Prices are a little high but worth it for the property we got. It was clean and spacious enough for my brother and I.

My history with Rubin Properties dates back to 2003, when I first became the President of my HOA…read more My building had been happily using them since previous to that year, but when I became President, I experienced all the reasons why. I grew to become particularly impressed with one of the company's property managers. She was quick to respond to my emails (most times, within several minutes), and would meet my high standards of detail orientedness by copying all involved parties, with every single detail answered, checked, included, balanced, and unquestionable confirmation that the job was DONE. She impressed me even more a few years later when one of our condo owners discovered a leak and we had to do mold remediation. Our insurance company denied the claim, and it was only after this property manager pushed and appealed that they finally conceded and covered ALL the costs incurred by this issue. She personally saved my HOA around $15k - a HUGE win. She also re-negotiated the contract for one of our monthly bills, saving us $1,700 per year. My Board was super impressed with her email on that subject, because we didn't even realize that contract was negotiable. Fast forward a few years, and who do you think bought & took over Rubin Properties completely? My favorite highly detailed property manager, who already had a history of saving us money and providing excellent customer service: Heather Miller. Since taking ownership of the company, Heather modernized with an upgraded website, automatic dues payments, & online access for my Board to view copies of any invoice or payment, anytime. She has used her own high standards as a baseline & has mentored and taught her current team well; all the property managers on her team have consistently given me & my Board excellent support in times of emergency or routine maintenance, for years now. I know that Heather drives her team hard to support clients' needs - and she also rewards their hard work with lunches, dinners and team-building escape room challenges (nice, right?!). Plus during this pandemic, keeping each team member safe & well has been a priority. It makes me even happier to know that Rubin Properties consistently does such a great job for my HOA and our building AND it's a woman-owned business with a healthy workplace culture that values their employees. My Board and I count on Heather, Cesar & the whole team for: Emergency response Routine maintenance Contract negotiation Conflict resolution between owners and/ or tenants Excellent vendor referrals Budgeting and detailed statements Advising us in hairy situations Annual tax prep Keeping our HOA practices legal and compassionate Special project advising & coordinating HOA-related legal advice ...and so much more The icing on this cupcake for me personally is knowing I can trust Heather's opinions when I need to make decisions, or when she guides my Board as we rewrite our CC&Rs. To me, knowing that a strong moral compass exists at the core of our property management company's ownership is priceless.

There's so many management companies to choose from in the Santa Clarita area when you're new to…read morethe area. When we first arrived and began looking for rentals, we were overwhelmed. Not to mention we arrived in the springtime and the rental market was CRAZY! Good homes only stayed on a the market for a couple days. GREAT rentals were gone faster than that. It was extremely frustrating to find a place because of that and because we found ourselves going through so many different property management companies because of the levels of supply and demand for the rental housing market here. After several weeks of looking, we finally found a rental through Gable. They were so nice, professional, and flexible with their meeting times. The schedule flexibility was the first thing that stood out to me because the market here is so crazy busy. Candy and Lisa must be great at time management. Everything went fairly quickly with the lease signing and move in. It was low stress and that was a big plus with everything else going on for us with the move here. During this rental period, there have been minor maintenance issues. They have a great online site for maintenance requests and rental payments. It's so convenient and (more importantly than that), they are very responsive. Even if the repairs are not able to be done right away, they let us know they have received the maintenance requests and begin working a fix to the problem(s) right away. This not only shows care for the renters, but also a lot of care and respect for the property owners. We're about to renew our lease and the whole experience with renting and renewing has been very laid back and low stress again. Candy has been answering any questions that I have had about the new lease. Thanks, Gable for making our time here low stress in regard to renting a house. We should have just signed the 2 year lease up front! It would have been even simpler. Maybe this review will help future renters (maybe owners too?) to decide on Gable.

It is an HOA and a community that has rules, I get the feeling people who complain are the ones that want things their way, cuz we have few people like that in our community. There has been an ongoing HOA violation involving a neighbor parking a boat in front of their home and driveway, clearly against HOA rules. Complaints about this issue go back to 2012 with the boat sitting there months at a time. The pattern has been the same for years: a letter is sent, the boat is moved briefly, then it returns. About a week ago, the boat was parked again and even covered, He makes it clear this is not temporary. When contacting the HOA, Artemis was rude and unhelpful. Neighbors were told "WHAT DO YOU WANT ME TO DO ABOUT IT! Than being told it is THERE JOB to submit photos, which led to the homeowner obtaining an email address and harassing a resident. Instead of enforcing the rules, the HOA issued a letter about "unneighborly behavior," to one of the neighbors completely missing the point. This situation is especially concerning because this same homeowner previously got into a physical altercation with another neighbor, which escalated into a fistfight after they complained about the boat. This is exactly why residents rely on the HOA to enforce rules and prevent direct conflicts. The boat is back again. Multiple emails have gone unanswered for over a week, and there has been no communication about how this will be resolved. It's also hard to believe neighborhood inspections are being done, as this violation has been obvious for years. PLEASE DO YOUR JOB!

They have assisted me with several situations over the years, and have always gone out of their way to get issues sorted out if they can. Andrew Marble and Jen Nagel have always been great to deal with, pleasant, helpful and always responsive and I really appreciate all they do for the Community. I think a lot of times, people like to blame the property management companies for issues that are really decisions made by the various HOA boards, who are ultimately the ones truly responsible and accountable for decisions made in each community. Sadly, It's all too quick and easy to unfairly blame the management group when you are frustrated or angry with poor HOA Board decisions.
