I am very plugged into the Big Bear rental community and have used other property managers in the past. I have also stayed as a guest in vacation rentals in Big Bear prior to owning my own. I was told years ago when we were looking for a new manager that Leanne was "best on the mountain" and after 4+ years I have to say we agree with that sentiment. She has her own properties up in Big Bear as well so she really understands what's important. She has somehow managed to form a highly effective team which is no small feat in Big Bear as it is often difficult to find hard workers! That alone is very impressive. Leanne has kept our place booked consistently these last 4 years even with all the challenges of being on the mountain (fires, blizzards, road closures, etc). If I ever reach out directly to Leanne she always responds promptly so she is very accessible to the home owners. Some of the reasons we left our last prop manager were because we were getting bad renters, last minute cancellations, and they did not support a higher end of service we wanted to provide (more amenities, personal touch, etc). With Leanne everything runs very smoothly and we have never been told they could not support what we wanted to do. I recommend Leanne all the time to others and some of my friends are also using her for their vacation rentals as well. If you are looking for a property manager I recommend interviewing 4-5 as they all vary and you want the best fit for your situation. Leanne was so easy to talk to and I read her management agreement in advance before deciding. You can learn a lot about the different PMs by reading there contracts!

The home is in a nice area of Big Bear Lake and looked beautiful in the listing photos. Unfortunately, our experience was very different, particularly regarding cleanliness and comfort. We found ants around the kitchen sink, on the counter, inside board games, on the floor, and even a dead ant in the refrigerator. We also found live spiders in the bathroom and dead flies on the floor and stairs. The master bathroom shower curtain had visible mold spots. The home was also uncomfortably warm during our summer stay, making it difficult to sleep. The downstairs game room AC worked well, but the upstairs remained very warm despite setting the thermostat to 73F. There were stains on the living room sofa and scuff marks and dirt on the walls and doors. Due to the overall cleanliness concerns, we chose not to use the hot tub. Overall, the location was nice, but the cleanliness issues, insects, mold, and inadequate cooling significantly impacted our stay.

The decision came down to this: time and money. Do I have the time to manage a property? Do I know how to? Do I WANT to? Do I think I can get the most money for my rental? Let's be real. No, I don't have the time; I am not a professional property manager; I don't want to. Decision made. Use a property manager. I called several Property Managers. What I wanted to know: How much $ do you think you can rent my place out for? I won't say the $ amount, but Hudson Realty came in the highest. Confidence! I love confidence. One company said almost $500 less than what Hudson Realty said!!! One guy said he wasn't sure. The great thing is that Hudson Realty, within a reasonable amount of time, had a 12-month contract signed by screened, awesome tenants for the amount they said they'd get. Sweet! No wonder they were confident! Jenny and Jan know the market and know their skills. The whole deal is on auto-pilot now. Jenny is fantastic. Handles all of the normal Property Management stuff. She responds to my emails and my phone calls in a timely manner, which is important to me as the client. I am more than extremely satisfied with the service I have received. From high turnover, to working with so many different people, to bad communication etc. This was just scratching the surface. The year working with them was HORRIBLE. I even reached out to their manager and left a message to talk through some concerns. I politely asked for 15-20 min of his time on a call. Days and weeks later, I never got a call back. There were multiple mistakes on our listings we had to point out, no ownership of mistakes but rather people getting on defensive, pointing the finger back, no proper annual inspections (no reports at all), lack of management support or completely ineffective management support. Derek Lowe (Manager) only came in at the very end to escalate the situation rather than make it better. The company also lacks integrity. They kept referencing a valid Property Management Agreement that did not exist. I honestly don't understand why management and ownership were copied on so many emails in the past 3 years; they never actually helped with anything, ever. Jan the owner never reached out once. They just like to collect their 7% a month but do nothing to maintain a strong relationship with their customers. If I could give Hudson Property Management 0 stars, I would. Save yourself the migraine and stay away.

After several hours with me texting multiple messages of the documentation asking if it would suffice I received no response. I had my daughter call from her phone and low & behold they answered! Darlene Noon is amazing! She placed us in our forever home, after helping us to sell our first…read morehome. It was a long journey of buyers falling through, and almost loss of our dream house. There were many times I just wanted to give up, but Darlene never quit. She worked so hard to find new buyers after numerous buyers fell through. She gave me space when I felt stressed, but continued to work hard in the background. It came down to just a couple weeks before we would lose our new house (a new build, that required a buyer for our old house in order for us to qualify) and we lost our buyer. I felt defeated, I told Darlene if we lost the new house, I wanted to take a long break from buying/selling. She continued to look for a new buyer, while staying in contact with the new build, desperately asking for more time extensions for us. We all thought it might be over, and then Darlene called and said she had another buyer, who loved our house. We received an offer the next day, and everything moved quickly after that. We closed on both houses simultaneously, on the day that was to be the end of our final time extension. We are so grateful that god placed Darlene in our lives. I don't think, anyone else would have had the patience, kindness, and determination that Darlene had.
