Unless you're only other option is camping, and you don't own a tent, DO NOT RENT FROM GRANT MANAGEMENT! I've been a student for four years, and I've yet to come across anyone that has rented with them and has a single even vaguely positive thing to say about them, myself included. Nor do I know anyone who's ever seen a single penny of their deposit back from them. Ever. I can think of better ways to waste the equivalent of a month's rent, and it would involve much more fun things than having to endure this rental agency for a year. If you live with Grant Management and something breaks in your flat, I would get used to it, as it's going to stay like that until long after the end of your tenancy. If, when you go to view a flat they're adertising and you have questions, such as "will that huge hole in the wall be fixed before we move in?" or "will the washing machinebed/shower that you claimed was here be here when we move in?" etc then don't expect answers. Or that the answer to any type of question like this will turn out to be yes. There's a reason that the flats you see on their website look too good to be true. Another reason I hate Grant Management and advise anyone to not use them is found in the following tale. We returned 5 sets of keys here upon moving out our flat. When returning the keys the girl was like "Cheers, thanks, Bye". So I was all like "Eh don't you need to know what property they are from?" Duh. So after clearly writing down the names of the tenants and the property address I handed over the keys. Roll on a week later and I get an angry phone call from my ex flatmate blaming me for not returning two sets of keys and advising me I was being charged £250 so they could change the locks on the door. No joke! Somewhere along the line Grant Management had lost the keys (or so they say) and were charging us for it. I really do not like this renting agency. There is a reason this place has a bad reputation. About two years ago I came here despite warnings from older (wiser) students. The lady behind the desk was extremely rude to my flatmates and me and had us wait while she seemed to be "busy". Her colleague on the other hand was extremely sweet(maybe too keen?)and took my email address so we would be put on the mailing list for available properties. Going to some of the viewings was awful, as there were crowds of people viewing the properties as well. The guy who was showing us was really vague about things like insulation and heating bills but instead kept commenting about how amazing the decoration was (it was not) and how wonderful the location was. We didn't end up going with them, mostly because we were not impressed at all with what they had to offer. And quite luckily too! I have heard countless stories of friends who have used Grant management only to find that as soon as there is any problem with anything in their flat, there is absolutely no maintenance of any sort. Months without a running shower, doors not being secured, even no compensation when there was leakage and damp damage from the flat above. Not only is there lack of maintenance despite the multiple calls my friends have made but at times they just ignored their calls or were very rude on the phone. Seems like they have too many properties to keep track of, and are far too keen to get you to use them but then as far as property management I have seen none! They advertisements try to show how student friendly they are and how important it is to the to give you the less possible stress when finding a flat(or flatmates) and not to over spend money. Absolutely the worst service, had a boiler leakage in October which ruined a sizeable chunk of the carpet. It came off the floor and couldn't open doors around it. We asked to get it fixed and never did (the lease ended in July). My 2 flatmates and I returned our sets of keys and signed all the respective paperwork only to be charged on our deposit for a 'never returned set'. I contacted Grant about the issue and they said they had no record of that set being returned and that they would look into it and get back to me. It has been a week now, phoning every day since and I am still waiting to talk to my property manager who is always 'busy right now' and his senior manager. Some of my brothers friends had warned me about Grant Management, shame I didn't listen. I lived in one of their 5 bedroom flats in Bruntsfield for a year, and although it was a nice flat, the same couldn't be said for the letting agency. They charged an absolute fortune for it and never bothered to get in touch to see if everything was fine. We had to call them directly to confirm that some of the things they had on their itinerary were missing - and they didn't believe us! When we could smell gas, we had to get somebody out ourselves and when there was a leak we were told we were old enough to deal with it ourselves. Excuse me??! My flatmate lost her set of keys and was consequently charged £140 pounds for it! WHAT!! And although we scrubbed the flat from head to toe - literally everything was perfect - we lost our deposit for 'marks on the walls' - which I am still contesting. Having used their sister branch in the West, I'm not at all surprised to see that the same levels of incompetence, greed and downright theft are regular elements of Grant Management's business practice in Auld Reekie. They get such a wall-to-wall slating, I'm surprised they keep going, which I assume is mainly down to business from naive second year students. If you ever need any maintenance in your flat, expect weeks of calls, strings of broken promises, and the bitter resentment to slowly build up inside you. We did however, get our deposit back. My flatmates and I are heading into our third year and, after a year in a sub-standard flat arranged through DJ Alexander, we decided to go for Grant Management. We, like everyone else who's looking for a flat in Edinburgh, had hear many horrific things about them, however, our friends had had a good experience with them so we went for it. The flat which we found, although not huge, has a decent living area and kitchen. There have been a few issues though. My flatmates informed me today that they'd seen mice in the kitchen already - not a good sign. GM are sending someone round to patch up any holes which should, hopefully, do the trick. Further, we got a whole load of clippy emails from their employees demanding payments. You've also got to set up home insurance individually which makes absolutely no sense. You hear a lot of bad things about Grant Management and on going to them for a flat to rent, we were recommended against using them. Their personal service isn't the best and don't expect to be shown round the flat when you move in as any contact will be minimal. Despite this, I can only really report a good time with them as landlords. In our time in our current flat we have had a new bathroom and cooker (the second on request), which took time to complete, but never less are new. Any repairs can be a bit slow, but they do happen despite this and all the builders we have had, have all been trustworthy. The main reason I like Grant Management is our rent - we each pay only £240 a month for a flat in the middle of town, which given some of the rents other people pay is a great price for a very large flat. On looking for a flat you will firstly be shown round some expensive, but not very good flats (generally basement flats); turn these down. Then you'll be shown the better flats and these are brilliant value for money. It will take time to process forms and get all the required documents, but unless you can find cheaper elsewhere it's worth the slightly worse service. read more

