I made the initial phone call to GEM Mortgage in late May. My spouse and are first time home buyers with an hourly job and limited funds for our down payment. With this in mind, I needed assistance with a down payment, and I found GEM Mortgage on the CALHFA website. Finding their information is what prompted me to make my initial phone call, and seeing their 5-star reviews was a bonus! I was skeptical of seeing all of the good reviews, but I am living proof of the hard work this team puts in for their buyers. I worked with Eddy Lomeli; he was my loan officer. At the beginning and throughout, he thoroughly explained to me the types of programs I would qualify for, and he even placed my spouse on an action plan to improve his credit score! Along with Eddy, I also worked with Diana, who is his assistant. Diana is extremely thorough and very well-spoken. Diana works hand in hand with Eddy, and she is very organized. If we ever had trouble with documents, she offered to log in on our behalf and print it out for us. The team is always thinking outside of the box to get the job done! Lastly, Melanie was such a sweetheart! Melanie helped with my employment verifications and final loan docs. Melanie has such a bubbly personality, and she's such a nice person! It was a great experience working with her. During the process, I developed medical conditions (which impacted my hours worked, original DEBT TO INCOME) as well as challenging work history. I met Thomas by chance on April 20th 2013 during a hike. He is a friend of a friend of mines wife's cousin. I bit of a mind bender but it makes sense. The hike "Bridge to Nowhere", that hike, that chance encounter became much greater than what my family and I would ever imagine. We became FB acquaintances after that and fast forward to July 8th 2014, when I asked Thomas "what do you do". He told me what he did as a Mortgage Banker/ Purchase Money Specialist at Golden Empire Mortgage, and so I asked him for a favor. Can you review our profile, can you take a look at our credit and see what I need to do to get on track to buy our first home in 2016. He did, and he came back with good news, but my wife and I being skeptical as usual because of past experience we never tend to get very excited. He said to me, you guys have great credit, you guys have an advantage being first time home buyers but you will need some money down. I told him exactly what I had to work with and he said that is more than enough. Again I did not jump for joy because it just did not seem right, he said let me pre-approve you and your wife tonight and I will let you know exactly what you qualify for. The next day he came back with a pre-approved loan for us, and two scenarios based on my comfort level to make a home payment and have family fun funds. What good is a home if you cannot have fun with your family right. Thomas asked me if I wanted him to recommend a realtor to work with and I said yes. You have giving me all good news and I am going to ride this wave. He said to me "Ivan you find a home and I can guarantee to close escrow in 30 days". He paired us up with Linda Shores, she was to work with us to find a home, and she set us up with a profile online so we could review homes she thought where a good fit for us based on the input we gave her. We started going to see homes, we seen one in Pomona, fixed up house but the layout was not right, then one in Chino, nice property but it seemed like it needed a lot of work. Then we see the ONE, as soon as I walked into the home I felt it, I looked at my wife and she had a smile on her face. We walk thru the home with our girls and designated rooms to everyone. I even pictured having a dog in that massive yard out in the back. We asked Linda what we do next, we really like this one. She said that if we liked it lets put an offer in. She said we have a couple more homes to look at so off we went. The next day Linda asked if we wanted to make an offer on the home we liked, my wife and I said yes let's give it a shot. And so the waiting game began, we looked at a few homes in the meantime. By the way the waiting game was only 3 days before we heard back from the sellers. They wanted a counter offer, so I discussed with my wife and we put the counter in. We started to get discouraged, but Linda said, guys I have a very good feeling about this. And within 4 days we heard back, they accepted the counter, and I needed to place funds in Escrow. We then also started working with Diana Gutierrez who works with Thomas at Golden Empire Mortgage. She kept me informed of all the documents they needed and what I needed to provide her with so we can keep the momentum going. She was very quick in letting me know if I was missing any documents and I was in turn just as fast. If they needed a statement I got it to them within 24 hours. While all this is going on Thomas kept reassuring that now that the offer was accepted he would have us in our new home within 30 working days or sooner. Well it turns out Thomas is a man of his word. Offer was accepted on the 26th of July, and he had our loan fully funded by the 28th of August. And we had keys by the 30th. So on September 1st 2014 Toni, the girls and I walked into our new home. Two days later we added a family member to complete the dream.
