for our home. She searched the market far and wide for exactly what we were looking for, while at the same time advising us on criteria that would allow our house to become not only our first home but a valuable investment for the future. Jane is extremely knowledgeable of the Bay Area locations that are good investments and close to developing businesses. Jane knew exactly what criteria can allow a house to grow in value and what parameters to steer away from. We are confident that our home does not contain any hidden worries that we will discover 10 years down the line. While we camped out for two nights for our house to officially open on the market, she brought us snacks and drinks and took our spot in line for a much needed break. Jane was there for us every step of the way and went way beyond the call of duty. Jane is also extremely knowledgeable on what upgrades add to the value of your home. She has connections throughout the real-estate business world that she can connect you with to implement what ever projects you are thinking of. Jane is also a great communicator when it comes to connecting to the builder, seller, mortgage broker, or anyone involved in the process. Anyone who has purchased a new home knows that there is a mountain of paperwork. This can be daunting and may seem like you are signing your life away. However, Jane is an expert and can advise you on the purpose of each document and that can drastically simplify an arduous ordeal. If you are thinking of buying a new home, we highly recommend Jane Shen. She is honest, hardworking, patient, and has your back at all times. She will make you feel like family and will get you the best home you could possibly hope for. read more

I've known Jane for many years and I knew she was the person to list our home during a difficult transition in my life. Not only did she go above and beyond what any agent would provide, she was honest and represented me with integrity. She was able to flawlessly transition us into a home with multiple balls in the air. She was able to carefully orchestrate it such that our home was staged to it's highest potential. We received multiple offers and sold our home for over asking price. Additionally, Jane worked all hours of the day, night and weekend to make sure I was taken care of. She kept us on track and made sure we were always on top of important dates. Jane, is without a doubt the agent to help you and your loved ones with the sale and purchase of a home. read more