Where to begin. As naive and optimistic 2nd years fresh from student halls we were delighted when we stumbled across the Grant Property website, to be greeted by pages and pages of student flats. However - that's about as good as it got. Upon calling Grant Property to arrange viewings we were rudely informed that 99% of the flats advertised on their page were no longer available (but why bother remove them from the site?) Due to high demand of student flats, Grant Property claim to use the "name out of a hat" approach to choose tenants, but they couldn't even manage that. After countless crammed viewings, involving 7 or 8 groups of 5 trawling round flats, we still hadn't been successful in the name draw. By this point, we'd almost given up, and that's when we overheard a fellow flat-searcher informing the GP estate agent that he'd visited 5 of their flats, and still hadn't been "lucky enough" to be selected from the hat. And guess who's name was pulled/specifically chosen from the hat that afternoon? Bingo. We had our plan of attack. After some major brown-nosing, we were chosen for the next flat. So a few weeks later we were off to sign the lease. "Great!" we all thought, "we can move in on a Sunday!". Wrong. A few weeks later we realised Grant Property weren't open on a Sunday, how were we supposed to collect our keys? A quick call to he agents revealed they had cocked up, we couldn't move in on the Sunday - we'd have to resign the lease and move in on the Monday. Oh - and that'll be an extra £25. Fast forward to that Monday in September. Upon arrival we were greeted by a broken bed, and a mangled and exposed electricity socket. Back on the phone. As the months went by, the problems got worse. It turned out we'd be sharing the flat with a small army of mice, which of course was "not Grant Property's problem", other than the fact they were entering the flat through the various holes in the floor and gaps in the walls. Not to worry though, 8 months later (and after 2 mice were actually found in a bed) a handyman popped by with a tube of sealant and filled in 3 holes. Another more extreme problem arose at 11pm on a Friday night, when after a heavy day of rain the ceiling started leaking badly above the bed of my flat mate. Our flat is situated on the 3rd floor of a 4 story building. We'd been previously warned (plenty of times) that phoning GP's emergency line may result in a charge, if the problem wasn't deemed enough of an emergency. And so out of sheer fear of this financial threat (we are students, remember), we waited. Come 9am Monday morning, after a quick dip in our new pool, we called. "Nothing we can do" they said, "we'll try and contact the building's factors". The building doesn't have factors. Other issues involve the electric buzzer which was broken for 2 months, contractors who were informed to just let themselves in without giving us any warning that they'd be arriving, and an array of ominous looking cracks on the ceiling. Oh - and accidentally being charged £1800 via direct debit for an individual's monthly rent (£390), due to a system error. Each and every time we phoned to report an issue we were told it had been logged, only to chase it up the following day to be told there was no record of it. Fast forward to today, when after chasing up our £390 deposit we discover we most likely will not be getting most of it back. Their reasons? Crimes such as "not dusting the bedroom lampshades", "not hanging the mirror back on the wall" and my personal favourite - "the broken table", which in fact is expandable, meaning the central wooden panel should, and is, able to be removed. The most frustrating thing is that we'll be charged for markings which were there when we arrived, such as the white-tac stains on a ceiling, which the previously tenants will have undoubtedly paid for too. My advice? Don't even consider renting a flat through Grant Property. If you do (but don't), exercise extreme caution. Write absolutely everything on the moving-in inventory, and take pictures to support it. The hassle i went through to try and get my deposit back was nothing short of ridiculous. I'd spend days trying to get in touch with GM staff members, even when i prized names and extension numbers out of them they seemed to work such random hours i'd not be able to get in touch with them. I imagine if you're nicest tennant known to man who's happy to live in the same badly furnished GM flat for the rest of your life then you might be happy with Grant management, but if you're a normal person who for whatever mad reason might (god forbid) want to move house, then GM are going to do their absolute most to hump you for every penny. extra special petty post script: their hold music/adverts almost made me gouge me ears out. read more

