Welcome Home has managed many of my rental properties for several years and its extraordinary team…read moreleader and real estate broker, Erika Lamb, has helped me buy and sell homes as well. I could not be more satisfied with the company's services. What makes Welcome Home an exceptional property management company--and Erika a superlative broker--cannot be stated in a few words, so please bear with me. For starters, I've never known anyone to spend as much time keeping herself apprised of trends and laws that pertain to property management and the real estate market as Erika. She is forever surprising me with her knowledge of the legal rights of tenants, landlords and homeowners associations, which has saved me many headaches and a great deal of money. Likewise, Erika's bottomless knowledge of Reno's best painters, locksmiths, handymen, landscapers, electricians, plumbers, roofers, and other specialists has ensured that work performed on my properties was done right the first time, which has kept my costs down. Erika's certifications, lofty positions, and awards, which can be found on the "About Us" page, impressive as they are don't do her justice. They don't tell you, for example, that Erika is brilliant when it comes to telling you which tiles, paints, LVP flooring, light fixtures, carpeting, backsplashes, sinks, etc., should go into a new or remodeled home to meet the tastes and expectations of tenants as well as buyers. Based on her advice in these areas I was able to obtain a record-setting sales price for a condo I sold in a huge complex near Midtown (more on her strengths as a broker later). Because of that experience and others, I'm eager to get her design advice on a 4-bedroom house that will be my first rental property in Verdi when construction of it is completed in several months. I could write a short book on all of the ways Erika has helped me with my rental properties--and how she'd likely help you if you chose Welcome Home to manage your rentals. But I'll move on because Welcome Home is more than Erika. The company consists of an excellent staff that calls upon excellent independent contractors as the need arises. For instance, the importance of an expertly crafted lease cannot be overstated, and I'm thrilled to report that Welcome Home works with one of Reno's top lawyers to keep its leases in line with current laws and to protect its clients from new laws that favor tenants. Put another way, Welcome Home has got your back on legal matters. A great lease, as some of you no doubt know, can protect a landlord in 1,001 ways, so to speak, and Welcome Home's lease is decisively the best I've ever seen. I have inspected the work of every member of the Welcome Home team, including its contractors, and have been impressed by all of them. Whether it's the team member who scrutinizes lease applicants and puts excellent tenants in my properties, or the team member who inspects and videotapes the condition of my properties before and after a tenancy to ensure that I'm not charged for tenant-caused damage, or the team member who smartly responds to a tenant request for a repair, or the photographer and the Photoshop masters who make my properties look gorgeous online (and generate above-market rents), there isn't a single person at Welcome Home or among its contractors that I don't hold in high regard. On a personal note, Welcome Home gives me peace of mind that when I pass on, my wife won't be burdened with all of the work and hard decisions that our rental properties require. Welcome Home will continue to manage them, even to the extent of providing my wife with annual tax statements she will only need to mail to our accountant. Preparing such statements is something Welcome Home does for us now. It's included in their host of property management services. How wonderful is that! Welcome Home is not the first property management company that I've hired in Reno, but it will certainly be the last. I cannot imagine how a property manager could improve upon the services offered by Welcome Home, and I'm a ridiculously finicky person. Back to Erika Lamb as a real estate broker. I've been very fortunate. I've owned real estate in Panama, Costa Rica, Pasadena, Altadena, South Pasadena, San Francisco and Reno. In Reno, I've owned no fewer than a dozen houses, townhomes and condos. Before listing a property in each of the above-mentioned markets I spent many hours identifying some of their best real estate agents and/or brokers and I'd give none of them a grade below B+ in hindsight. That said, Erika stands head and shoulders above the rest as representative for the buyer or the seller. I'd love to include the many examples of why I think so highly of Erika as a broker--and I had written the examples--but to my dismay I just now discovered that Yelp limits the length of reviews posted here and I exceeded the limit by about 900 words. You may find the rest of my testimonial at Welcome Home's website.

Avoid This Property Management Company - Dishonest and Aggressive…read moreI would strongly advise against renting from this property management company. Our experience was incredibly frustrating and ultimately felt like we were being taken advantage of. We were charged $250 for a pipe repair without ever being contacted, consulted, or quoted for the work. When we tried to schedule a meeting to discuss the charge, they refused to meet, ignored our calls, and eventually threatened us with eviction unless we paid. We were forced to pay for something we had no opportunity to approve or dispute. When we moved out, we gave more than 30 days' notice, professionally cleaned the carpets and the home, and even touched up the walls. Despite this, they withheld $2,100 of our security deposit. Their breakdown included: * $300 for drywall repair (not previously mentioned or shown to us) * $1,100 for painting the entire house (even though we left it in great condition) * A charge to replace a lightbulb they falsely claimed was out * $260 for cleaning (even though we had the home professionally cleaned) Throughout the process, this company was unresponsive, evasive, and became aggressive when we questioned the charges. It was clear they had no intention of communicating fairly or ethically. They do not treat tenants with respect and seem to rely on intimidation and avoidance to force compliance. This company took advantage of us and treated us dishonestly. Renters, beware--they will take your money and ignore your concerns.

