Several years ago, my husband, Tony, and I were looking for a nice play to stay during Hall of Fame Weekend. I reached out to the Cooperstown Chamber of Commerce and learned about a place called A Comfort Woods Guesthouse. The cottage looked wonderful and the owner, Rick Kugler, was well regarded by the Chamber. We enjoyed every minute of of our stay. Rick was wonderful to work with and we fell in love with the cottage. Rick said to let us know if we ever wanted to stay again and he'd be happy to have us. Early last year, we did just that. We prepaid in full for a reservation July 27-30, 2018. Even though our stay was more than a year away, it felt good to know our lodging was taken care of. Last October, I received an email from Rochelle Hulslander, who informed us she was the new owner. She asked me to confirm the details: that we were renting for Hall of Fame Weekend 2018, that we only were renting the smaller half, and how much we paid. I emailed back immediately. After a month I thought it was odd I didn't hear back so I emailed again. And again. And again. No reply after four emails. Tony kept saying not to worry; Rochelle is aware of our reservation and is still getting her sea legs following the purchase. Finally in April, with less than four months to go before our vacation, I told Tony try to get a hold of Rochelle. No response to his email. Finally Tony called and left a voicemail. No response for six days. Then finally . . . an email appeared in my inbox. To my horror, Rochelle had no intention of renting to us. She allowed her agent, Patsy Soules of Cooperstown Accommodations, to rent to someone else! "I apologize for the delay in getting back to you but until your husband called yesterday, I didn't realize you had been emailing me as the emails were going to my spam (and I never, unfortunately, bother to check my spam folder). When we took ownership, [Cooperstown Accommodations] took over the renting of A Comfort Woods which is why it is no longer on TripAdvisor and Booking.com. One of their policies is to rent out houses and units by the week only and not on a nightly basis. Therefore, they have rented out the house for the week that is included in HOF weekend. It is, unfortunately, not available any longer. I apologize for the confusion but that is their policy....we do not rent it out personally since we took ownership. They handle everything in regards to renting and deposits and payments." For months, we tried to reason with Rochelle, but it's no use. Rochelle has now changed her story and says she never received any of my emails. She now says she has no "proof" we paid or even made a reservation, even though she's the one who contacted us in the first place. Rochelle, if you didn't lie about not getting my emails, why didn't you try to contact us again, even once? You could have said, "Hey, I'm going to rent to someone else, I need to hear from you." You admitted to my husband it never even occurred to you to do so. I wonder if she is an exception, or if all of the owners represented by Cooperstown Accommodations are as dishonest, incompetent and uncaring as Rochelle Hulslander. Luckily we have found alternative lodging and will do our damnedest to enjoy this vacation. But believe me, we're going to pursue the hell out of this. We've discovered there are many avenues of remedy for people in our situation. Stay tuned. read more

While every airline, hotel has refunded the money for the pandemic; Cooperstown Accommodations has decided to keep roughly 30% of the cost of the accommodations. In the face of a global pandemic and massive unemployment, they have decided to keep money while not providing any service. Disgraceful. Do not ever book here. read more

We reserved a house through them fo r the Cooperstown tournament. Due to COVID-19 all activities were canceled. Not only did my son miss out on a once in a life time experience but this company took full advantage of the situation. They have no good will and would rather hide behind email and keep families money. During these tough times it shows the kind of people your dealing with when this happens. DON'T think about using them for any accommodations instead find a hotel or another service. Shame on them for doing business in this fashion. read more

Due to Covid 19, Cooperstown was cancelled this year. Cooperstown Accommodations will not refund the security deposit because it's up to the owner of the condo to refund it, and the contract states that only happens if it's re-rented out. Bad time for everyone involved, we have been saving up for this trip as a team in whole for 4 years, and not only did we not get to go, but we're all out of an additional $220 read more

If you are looking for a place to rent from, please look somewhere else. Unfortunately our Cooperstown tournament was cancelled because of the Covid situation. ALL of our teammates received full refunds from the organizations they rented from. Not us! We lost $960! I understand that these are tough times and that our agreement spelled out refund guidelines... but so did everyone else's! Nope. Spend your money elsewhere. Cooperstown Accommodations has handled their business horribly during 2020. Baseball was cancelled and travel restrictions imposed making it impossible to stay. Patsy with Coop Acc had the opportunity to do the right thing and refund renters, but instead chose to keep funds and make a profit. Our homeowner Isabelle at Atlantis 2366 State Highway 28 hung up on us when contacted and Patsy has claimed the money has already been spent. It's amazing these homeowners price gouge renters for decades on homes that could easily be paid off in a few years. Yet none seem to have done this, or at the very least saved a dime, for when the unexpected hits. read more

