It is additional accommodation under Manor House Estate and about 2 miles away from it in Hammondsport. It has been gorgeously renovated from an old water filtration plant and boosts some very unique features. We always look forward to all getting away and being together for some rest and relaxation. The place is perfect for our needs and spacious. The modern interiors are amazing with great views of Keuka lake. The kitchen is gorgeous for preparing big meals like Thanksgiving and makes for a great place to hang out as well. The dining area is also gorgeous and can accommodate large groups. We throughly enjoyed the games room they have and the bedroom set up is great. It has 5 bedrooms with 3 bathrooms. One of the bedrooms is able to accommodate our young family and there is another bedroom with many bunk beds which is also ideal for many children or teenagers to stay in. We also appreciated the outside hot tub and barrel fire pit against the beautiful views of the lake even in colder weather. We also love that they provide a pack-and-play along with a baby seat that attaches to a chair for eating so you don't have to bring your own. My only small complaint would be that I wish the living room area was a bit more cozier and that it would provide more seating and possibly a more carpeted area for babies and young toddlers but those are very minor complaints and doesn't deter from the overall lodging/accommodation of the place. If you need a lake front view for large families to be together, definitely check out this place!

The room we stayed in (Capt. Kinne Room) was comfortable with an attached sitting room and bathroom and was beautifully appointed with antiques. Molly prepared a delicious gourmet breakfast each morning, and Ted gave us a tour of the property detailing its rich history. He even accompanied us to a difficult to find historic graveyard where we searched for my ancestors' headstones (Capt. Kinne included!). Molly and Ted were more than accommodating in making our stay special and memorable, and we highly recommend a stay at the Captain Kinne House!

FLRV opened in the last couple years and is a great addition to the camping options around the Finger Lakes. Located about 1/3 of the way up the eastern side of Seneca Lake, the location provides easy access to the wineries, distilleries, and breweries along the lake.This is a family owned campground and the owners were very friendly and took pride in their business. Fresh baked chocolate chip cookies are included at check-in.  The campground sites are very large and spread out. Being a newer campground, the trees are small, but that did not take away from the experience. Easy maneuverability, great wifi and water pressure, along with level sites make it a great place to stay. The bath house is emmaculate and rivals those at Fort Wilderness Resort. Amenities are minimal (no pool, playground, or golf carts), but they are bookended by two wineries with walking paths from the campground. Due to the minimal amenities, it is very quiet and relaxing especially in the evenings sitting around the campfire.  I look forward to returning to the Finger Lakes RV park as this is easily one of our top campgrounds when needing to relax.

The grounds are immaculate, the owners are genuinely friendly, and it's obvious they take tremendous pride in maintaining the property. Everything is spotless, the sites are level and well-appointed, and the utility hookups are thoughtfully placed and easy to use. Since our last visit two years ago, they've added a fitness center and community room, both of which are great improvements. The location couldn't be better, right in the heart of Finger Lakes wine country and within walking distance of two wineries. It's hard to beat. So why four stars instead of five? The reservation system. When you book, you don't actually reserve a specific site, you reserve a site type. If you want to guarantee the site you've been shown or assigned, you have to pay an additional "site lock" fee. Unfortunately, I didn't realize just how much that mattered. We booked our stay in May for a July visit. For the next two months, every confirmation and piece of correspondence from the resort indicated we would be in Site 61. Naturally, we assumed that was our site. We arrived for the 2:00 p.m. check-in at 2:01, right behind another RV. To my surprise, they were given Site 61, and we were reassigned at the last second. Ordinarily, I wouldn't care. A campsite is a campsite...unless the replacement site happens to be directly beside the dog park. My wife and I are simply not dog people. We don't dislike responsible pet owners, but we prefer not to spend our vacation listening to constant barking. Instead, we were serenaded by barking throughout the day, barked at whenever we sat outside our RV, and awakened around 7:00 a.m. on most mornings by dogs in the park next door. To the owners' credit, they did offer to move us after two days when another site became available. I genuinely appreciate that. But anyone who RVs knows that once you've spent the time leveling, setting up, connecting utilities, arranging the patio, and getting settled, the last thing you want to do is tear everything down just to move across the campground. The whole experience felt a lot like flying these days: if you don't pay extra to choose your seat, you'll somehow end up in the middle seat, at the back of the plane, next to the bathroom. Technically you still got what you paid for, but not exactly the vacation experience you were expecting. Going forward, I'll gladly pay the site lock fee because now I know how the system works. But I also think the campground could do a better job making it crystal clear that the site shown in your confirmations is not actually your reserved site unless you've paid to lock it in. That would save guests from the confusion and disappointment we experienced. Despite this issue, this remains one of the nicest RV resorts we've visited, and we'll absolutely be back.

