I'm well aware they've have a change in management, but I want to put on record EVERYTHING from my stay here. Can you imagine having to go THREE weeks without a working refrigerator? The issue was reported same-day, and literally, I followed up every single day beyond that. Was always told "we're working on it." They wanted to repair, rather than replace. Small fixes throughout this three weeks only worked for literally hours, before I was calling again.This happened over a holiday, and I was not able to cook/keep food. Finally, they replaced the refrigerator with one that doesn't have an ice maker like the old one, and it's SO CHEAP the doors won't even stay closed on it. I reported that too, and it never got fixed. Gave me a $100 gift card as if that supplements the expenses I had to hear from eating out for every single meal with my two children. And this action was only taken after going above the front office. In addition to this, I had my upstairs neighbor's shower water leaking into the bathroom. Vent fan in the bathroom was never fixed (although I reported it two or three times), and it took about 3 weeks for the job to be completed. Now, here again i had a water leak in the unit and on-call maintenance (not the normal guys) told me I could not stay in the unit for 2-3 days while they waited on the carpet to dry, etc. so, we did that, and left to our new home. However, upon inquiring about a rent credit for loss of use, Joy at the front office told me we would not be awarded one, because although THEIR employee told us we had to go elsewhere, they claim the apartment was still "livable." In addition to this, they sat some of my property outside (I'm assuming to get to the carpet) and it was STOLEN! My lease was within ending by about 2 weeks when this happened, and I would go to the house periodically to check on progress (since my belongings were still there, and we were only told 2-3 days by maintenance) and they NEVER did anything that whole time. I believe they waited until I moved out to even start to work on it. Whoever has leased apartment 227, I sure hope you are prepared for all of the issues and lack of responsiveness they give.

My roommates and I are very clean people; we were even told this by pest control followed by "this usually happens in the winter, just wait it out." This issue went on for several MONTHS and was only solved once one of my roommates brought her cat the next semester. Pest control had absolutely nothing to do with it. If this hadn't happened, I would have been happy with the domain; however, this issue was huge and it was extremely irritating to not receive help from management.

Compared to other apartments in Waco, the Domain is a pretty good option for Baylor students. The property is beautiful, clean, & very safe. Our son has lived here two years and he loves the roommates Ursa matched him with! His truck was broken in to once & they towed my car one time because it did not have a parking sticker so I recommend making sure you register your vehicle with the office. The towing company did not charge us anything & they apologized because my son parked my car in his assigned parking spot. He borrowed my car while his was in in the shop for repairs. But my point is, after management was aware about the problems with vehicles being tampered with they got very aggressive about patrolling the property to remove anyone that did not live there or have permission to be onsite. I have had to call the office several times & had the pleasure of speaking with Kirby. She is friendly, attentive, & very knowledgeable. We highly recommend this property & hope your student thrives in this environment like ours did! A big plus is their gym & the tenants that are very health conscious. Our son has become friends with several tenants & they work out together l, plan their meals l, & grill their boneless skinless chicken breasts together every Monday! They even swap recipes for different marinades, & spices. Wonderful location, very clean, & most importantly very safe!!

Management fails to keep students safe here. There is a construction project that has been going on for over a year with early morning noise, construction guys chatting up your daughters and nails and screws in your tires being the norm. Maintenance pervs come in unannounced and go through drawers under the guise of "checking equipment." Live anywhere but Ursa.

The building was typically clean, the amenities are nice (though the gym is a little small compared to other luxury student apartments around here), and it's so close to campus. The location is unmatched. Did I mention the hot tub?? I highly recommend living here. One time I turned on the oven, unaware that my roommate had left plastic in there, so it melted all over the oven and oven racks. After hours of trying to clean it, I got in contact with management and asked them how much it would cost to replace the oven rack, and they did it for free! This is just one example of The View going out of their way to be awesome. The only con is that the parking garage is a little dangerous, and I would suggest getting a parking pass if you live on the 1st-3rd floor, because if you don't, you'll have to take the stairs or elevator to your car on the 5th-7th floors, which adds an extra 5 minutes to your commute just coming down the garage. Also, I could never figure out how to use the printer in the computer lab, so I recommend buying one instead of trying to figure that out. Definitely live at The View!

Not only rent, but residents are being charged a ridiculous (and quite frankly a non-believable) amount for water/gas/electric. An amount that is likely not seen at other apartment complexes in Waco. I found that the office was consistently closed when residents needed it to be open, as well as unhelpful answers and inconsistencies between emails I would receive offering me "deals", and with what the office would tell me. This complex will charge you for anything and everything imaginable. Save your money and don't live here.

Jade worked with us and called her manager to get our papers checked out same day. We started our move in process at 11:00 and had our key to our apartment by 3:30. We also filed two minor work orders (cleaning a small stain on the carpet and replacing some slats in some blinds) and both of them were fixed within 3 days of us filing them so they are very responsive. If your apartment has a pest problem (like ants), they will have a company come spray your apartment. Lots of other random acts of kindness like free Chick-fil-A breakfast too! The apartments themselves are beautiful. Hands down the best looking apartment I've ever had. I have one with a nook instead of a patio and I'm so thankful for the option of extra sq. footage! The apartment is already painted with great colors. Normally, this is something I would do myself so it's nice to have it already done. Fireplaces mantles are also a pretty color. The windows are tall and have ledges for my cat to sit on/sunbathe. I think third floor apartments have cathedral ceilings which make it feel bigger. I love all of the storage available. There is ample storage in the bathrooms so they knocked it out of the park here. Normally I need extra cabinets/drawers. The pantry in the one bedroom kitchens is huge as well and the kitchen has a built in microwave. Love being able to have a washer/dryer in the apartment too. Minor room for improvement: It's currently above 90 degrees outside and they've closed the pool down for the season. Granted, I'm not from Texas so this could be typical but I think 90 degrees is plenty warm enough for swimming. Could they add some recycling dumpsters where people can put their recyclables? It's 2017, why doesn't everyone recycle? There also aren't any elevators (really only a con when you're moving in/out). Possibly supply a washer/dryer for the units instead of renting them out. His 4-bedroom apartment was in excellent condition and very clean, and the entire property appeared to be exceptionally well managed. The office staff was incredibly helpful, especially Danielle. She truly went above and beyond--even stopping by the apartment personally to make sure we were happy and see if we needed anything. This was, by far, the best college move-in experience we have had with any of our kids. We sincerely appreciate the care, attention, and professionalism of the Upointe team. We highly recommend Upointe on Speight without hesitation!

