I reserved the house with Jason over the phone, and he was very pleasant. A few feet of snow fell the night before our arrival and I was nervous about the conditions. While there, they did come by to check in and were available by phone (when the phone worked) and answered emails. I emailed to follow up about the issue, but have yet to hear back. I also have yet to see a discount for all of the trouble we went through. I am walking away from this rental very irritated and disappointed. I think the overall issue could have been avoided from the start. There has also been zero follow through to ensure I walked away feeling taken care of. They have made me feel like they have my money so they don't want to deal with me anymore. I regret not staying at the Roxbury Motel where other friends were staying. That place looked awesome and all of my friends had great things to say about it.

I reached out to the Cooperstown Chamber of Commerce and learned about a place called A Comfort Woods Guesthouse. The cottage looked wonderful and the owner, Rick Kugler, was well regarded by the Chamber. We enjoyed every minute of of our stay. Rick was wonderful to work with and we fell in love with the cottage. Rick said to let us know if we ever wanted to stay again and he'd be happy to have us. Early last year, we did just that. We prepaid in full for a reservation July 27-30, 2018. Even though our stay was more than a year away, it felt good to know our lodging was taken care of. Last October, I received an email from Rochelle Hulslander, who informed us she was the new owner. She asked me to confirm the details: that we were renting for Hall of Fame Weekend 2018, that we only were renting the smaller half, and how much we paid. I emailed back immediately. After a month I thought it was odd I didn't hear back so I emailed again. And again. And again. No reply after four emails. Tony kept saying not to worry; Rochelle is aware of our reservation and is still getting her sea legs following the purchase. Finally in April, with less than four months to go before our vacation, I told Tony try to get a hold of Rochelle. No response to his email. Finally Tony called and left a voicemail. No response for six days. Then finally . . . an email appeared in my inbox. To my horror, Rochelle had no intention of renting to us. She allowed her agent, Patsy Soules of Cooperstown Accommodations, to rent to someone else! "I apologize for the delay in getting back to you but until your husband called yesterday, I didn't realize you had been emailing me as the emails were going to my spam (and I never, unfortunately, bother to check my spam folder). When we took ownership, [Cooperstown Accommodations] took over the renting of A Comfort Woods which is why it is no longer on TripAdvisor and Booking.com. One of their policies is to rent out houses and units by the week only and not on a nightly basis. Therefore, they have rented out the house for the week that is included in HOF weekend. It is, unfortunately, not available any longer. I apologize for the confusion but that is their policy....we do not rent it out personally since we took ownership. They handle everything in regards to renting and deposits and payments." For months, we tried to reason with Rochelle, but it's no use. Rochelle has now changed her story and says she never received any of my emails. She now says she has no "proof" we paid or even made a reservation, even though she's the one who contacted us in the first place. Rochelle, if you didn't lie about not getting my emails, why didn't you try to contact us again, even once? You could have said, "Hey, I'm going to rent to someone else, I need to hear from you." You admitted to my husband it never even occurred to you to do so. I wonder if she is an exception, or if all of the owners represented by Cooperstown Accommodations are as dishonest, incompetent and uncaring as Rochelle Hulslander. Luckily we have found alternative lodging and will do our damnedest to enjoy this vacation. But believe me, we're going to pursue the hell out of this. We've discovered there are many avenues of remedy for people in our situation. Stay tuned.

While every airline, hotel has refunded the…read moremoney for the pandemic; Cooperstown Accommodations has decided to keep roughly 30% of the cost of the accommodations. In the face of a global pandemic and massive unemployment, they have decided to keep money while not providing any service. Disgraceful. Do not ever book here.

    Bait and Switch; Safety Issues; Non-responsive…read more In early November, our group stayed at one of their properties and found that the description and photographs were not accurate. We also reported safety issues directly to the listing agent and have still not received a response from the company. I would caution anyone who is considering renting from HVLR. I initially found the property and booked it through Air BnB. Hudson Valley Luxury Resorts then cancelled the listing and requested that I book directly through their website, offering a discount. I had no other option since they had cancelled on their end and there were no other properties available for our desired time and location. Since cancelling our stay, they have since re-listed the property on Air BnB, for which there are no reviews available. The listing described a 'unparalleled escape for those seeking luxury, privacy, and natural beauty' and 'historic property has been meticulously updated to offer the perfect blend of old-world charm and modern amenities.' Neither of these statements are accurate. Just before check-in, the host called us to let us know that the house was historic and had some quirks. This was the first indication that the property was not what was advertised. Over the four nights we stayed, we found the following issues: 1. Inaccessible first floor half bath due to missing doorknobs. 2. Three of the upstairs bathrooms did not have fully functional showers or hot water. In the first bathroom, the tub drain was clogged and the shower curtain was not big enough to enclose the tub. Additionally the faucet leaked from the handles when it was turned on. In the second bathroom, the shower head did not function at all. In the third bathroom, one sink did not have any hot-water. 3. None of the upstairs bedrooms had functioning wall switches and most of the wall sconces were missing lightbulbs. Two light fixtures had faulty wiring evidenced by the intermittent flickering of the lights. 4. One upstairs bedroom had a broken doorknob, which meant you had to leave the door cracked or else be locked in/out. 5. Multiple windows had visible gaps open to the outside and few radiators actually worked. We were told to keep the thermostat at 67 degrees the entire time, which made for a very uncomfortable stay. 6. Flaking paint and torn rugs created a hazard for the toddlers and kids in our group. This brings us to the safety concerns: There wasn't a single working smoke alarm or carbon monoxide detector in the house. We checked the existing devices and none of them responded to the test button or indicated they had power. The host told us we could use the fireplace as long as we kept it small (3 logs or fewer). With the flue open, a 2 log fire smoked out the entire first floor. It was only then we noticed the absence of any fire safety monitors. With two young children in the group, we immediately reported the issue to the host who said they "will check on that". I also reported these issues immediately to Ryan, the listing agent. I also tried the generic "info@hudsonvalleyluxuryresorts.com" email. After 72 hours we haven't received an acknowledgement. The icing on the cake was that my toddler found a used condom near the side door as we were checking out. Aside from the safety issues, I still would have been willing to rent if the listing was accurate and the price reflected a drafty, historic home with 3 of 7 usable showers, and hit-or-miss electricity.

    we were a group of college students who had unexpectedly found ourselves without a place for the…read moresemester. first, they allowed multiple groups to put down deposits and sign leases for the same apartment and determined who got it by when our banks transferred the full amount first. completely out of our control. one person in my group's bank didn't get the full deposit in until MINUTES after the other group so we did not get the apartment even after signing leases and sending a deposit. carolena, the agent we had been working with, offered to keep our deposit and help find us another place to put it towards. we thought this would be easier than continuing to look by ourselves. instead of working for us or trying to help us, she was clearly working for the landlord's interests. he kept changing his demands, such as raising the price, and she did nothing. he refused to sign the lease even though we had signed until we had bent to his will. after being backed into a corner, we signed. the apartment was far overpriced, and had no amenities that they had promised on the site (which they conveniently removed from the listing right before we signed). the landlord was incredibly disrespectful and AGAIN changed his terms up until move in, when he demanded we change our move in time despite us having class the next day and the move in time being on our lease. carolena was negligent and went MIA on this day, allowing the landlord to step all over us and even insult us over the phone and threaten to not allow us to move in at all, regardless of our contract. not to mention we discovered the landlord's employee (who also worked for the motel) entering our apartment without warning or even knocking, including in the middle of the night! i wouldnt recommend track rental or 114 hamilton street to my worst enemy. it was the worst rental experience.