I am currently with Grant Management and although loads of my friends said that we should not go with them, we were getting pretty desperate and couldn't really wait much longer and went ahead and signed the lease with Grant management. When we got into the flat about a month ago, we looked around the flat to see if there were any problems or faults and we found a good few- there is no working light in our bathroom and no replacement bulbs, no vacuum, a broken ironing board, broken clothes horse, broken bin and there was mice. To their credit they did send someone to deal with the mice (they are obliged to in the first 2 weeks of moving in). But the other cases have not been dealt with and we call them a lot, they even said that there is a vacuum in the property although there quite clearly isn't. We let them know about the issues a good couple of weeks ago, but they really don't seem to care. The funny thing with Grant Management is that if you call their designated sales hotline, you will get through straight away, you try and call an existing tenant telephone number and you have to wait for a good while. it is pretty obvious that they care a lot more about acquiring new customers than they do about their existing customers, and it is probably the case that they pry on people who like me and my flatmates are desperate for a new flat. So I would advise against Grant Management, give yourself ample amounts of time to get a new flat. read more

Never disliked a rental agency until now. Been with Grant Management for almost 6 years. If I could afford to move, I would have left during the first year. Whenever I need help with a repair it takes weeks, months or even years to get dealt with. Not sure why they have a helpline when you cant get help when you need it. I literally have to phone-stalk them to get repairs/maintenance or whatever dealt with. I always get told that they'll get onto the situation asap, but then whenever I call back to check, they have no record of my call and/or no logged complaints from me. So then I have to place a new request all over again, and get told once again that they'll get it dealt with asap. Took several months of calling to get my buzzer repaired, which only took the guy 10 mins. to do. I wasn't going to give up and pay for it myself since I didnt break it, so I was at their mercy. During the last inspection, which was around 3 yrs ago, the guy took notes on different things that needed fixing in the flat like the crown moulding detaching from the wall etc. Theres this big gap between the wall and moulding, and you can actually see into the next room. The inspector smiled and took notes and said they'd be repaired shortly. I called several times after nothing was done, got tired of speaking to those people, and just gave up. So after more than 3 years with no inspections, they called last month to schedule one. This new guy pretty much did and said the same thing as the previous inspector. Walked around, took notes about repairs needed, spoke at length with me about the crown moulding and some electricity issues. No word yet about the repairs he said they'll get done. I'm not even worrying about it anymore, I'm tired. I don't think the crown moulding will fall on us since it's been this way for so long now, so we just live with it. We're used to it now. lol Last issue I had with them was the heating back in December. Atleast once or twice a year the boiler breaks down and they send the same company along to fix it. So this particular time the guy comes by, "fixes" it, I dont find out until we need the heating later at night that it still doesnt work. I call Grant Management back to tell them it isnt fixed, and they said they'd call the heating guy back again. The next day I call them back, and they said they'd get him out to me later that day. Of course he never showed, and I called them back again the next day and just asked for his number. Found out that they never did call him! We're here freezing to death waiting for noone! Coldest winter in decades and we have no heat. Anyway, after speaking with him, he made time to come over that very same afternoon and fixed the problem. My family, which includes children and my sick mother had no heating, hot water etc. for 10 days! Grant Management knew of my situation, but they really just dont care. DO NOT USE GRANT MANAGEMENT. I couldn't warn anyone more strongly....I moved into my flat a year ago - the viewing was great, but they had triple booked it and pressured me to make the payment over the phone before anyone else could snatch it away. That was their ploy so I wouldn't notice the place wasn't habitable. On my first day of moving in, I discovered the refrigerator was completely dead, there was black mold on the ceiling in the bathroom, and when I turned on the kitchen sink, three waterfalls of water opened up through the ceiling bathroom below ( the black mold was a three month build up of the pipes leaking). It took them over 2 months to fix all the problems above, and only then because I chased them on the phone to get it done. Two months ago the fridge broke again (the replacement from the first one). It took them over 6 weeks to fix it, and dozens of phone calls from me asking when it would get done. A simple issue -- 6 weeks and you HAVE to nag them or it just never gets done. All in all, I went for 2 months in 11 without a fridge - they blamed it on the contractor, the landlord, everyone else but them. It is NEVER their fault -anything. I decided this was enough and told them I'd be moving out (I gave them 5 weeks notice from my lease expiring). Three days later and with no notice at all, a property manager shows up with prospective tenants to view the flat. I hadn't even signed my intent to leave forms yet - hadn't even received them-I came up out of a shower to answer the pounding door, and the property manager harangued me for not letting them into the flat, as I stood there in a towel and told her I had absolutely no warning for this viewing. This place bullies you into getting a flat, ignores every problem they hid from you when you