What I did not know was that Yancey…read moreRealty had also served as property manager for the prior tenant at the same property -- meaning they had direct written knowledge of the home's material defects before they listed and sold it to me. Their written communications to the prior tenant acknowledged "many issues" including specifically "the drainage issue," and offered her a lease termination because the owners could not afford repairs. Franklin Yancey, broker in charge and owner, personally acknowledged to the prior tenant that the HVAC was undersized and non-code-compliant. None of this was disclosed to me. The property was marketed as "turn-key" and "move-in ready." Cameron Frank told me the home was worth more than comparable homes in the neighborhood. The home did not appraise for anywhere near the selling price. When my inspection identified significant issues including electrical and plumbing code violations, Cameron Frank characterized them as "mostly optional" repairs common in older homes -- while simultaneously using claimed electrical and plumbing work as a negotiating tool to justify the price and limit my concessions. Public permit records confirm that work was forced remediation of an illegal wastewater discharge condition, not elective improvement. My formal request for $20,080 in concessions tied to documented inspection findings was countered with $1,000. When I raised concerns, Mr. Frank suggested that if I could not "overlook some things" I should consider new construction. He also referenced my buyer's agent's commission in an apparent attempt to pressure her to pressure me into accepting inadequate concessions. After closing I discovered the true extent of what had been concealed. I contacted Franklin Yancey directly, informed him I had filed a complaint with the NC Real Estate Commission and had already spent approximately $20,000 in repairs. He asked how much I was into it, offered nothing -- no investigation, no remediation, no follow-up of any kind -- and wished me well. I have since spent over $39,000 in repairs. A professional foundation inspector's written report states the damage is "clearly not new" and "has clearly been affecting this house for years." Neighbors approached me independently, offering to assist in holding Yancey Realty accountable because they had witnessed how the prior tenant was treated and were aware of the property's known problems. I have filed complaints with the NC Real Estate Commission against Yancey Realty, Cameron Frank, and Franklin Yancey. The prior tenant has provided a signed written statement and is willing to testify. I am sharing this so that no one else experiences what I have experienced

Whether it was Mal helping my wife while she was getting ready, or Alex helping close the tent walls during the reception and so much more. And none of that was their responsibility, but it certainly made a huge difference! We had so many people tell us just how awesome they were! When it comes to photography, Alex and Mal are hands down the best of the best. During engagement photos, they made us feel comfortable in front of the camera and had the most creative ideas for what would make the best photos. The same goes for our wedding photos and video. All three of them were very punctual and organized on our wedding day. At times, I felt they were doing more to keep everything on schedule than our wedding planner. Just like the engagement photos, the wedding photos blew us away with how amazing they turned out. Alex and Mal will always be our go to photographers for any future family events or needs! If you are able to splurge a little, definitely have Alex partner with Jorge for the videography. You will not be disappointed, and every dollar will be worth it!     Always beware when you look for a place to rent and they are not clear on information about…read morerequirements are for income, if you have vouchers, your responsibility as a tenant, their responsibility as landlord, and very importantly, the detailed information about the requirements for them to acccept you. I asked Kyle Frey about his property because he showed it to us and another family at the same time. I text him when we left around 6:40 PM and asked him about the responsibilities of the tenant, the landlord and a few other questions. He seemed a bit agitated and stated that he was out to dinner with friends and that what did I need to know. I basically asked to look at the lease and the requirements for the property to even apply for it. Very basic information online so I felt I needed to ask him. I was a bit hesitant when I noticed his attitude change on the text, but I figured, I'll leave it up to dad and he'll leave me the right way. He did leave me the right way, but I just looked the other way. Next time I will listen to my instinct, as I normally do. He had no information online or at the house and paper form that talked about details of first steps and other basics to his property and property mgmt. company along w/many of the things you would want to know before you apply for a rental property. They also never requested landlord references. before they denied our application. We've never been denied a rental application. We've never been denied a credit card application. We both have great credit scores. I think this is a company who likes to keep so many applications in the beginning so that they can get extra income and then they start looking for the real tenants that they want. This is after they've probably racked up a gooDriving $5000 from 12 people which could possibly be just for to six families applying since it's $75 per tenant over 18 years old. We meet the financial amount that this company wants us to make a month; but they kept our deposit of $150 and told us we were not chosen because there was "unverifiable" income. That's not true. We verified and have verification of every income we have in this household, Their response was, "Thank you for reaching out. Unfortunately as stated on our website our application fees are non-refundable. Best of luck with your home search". Their home was not where I found their home for rent so the website I saw their house for rent did not have detailed information. And he never stated to go to that website to read more detail. He told me on the text that he would send me a blank lease that I requested. I requested a lease, not a blank lease, but I expected there to be information about the property he was renting out. Can you imagine how many people apply for their properties and they can only choose one family and they pocket the rest? God doesn't like ugly and karma comes back to us more fierce!

Sold On Charlotte has been 'managing' one of our…read moreproperties for 3 years now; we've just terminated our contract with them because with each tenant they've been incapable of enforcing the lease agreement. We've had several issues with Kathy (the Broker-in-Charge), Sylvia and various other staff. Their communication is non-existent - they only reach out AFTER the issue has occurred. They fail to fully inform you of the severity of the issue and you have to pull teeth to get them to tell you basic information. They don't resolve issues fully, they simply slap a band-aid on them and then tell you once it's happened again - usually after it's become a large and costly issue. They'll run your property into the ground and show no remorse. When confronted they simply said "Well, if you don't want to use us anymore..." expecting me to fire them so they would't have to finish fixing the issue THEY created. If it wasn't obvious from my review; I don't recommend them to anyone.

Apparently clean enough while we were still there to show endlessly with no complaints. Very specifically told me no access to storage at move in until we needed to pack when they were showing the unit and then acted like we should have known we had access to storage all that time. Nice. I didn't have time to pursue the BS "cleaning fee" back then, but I'm still mad after 3 years.