After our first year, we returned to find mold in our apartment and had to move units. In our second unit, dirty water repeatedly backed up through the floor drain, flooding our apartment. Management eventually relocated us again and compensated us with one month of rent, which I appreciated, but the repeated moves were frustrating. There also seemed to be frequent leaks and ongoing construction throughout the property. Overall, it's a nice complex with great amenities, but recurring maintenance problems kept it from being a great living experience.

Called to talk to apartment about charges to be told that there is nothing that can be done, contact a dispute email about the bill and that manager stated that those are pictures of the apartment because they are attached to the report. I personally saw and inspected the apartment prior to my son moving out to ensure it was cleaned properly. The pictures attached to the report are 100% not his apartment. Try to discuss that the wrong photos were attached to the report and just kept being told "I understand, there is nothing we can do". Not to mention the apartment just got taken over by new management and the are remodeling the apartments after current tenants move out. A week before this my truck was broken into sitting in front of my apartment. In formed office and they said just call the police. Asked for extra security to patrolled the area they said OK but they never sold the patrol in my area. Very shady unsafe apartment. Look elsewhere for apartment. Prior to this leased from park place and safer way more professional experience. will have to take them to court to dispute charges

Maintenance takes forever. I've literally been waiting 14 months to get my cabinets fixed. They…read morewere supposed to be redone when I moved in but they're still not fixed. My neighbors waited 4 months to get their dishwasher fixed. At this point, my packages get stolen pretty regularly. Management doesn't care. Gates around the complex are always messed up or left open. Pretty much letting anybody, including homeless people, into the residential area. It's nearly impossible to sleep with the new bar next door. Loud cars, music, police lights, and bar goers make it unbearable to lay in your bed while the whole unit shakes and windows light up till 2am. Heed my warning. Stay far away and look somewhere else. There's so many better options.

When I moved in I filled out my maintenance requests. 2-3 months later it was a Wednesday I had gotten home from work early around 2pm. I heard banging at my door. Me thinking it was just some delivery thought they would just go away. I had just gotten out of my scrubs so I was in a sports bra and spandex shorts. When I realized the knocking wasn't going to stop I ran for my bedroom trying to grab a t shirt. To my surprise 3 men started to open my door and step into my apartment. I made them leave and they just stuttered saying they had to complete a maintenance request for a lightbulb. I said no I don't feel comfortable with you being in here while I'm home alone especially not after what had just happened and I asked them to leave. This left me very unnerved and unsafe feeling. I had told the manager my concerns. They are supposed to give you notice when you have a pet to prevent the pet from getting loose. The first couple months I lived here a bulk e-mail was sent out saying that maintenance had let out someone's golden retriever. So I was shocked that they were trying to change the lightbulb and I had no clue. A year later I downsized to a 1 bedroom apartment in the same complex because I was desperate. When I moved in the walls were covered with dust after they supposedly cleaned it and it reeked of smoke. I emailed the manager and that's when they said some work needed to be done on the ceiling repairing/replacing Sheetrock above my water heater and living room ceiling. They told me that this was going to be able to be completed relatively quickly but that I would not be able to stay in the unit. I paid a lot of money every month to stay in my apartment so I asked if they were going to put me and my dog in a hotel for the few days the construction was going to take place. I'll attach their email response. I did not feel comfortable breathing in all that dust, I did not want my dog to be there with people I did not know walking in/out. They told me they were going to install a lockbox so the vendors would have access to my apartment without one of the Tinsley place employees present which I was not ok with. At this point the manager had offered me an empty unit to stay in which obviously wasn't going to do anything for me because there was no bed. So I had to stay in my place during construction. My place was messy and my couches got covered in drywall dust and debris. That whole week was awful. I felt so unsafe. I ended up getting a pet cam and set it up in my apartment so I could check who was going in and out of my apartment throughout the day. It was miserable and they were not empathetic at all. Another issue I had was their record keeping. My truck and dog were previously noted under my old apartment I had a sticker for my truck and paid monthly pet rent for my dog. I had gotten multiple emails saying they didn't have a vehicle in the system for me at my new apartment they also did not have my dog registered even though I had been paying pet rent. I also had an issue with the parking. There were limited free spots for residents and the same car was double parked for days in a row taking up multiple spots. I emailed management and they said it wasn't registered and they would have it towed. It sat there for a whole other day taking up two spots which is frustrating for those of us tenants who are responsible. There were also problems with the exterior of the apartment, I couldn't use my porch because the pigeons would poop so much that it was disgusting, I'd find cracked open eggs, grass clipping and piles of poop on a weekly basis no matter how many times I swept. Residents were also lazy and piled their trash outside already overflowing dumpsters and piled up bulk trash right in the middle by the BBQ area. Just what you want to see first thing in the motioning huh? Below are pictures of the trash on a good day. All in all it's not worth the price you pay to live here. I could continue going on about how poorly this place is managed. If you do choose to live here, take pictures of everything. Only speak to them through email so that you have everything documented, or just don't live here and save yourself some stress.
