CONDO ON ASPEN CT. Condo owners -- if you're wondering why it's taking a while to find a tenant, now you know... Saw a property online to view and contacted this company. Annie emails me to tell me to call her to set up an appt. I call and she answers the phone and asks if I can view the property that day, even though my message likely requests Saturday because that's only day I was viewing. She then tells me to call back the next day to confirm another date. Upon calling, she AGAIN asks if I can come in that day to view the apt. I AGAIN ask for Saturday and she says 6pm, but then gives me a very flaky answer about how she's not the one showing the apts and needs to check the schedule. She then asks me to call back the third day (Friday). My schedule is too busy for this. Saturday was potentially confirmed. Saturday morning, I sent two emails confirming if the appt is still on, as I refuse to show up without confirmation and details for viewing the place. No response from Annie or the guy who was supposed to show the place. No response on Monday after getting back into the office, no response ever. read more

By far the worst housing agency I have ever used. Foremost, their rentals are significantly overpriced, which I knew when I signed the lease, but I needed housing quickly. Unfortunately, I did not know I was signing up for an incredibly unpleasant year. My first red flag was Quan repeatedly saying I should be so grateful that he is "allowing" me to lease an apartment despite having a full time job that was over three times the rent. When a switch in my breaker box needed to be flipped, Quan had NO idea where it was. He eventually visited the premises and was unable to locate it. This is a massive safety issue. My heating was broken for ages and I had to repeatedly contact GBA in the winter before I could get a response. Most concerningly of all, I realized that my PG&E and water bill were incredibly high. When I contacted Quan I found out that I had been charged for two people living in my unit despite being the only person there. That means I was charged DOUBLE for PG&E and water for SEVEN months without ever being notified that he had somehow decided someone else was living in my apartment despite it being a one person apartment and only having my name on the lease. Outside of all these huge issues, my apartment had been remodeled with the cheapest materials I have ever seen. Touching the wall with your hands would mark it and if you tried to wipe the marks, the paint would immediately disintegrate. The entire apartment was slanted, so you could not even have a rolling desk chair without locking it. The windows leaked water from the rain and there were massive gaps ruining the apartment's insulation. My apartment was fitted with automatic lights in the bathroom which would turn off automatically every minute with no way around that. I was not at all surprised then that the same agency charging me double for seven months of a twelve month lease without ever notifying me (meaning I would have never found out if I had not repeatedly asked), also claimed damage to the apartment when I left despite taking moveout photos and videos, taking 450$ of my deposit. I would recommend literally anywhere else besides GBA Realty and Quan. read more

My roommates and I were looking for apartments on a very tight timeline and saw a place we loved through their realtor. They told us we were first in line and we just had to submit our application and pay the fee. They told us he preferred our group over the others interested in applying. They told us they'd get back to us tomorrow. Tomorrow came. They told us they'd get back to us tomorrow. Tomorrow came. Nothing. We called the next day, apparently they moved forward with another group and weren't even planning on telling us. To this day, our application fee was not given back to us, even though we were told it would be. Don't rely on GBA Realty. read more

We rented an apartment in Daly City through GBA Realty. Working with Quan who was the property manager was extremely helpful. He was our main point of contact throughout the years 4.5 years we stayed in this unit and from the very beginning he made this really easy. He was very fast to respond to any messages for repairs and concerns. And was extremely courteous and professional at all times even when I forgot to update my bank info resulting in late rent payment. Each time we wanted to make a change to the apartment he was responsive and approved them. Most importantly, he did not hold it against our deposit despite the many changes and got our full deposit back. Their portal is easy to submit service requests and questions. It is also very easy to setup automatic payments, or do them manually like my roommate chose to do. Quan was also open to any form of communication and offered his cell phone so we could text, which I did and he was very responsive. Finally, checking out of the apartment was stress free. While we gave 30 day notice, we were not ready to move out on the specific date and They were more than accommodating changing the date, even the time of the day and fairly prorating it. More landlords/property managers should work the way they do. read more

I rented a studio in San Francisco through GBA Realty and, in the 2 years that I was with them, I cannot stress how professional and accommodating Quan was from start to finish. All problems, posted to their portal or sent through email, was addressed efficiently and quickly usually by Quan himself. I have a disabled fiance and GBA Realty had all the information and laws in terms of accommodation down so, for once, things were hassle-free and done with so much respect and care. Rent is paid online through the company's own portal. A few times when there was a mix up with direct deposits on my end and rent was late, Quan would give me a call himself and would always approach the subject with care (not accusatory or hostile), never made me feel like a nuisance. More than that, he made it a point to make sure I wasn't being wrongfully overcharged. Moving out was surprisingly painless and Quan, again, went above and beyond. Given a reasonable heads up, Quan will work with you and around your needs. In the nearly 8 years I lived in San Francisco, GBA Realty was, by far, the most respectful and pleasant to work with. More property managements should look to this place as a model for how to treat their tenants. read more

