Goldrich + Kest the property management company enables them to conduct warrantless surveillance and searches of tenant's units. They've been permitted to install "spyfi" to monitor tenant's internet usage (while canceling legitimate Frontier appointments). I lived there for FIVE years and they threw me under the bus with relentless harassment and stalking at the hands of a new "assistant community manager" named Bart Thananta who is, in fact, FBI. He had no warrant and searched my unit after having me escorted off the property via a fraudulent 5150 hold on July 12th 2025. I've reported it to the local police and the FBI's Office of Professional Responsibility, but the stalking and KGB tactics haven't stopped! To date I still maintain a clean criminal record. Goldrich + Kest also allowed them to place surveillance vehicles around the property including the entrance to the garage. Avoid this place if you value your privacy and don't want anyone spying on you with infrared cameras or listening devices hidden in the utility room next to your unit! Currently, I am having a really bad experience moving from one sister property to another. I am being handled as if I am a problem just for asking questions about a move in date, unit damage, and rent at my current residence as I was promised to move in a property by dec 9th and that has changed from the 9th, to the 12th, and now 29 days. Originally I was rushed into moving into one of the sister properties. I was told that I couldn't hold the unit and not move in as I would have to pay the rent even if I wasn't occupying the space. I told the leasing agent that I don't have a problem with moving in earlier if she could get the manager at my current residence to release me from my contract without any fees or payment to the last months rent. The plan was a go and I placed a security deposit for the apartment for the 9th. Once I made the security deposit I was ghosted. No one would call or email me. I took it upon myself to reach out to different agents but was met with silence. Finally I decided to go to the new property that I was moving into and take care of the paperwork. Upon leaving I was told not to worry that I would be moved in by the 9th even if all of my paperwork wasn't completed. When I left that building I I received emails from an agent manager by the name of Christina she seemed to be working my relocation as expected and again assured me that my move would go smoothly. I began asking questions concerning inspections for my current residence and that was met with vague answers. A week went by and no one would tell me what my damages were so that I could fix them if needed. So I went down to the office and spoke to a managing agent and asked for some type of estimate on the damage. The manager asked me "where you not in the apartment when the inspection happened?" my respinse was no, even if I was in the apartment I needed the report in black and white. Can you send that information in an email? The manager asked me "What do you need it in writing for?" I thought these questions were odd for the fact it's her duty to provide this information to me. I told her that I needed it for my own personal record. I left the office and waited 5 hours with no response. I sent an email asking if the report could be sent via email so that I could have it in writing and I got a response later that afternoon the manager responded to a chain email stating you need basic cleaning and repair to holes in the wall from mounted television. Directly after that, someone from the corporate office followed that response asking me to be patient because the agents were busy. It made me feel as if I was asking too many questions in an attempt to shut me up Still, I have no move in date and no one has provided any clarity the only thing being told to me from amanagmet is "it will take 26 days until a criminal background check from another state is completed". This move was the most frustrating and worst experience that I ever had. I lived in the Promenade Towers for 4 years and let's just say after living her I had to seek therapy once a week. I've experienced my neighbors beating each other to a pulp. to the point that blood was splattered on the hallway wall, the building was shut down as a gunman was in the building looking for victims, to someone jumping out of the window and dropping to his death in front of my eyes, my neighbor was almost robbed if she didn't have pepper spray, another person was pushed out the window but survived and was permanently crippled. During my first few months living here, there was an epidemic of roaches crawling on my face while I was sleeping. Just pure trauma living in the promenade. The Roach epidemic was taken care of 2 years later and it's a lot better but still somewhat of an issue every now and then. I only complain when it is necessary and did my best to help management keep tabs on activity in the building. I never paid my rent late and kept my apartment as clean as it was when they gave it to me. It's actually cleaner. So to treat me as if I am a problem is disappointing. I will come back to give a final review of my move but I would definitely avoid this place. The urine and feces that exists in the building is at an all time high. I even tried reaching out to the corporate office with some type of plan of implementing CCTVs to penalize the residents for allowing their dogs to Urinate and defecate in the hallways and the rest of the property but I was met with silence and no one responded to the email. Lastly, management orders