signed the lease, refuses to solve problems when they arise, and gauges you for money all at the same time. Worst decision i have possibly ever made signing up with grant management! Was told by everyone not to go with them as they just scam you for more and more money, but they have some of the best flats for rent available in Edinburgh so we got one on Clerk street which was great. Big, central, excellent. The only times i liked grant management that year was when we didn't hear from them. We had a mice problem from the start, being an old flat i wasn't surprised but we bought poison and tried to deal with it ourselves. Then after an inspection, despite the flat being spotless we got dealt a £200 bill saying we had CAUSED the problem and to keep the flat clean as this was the reason! After arguing that this was bull for the last 3 months of our tenancy we eventually got nowhere and just let it go. Then after we moved out and cleaned from top to bottom, including taking pictures as proof, we got charged for dirty windows and a professional cleaner despite the windows being dirty, broken and them doing nothing about it all year despite our numerous attempts at telling them this. I rented from them for 8-9 months. If you set off with clear delineated guidelines, they are ok. However, they are a business and try to get their money out of you. They were not up front about hidden costs, and I had to consult Citizens Advice in the beginning to understand my rights - I was in the right, Grant Managment weren't and they relented. Be careful with the cleaning charges at the end. They cleaned out items which belonged to the landlord, and then charged us for the items! Awful!!! AVOID By default slap on a cleaning charge at the end of a tenancy without even inspecting the property! When we moved into our flat in Newcastle, it was covered in mould and was disgusting. We took photos to prove it. At the end of our tenacy we the flat was immaculate and we took more photos to prove it. We received an email saying they are taking £100 off our deposit and assumed it was ok. Naturally we contested it as the flat was soooo much better than when we found it. We sent the photos and the reply we got was that they didnt know when they were dated (told them to check the photo properties). As a "good will" gesture they offered to reduce it to £50. I said no way!! I rang them up and asked to see the report of the property which details what needed cleaning. The agent said that the cleaning agency does the inspection (obviously biased!!!). I asked for the invoice as i was skeptical that it even existed. There was no mention of what was dirty, just general cleaning. Additionally the invoice was dated two weeks before the end of tenancy!!!! I have raised it with TDS to get out deposit back in full. AVOID THIS COMPANY. Tl;dr: Grant property/management are horrendous, words cannot describe how bad. They would kill their own babies and break their grandmothers hips to get a penny more money. I don't even know where to begin with this company, to say shocking would be an understatement. All students beware, they prey on naive new renters who have never had an experience outside of student halls. To begin with, the flat seemed lovely when we went to view it (However, we did not get to see two of the bedrooms as they didn't have keys to get in). We were reassured the two mystery rooms were similar to the two we had seen. We decided to think about it some more and they charged us a £100 'holding fee' to keep the property off the market for a week. I spoke to my parents later about this and they were shocked they would charge so much. However, even after this initial warning sign, we accepted the flat, this was the worst mistake of my life. It all began when we walked in. The two mystery rooms were smaller than the already two rooms we were shown to originally and were covered with damp. The first day we figured we may as well sort it ourselves, get the heater on and electricity set up and it would be fabulous. Nope. We had to call constantly about the boiler because it did not work, there was no hot water and the damp was beginning to make my flat mate and I ill, this was about a week in. We gave them a call and asked them to sort out the damp in the flat. Two weeks later we called again. Two months after the initial call we had a 'flat inspection', a lady walked into our house looked around for about five minutes, took down any complaints we may have had (which by this point was many, we still had damp, our washer/dryer flooded, our dishwasher was broken and we still had no heating or hot water). Nothing was done about it. Through the course of our second year of university my flatmates and I were so ill we missed whole weeks of university, I was hospitalized time and time again because of asthma, this ended in me having a massive asthma attack and hospitalized, unable to study or work for a week. During the winter, it was so cold we could see our own breath and there was frost on the inside of the windows. When we left, we figured they would be harsh about the deposit, so we purposely cleaned the ENTIRE flat completely spotlessly. We cleaned the house and we all checked everything, we made sure nothing was underneath beds or drawers, skirting boards were scrubbed, carpets were hoovered everything was sparkling. I would not advise this agency to anyone as they are only interested in ripping you off! We rented a flat through the Glasgow agency branch and had an extremely poor experience. The staff is incompetent and also very rude, a nightmare to deal with. In order to get something fixed in the flat you will need to call them at least 5 times and wait a few weeks to get it fixed (if you are lucky enough it ever gets fixed). They will charge you random amounts every now and then under the excuse it was a "mistake", so be careful and check your account. Last, forget about your deposit at the end of the tenancy. We got a £320 deposit deduction for some dust under the sofa and a 10 years old toaster which needed to be replaced. Extremely disappointing service! read more

