I like to use local, small businesses whenever possible, and his reviews were excellent. My mistake was not noticing how old they were. He advised it would take 4 to 4 1/2 hours to complete. He was there 5 hours when my realtor had to ask him to leave for the open house that was being held that day. He came back afterward to finish the roof inspection. He failed to complete an inspection for the kitchen due to "time constraints". However, he had time to note that there was a pet door that was a "safety" concern. He also stated that some items were issues that he was clearly wrong about ("minimal" strapping on a water heater that had 2 straps from a newly purchased kit and a third steel strap, replacement windows that he stated were the "builder type from the original construction"). While I appreciate thoroughness, spending time nitpicking every minor detail in a 61 year old house but not completing the full inspection I paid for is not acceptable. He did not get my name right on the report, even though I wrote it for him on the contract I signed. He did not provide the hard copy report that was promised, nor did he email it to me - I had to get it from my realtor. I'm giving him a 3 for thoroughness. If you have unlimited time to wait for this guy to complete the inspection, go for it. He may have been a great inspector in his prime, but personally I think he needs to hang it up and retire already.

Unfortunately, the inspection fell materially below what is expected under generally accepted industry standards, including those set forth by CREIA (California Real Estate Inspection Association). After taking possession of the home, we discovered multiple serious issues that were visible and accessible at the time of inspection but were not identified or reported. These included: * Major defects in the exterior deck system over an indoor pool, including improper slope, defective drainage, and failed waterproofing, which resulted in active water intrusion * Safety hazards such as inadequate or missing railings in areas where fall protection is expected * Improper routing of electrical wiring and irrigation lines through deck drainage systems * A garage door component that was broken despite being reported as operable * A bathroom where a shower handle was missing, raising questions about whether plumbing fixtures were tested at all * A carbon monoxide detector without batteries, despite safety devices being noted as present * A non-functional dehumidifier and visibly damaged control panels in the indoor pool room, including one panel hanging out of the wall Additionally, there was an active leak in the living room that was visible during the inspection, which we had to point out ourselves in order for it to be included in the report. This raised early concerns about the thoroughness of the inspection. These are not concealed or latent defects. These are observable conditions that fall squarely within the scope of a standard visual inspection of accessible areas. CREIA Standards of Practice require inspectors to report on observable deficiencies in systems and components, including roofing, exterior elements, decks, safety features, and built-in appliances, as well as to identify conditions that may indicate water intrusion or warrant further evaluation. The conditions listed above were plainly visible and should have been identified or at minimum flagged for further inspection. Equally concerning is the apparent lack of diligence. The inspection was completed in approximately 3 hours despite the size and complexity of the property, which includes multiple levels, extensive exterior decking, skylights, drainage systems, and an indoor pool environment. This raises serious concerns about whether the inspection met even a basic standard of care. When we raised these issues in writing and requested a response, the inspector refused to engage in any meaningful way. His responses were dismissive and unprofessional, and he declined to address the substance of the concerns raised. Instead, he offered a refund only if we agreed to sign a broad release of liability. Conditioning even a partial refund on a full release while declining to address the substance of the concerns is not consistent with professional accountability. As a result of these omissions, we have incurred substantial and ongoing costs to investigate, design, permit, and repair conditions that appear to have existed prior to our purchase and should have been identified during the inspection. This experience has been extremely disappointing. We relied on this inspection in good faith, and the level of diligence, documentation, and follow-through did not meet reasonable expectations for a professional inspection service. Based on our experience, we strongly caution others to carefully evaluate whether this inspector's practices align with recognized industry standards before relying on their work.

He is not knowledgeable (made several errors), incredibly difficult to work with, and has the temperament of a petulant child. Edit: Some red flags for future readers - 1) this is the only home inspector of the five we reached out to who required full payment BEFORE the appointment. 2) he sent the original contract at midnight the night before he cancelled and cancelled it at 6:30pm, meaning he gave us less than 18 hours to read, sign and pay for a contract. 3) Since he cancelled on us last minute, I politely asked (pleaded, even) for him to reconsider - I said I would pay and sign then, but he denied us. This guy is probably sadistic or sociopathic at the least - it seemed he took pleasure in leaving us without help. 4) There are several typos in his reply above - keep in mind that this is who will be analyzing your home and writing your 100+ page inspection report. Do you want someone of this intelligence and education level spotting potentially deadly issues in your future home?