cleaning of the building every 3 months. So I had to take it upon myself to clean the hallway on my floor. The company's 3rd party reconized our pet as a support animal but the company refused to remove the pet deposit and pet rent violating CA ESA Law AB 468. This is in reference to the Dolphin Marina properties in Marina Del Rey, CA. One would think that a management company with one star reviews would get its act together and at least attempt to see where they can improve. When people are crying out for help, this would be an indication that the current staff needs to go.... In the past 10 years, we have seen a revolving door of leasing agents/managers/maintenance personnel leaving or getting canned. The pandamic was a great excuse to perfect the inept employee character. When requesting repairs, it takes weeks if not months to get some action and nobody seems to take charge. Unless your apartment had an explosion, no help would be coming.... It's almost like a bad hospital... They triage your problems and since the building's condition is constantly deteriorating, they wait until you scream at someone due to your anger and disappointment that no one seems to give s $@$t. The logical conclusion out of all this is that they do want you to get out on your own. With rents adding to the current inflation, they would be happy to get new tenants paying double... From lower management to the top, everyone acts incompetent and they are very good at proving it. If this would be a Disney ride, you would get your money back plus free food... Not here. The more screwy they are, the more they stick their heads in the sand.... If you can avoid this place, make sure that you do that in a 5 mile radius. Email after email describing the issues will not get you anywhere. The current staff never walks around taking notes of issues that need to be addressed. That should be the bear minimum they do, instead of hauling up in the temporary leasing office and hiding from tenants....They are unable to get a simple lease agreement together for all parties to be executed in a timely fashion. They keep leaving off the next tenant in line to sign to the point that the lease document expires.... Not only was there a fire in the building that put us out for 6 months, but when we finally returned back they decided to start a 1 year construction project on the balconies resulting in unbelievably loud drilling and hammering that starts at 7am and goes until 3pm Mon-Fri. I wake up to drilling every morning. And for someone that works from home and has multiple meetings, this is especially a nightmare during the day. G&K have repeatedly breached my leasing contract by discriminating against the disabled. They have assigned a parking spaces that does not allow for a person to remove a mobility cart, groceries or for that matter give enough space to enter of exit one's vehicle. Furthermore, they painted over two handicapped parking places and then also removed the disabled signs in front of those spaces without a permit to do so according to the city planning office and the building has at least four disabled units. They then designated those spaces as "Guest Parking". After repeated complaints for over three years nothing has happened. This is a federally subsidized housing for seniors and most rents are paid in part by the federal government with taxpayers money. This is public housing but that does that give them the right to violate the Americans with Disability Act? I don't think so! Also some years ago I came out to my vehicle to find Swastikas drawn with a crayon all over my vehicle. Some heavy antisemitism seems to be part of the mix at this complex. The management take a blind eye to hate crimes and there is heavy discrimination of the disabled. It this place run by Nazis? I say stay away until they get their act together. Public housing indeed! BAY VIEW TERRACE in SSF, CA under G&K Management. My family decided to not renew our lease this February (we upgraded from a one bedroom to a 2 bedroom in a different area). We did find a new apartment sooner and moved out on February 15th. However, we technically paid for the entire month at Bay View. So when we moved out on Monday 2/15 we left some of our things knowing we have plenty of time to get them and clean the apartment. They gave us noticed on Friday 2/12 that they would do a pre-move out inspection on Tuesday 2/17 and we did not need to be there. We moved out on Monday and left the apartment at 4pm. I just so happen to be in the area on Wednesday morning and decided to pick up our mail, check our other car (that was still there) and feed our turtle and fish. We left our tank there because it's one of the hardest things to transport and did not want to use our big Uhaul for it. Long story short - I walked into our apartment at 10am on Wednesday to a burning hot apartment! They left our OVEN and HEATER on during the inspection the day before. It was on from 2pm Tuesday 2/16 (maintenance guy told me what time when I confronted him) to Wednesday 10am 2/17 (when I got there and turned it off). Our fish tank is literally right in front of the heater because we never used it (it's an old wall heater that smells like gas when you use it and we have 2 young daughter's so we felt it was dangerous to begin with). The heat caused our fish tank water to turn brown and cloudy KILLING OUR TURTLE AND FISH. We've had both before we even moved into that apartment. Before we even had our two daughters. That they then became their pets. Kurt the Turt(le) and Monster our catfish. After telling