We had some problems with this company. Basically, the inventory said that everything was pretty much in pristine condition and that the apartment had been "professionally cleaned". When I entered the apartment, it was a completely different story. First of all, the kitchen was in a terrible state. All the cutlery was dirty, the hobs had oil stains on them, the worktops were stained with something and the plates actually had food residue on them. Come to the bathroom, the toilet had actual urine stains on it. All the blinds in the flat were full of dirt and the window sills had other stains on them as well. By no definition was the cleaning "to professional standards". I took photos (though I should have taken many many more) and I sent it to them and they sent a person to clean, but just observing her clean, I lost hope and told her it was fine. Then I proceeded to clean everything. Then, they want to charge us 124 pounds for cleaning, when we left the place in a much much better state than they left it in for us. They took a video of the whole place and pointed out every single thing that was not absolutely perfect to some new-found standard. The only reason I'm giving them 2 stars (instead of 1) is because after actually disputing the matter with them and providing them with evidence of the condition of the apartment upon moving in, they agreed to give our deposit back. I would avoid them. But, if you do go with them, then when you move in, film everything and keep it as a record. When I say film, I mean a proper 10 minute video (as they do) and film every single corner of the house. Also, take high quality photos. read more

There's so much wrong here, where do I even start? Already, setting up our tenancy was a nightmare, we ended up having to go to their office over a dozen times, simply because all the systems they had set up were absolutely useless, as were the people manning them. They also have the audacity to charge admin fees, which are blatantly illegal in Scotland, and even admit that what they're doing is wrong, but not technically illegal yet, or some such nonsense (we're still demanding the money back, to no avail). Next, the flat was a warzone when we moved in. What was supposed to be "professional cleaning", was instead stains, cigarette butts, trash, and god knows what else littering the apartment, but of special concern were the bathroom and the kitchen, with the bathroom having urine all over it, and the kitchen being covered in obvious stains and noticeable holes in the lino. In addition to this, all the appliances in the kitchen, yes, all of them, were broken and unusable. The beds were broken too. Oh, and the heating as well. It took Grant 3 days to even get back to us about anything, and in total, it took them nearly two months to get around to fixing all the beds, the appliances, and the heating, although some still look dodgy. Of additional worry is that 90% of the material left to us by the agency refers to the flat as a 4 bedroom flat - which would be OK were this not a 5 bedroom flat. HMO license and health & safety concerns raised, but we're told it's just a typo. The jury is still out on that. We've also discovered mould, and lots of it, in two different parts of the flat. We told Grant a few weeks ago on multiple occasion, and they still haven't done anything or made signs of intending to do so. Lastly, I paid all of my rent for the year up front. Turns out Grant took this as a sign to double bill me, since they've now decided to keep debiting my account, even though they should have no reason to do so. They lure you in with their honeyed words and assurances of quality, and the locations of flats would point to that, but don't be fooled, they're incompetent liars and crooks with shoddy flats! read more

