Do not recommend to anyone. Living here started out fine, but it has gone downhill fast. Parking was raised from $30 a year to $45 a month. Work orders are marked complete without anything being fixed. Construction has been nonstop, including crews working overnight inside units, and management did nothing when it was reported. Rent for new residents is now more than $200 cheaper than what current tenants pay. Since the new owners took over, this place has become an absolute nightmare. DO NOT LIVE HERE. The front office people are horrible people and they never get things done on time. I am currently living here and there are so many fruit flies and they are doing nothing about this. Furthermore, the managers here are horrible. They never get things done on time and leave you hanging for the longest time unless you come up to them and directly express and confront them. There are so many bugs and the trash room is always filthy. The people look like they don't want to work here and if I call them with the noise complaints they are the rudest people you'll ever come across. To all Baylor students, live at University Place or The View or other better places. U pointe is absolutely disgusting and the people here are absolutely horrible. read more

PSA TO BAYLOR STUDENTS Living at upointe was a horrible experience. On the outside, upointe is great, the location is great for Baylor students, the place is generally clean, they have the amenities that draw students attention, but trust me, you do not want to live here. I was a resident for a year and I began to become skeptical when my roommate and I were moving in. We were moving in as two and we're going to be matched with two random roommates. We were initially matched with a pair of individuals who were, for lack of better words, crazy. They began threatening me VIA iMessage, and saying crazy things. When I brought this to Upointe's attention, they did not seem to care, and originally told us they weren't going to do anything about the situation, but eventually after they got tired of fighting with us, they moved us in with two other individuals. When I moved in the place was disgusting. My family and I had to tear the place apart cleaning it before I could move any of my stuff in (I am out of state so this was super inconvenient). My next complaint is DO NOT PAY FOR A PARKING SPOT. I payed for a parking spot to ensure the safety of my car/ myself when walking in at night, and several times I found another resident parked in my spot. When I brought this to upointe's attention, they informed me they were going to wait 24 hours for the individual to respond and only then would they tow them despite the clear labeling of it being a reserved spot. The grills don't have propane, but otherwise the outdoor area/ gym is pretty nice which is why I rate it a one star. The pricing is also insane, go across la salle, the places are nicer and you get so much more bang for your buck. read more

I highly DO NOT RECOMMEND LIVING HERE!!!! Here are some reasons why: 1. Cleanliness. The floor is absolutely filthy. Before moving in, I called the office to double check whether the rooms were all clean and that whether the rooms were cleaned thoroughly before move in. They indeed check with me that the rooms were all clean along with the living space. However, when I got there my mom was raging because of how filthy the rooms were. The flooring in particular, is the most disgusting floor I've ever seen in my life. I tried wearing my socks around in the house and my socks became black. Not even gray, BLACK. So I had to deep clean the house myself. Furthermore, the hallways are filthy and the trash room is always dirty. I have seen several roaches coming out from there. 2. Bugs There are so many bugs in the house. Spiders, of course, and also roaches. I am an exceptionally clean person, which all my roommates agreed on, and I keep the house so clean. Despite the hard work in trying to keep the house clean, roaches come out all the time and spiders too. 3. Maintenance This is probably the main reason why I strongly urge you not to live here. The response of the maintenance is so slow. Our sink's drainage have been broken and I called them as soon as I found out that it was broken. The water doesn't drain and it also spits out water. I thought this as an important matter and gave them a call. They did say that they were going to send people up and it has been two days straight without anyone coming by and the sink is just full of water. I asked them to fix my blinder as well at the start of the lease and they didn't do so yet. Do not live here. There are so many better places to live with $800 per month with better amenities and services. I am never renewing my lease here and I will most definitely NOT RECOMMEND to my friends to live here. read more

Moved in to find the room to be super small compared to what we were shown. The apartment was not clean. The mattress was covered with a layer of dust as was the fan. The furniture was all piled on the bed and had to be set up. The floors did not appear to have been cleaned. It's disappointing to show up for move in and have to clean first. There was no check in sheet to note damages so I'm sure we'll be charged later. The "desk" is just a table - no drawers or storage. Living room furniture was in good shape and the kitchen has a good amount of storage. read more