the apartment assistant manager it took about 30 hours to get a short, generic EMAIL from the property manager that explained why it was turned on (which we already knew why) and said "In the event that the temperature of the apartment did contribute to the death of the family pet, we truly did not intend for that to happen". THAT'S IT. They are not taking this matter seriously in which not only did they kill our pets, they ran up our pg&e bill with having it on for 20 hours, put my family and our apartment in danger, AND put the lives of all the people living in our building in danger. What if I didn't decide to check in on that Wednesday? What if I didn't go back until the 28th, since we paid for the whole month? Thieves! I lived in Country Club Village in Rohnert Park, CA for 10 years. When I left I was told to not clean anything as the apartment was going to be gutted and remodeled. They started billing for water, sewer and garbage in 2013. The first bill was for the previous 30 days. The date for utilities on the last statement was for 3 months previous. Somewhere over the 7 years of being billed for utilities the dates of service went from 30;days previous to 3 months previous? I paid their outrageous utility charges every month for 7 years and when I moved out? I received a bill for $190 for cleaning and for 3 additional months utilities! They charged me to clean up their construction/remodel mess! AND these people are Illegally making a profit on the utility bills! If a landlord charges a tenant ONE cent more for utilities then the landlord is billed they are acting as a utility company in the eyes of the law and breaking the law. EACH offense is punishable by up to $10,000. A landlord has 21 days to return your deposit along with an accounting I texted the manager asking where my deposit was and she texted me back that she would look into it. She then sent me a bill for the above-mentioned with no date on it and in writing wrote " Second Notice "on the top of it because she missed the 21 day deadline. Then, a week later, I was sent to a collection agency! You CANNOT make this stuff up! Unlike most tenants who let G&K management bully and intimidate them, I'm suing them; for not returning my deposit (or in this case their fraudulent bill) within the 21 days allowed by law, for FRAUDULENTLY writing second notice on the only UNDATED bill they sent 2 weeks past the deadline the law allowed ( which was the ONLY correspondence I'd received in 10 years from them that didn't have a date typed on it yet it was THEE most date sensitive thing they send to a tenant. NOBODY that lives in their complexes EVER gets a deposit back. To tell a tenant not to clean the apartment "don't even bother vacuuming " because it is going to be gutted and remodeled BUT " you will be charged the standard $190 cleaning fee regardless so don't bother is DESPICABLE. GK Management (Goldrich Kest) = SLUMLORDS. They get a ZERO. DO NOT rent any apartment that is owned/managed by Goldrich Kest. Not only will they wrongfully steal your security deposit but their properties are uninhabitable and have health code violations. Firstly, YANIRA PESQUEDA, the "community manager" at the Park Terrace Apartments (aka Parkside Villas) located at 6425 Reseda Blvd., Reseda, CA 91335 is completely INCOMPETENT. This is due to her lack of expertise, unresponsiveness, inability to communicate, and laziness. Just to provide an example of her incompetence, after 9 months of living at Park Terrace apartments, my LADWP service was stopped. She closed my account because "accounting thought that my unit was vacant." Her excuse is completely unreasonable and unjustified. How could my unit be vacant when she was receiving my monthly rent on the first of every month? In order to resolve this error caused by her incompetence, I had to reinstate my LADWP account, and pay an enormous bill from LADWP for $639.62 (mind you, I lived in a 600 square foot apartment with no central air or heat). She never apologized for closing my LADWP account and was double charging me for utilities. Secondly, the Park Terrace Apartments have a cockroach infestation, lack of hot water, clogged and inoperable plumbing fixtures, lead and mold hazards, old and leaking air conditioner units (that will NOT be replaced by management despite multiple requests), the premises have unsanitary conditions due to endless trash accumulation, the pool NEVER gets cleaned and is a breeding ground for bacteria, among many, many other issues. A violation for "Cast-Offs/ Debris/ Waste - Premises" was issued by the L.A. Public Health department at the last inspection on 02/15/2018. Please visit the County of Los Angeles Public Health website at ehservices.publichealth.lacounty.gov for further details. Lastly, Goldrich Kest are multi-millionaires yet are so incredibly greedy they wrongfully stole my security deposit. I gave Yanira my 30-day notice of my intent to vacate the unit on December 27, 2019 (35 days in advance of my move-out date) and paid rent for the month of January 2020 (I physically moved out on January 15, 2020). Because Yanira was out of the office until January 3, 2020, she didn't address my 30-day notice in a timely manner. Subsequently, she deducted rent and utilities for the first 3 days in February 2020 from my security deposit to cover her incompetence from Goldrich Kest. Because I left the unit in pristine condition, she was unable to deduct the $126 cleaning fee, so she resorted to theft. Also, please check your monthly statements from Goldrich Kest as they are known to double