My family and I stayed here and were not impressed. We got there on the day to check in and the place wasn't ready yet. The beds are so hard that we had people sleeping on the couch instead. They mentioned that we needed to call about having a gathering to let them know and when we did they told us teams were not allowed to have anything at the house. If that was specified before hand we wouldn't have booked the house since they told us it was specific houses that cannot do it. Just in general not impressed. read more

Cooperstown Accommodations (Patsy Soule the owner) kept 100% of my security deposit ($700)after the entire Cooperstown Dream Park baseball tournament was cancelled (and all of New York on lockdown) due to Covid 19 in March of 2020. We were scheduled to go in June 2020 and she has refused to refund any of our deposit as of April 2020. According to many other families on our team other rental agencies in the area did the right thing and gave complete full refunds. Please do not use her services in the future. read more

Do not rent from this company!!!! They are dishonest and took advantage of hundreds of families. We rented a condo for our Cooperstown Dreams Park visit. Unfortunately Dreams Park closed due to the Coronavirus pandemic. So through no fault of ours, we had to cancel our reservations with Cooperstown Accommodations. Yet, they kept half of our initial deposit which was several hundred dollars. Communication is horrible!!! Takes weeks for response to emails and voicemails. Cooperstown Dreams Park canceled their 2020 season. We canceled our week and today, received our refund check. They kept our $561.00 deposit. Disgraceful!!!! I would give zero stars if possible. I am a repeat customer and rented a house in Cooperstown for my son's tournament. Unfortunately Cooperstown Dreams Park cancelled all tournaments this summer. I contacted the merchant 2 months ago to cancel the reservation. It took 3 emails to get a response but I was told that the reservation was cancelled and that the check was "in the mail" for my deposit. That was 6 weeks ago. I sent 3 emails over the last 10 days only to now be told that I won't be refunded. really? I understand the difficulty being a small business owner, being one myself, but this is a terrible way to run a business. you don't tell someone that their refund check has been sent, then ignore follow ups and finally respond that a refund won't be given. read more

Looks like I am not the only one in this boat. We had a trip planned for Cooperstown in middle of July 2020 due to the Covid 19 they canceled the bookings back in March when It all started. I had $360 deposit in with the college apartments. I have emailed 10 different times since March and it's now June 11th and got an answer. They will roll my deposit until next year which does me no good as this was a one time gig as my son turns 13 in fall. Or they will mail me back $90 . Here is my thing. I did not CANCEL THE BOOKINGS YALL DID. I would understand if I called and canceled . I had a cruise booked. Got full refund from them. This is nothing but a SHAM on Cooperstown end. If you cancel you should send the money back to the customer. Very bad buisness and if my son was younger and had chance to go back I would make sure I found a hotel not associated with you. My wife and I recently rented the Cottage at the Lake in June of 2015. The price we payed was nowhere near the quality described by the company. This rental was infested with flies, gnats, mosquitoes and spiders. The living conditions were so horrid that we spent as much time away from the property as possible. Cooperstown Accommodations did nothing to resolve the issue except put me in contact with the property owner who was rude, hostile and no help whatsoever. AVOID THE COTTAGE AT THE LAKE AT ALL COSTS. read more

We made our reservations over 8 months in advance read the description of our rental on the website as well as our contract thoroughly. The Cottage at Red Creek is described as having 2 FULL bathrooms. When we arrived it had two 3/4 bathrooms - each bathroom had a shower, toilet, and sink - no bathtub. (According to realtors and appraisers, a FULL bathrooms has a toilet, sink, shower and bathtub) Truly, this was disappointing and a huge inconvenience as we were traveling with our 14 month old who needed a bathtub to take a bath. When we contacted both the owner of Cooperstown Accommodations and the owner of The Cottage both advised we did indeed have 2 FULL bathrooms, and they both ignored our documentation of our contracts as well as the documentation from real estate websites which state what a FULL bathroom includes. We repeatedly tried to get explanation or at the very least an apology without any luck. Additionally, The Cottage was advertised as being a "few" houses away from "The House at Red Creek" where our friends were staying. It is in fact 4 houses away along the highway. When we spoke to Stephanie (employee of CA), she gave impression it was very close. We rented both places so our kids could run back and forth and have fun but there is no way we would allow our kids to go by themselves along this highway to go between houses. Be wary with accuracy as we would not have rented this property had we been given the truth about the FULL bathrooms and the location of The House at Red Creek. Also note, 3 weeks after our return home, I contacted both the owner of the CA and owner of the home, and still have been able to receive a rectification of the misrepresentation. read more
