    My wife and I enjoyed our home at Painted Ridge. The neighborhood was quiet and safe and our home was perfect for our stage of life.

Before buying one of their homes, I couldn't stand how they would start a neighborhood and just clear cut all of the trees. I understand that trees need to be removed to build a house but not every single tree on the entire lot. I can't believe that Hamilton County allows this. I live in Ooltewah and there is another new neighborhood going up by me with several builders building and these builders are saving the trees that they can. What a difference this makes! My other gripe is that they use extremely cheap building products. I've had to make so many repairs in this house already and have talked with neighbors who have had the same trouble. Terrible electrical switches that have to be replaced already, faucets already malfunctioning after only a couple of years, two separare, high dollar heater repairs, windows fogging over, other windows cracking, and the list goes on. I've found quite a few shortcuts too that I wonder how did this house pass inspection? A dishwasher not secured so when you pull the bottom rack out when it is full of dishes,the entire dishwasher leans forward, temporary, non-code steps at the back door, and I could go on. Our neighborhood is only about three or four years ago but I don't think there is a sole house that the exterior paint is still in good shape-they all seem to already be faded, looking like a house with a ten-fifteen year paint job. The latest that I've heard is that they used mailboxes that weren't approved by the Postmaster General so we are at risk of having to change out our mailboxes at our expense. I bought this house from someone that built it, stayed in it a year and then put it on the market. I don't know why the original buyer accepted such shoddy work. If you build with them, you'd be very smart to keep a close eye on the building process and be prepared to often replace light switches, faucets, maybe a window or two.....

    I would consider any other builder then Pratt homes when purchasing a property. They use low…read morequality parts and subpar contractors to complete the work. We had deficiencies named in our PDI 30 day not fixed. We were advised that because we missed our one year the only things that were noted on our 30 days and PDI would be addressed. After pictures were sent and not "visible" to the team I created a document to resend them. At that point Pratt turned around and said it been too long and that they wouldn't be fixing anything. For example - We had a door frame completely kicked in by the contractors for them to get into the house during the build phase. All the did was shoot some nails and paint over it, however this is still unfixed after we had noted it multiple times. If you don't want a headache run away. I will never buy another house from this company and advise no one else should.