I've lived in one of the rented studio units (outer mission area) for more than 2 years. I rented it through Quan, he is a very nice person. We had the water heater broken for maybe once or twice, I contacted him through email, he was very responsive, sent the contractor to fix it in the next day. The rent for my studio is also reasonable, for my studio, it's $1700/month, and it didn't change over the span of 2 years. The facilities were recently remodeled, faucet, shower room, all clean and very functional. His staff is also very helpful and responsive, I asked them to provide me my rent history when I decide to move after 2 years, they responded quickly with the information I need. When I finally vacated last year, I didn't face any BS or troubles, I paid about one hundred something for the cleaning fee, that's it, received my security deposit in one week. Soon after I moved out, I also changed employer, but my previous employer still sent my W2 form to this old address, so I called Quan this week, asking if anyone is living there so I can go visit to find my W2. Quan just offered to drive there and find the letters for me, super kind and nice, I really appreciate it! read more

Quan has been a wonderful manager to us for the past 3 years. Him and his team are understanding, patient, and go above and beyond. If we had any problems with the in-law we rented, Quan fixed it right away. Very reliable. And the landlord we lived with were clean and amazing people as well. We loved living there. The person answering the phone required that I answer certain questions before she would even discuss the viewing appointment. The two most alarming questions were about the familial status and source of income for those of us who are interested in the property together, both of which are protected by California law. I've lived in Oakland all of my life and finally rented my own apartment in September of 2014. I ended up moving into a two bedroom, in the same building, in 2016. GBA Realty made the process so easy. They are very patient with their tenants. Quan, my property manager, is very compassionate and attentive. When notifying him of our need to move into a two bedroom, he immediately took the apartment off of the market and decided that we'd take priority over another applicant (as we'd already been his tenant for nearly two years). You can pay your rent online - I've never had problems with the system. They do maintenance regularly and are very responsive when it comes to any qualms or concerns you may have about your unit/apartment. GBA Realty is unprofessional. Initially I spoke w/ Quan on Sunday 10/30/22 and was told the 2 bedroom unit on 236 26th Ave was available and to call back this week to schedule a time to view the unit and he reassured he would accommodate 7pm since I get off work at 6pm. I called Tuesday, confirmed w/ Quan we will schedule Wed (today) at 7pm to see this 2 bedroom. I told him I will be coming straight from work to be there. Long story short, he never came. I was there 15 min early and called his office, he answered and told me he called me earlier today to let me know he cancelled because someone else applied to this apt unit. I NEVER GOT A CALL FROM HIM NO VOICE MESSAGE NOTHING, then he says he may have called the wrong number. What type of lame excuse is that? As of yesterday when we spoke it was available, so between yesterday and today someone applied?? okay lets say thats a fact but wouldn't apt managers see all interested applicants and see who's most qualified? or at least couldn't he be decent enough to make sure I received the message and not waste people's time?! These people are a joke. Glad I dodge them, and I'm not stuck renting with them. How are you just switching up plans on people last minute not considering our efforts! I had to pick up my one year old son and was with him, just to be turned away. What if I had commuted on bus, in the cold night to the other side of the city with my baby? you'd think he can be more professional and make sure I received his call. c'mon do better!! Work on your communication skills, get organized, stop being so careless and learn to be more mindful and respectful of peoples time! I wouldn't recommend GBA Realty to anyone. They are flakes. We have been leasing property through GBA realty for a few years now. We are extremely grateful for their service. When we rented our first home from GBA we were new to the area and our number one priority was to find a home with a school rating of 10 at a reasonable price. I will have to say that Quan and his staff by far exceeded our needs and expectations. Quan, went above and beyond and the one thing I will never forget is the first thing he told me, he said that it was very important for him that I know that his loyalty lies equally between all of his clients, both owners and renters. He is an advocate for both sides. We had such a positive experience while renting our first place here in the Bay Area that it was of upmost importance to our family that we continue working with GBA. 1) Their charges are very high for any work (ex. as per their lease contract, any delay on rent, the tenant needs to pay 15% of the rent as a late charge. Assume, if rent is $2500/ then how much will be the late charge). 2) Beyond lease, many verbal conditions which were unfair. 3) Quality of their works(any) is very low. 4) When we vacate, i) Even though bathroom doesn't have an exhaust fan, they charged $175(initially they charged $350) for bathroom wall mold black dots(as a prime reason). How bath steam can go out quickly without exhaust fan or proper direct ventilation?. Even after explained those facts still, they charged us. ii) They totally charged ~$675 for kitchen deep clean, carpet clean and painting(even after we cleaned the house very well). We asked the bill proof/receipts for those charges (http://www.courts.ca.gov/1049.htm). They never gave that. We lived in their house for 2+yrs. 5) Many of their actions(not specified all here) deeply hurt. Rude answers. 6) When people live in any house, normal wear and tear will happen.
