We were first introduced to this community through a student forum group on FB. Our son was able to re-let an existing tenants lease & Ursa made the very confusing concept super simple!! The property is beautiful, clean, & very safe. Our son has lived here two years and he loves the roommates Ursa matched him with! His truck was broken in to once & they towed my car one time because it did not have a parking sticker so I recommend making sure you register your vehicle with the office. The towing company did not charge us anything & they apologized because my son parked my car in his assigned parking spot. He borrowed my car while his was in in the shop for repairs. But my point is, after management was aware about the problems with vehicles being tampered with they got very aggressive about patrolling the property to remove anyone that did not live there or have permission to be onsite. I have had to call the office several times & had the pleasure of speaking with Kirby. She is friendly, attentive, & very knowledgeable. We highly recommend this property & hope your student thrives in this environment like ours did! A big plus is their gym & the tenants that are very health conscious. Our son has become friends with several tenants & they work out together l, plan their meals l, & grill their boneless skinless chicken breasts together every Monday! Predatory towing partnership with Rapid Recovery Towing. All be aware that you are being targeted! Towing company states Manager is approving cars to be towed but office staff states they're scouting the parking lots for tow business by going through parking lot running your plates. This is a targeted practice! Residents are being towed even when parked in authorized parking spaces . I would advise all not to sign leases or renew leases until this unethical behavior is addressed. read more

"Gated" community where the gates haven't worked for two years and the people of the surrounding community are allowed to use the pool facilities as they please, party all night and then freshen up in the gym, which they need to, because the pool stays solid green with algae and filth much of the time (see pics). Management fails to keep students safe here. There is a construction project that has been going on for over a year with early morning noise, construction guys chatting up your daughters and nails and screws in your tires being the norm. Maintenance pervs come in unannounced and go through drawers under the guise of "checking equipment." Live anywhere but Ursa. read more

My son hasn't moved into his apartment yet, taking hold of it in Fall 2025, but my review is based on customer service. They were great signing him up for the apartment had even had a bonus of $500 for signing up. Fast forward 3 weeks, they run another promotion lowering the price of the apartment plus offering $1000 signing on bonus. I called to see if she could offer me that higher bonus and she said no. So, I took two star off for their unwillingness to do so. I have had it done previously so they can do it if they want. Ursa is by far the best place to live for Baylor students. the stuff is so friendly, they learn your name very quickly and make you feel at home. They are also so efficient to helping any issues even if it's as simple as changing out the smoke detector battery. this place is absolutely gorgeous that it makes me excited to be at home. i feel so safe living here which was my parents number one priority when picking where i lived, and they saw ursa as the best! there's no where else i would rather love and will live here for all my remaining years at baylor read more

Beware of deceptive move-out fees. When my daughter's lease expired my wife and I (lease guarantor) assisted with her move out and thoroughly cleaned her bedroom/bath before vacating. We made a video to document how well we cleaned the unit. This week as guarantor I received my first notice from Ursa/Cardinal that there were additional cleaning fees being charged. I had 5 days from receipt to pay these charges or they would be sent to a collection agency. Ursa/Cardinal refused to reduce the additional fees even though my video clearly indicated that we had left the unit in better shape than we received it. Unless you don't mind paying bogus,hidden additional fees at move-out I would not recommend this complex. read more

As a parent with an out-of-state student attending Baylor, trying to find an apartment for her Junior and senior year is a bit stressful as I want to be sure she is in a safe place with good management. I called around a few places and did not like the service I received, but when I contacted URSA, the staff and management was AMAZING!!! Audrey (manager) and Colton were extremely patient with me and answered all my questions. I could not be more at peace knowing my daughter is going to a place where the management and staff care about their student tenants. Plus, it's a beautiful complex with exceptional amenities! URSA's treatment of its tenants is absolutely horrible. I am not usually one to complain and write bad reviews, but I genuinely have never had an experience with any sort of company this bad in my entire life. This entire year my building has been under construction, when they told us it would be done in November, it's now February. This includes reserved parking spaces being taken up by cones and equipment, constant equipment noise, loud hammering and beeping at early hours all throughout the day. They are extremely hard to get a hold of if you have any problems that need to be solved. Our unit had cockroaches, ants, and a broken TV upon move in. THE CUSTOMER SERVICE AND RESPECT FOR TENANTS IS NONEXISTENT. read more

DO NOT LIVE AT URSA!! I Would not recommend Ursa Waco,Tx. The apartment was filthy upon move in. We had to throughly clean everything before we could unpack our daughter. Move out wasn't any better! We left the apartment throughly cleaned. Much cleaner than when we moved in , for sure!! Daughter moved out before her other three roommates so they occupied shared spaces for two months after we moved. Ursa charged us for ridiculously insane cleaning charges. They gave us five days to pay the made up charges, or they would turn us over ti a collection agency. I have never had such a horrible experience with an apartment complex. I tried to dispute the charges but Ursa would never respond to my multiple attempts. When I finally did reach someone, they acted like they had no idea how to help me. They were very, very unprofessional, unresponsive, made up charges when moved out, never responded to emails, or phone calls. I have reported them to the BBB because it was so bad. Definitely would go to another complex! Worst experience ever in my daughters 4 years of college. read more

