This is very poor customer service and a response to an urgent situation. I need a call back please. My number has been left on your multiple messages. You have a building safety code violation that you have to address urgently. In apt #1842 Amelia Way, Santa Clara, CA 95050, you have a carport in the back. That particular carport is going to collapse any moment. This problem was reported to you in February 2023. It is now June 2023. Santa Clara Code Enforcement has been notified of this issue as well. The entire back wall of this carport is cracked and collapsing. One support pole is bending under the roof weight. The issue is either wood dry rot, or cabinets too heavy on back wall, or flimsy support columns, or roof too heavy. On the other side of this carport is a public parking lot and pool and park. This is a heavily used parking lot and a collapse of this structure will damage property and endanger lives of residents and public on both sides. Code enforcement has been notified. You have not responded to calls. Look forward to citations and judicial injunctions to get this fixed immediately. You will now pay fines and you had better get this fixed fast. The owner of this property will be notified as well. If there is any loss of life or property damage, your property management company will be liable for it. There could be criminal negligence penalties since you were notified since Feb 2023 and chose to ignore it. If this is the way you run properties, god help us all. Fix this issue or you will be sued in a class action suit for loss of parking spaces on the other side.

His professionalism is unmatched, his kindness exemplary. I have been a renter all of my life, and Gustavo is by far the best, most hard working Onsite Property Manager I have met. I also warmly recommend Cal Bay Property Management to any prospective tenants, my experience with them has been uneventful and easy ; they are diligent, fair, and reliable. My bushes died, my baby sun rose ground cover half died. Intempus referred us to landscapers that decided to remove plants that were almost dying. And then refuse to pay for the damage! They claimed it was because the plants were dying. Yeah! Dying because Winnie ignore my emails for over 4 months! We had a week of 100 degrees weather in March too! Also, these property managers are misogynistic! The other men on the board all get treated with respect. Whereas me, the ignore, they try to put me in my place, put blame on me over things they have done, condescending respond to me and ignore my emails. The other two board members are not fulfilling their fiduciary duties, and Intempus enables them because it is what is easier. These guys don't want to do anything! Don't hire them if you have an HOA!!

The day I was supposed to get the keys Brian was going to meet us a tthe unit at 2pm... he's not answering the phone, emails, nothing. Come 4pm hes STILL not answering the phone. At this point im thinking I just gave this guy a $700 deposit, copy of my ID, social security card, check stubs and now he's not going to give me the keys? Did he leave town? Not to mention I had all of my stuff in a truck waiting to move in... At 5pm my husband was so upset he drove down to his office in Los Gatos (after calling his answering service located in a different state they gave us his local address) and confronted Brian. He had nothing to say... NO REASON WHY HE WASNT ANSWERING OUR CALLS! We should have taken this as a sign and NOT moved in... 2. HE NEVER DID A WALK THROUGH! Stove didnt work (it took them over a year to fix the stove) Since it was dark by the time we moved in we had to find the breaker for the lights- NO HELP FROM THE LAND LORD! Anytime we had a problem we could NEVER get ahold of anyone. One time we were out of power for almost 2 days! The city of Santa Clara came out to look at our breaker and they said it was the property owners responsibility... after Brian sent the GARDENER out to look at the problem (which solved nothing) we were still with out power... its now 430pm on a Friday.. Luckily the Santa Clara power technician came back out (after he got off work!) and fixed it for us... he told us he felt that bad for us! 3. Our heater didnt work for the first year... Isnt it the law to provide a working heater?? Another women moved in to the unit behind us and her heater didnt work either she was told by Brian "Use this portable wall heater." She suied and won... not surprised. To sum things up this was the worst rental experience. I can not believe they call themselves a "business." Most unprofessional group of people. I hope this will help you make a desision on whether or not you rent from them. I caution you to look for alternative options because I would have rather lived ANYWHERE else than rent from this company.

As a landlord I depend on them to manage all aspects of our income properties including monthly rent collections and deposits, annual income statements, maintenance requests and repairs, unit turn-overs, marketing and prospective tenant interactions, leasing processes and annual property inspections. Each of these responsibilities have been consistently executed without fail. The reason for such a great track record? THE PEOPLE WHO WORK THERE! You could not ask for a more attentive team of employees starting with Jay McDonald, the Director of Operations. She is responsive to every inquiry, question or concern. She provides insights and suggestions whenever I need a professional opinion. Her most important characteristic for me is her willingness to listen to any concerns I bring to her attention. She is quick to act on items that need correction or to alert another team member of an outstanding issue. Kevin works more closely with us and is simply the best and we are grateful that he keeps up the properties so well. Other team members contribute to our hassle free experience by supporting the leasing side of our units. From turnovers to tenant screening to onboarding new tenants this group is simply dialed in. We appreciate the efforts that Eduardo Gonzalez, Irene Llanes, Kelly Almaguer, Travis Chu, Jonathon Moreno all put forth on our behalf. They have been 100% successful in finding quality tenants that are a perfect fit for the properties. Over the past 9 years Keyrenter has assisted us in completely remodeling 6 of the 8 units in our portfolio including extensive landscaping and hardscaping to enhance the appeal and livability of the units.