charge you for water and trash even though you already pay this to LADWP. Background: In 2016 I transferred my lease of a Goldrich & Kest owned/managed apartment to another individual as I needed to move out of CA for a job and understood I was taken of the lease. After that individual moved out months later in 2017 too, he was assessed a fine for breaking his lease early and for apparent damages to the apartment. Due to a paperwork mix-up , my name was also included in the documents sent to the debt collection agency. After Brenda T. listened to me (which is rare for many companies) when I found out that my name was somehow on the lease documents sent to the debt collection agency a few months ago, Brenda T. investigated further and within 2 hours, she called me back and had tracked down the mixed up paperwork. It turns out I was not on the lease when the fines were assessed. She reached out to the debt collection agency yesterday to correct the situation. While no one likes hassles of paperwork mixups and the scares of debt collection agencies calling, I am thankful for patient individuals who care like Brenda T. who can take the time to investigate situations that seem fishy and take action to correct problems. Even though I never lived in any of their properties, unfortunately my 73 year old mother does. My mother lives at Grandview Terrace Apartments, that is subsidized apartment complex for people 65+ yo, managed by GK Management. And what a horrible management that is! Reperesentatives at the property, especially secretary Diamond, are rude to the residents and family members, ignorant and very unprofessional; office hours are inconsistent. Last month building underwent termite fumigation treatment, after which many residents were missing personal items and expensive goods from their apartments. My attempt to communicate this issue to the management on the site, Shameka and Diamond, did not go well. I sent correspondence to the main office, addressing issue to the attention of Brenda Torres, - 2 weeks went by and not a single word in response! Nobody contacted me back, nobody even attempted to contact residents named in my complaint to apologize and/or compensate their loses, and apparently nobody is investigating this despicable matter. Actually is zero star. The management company is a joke. I'm a resident at Walnut Ridge Apartments under GK Management. My car windshield was damage while they tramming the trees. The Branches land on my windshield, causing a hole on it. ( good thing my family member took photo same day while i was on a trip.) I called the manager (Dora) rite away when my mom notify me in Taiwan. She understand the issue and when to check my car. She is a nice person but working for the wrong company. She called me in the morning, ask me to get estimate for the damage windshield . I took two hours off my work to get the estimate done in the same day(09/19/2017). And gave all the info and photo to Dora before she get off. Than I call her on the 21th, I gave her sometime to process the issue. She replied her manager at GK Management is off for the day, she will notify her manager again the day after. Again... no result on the 22nd..... so i wait till Monday 25th. I went to the office and look for Dora, She called the headquarter in front of me. And GK management replied to her. Due to the power outage, they are not able to check if they received all the info they need. Fine... i'll just wait another day. The next day I called... Dora told me GK Management want me to get another estimate for the damage. And I ask them. I will need to take time off of my job. will my work hours be reimburse? Unfortunately GK Management replied to me said that's not their issue. They can only cover the damage. (Fine Fked it I'take the lost) And Dora referral me using safelite repair. which is good and price is lower. Dora said just fix it, They will reimburse my damage. So I pay upfront. and gave the receipt to Dora. And Dora said will get the the check to me asap. on 10/10/2017 I received a call from management office. They will give me rent credit for the damage. I told her i need the check to pay my other payment, and Dora promise to get me a check for my damage.that's why i paid upfront, Rent credit won't cover my late payment for my other payment. She said she will call headquarter again. I got no reply till today (10/12/17) in the morning i walk into the office. regarding this issue. This company mangeges The apartments primrose villa (also known as oak park north/south)are old and ran down. There is a roach problem, and the hallways have a not so pleasant smell running through them. The management company are crooks. I moved out of an apartment after having a $550 deposit down and they took it all for cleaning and painting fees, and said I owe them an additional 66 bucks. Besides from a standard clean there was nothing wrong with the apartment, I never hung one picture up, or scratched a wall so not sure how they can charge $360 for painting fees. I will be taking them to court if it isn't cleared up. Don't live in this dirty,old, roach infested apartment. On any giving night you have locals(that don't live in the apartment) hanging out in the courtyard at all hours of the night. The only plus is its in a great location being so close to myrtle. Also this place use to be a senior citizens home, so 50 percent of the population is old and very nosy. Theres some problem with the fire system because the building fire alarm goes off once a month, usually at 10pm or later. BEWARE!!!! From the very