Absolute worst rental experience. We made the mistake of signing a 2-year lease and regretted that decision within 24 hours of being in our apartment. When we moved in, the unit wasn't even cleaned. The floor was coated in construction debris, nail holes weren't filled in, the windows had dirty fingerprints on the outside, and there was orange sealant on some of the appliances, doors, and baseboards. The maintenance manager (Dan) ignored our maintenance requests on these items and condescendingly refused to address them, stating that "they do not handle cosmetic issues." The office also failed to take the appropriate steps with the post office to ensure we had an address. This caused a two-month delay in getting my wife's passport and resulted in weekly one-hour trips back to the town we previously lived in to collect our mail from USPS. Belongings in storage developed mold after a toilet leak on the 4th floor was not properly remediated. Despite requests that dehumidifiers be brought in, we were told fans were sufficient. Water was literally pouring through ceilings, and lower levels remained soaked for days. The doors are extremely thin and flex when knocked on. Noise transfer between units is unacceptable. We routinely heard neighbors' conversations, alarms, yawns, intimate activities, and other daily life. We even knew how one neighbor voted because we could hear his conversations so clearly. Working from home was difficult, and there was little sense of privacy. They must have purchased defective or non-code-compliant windows because all of our window seals were broken and some windows were inoperable. We struggled to maintain a comfortable temperature in the apartment. There is a complete lack of professionalism and accountability among the staff. Maintenance and cleaning personnel do not wear uniforms, which creates a safety concern for residents. The maintenance team and leasing office were largely ineffective, with the exception of Marissa, who was consistently pleasant and helpful. Maintenance was consistently unresponsive. Even simple issues required repeated follow-up, and many requests were ignored entirely. One request regarding excessive hallway heat went unresolved despite multiple contacts with the office and maintenance team, until someone on our floor eventually turned the AC on themselves. Every maintenance ticket we submitted required follow-up and prodding to get attention. Nobody appears to proactively inspect or maintain common areas. The same scuffs and wall damage that existed when we moved in were still there when we moved out. Unlike every other apartment community we have lived in across CT, NY, OH, and FL, there is no lease-break option. If you move out early, you owe the remainder of your lease plus a $600 move-out fee for painting and administration. We will never rent from a Garden Communities property again. read more

I moved in to my apartment in Lamberts Mill Village in Scotch Plains, NJ And on our first day I had to call maintenance since the hot water was not turned on. Then when it was fixed I tried to do laundry and the washer is broken NOT WORKING. I called maintenance who had told me can't do much because it was a weekend so I had to wait for Monday. Maintenance guy shows up and gives me a call in a very aggressive verbage not letting me speak and telling me whether I like it or not this is what will happen. I would have to wait for their manager who was on vacation and would not be back until a week later and my case would take 3-4 weeks to be resolved. I had reached out to management and no response or acknowledgment of my email. Couple of days later maintenance guy came in with GE rep to remove the washer. I had received a call from their office letting me know that my washer would be removed and replaced. I repeat she said replaced as well. Maintenance and GE rep removed washer but never replaced it. It's been over a week now I moved in and have no washer. I've had to drive more than 5 miles one way to get my laundry done in public laundromat. It's costing me extra miles, gas and lots of money to do the laundry. Somebody needs to do something about it. Manager Rob thinks it's above him to basically reach out to a customer and explain situation and resolution to it. I need somebody to contact me from the main office and compensate me everything I have to go through now with this washer. I want free rent for a month or they have to take money off of my monthly rent for time being. read more

Beware of looters!!! After staying in one of the community managed by this company (Durham Woods) for 10 years, we got a shock after moving out to see they charged us exorbitant amount of money for carpet usage (they use the cheapest one in the market with no padding) and some paper on countertops which they anyways renovated. What was surprising that there was do damage to anything and in fact we had got it professionally cleaned. They're just bunch of robbers looking to make money from all avenues. Garden Homes developers built Kinnelon Ridge and Heights according to the Kinnelon Heights condo association. I own a two bedroom unit in Kinnelon Heights. The quality of construction and materials in my unit is poor. The sliding glass doors are low quality and drafty. Sagging and shifting all over the unit. Low quality "builders" grade materials all over. Lowest efficiency, loud combination heat/AC unit. Washer/dryer closet not to code (can't reach gas shut off), etc., etc. I'm writing this review because what seems to have happened in my community, is that Garden Homes builds with poor quality, then after approximately 7 years, sells/transitions ownership to the condo association. This seems to get them off the hook for poor build quality, entire sections of roof that have leaked and destroyed units, etc. The association, therefore the owners as a group, are left with the bills. Don't rent from them. I live in MA in their Billerica complex. One building has an elevator that's been broken for over a month and it's the ONLY elevator in the building. The hallways reek of sulfur and rotten eggs. The staff is no help and goes out of their way to ignore any complaint. Mel is the worst of them. Learn from these reviews. They are nice when they are trying to get you money and turn evil and incompetent once they have it. read more

Please don't rent from this company , they will steal your money if you want to move out or if you break your lease. Either way they will not give your money, regardless wether your were an excellent tenant or not. The lease states that you have to give them 60 days notices that you are moving, But sometimes situation happens and you need to move sooner, and if you want to break your lease they will ask $795 as a penalty. The staff at Riverside Side in Scotch Plains are not pleasant at all. Also you can hear everything from your next door neighbors walls are too thin and your rent keeps going up every every year. Lorin Epstein who is the Leasing Agent of Victoria gardens went above and beyond to make our stay an easy and pleasant experience. we had a few minor problems with our sink, plumbing, and windows and she really expedited the whole process. we are really happy to have her as our leasing agent. read more

I live in the new Riverfront apartments in Cranford, NJ, a complex managed by Garden Communities. For a number of reasons, this is an excellent place to live. For one, the staff is exceptional: Eugene, Csaba, Nelson, Simon, Anja-- they are all friendly, courteous and professional. Nelson always greets with a huge enthusiastic smile. Anja is always watching out for illegally parked cars and generally attentive to residents' needs. Csaba, the Super, is always available: it seems that wherever I turn, Csaba is there, ready to help. My car recently was damaged in the garage by some windblown plastic hung to prevent dust penetration from nearby construction. Eugene didn't hesitate to have my car repaired at the company's expense. Another reason that I love Riverfront is the neighborhood. It is 100 yards from the Cranford train station and downtown Cranford. Plus, new shops are going in on the ground floor of the complex just in front of Riverfront. There is already a Starbucks, Subway, Pastosa Ravioli, and a Ciao Bella! These are literally right outside our front door. The Riverfront staff keep the place in top shape. Think I'll stay a while. read more