LITERALLY WOULD GIVE THIS PLACE A NEGATIVE STAR RATING IF I COULD!!!!! DO NOT LIVE HERE!!!!! This place takes your money, they will literally make up the most dumbfounded reason and make you pay it. They will not tell you about anything that is going on concerning your contract. They will literally BARGE into YOUR room without KNOCKING!!! This place smells SO BAD and they quite literally SUCK at cleaning, responding to anything, or just simply BEING RESPECTFUL!! It would be cheaper to live in a garbage can at that point, the rats will be nicer to you than the rats in that office. Do not live here. Please find somewhere else. AMERICAN CAMPUS WILL RID YOU OF ANYTHING YOU HAVE!! My toilet was literally leaking for a whole week and they did nothing! I literally would go to the office and tell them that it's broken. If I could give this place less stars I probably would. I am a current resident for the time being but plan on moving soon. Management- recently I was informed that they had management turnover, it is quite difficult to get a hold of them. For example, the garage is broken (still is has been since beginning of 2022 it is currently mid-October) many people have called asking to see when it will be fixed, and this issue will be resolved, and it is not. Big safety issue, we pay for a safe secure place and that is not what we get. Safety- currently they are doing construction of some kind on the top floor of the parking garage... why they aren't doing this in the middle of a semester instead of over the summer or during winter break when most of residents are back home with their families, blows my mind. There have been several times that I have had to park on the surrounding streets (not just the one surrounding the building but a few blocks away) overall I have felt very unsafe. On top of that, anyone can come in through the garage and make their way into the building. Hallways- The hallways, THEY ALWAYS SMELL LIKE TRASH! The entire building just smells like trash. The trash rooms are always overflowing with trash that lingers throughout the hallways. The hallways are also never cleaned so if something is spilled on them, they will remain there for the remainder of the time being. Even worse is that on occasion the hallways reek of cigarette smoke because apparently people are allowed to smoke in this building. Mail key- I have lived here for a few months now and still do not have a mail key. They keep saying that management will fix it but every time I talk to someone at the front desk (and it can be the same person) they say that have no idea what I'm talking about but yet they will fix it soon. Garage- the garage is very unsafe, if you value your life or your car probably shouldn't park in it. On top of any one can just come in, the garage is so narrow that people whip around corner and drive way too fast for the tight space. In addition, it is VERY dimly lit and quite scary. The apartment itself- all that other stuff for me could be disregarded if the apartment itself was nice. BUT, sadly the apartment is the worst part. You can kiss having a good nights sleep goodbye, you can HEAR everything your neighbors are doing (especially upstairs) at all hours of the night. On top of that, there is piping in my room that makes a very LOUD scary noise that wakes me up in the middle of the night and makes it difficult to study in my room. (I am in room D by the way). The bathrooms also always have the fan running when the lights are on which gets quite annoying (the model unit does not show you that). Our ice maker doesn't work and they refuse to fix it, I kitchen drawer broke off just by gently pulling it, our sink was leaking upon arrival, and the garbage disposal broke. On top of that the shower just sucks and was quite dirty when I got here. Outdoor area- yes it looks quite nice, but the pool is not available to you at all times. Understandably they do have to close the pool at some point, but they closed it at the end of September (which it was still averaging 90 degrees at that point). Electricity- this was the most frustrating part to me. I am not sure if whoever gave me the tour before signing the lease lied or I was just misinformed but electricity is NOT included, and it can get very expensive. Also, YOU DO have to find your own provider. Management did not let us know any of this information and left us in the dark on a lot of this information which was incredibly frustrating. Overall, don't live here. It isn't worth. read more

Everything is always broken. Shower water temperature is never hot, I've had to put in at least 3 work orders only for it to never get fixed. Fridge has gone out several times which caused us to need to get a new one--after our fridge died they said they were bringing another up right away and it took over 5 hours and only happened because I called about it. Residents have paid for "closed parking" by a gate which has been broken (with no attempts to fix) causing several break ins and homeless people sleeping in their cars in the parking garage. Everything comes dirty and broken, and UPointe will not fix it. Don't live here. read more