first day I was lied to about pet fees, parking spaces, maintenance trouble calls, etc.. This mangetment company is behind the deposit fraud. Most people don't know Thier rights or won't stand up for them. My apartment did need a cleaning but they are trying to take everything just cause so many fall for it. I have pictures of how the place looked before and after. I will be moving forward with legal advisors and lawyers to get my back. They will charge their former tenants anywhere from $500 to over $2000+. Even if you've left your unit spotless and had an inspection done, they WILL still look for the smallest little details to charge you money for, just to cover their loses. NEVER move into a G & K property, EVER. You will be F*ed up the arse. NEVER sign any documents for lease / rental agreement with this company. DO NOT be the roommate of anyone who lives in a G & K property. You WILL be screwed too and they WILL come after you as well for unfair charges. They have done this to SO many people, just read all their reviews on this site and other websites. The only reason they haven't been sued yet is because they always settle out of court. They are too scared to go to court because it will cost them too much money. If they do this to you, threaten to sue them until they settle with you. Im going through the same mess as most of you. We left the apartment in pristine condition, it had new paint when we moved in, paint was in great shape when we left. They are charging me for repainting the whole apartment and cleaning. unbelievable. I've tried calling many times and have left many messages with Ron. No return calls. Certified letter next before filing suit in small claims court for double my deposit for them holding my deposit in bad faith, civil code 1950.5(k)(1). They are not allowed to charge for work down due to ordinary wear and tear from your deposit, civil code 1950.5(b). I'm surprised there hasn't been a class action lawsuit against them. This is not a good management company. There are no stable manager on board, Only some temps works there all the time. Calls always goes to answer machine, and they never return your call. One time, the hot water broke in one of the bathroom, hot water keep pouring out. We end up calling the fireman to help stop the water, because no one is answering the phone. Where accidents happened, they do not file complains, police report or even warnings. They do not process eviction in a legal matter. They will just bully you and not accept your rent, and use that as an excuse to kick you out. When I call the manager office to talk to the supervisor, to tell them our side of story and try to work things out. He would not listen and just keep telling us "I suggest you start making moving arrangement" and when I ask him how long do we have to move out, he said "Its up to the sheriff". Its less then 2 weeks from the time we FINDS OUT that they no longer take our payment because we are being evicted to the day we leave that place. And on our last day there, after I talk to the manager assistant 5 days prior that we have until the end of that week, we receive a sumon per tenants for a 5 days notice because of missing rent. That is the official first notice of the process and its not even about the accident. I would not even wish all this to happen to my enemies. read more

If I could give them 0 stars, I would. I lived in the Surfside Villas in HB for over 2 years and it was the worse place I have ever rented from. I believe we had 4 different managers in our 2 years plus and every single one of them had no clue on to what they were doing. The noise level was out of control and good luck trying to get the management or corp office to fix it. To top it off, They send me a bill for painting! After two years they can not charge you for paint. I sent a letter to the corp office and apartments a little less than a month ago and I have not heard from them. I agree with all the negative reviews, I currently live in Placita Park Apartments and the customer service is horrible. They act as if they were giving you free rent. You are not treated as a customer, they do not care. The manager is incompetent, cars are stolen on a regular basis, mail goes missing, crackheads comb the trash cans... My boyfriend and I lived at the Pleasant Hill Village Apartments for about 7 months, this was our first apartment, and I have to say this is the worst, most unprofessional place for anyone to stay. They racially profiled my boyfriend and harassed us, found any reason in the book to send us a conduct warning notice to tape on our door. The manager and assistant manager Debbie Ventura and Marshallene McCrae do not know how to conduct business professionally at all, they threatened my neighbor on the same floor as us that he would be in the same position as us only because he came and informed the manager of what really was going on. Ever since the manager threatened him he has received 2 conduct warning notices on his door. Me and my boyfriend left because it was too much going on and they were really mean to us and did not want to help at all. I asked for the regional manager number, Adel Marie Robles, left her 2 voicemails and have called daily and haven't been contacted back yet to this day. Very sad, miserable, angry people who will never get my business or money again. If I wasn't only 20 years old and had more money to take them to court, I would sue them! They also falsify documents and lie about income information to get you in the apartments!! read more