Best piece of advice I can give anyone looking for an apartment in Waco is live anywhere but here. 1) Today is November 10th, I moved in on August 20th and I haven't been able to lock my door once. Despite me going down to the office numerous times begging them to change my lock, they haven't. Anytime I leave my apartment I am unable to lock up. Being an 18 year old girl this is very scary, I'm in constant worry that I will come home to all of my things have been stolen, or worse, someone in my apartment. This is a disaster waiting to happen. My parents have even reached out to URSA multiple times with no response, we are being forced to bring in our own locksmith to change the locks in order to ensure my safety. 2) THEY COME INTO YOUR APARTMENT WITH NO REASON!!!! 3) The first 3 weeks I lived here I didn't have a couch in the living room. It was supposed to come with 2 chairs, a couch and an ottoman. We were told that the couch is would be here in 2 days but that turned into 3 weeks. We still only have one chair, despite being told the second one would arrive early October. 4) My roommate and I were not given a parking pass upon move in. As a result, my roommates car was towed and she had to pay $344 and $20 for a parking pass even though both of us never received one. 5) The amenities are awful. When we moved in everything was broken, dirty, and overall unacceptable. 6) The shuttle is hardly ever running. 7) The gate is almost always open. These are just a couple of issues my roommate and I have experienced while living at URSA. Even though URSA is well aware of their many many shortcomings, they have done nothing to improve or try to resolve any of the situations. They can't even bother to respond to my parents, who are both attorneys and are planning to take action if something doesn't change. So once again, DO NOT LIVE HERE!!!! I CAN'T STRESS THIS ENOUGH!!! I just took these pictures so they are new but I made sure to take pictures of everything when I moved in as well.) read more

Gross and very bad management!!! Super dirty and huge pest issues. We have put in many pest control work orders and emails and they don't show. We have even gone to the leasing office to speak in person and still received no help. URSA doesn't seem to care and we ended up having to pay for our own private pest service. We had ants and spiders in our bedrooms, living in the carpet, in the bathroom, and surrounding our unit. Apartment was also super dirty on move in day, I attached a few pics of the bathroom. Definitely not the experience we were hoping for and will not be recommending to anybody. read more

Hi y'all! I have spent the last 10 months living at URSA & I absolutely love it! The pool is so nice to swim in and beat the hot weather, the hammocks also make studying relaxing & fun instead of a chore. Also management is also super helpful & always responding fast to concerns. We had a tiny concern with our downstairs neighbors & URSA's management helped resolve the issue between the two apartments easily, & now we are all friends. I LOVE it here!!! read more

This was not an issue from March, but actually Jan. So completely Thankful that we decided not to renew the lease there. My advice for any new tenants: make sure to keep everything in writing, stay on top of all your maintence requests, take pictures of everything, and when in doubt get your parents involved. This is my first semester living at Ursa and I was pleased with the apartment that I was given. I would be lying though if I said that my friends experiences moving in were as pleasant as mine. Love living here! I've never had any problems that they couldn't fix! For college apartments, I'd say this is a pretty good one!

Relatively new complex so everything is pretty nice and modern. They have a lot of amenities here that they really take care of and make sure everything is working. If you ever need maintenance they will come within a day or two and fix the issue very quickly and the shuttle is the perfect way to get to campus. Love it here!! read more

My daughter lives at Ursa and I could not be happier with our apartment choice! They have a wide variety of floor plans but she lives in the townhome with her friends and they love it! The closets are huge and the apartment was very clean when we moved in. Every time I call the office they are so kind and helpful. Haleigh specifically has always been great and goes above and beyond to deliver fantastic customer service. She also toured us before we moved in and was fabulous! My daughter has had limited maintenance requests as the apartments are well taken care of, but the two times she did put in a work order maintenance was on top of it and did a great job! I can't recommend this apartment complex enough and my daughter already renewed to stay another year! Definitely reasonable on pricing and the amenities are gorgeous! read more

The management staff is absolutely useless. My dog was attacked by another dog there and it took going up there three times to get them to remove the dog, a dog which had attacked a total of 8 dogs on the property, 8!!!! Upon move out they charged me for things I marked on my move in form which they had conveniently lost so they forced me to pay it (Amanda Hendrix is her name). The community associates, the college age kids working in the office, are all awesome. They make an effort to get to know you and are very attentive. Their bosses on the other hand couldn't find their way out of a paper bag. The place is nice but not worth the trouble and how much they swindle you for on move out. I have lived at Ursa for 3 years now and I genuinely love it! The office staff are super friendly and helpful even during this pandemic! It's primarily a student living apartment so it feels safe and I feel comfortable walking alone around the complex. They have been great about accommodating to COVID regulations and frequently send out emails about any changes in the office which is helpful. I have little to no complaints living here! read more

URSA is a great place to live. Front office is friendly and the townhomes are great alternatives to small apartments.