Deserves zero stars. They will charge you randomly for things with no explanation. Reaching out is not possible because they refuse to help or point you in the right direction. As far as keeping the building in working order, let's just say it's a joke. The outside door was literally broken for four months straight (I believe it's still broken). Even with dozens of complaints to fix the issue, nothing was ever addressed. The parking garage door was left open for months at a time and resulted in a burglary to one of our cars, even though we were paying for enclosed garage parking. On top of all this, my parking pass broke for multiple months and despite arguing the charge, I was still forced to pay. Rather than go on an even longer rant, I would recommend you go across the street to The View. It's actually clean and won't try to rip you off. Stay away from Upointe on Speight at all costs. read more

After having high hopes of living at Upointe on Speight for this upcoming academic year, I am truly disappointed. In dealing with a future roommate conflict, the assistant general manager proceeded with highly unethical practices which included lying, just to charge an additional fee. Additionally, do not be fooled when you tour the model. Only after signing with the building, the staff told us that the units on any level besides the first were actually smaller. They were dishonest from the beginning, and the assistant general manager, Typhani Jean, was unethical and manipulative. This place will get as much money out of you as they can but need to work on their ethics, management, and policies. Take your intentions elsewhere and you will be much happier in the long run. read more

At face value, U Pointe on Speight seems like the ideal place to live. With amenities galore, proximity to campus, and college life thriving, it's easy to not notice the large glaring issues that U Pointe has within its administration, policies, and physical structure. Last summer, I took a summer internship in Waco and sublet an apartment from U Pointe. Upon walk in, although nothing was broken, the room was a mess: dust everywhere, cigars and stains on the floor, and scrapes on the walls to name a few things. U Pointe does provide a unit condition form to attempt to cover these issues, but the form only includes a box for OK and NOT OKAY. This blurs the line between dirty, damaged, and broken which allows U Pointe to charge an unnecessary amount upon move out. The room was left more clean than when I arrived, but still got charged over $100. Even after providing photographic evidence and statements from the previous tenant, U Pointe fixes on cleaning fees for the smallest of troubles. This isn't even mentioning that the AC went out for two weeks. Living at U Pointe in the fall is no different: the internet goes on and off at random points throughout the day and the administration looks to charge fees not based on truth, but based on how much they can get away with. As a student, it's very frustrating to have to relocate back to campus at night because a poor WiFi is prohibiting an online submission. On the positive side, the front desk workers are absolute gems and are extremely helpful when the admin isn't, the gym is 24/7 and always clean and tidy, the parking is great, it's a short walk from campus, and there's a bus that runs to and from Baylor. When looking at apartments in Waco, it's most important to look at complexes where the administration wants the best for you. Unfortunately, that can't be found anywhere at U Pointe. Even though there are many benefits that U Pointe has to offer, unfortunately you'll be paying for that with inconveniences in AC, WiFi, and a staff that vultures for a legal crack to charge as much as they can. I can not recommend U Pointe on Speight to anybody and I would encourage any prospective tenants to talk to current residents to hear these stories first hand. If you do end up deciding to live at U Pointe, it may be in your best interest to start saving up money now for the eventual surprise fees. read more

Maintenance and Staff took action so fast when I had a leak in my apartment, it happened on a Saturday too! So grateful for my Community!

I absolutely love living here! Staff is always friendly and the CA's are always a great time. One time I got locked out at 2 am and I called the on call phone and the CAs were so nice and not only helped me get in but calmed me down when i was freaking out. I'm a sophomore and I plan to live here for as long as I can. The only downside is that I wish we had more events for the people who live here and that the pool was open later. I felt the need to write a review, because I appreciate the patience and overall excellent customer service of the U Pointe community assistants. Before I talk about my experience, I would like to point out my favorite things about the building. The gym includes high quality equipment, the pool is beautiful, and the lounge area is clean and spacious. In the apartments, the furniture and appliances are top of the line. I am writing this review, because at one point, I was not so hopeful about this place. A community assistant made an error in my call-in request, so I did not get a larger bedroom. On top of that, I was skeptical about the other reviews. After visiting U Pointe on multiple occasions and contacting their community assistants all weekend to ask about subleasing and unit matching, I realized just how great the property is. Meredith, Summer, and Chris uphold professional standards, so even though U Pointe may be two flaws away from perfect, it still has the best prices and easiest management to work with. read more