Recently I had my second encounter with GK Management, this time with Angelica P., Community Manager of Terman Apartments, Palo Alto, CA with GK Management. I haven't rented there yet. But I am thoroughly pleased with my interactions with the community manager Angelica who is professional, and guided me through paperwork with patience and helped with great suggestions on support documents that I needed to get from other agencies. From setting up initial appointments through the entire process Angelica made it pleasant to work with her and am looking forward with nice anticipation about moving to the Terman apartments. read more

I recently broke my lease with their apartments in Martinez and did everything by the book except for the 2 months up front rent they wanted to break the lease. I don't have $2200 to give away. I moved closer to work and found a place for less rent. Way less rent. I emailed, wrote letters, sent certified mail to corporate as well. I requested my walk thru via email on July 23rd to be completed on July 28th (today) and asked for confirmation via email. Do you think i was given the professional courtesy of a response? No. I advised i wanted confirmation in writing. He could call me to tell me he received my initial email and that maintenance would be doing my walk thru (NOT HIM AS MANAGER???) but that maintenance is on vacation until "next week". Mind you i gave notice on July 1st and it is now July 28th and my 30 days is up on July 31st which is a Sunday. Not open on Sunday. I've done my due diligence as far as notifying. You think they would be professional enough to respond something in writing even if they weren't available. Voice mails can be saved too for long periods of time. This is going to be a battle I am not looking forward to. I started at this place for a new start after a very bad domestic violence relationship where my ex burned down my house and lost everything including have to run and leave my kids with their dad (not the psycho) and to their defenses. One was legal age at the time the other a minor (600 miles away) and to me this kind of response is passive aggressive abuse of power. You don't like how I do business and can't respond to me at all? I will never do business with the company ever again nor will I ever recommend anyone to them. I don't care how cheap the rent is for the Bay Area. Not only am I dealing with unprofessional people in closing out my lease but they don't notify tenants properly either. The elevator was put out of service (2 days after I gave notice) and stayed broken for almost 3 weeks. I used the other elevator to move my things out. A flyer was attached to our doors a few days before it was shut down and no note on the elevator until about 4 days after repairs started. They also removed the BBQ which was the only one allowed on site, 6 days before 4th of July. NO NOTICE was given. No notices on door to BBQ area and no fliers on our doors. The gym they advertise - NEVER OPEN when it's convenient for residents. It was always locked unless manager was in the office. Even at 4:00 in the afternoon. The apartment was clean and remodeled and I left it in the same condition with the exception of patches where the holes where my pictures hung and foot traffic dirt on carpet. To treat people who give you money on a monthly basis like this is unacceptable. I have the right as a consumer to vacate and end my tenancy. I don't deserve to be treated like it doesn't exist - the fact that i moved out. There are plenty of people who take the apartment simply for the cost. I smell greed to the extreme. AS SOON AS YOU SEE 'G&K'...RUN, RUN, RUN AWAY !!!!! Same here.....I truly and deeply regret- I moved to "Lindley Manor" - 5405 Lindley Ave, Tarzana. Manager- about 80 years old, completely out of her mind, sweet till you sign papers, than you see real her-an evil: extremely rude, with " I HATE YOU & MY JOB" ATTITUDE, and raises her voice, as soon as hear one word coming out of your mouth, wont let you speak at all. Besides, she barely speaks English, and when I ask to repeat, she gets so irritated... This building used to be a senior- citizen home, until G&K bought it, they couldn't get rid of all elderly people, that still live there. I spoke to few elderly tenants, they afraid even to talk to manager, she is bully them, screams at all of them, to scary them away, that they never ask for any kind of replacements or fix-ups. I once seen her yelling at the 78 y.o. confused man, with so much hate. How dare- you talk to elderly people like that, knowing- they can`t really stand for themselves, afraid that will be kicked out ??? I moved year ago, came for a tour, she showed similar apartment, stating: mine will be in same condition and carpet just 1 year old, practically- new. I called her twice prior moving, asking if I may see my apartment, she kept telling me its not ready yet, advised to stop by day before moving in, that she can give me the keys and show the apartment, I came after work, the moment I stepped in, my heart stopped, I saw at least 5 years old carpet....it wasn't even steamed, just shampooed. I looked at her face, she was avoiding looking into my eyes....I had no choice, my stuff were packed, truck rented, I moved on next day, and since than \been waiting for one year agreement to expire. I wrote a letter-compliant to G&K...never got any response, they simply don't care... Instead- i`m getting ridiculously high utility bills: water, trash, toilet, all those bills comes from G&K, not from LA WP, because management making additional money on water- smart move. I am