Grant Management is the worst company I have ever dealt with, I advise you against them at all costs even if you are desperate as you will get screwed over at the end of your tenancy. I rented a property in the gorgie area for 1 year. Before signing the lease Grant Management displayed excellent customer service skills- basically deceiving you into believing they are a reputable company. On moving into the property we noted many problems with the flat including stained walls (they hadn't even bothered to remove the sellotape still plastered on their walls from the previous tenants.) And there were several other issues with the flat before we moved in, none of which they were willing to fit. For the last 6-8 weeks of my tenancy I was living without a working washing machine. After several phone calls to grant management I was told someone would be over so eventually after 4 weeks someone did finally come and explained we needed a new washing machine and it was no fault of ours, Grant management never replaced this washing machine! It was a further few weeks until our tenancy ended (thankfully!) and there was still no new washing machine. Furthermore, I barely saw anything back from my deposit. I was charged for issues which were already existing before my tenancy including to paint walls due to sellotape left by previous tenants! DO NOT RENT WITH GRANT MANAGEMENT I would suggest looking to other companies read more

Interesting, these reviews by tenants. I am a landlord with Grant and in the last year or two barely a month has gone by without some repair or other being needed. Not that I ever see an invoice for these repairs (I have been asking for those for 12/13 years or so). And then, like someone says, there are endless inspections and things like fire alarms needing to be updated. I am more than happy that my tenants are safe, but at this rate I am going to sell the apartment next year (when I mentioned that to them, they already offered to come and 'sex it up' to make it more sellable, at a considerable fee, no doubt....). read more

Sadly the lowest I can rate them is 1 star, if the option was there it would've been 0. Me and my 2 friends stayed in a GM flat for 3 years, purely because we liked the flat, not the letting agency. Any repairs that are needed take constant nagging for weeks before they will do anything, the ceiling in on of the bedrooms even fell in because of damp, even though it had been reported 4 months previously (and regularly inbetween). We have now moved out and they are trying to charge us for cleaning, which was in no way needed, this flat was kept immaculate. WORST LETTING AGENT EVER!!!!! BEWARE landlords and tenants. They are a money grabbing scam, extremely rude and inefficient staff! They will cause a to have serious STRESS levels because they bombard you with horrible sarcastic emails and run away from problems! What good letting agent tries to rob money from its landlords and tenants! They do not accept responsibility and should leave the letting agency business to those who are honest and work hard, we try to phone them several times in the mornings and the office doesn't open as they are all lazy in their beds. Ridiculous i will be giving them -3million stars out of 5 as this is the worst excuse for a service i have seen in a long time. DISGRACEFUL!! Walking in on tenants while showering without a knock. Not the best to be honest - whilst using them for a recent letting they don't seem to have the capacity to do the work but will charge the fees for doing so. They were open enough to admit that with having another 400 tenants to deal with they do not have the time to request the required references themselves, therefore the tenant has to do it themselves and be charged £150 each for the privilege. Grant Management/Property are ABSOLUTELY awful. They made my partner and I feel insignificant and powerless. As soon as we had rented with them we discovered that the flat had damp in the bathroom. We couldn't use our own toilet for several days whilst workmen were in it. Grant Management/Property staff often entirely ignored our communication. I have just moved out from a house let by Grant Management. The services provided by this letting agency are by far the worst I've ever encountered in my life (and I'm not only talking about letting agencies, but ANY commercial business). My one year experience with them already started badly: as anyone who has rented one of their properties will tell you, they ask for SEVERAL documents (various references, questionnaires and whatnot) and a highly overcharged admin fee (£75) which accounts for not much (since all the paperwork must be sent to them under your own expense). Since their office is in Edinburgh and I was letting a property in Nottingham, they simply would not give me the keys to the property because of delays in the delivery of aforementioned docs and in the transfer of money to their bank account (which took a few working days to clear and meant we were left in property limbo). After this outrageous start and finally had moved in, we discovered that the boiler was only not working but leaking. After 3 WEEKS of asking them to fix this, they finally sent a plumber over. We were lucky this was during the summer and didn't need to use the heating, but we still had to keep containers under it to preserve the kitchen furniture. Eventually we got tired of asking for repairs and maintenance (infiltrations and the initial mowing of the garden) so we just resigned with whatever we were dealt with and got on with it. But then there was more. Only 6 months before the end of the lease (i.e. halfway through the contract) they sent us a few letters, emails and phoned us asking if we were to stay for one extra year. They gave us a two-month deadline to repeat all the moving-in procedure (references, deposits and so far) or else the property would be 'put back in the market'. Jaded of moving about every single year (we are PhD students) my housemate and I scrambled to find two more people to move in with us and be done with it. But yet again, with the endless requests for references, admin fees and etc (and not counting that this meant they had to do this in March to move in with us later in July), the process dragged on for a while until mid-June. However, albeit we had already paid our admin fees, sent almost all of the documentation (we missed one guarantor reference from one of the new tenants) and had them confirmed to us on an email early in March that the rent would still have stayed the same, they let us know (only 5 DAYS before the end of the lease and the signing of the new contract) that the landlord had decided to raise the rent by almost £400. Then we had enough. We made the most of our five days still with a roof over our heads and went on a crazy house-hunt which miraculously worked out just fine for us (the new place is much better than the previous one and its letting agency is actually run by - believe it or not - human beings). So, when seeing those two words - Grant Management - AVOID. Tenants to them are these burdensome creatures who get on the way of the profits (they keep asking for habitable places and they can't fill up 223 forms and pay 71 fees in less than one week!!). Their business model is one of a crude and ruthless profit-making. The only thing about their customers that they are interested in is their bank accounts - with the monthly direct debit conveniently put in place, of course. read more

