They present a better unit (one with a yard and large patio) for the same amount. COOL! I will take it. They had me walk through days before completion, and it was coming together. Lease signing day/punch walk. Missing closet doors, missing blinds, faucet barely hanging on. So they come remedy that within a matter of days. 2 weeks later. I decide to actually move my belonging. The person i had do it, contacts me and says. You may have unwanted house guest (bugs). I call hpk/cogburn and they send some guy to spray. Didn't work. I had to hire terminix and other companies to find out from the neighbor the building has an infestation. Does Cogburn tent? NO. They have been reported to the dept of public health. Oh and lets not forget the hole in the bath tub, that they won't fix. John (man in the office) said he would be out too look it and never showed. These people rent dumps and won't fix anything.

I've contacted HPK several times regarding repairs that need to be done in my apartment, and they never fix anything. I've emailed, called, and even gone to their office in person, yet nothing gets addressed. Instead, they continue raising the rent while ignoring major issues.!!! The carpet has water damage from an old boiler that exploded, and they refuse to replace it. In the bathroom, instead of properly fixing the tile, they just covered it with silicone -- now mold is spreading everywhere in the shower. I have children, and we are being exposed to this mold daily. I've sent them pictures multiple times and still have not received a single call back. What makes it worse is that instead of addressing these serious health and safety issues, they seem more worried about my security camera that I placed outside for my safety. Due to a neighbor that continues to harass me over parking because HPK cannot manage the parking situation!! They completely ignore my other complaints. This management company has shown zero concern for tenant health, safety, or well-being.! Then I was verbally told that the roof was fixed. No invoice given, no proof. Nothing. And every time it rains this spot gets worse. After the 2 day rains last week the spot doubled in size. there is black mold showing AND it's opening up. They STILL have not done anything about it. I've been lied to, ignored, and they have allowed and caused worsening property damage to my home. They have violated California Health and Safety codes and Civil codes. My neighbors have repairs needed to their properties also and are being ignored. We will be finding a new company to manage our HOA. DO NOT do business with these people. You will regret it. Just like we do!