After I instructed her not to do it until I contact her because I had property in the house. Literally she sold my house and the new owners could have came in at that time and kick me out not allowing me to get my stuff out of the house. She has volunteered for so many things. They do a veterans thing. I asked her three times what do you do for the veterans she tells me we do lots of volunteer work what do? you do the volunteer work oh we do lots of volunteer work she goes round and round in circles. WARNING: Added email correspondence of gaslighting and…read moreGoogle review broker response. I rented from Realty Boulevard from November 2024 to April 2026, across two of their managed properties. Here is my documented experience. Nov 2024-Aug 2025 (first property): The unit had a German cockroach infestation and water issues. After months of habitability problems, I requested and received a transfer to another RB-managed property in August 2025. July-Aug 2025 (second property): The City of Reno cited this property in July 2025 -- the month before RB moved me in. That citation was never disclosed, and I discovered a pest problem immediately upon move-in. Management later acknowledged in writing that the pest source was a basement door left open. They transferred me out of one infested property into another with a known, active issue. Sept 2025: I reported a common-area window repeatedly left open (heat, pests, security). Management responded by sending ME a lease violation notice over that same window. Only after I initiated mediation did they put in writing that it was not a violation. Sept-Oct 2025: My lease mandates mediation through Sierra Nevada Realtors. I formally initiated it. Neither the property manager nor the broker ever responded. SNR closed my file on October 9, 2025 due to their non-response and advised my only remaining option was court. Nov-Dec 2025: My oven was non-functional from November 26 to December 23 -- through Thanksgiving. After my complaint, the City of Reno issued a Warning of Violation on December 22, 2025 (Case ENF26-C02059) citing the non-functioning oven, infestation, and debris in the common areas. I received a $200 credit for a month without an oven citing it as an amenity. Jan 2026: I obtained the City's full enforcement history for the property: code enforcement cases from 2016 through 2025, including nuisance and blight classifications and housing code violations. Management dismissed this history in writing as predating my tenancy -- despite the July 2025 citation issued the month before I signed. Feb-Mar 2026: RB's lease required enrollment in a paid "resident benefit package" that included rent reporting as well as pest management. That reporting went stagnant for over six months, was deleted from all three bureaus in January 2026, then reappeared on my credit report showing a 2025 open date -- though the account originated in November 2024 -- with incorrect account information. I filed CFPB complaints against the companies involved and against the credit bureaus; the CFPB referred them to the FTC's law enforcement Sentinel database. Each company -- the reporting service, the benefits provider, and Realty Boulevard -- pointed to the others as responsible in a circular loop of nonaccountability. Apr 2026: I lawfully terminated my lease under Nevada law and returned possession on April 23, hand-delivering the required documentation -- including a police report -- to their office. Their office later could not account for those documents. May 2026: Two weeks after I returned possession, their office stated by email that an eviction lawsuit had been filed against me. My search of Washoe County court records found no such filing. My written request for a billing statement was never answered. They then withheld half of my security deposit. Photos of me, my minor child, and family members were also used in commercial advertising without my consent, despite documented safety concerns this office was aware of in 2024. Every statement above is supported by emails, official city citations, credit reports, CFPB complaint records, court record searches, and the Sierra Nevada Realtors mediation file. Prospective tenants: pull the City of Reno code enforcement history for any address this company manages before you sign. I would not rent from this company again.

We rented a beautiful home in Somersett through SIGUA Property Management, and one of the best parts of the entire experience was working with Joey Vincent Pontillas. We also appreciated that our dogs were welcomed. They're part of our family, and it meant so much to be able to rent such a wonderful home without feeling like we had to apologize for having them. Any time something needed attention in the home, Joey was incredibly responsive. Whether it was a repair or a maintenance issue, he made sure someone was there as quickly as possible--often the same day or the very next day. We never felt ignored or like our concerns were put on the back burner. That level of responsiveness is rare, and it made us feel respected as renters. Toward the end of our lease, there was one disagreement that needed to be worked through. Joey handled it with professionalism, clear communication, and a level head. He kept everyone informed, treated both us and the homeowners with respect, and helped bring everything to a resolution that felt fair for everyone involved. What impressed us most is that he makes an incredibly demanding job look easy. We know that's not the case behind the scenes, but Joey's calm, responsive, and professional approach never wavered. Walking to ball games, the Art Museum, seeing a show, strolling along the Truckee River's River Walk, or exploring a host of interesting restaurants and bars, I have found life in downtown Reno much better than I earlier knew or imagined. And perhaps you don't want to get caught up in the busyness of the suburban explosion. Moving from California several years ago, I have found The Montage condominiums in downtown Reno one of my best moves ever. For many reasons, I assess The Montage to be the best current offering for downtown condo living in Reno. After checking the competitors, choosing The Montage was an easy choice, so much so that after several years I bought another second, larger unit. While it is an inappropriate location for children, there is a great mix between the 21-40 age group and the 55+. Best of all, I have found my neighbors to be about the most friendly I've encountered, and that most definitely includes the very capable staff. The HOA and Management also maintains a very nice social schedule with speakers and different events. The facility is very dog-friendly though I have never experienced noise problems with that. As a builder-lawsuit has restricted bank-financed purchases up to now, this hopefully will be resolved soon and the prices could spike. Beyond the many amenities, the building is kept spotless and up-to-date by a very competent maintenance staff while security guards and front desk staff monitor activities 24/7. In addition to a large swimming pool and two hot tubs open all year long, the sunny 6th floor pool deck is beautifully landscaped and also includes a full clubhouse and shade cabanas, and five gas grills. There is a large fitness center, meeting room, and business center/television/library. There is also generous on-site storage as well as separate bike storage.