We moved into a Grant Management flat last winter, we could not get the heating to work, after weeks of calling them, they sent a repairman who said our gas heating was so badly connected that fumes were leaking into the flat and it was dangerous. Basically, if we did manage to turn it one, we could've died. So it got disconnected, and stayed that way all November and December :( They only started doing something about it when we turned to citizen advice and got them to call the agency. Btw we are still unable to turn it on most of the time... Same thing about a leak we had, it was flooding the walls of the downstairs neighbour, and Grant Management decided to repair it only when the neighbour was going to call the council on us. Now our vacuum cleaner isn't working, or rather hasn't been working for more than two months, and they are saying they don't have any in stock... for two months? Really? Avoid them, they are horrible. read more

Most letting agencies are bad; Grant Management is probably the worst. The only thing they're good at is attracting naïve renters through misleading pictures on their website. They try to extract maximum rent by subdividing flats into tiny white boxes. If anything goes wrong (repairs etc) they take months to get back to you, impossible to get contact, staff pass the buck and deny responsibility, will only act when forced (suspect this is a deliberate strategy). Will look for any excuse to deduct from deposit, and will stonewall any attempts to get deductions legitimately refunded. Avoid them, their poor reputation is well deserved. Go private, look on Gumtree etc... read more

DO NOT GO NEAR! Nightmare experience from start to finish, I do not understand why their staff stay with the company, they are always rushed and have too much work to do, and NEVER call you back. I would agree that if you have to let from them, make sure you make it clear that you will not take any nonsense from them. I turned up to my new flat and their was no bed! A bit of shouting in the phone and 2 beds were delivered the next day. KEEP hassling them to get you deposit back, it took me 2 months and daily phone calls but I got the full amount back. read more

Grant Management are simply AWFUL, and are ruining a lot of Edinburgh's beautiful old tenement buildings. Here is what they do on every occasion: take a beautiful Edinburgh tenement flat which has say 3 bedrooms, divide each bedroom in two with paper thin plasterboard walls, market it as a '6 bedroom' student flat! If they are feeling particularly cheap they will also market the lounge as a bedroom too! Awful, never under any circumstances rent from them. I made this mistake only once... read more

This has to be the worst letting agency ever. First off, they viciously demanded credit checks from all of us, which firstly, are illegal to do these days, and secondly, are extremely difficult to get and costly for the tenants. As if this weren't enough, they also demand, not only that we provide guarantors, but also that we provide credit checks for our guarantors, meaning that we had to acquire extremely sensitive information (like their yearly salary). Finally, once we could not provide suitable guarantors to their standards, we are required to make a "non-guarantor" payment which essentially only covers the last two months rent (this is only made clear to you once you've moved in) on top the deposit, you are finally faced with paying £2000 before even moving in. Please please never even consider taking a property with them, no matter how good it is. I wish I hadn't ignored the other bad reviews when we first considered the place. STAY CLEAR OF THEM read more