We stayed at Los Gatos B&B for three nights while visiting the Finger Lakes. There are some…read moregenuinely nice things about the property. The grounds are very well maintained, the view from the deck is lovely, and the individual cabins have a certain rustic charm. Charlie was also very friendly and welcoming when we arrived. Unfortunately, the stay itself had a number of problems. The biggest was the bed. The mattress in our cabin seemed extremely old -- it was lumpy, sagged badly, and we could feel the springs. The cabin walls are also quite thin, and the road noise in the morning was loud enough to wake us. Our check-in took about an hour. Charlie was very friendly throughout, but the process involved an extraordinarily detailed explanation of virtually every aspect of the property and our stay. Even something as basic as finding extra toilet paper required a phone call because it was hidden away; we were told this was because guests had stolen toilet paper during the pandemic. Breakfast was another disappointment. It is served only at 9:00 a.m., which is quite late if you're trying to get an early start sightseeing in the Finger Lakes. Charlie told us that they could make something gluten-free, but the way it was presented gave us the impression that doing so would be a bit of an inconvenience. We felt uncomfortable asking them to go to the trouble, so we never did. Availability was a recurring problem throughout our stay. We texted one evening to say we wouldn't be able to make breakfast the next morning but received no response. When we stopped in around 8:15 the next morning to make sure they knew, Rebecca was surprisingly rude to us. The interaction was unpleasant enough that we decided to skip breakfast for the rest of our stay. Coffee was supposed to be available beginning at 8:00 a.m., but on at least one morning the building was still locked at 8:30. There were some other oddities. The room was reasonably clean but had a slight musty smell. We were also told that we needed to stay in an alternate cabin because the air conditioning was broken in the cabin we'd reserved. Later, however, we saw another couple staying in that original cabin, which left us confused about what had happened. The lack of availability became particularly frustrating when we checked out. We needed to leave early, but once again the main building was locked and no one was available to check us out or accept our payment. A few hours later, Charlie called and told us he would be adding an extra 4% to our bill because, with us no longer physically present, it would be considered a "card not present" transaction. We found this particularly unreasonable. We were perfectly willing to pay in person, but no one was available to take our payment. Charlie never mentioned during our approximately one-hour check-in that we needed to pay at a particular time to avoid an additional 4% charge. Had he done so, we simply would have paid then. He told us afterward that there was a sign near the coffee maker explaining the charge, but we never saw it. Charging a guest an additional 4% because the owners weren't available to accept payment in person strikes us as unconscionable. Guests should not be financially penalized because no one from the B&B is available to check them out. At an absolute minimum, a charge like this should be clearly disclosed directly to guests in advance and they should be given a reasonable opportunity to pay without incurring it. Overall, Los Gatos has attractive grounds, nice views, and cute cabins, and Charlie was friendly to us at check-in. But between the extremely uncomfortable mattress, morning road noise, rigid breakfast schedule, the recurring difficulty finding anyone available, our unpleasant interaction with Rebecca, and finally being charged extra because no one was available to accept our payment, the negatives substantially outweighed the positives. All in all, this was simply a bad experience for us, and we would not stay here again.

We stayed here for 2 nights in the Cottage Blue/French Yellow Suite - which are two adjoining rooms with a lot of beds - great for a group! The room was so cute and adorable. There was a half bath in the room and a full bathroom across the hall. I absolutely loved the breakfast they provided on the weekends. Lou & Vickie cooked it themselves! The first time we had German eggs - mmmm cheesy eggs - I finished my entire plate because it was so yummyyy! The second night we had peach french toast, which was also very good! There were also homemade biscuits, scones, parfait yogurt with fresh fruits. All the food was nicely presented and delicious! They also serve coffee at 6:30AM for those early birds! This is also a great location if you're visiting Watkins Glen State Park. We were able to walk to the park and save $ on parking. Overall, I had such a pleasant time here at Lake Valley Legends! Lou and Vickie are the ultimate of hosts - friendly, welcoming and so kind. They're also fabulous cooks! The place really felt like our own. 4 of us had two adjoining rooms which was basically our own little suite. One room had a half bath inside and our full bath was down the hallway and only to be used by our two rooms which was nice. We were able to come in and out of the house as we pleased. Everything was so easy. Saturday breakfast: Fresh fruit (strawberries, raspberries, blueberries) with vanilla yogurt and granola to start Coffee, orange juice, water, tea, milk German eggs was the main course - i would compare it to a cheesy frittata Then we were on our way to Letchworth State Park, we came back late afternoon and showered and rested. It felt like we had the place to ourselves. Not once did we feel uncomfortable. Sunday breakfast: Ambrosia - homemade and delicious! Coffee, orange juice, cranberry juice, water, tea, milk Peach french toast - so decadant and sweet. It was more like a baked bread pudding. This was the best! Notes: This place is within walking distance to Watkins Glen State Park if you are up for the walk. It's about a 15 minute walk or 0.8 miles. Once you get to the top of Watkins Glen you can even walk home (all down hill on the walk home since the park is all uphill walking!) You can get there early and not pay for parking too (before 8 am) A great weekend at a wonderful B&B!