writing this on Blossom Hill Apartments located on Blossom Hill Road and Lean Avenue in San Jose, CA. What an amazing property Management Team they have there, in the two years I lived at this place Both Angela and Jeff along with their staff were AMAZING, Professional and most of all provided the best customer service! Due to a loss in employment I had to move out, but would have stayed if I could of continued on. I'm going to miss Blossom Hill Apartments my HOME for two years! This is the managment company for Park Genesee Apartments. Here is a review of my experience: If they have kept your security deposit call Ron Penrod at 310-204-2050!!! I would not recommend this place to anyone. Complex is noisy, they allow section 8 (so there are a lot of people living in poverty and many with mental disabilities and illnesses - it was like living in a mental institution unfortunately), and the units are very small. They charge you water and the bill isn't cheap as they divide it evenly among all tenants (even those that have 2-3 people living in 1 unit). They make their money by keeping your security deposit, no matter how much you clean. I tried to get my money back by calling their corporate office and got nowhere. I then filed a small claims case at the courthouse off of 163 and Clairemont Mesa. Because they do not list the owner's info in the lease, you can sue them for triple the amount of your deposit (this makes for a great way to get their attention now)!!! Another tricky thing that they do is their apartment is called Park Genesee, however, the legal name that they do business as is Genesee Park Apartments AKA Park Genesee Apartments. Tricky because there is a complex a block away called Genesee Park. Park Genesee knows that if you do not put the proper legal name to sue, you cannot collect! So, that is very important as to who the name of the defendant is: Genesee Park Apartments AKA Park Genesee Apartments! I have referred many other people to do the same, and they have. So many in fact that the legal advisors (it is free at that court house, 858-634-1777) know the specifics and could walk you thru the paperwork in 5 minutes. I would tell you to call Ron Penrod who is the one who settled with me out of court, but he won't do anything until you file in a claim. His number is 310-204-2050. However, you have to make an attempt to get your money back. I would document it so it is in writing of the days and times you attempted to get your money back. When he got my claim he called me and asked to settle immediately. He asked me what I wanted (My deposit was $400 but I put my claim in for triple - $1,200) and I told him I would settle out of court for $600. I had a check within 2 days!!!!!! Remember real estate law states that you must receive your deposit back within 21 days and that they cannot charge you for anything above normal wear and tear. These people try to tell you "We will clean for you for $135". This is a tactic they use so they can take pictures of the condition and then say that it was in worse condition then the $135 and therefore they have to keep your entire deposit. Do not fall for this! They charged me the full $135 even though I entirely cleaned my place and had photo proof. They then told me that I didn't clean behind the refrigerator and since I missed an item on their cleaning list that was the reason for the charge. Again, this does not constitute normal wear and tear. This is price gouging and fraud! Don't let these scammers scam you. Take my advice and get your money back! It is your money after all. Hello, I am the son and I live in Huntington Beach. And I have to say, do not move into Surfside Villas in Huntington Beach. The whole neighborhood is a piece of shit. Here's why. 1. If you send a complaint, management won't do a single thing about it, or they will take a really long time and contact you about weeks or months after you complain. 2. Terrible insulation. 3. No soundproof at all. Whatever you do the neighbors can hear. And whatever your neighbors do, you can hear. 4. Shitty paint jobs 5. Some walls don't meet, which allows the neighbors better hearing of what you're doing. 6. Uneven flooring. You have to remember where NOT to step if you want to be silent. 7. Maintenance doesn't even know how to properly fix half the crap in this neighborhood. 8. Mailboxes aren't organized which means you sometimes get almost all of the neighbors mail. 9. The gate that allows ONLY people to access the neighborhood will randomly not open once you have finished typing in the code. 10. Some pictures do not match the REAL neighborhood. 11. Management has A LOT of money but will not use it to remodel the neighborhood or even the littlest parts of it. 12. Poor construction. I could go on and there is still more crappy details about this place. Seriously, DO NOT ASSOCIATE OR MAKE CONTACT WITH G&K. And if I could I wouldn't even give this place a 1 star rating. And they rip you off with the rent. They make you pay around 2000-2300 for a shitty apartment and will make you sign contracts that will say you can't sue them for 4 years worth of black mold. read more

This is the worse company ever. I had an experience with building located in Reseda. I observed elderly abuse and neglect toward residents. The majority of residents are elderly people who suffer from multiple medical problems. The management is not only providing a proper services, but refuse to provide a minimum assistance. Moreover, there are some anti-sanitary problems and management is completely ignorant about that. read more
