I must finally write a review. This management company isn't really a building management company, it operates more like a financial holding company that just collects rent--and does nothing else (unless they are properly begged, or somehow forced to do something). The 'managers' don't really exist, there are just a few supers (who are really just part-time janitors, not really capable of serious building repairs) and a couple of secretaries/bookkeepers in a tiny remote office who keep a tally on rent payments. Beyond that, you're on your own. There's no real building management happening here. This company is the definition of an absentee landlord.
I signed my lease years ago, when it was managed better by the previous owner (I believe E&M). They weren't perfect, but you could actually contact management, and things were actually attended to quickly--as if humans actually lived in the buildings who needed help. Well, a few years ago, the building was sold to Galil Management, which seems to be run by Leibel Lederman. Since then, the hallways and building area are filthy, for the first time in my immaculate home I've now seen roaches appear and even one mouse a few months ago, repairs take forever (and when they happen, they're generally not really 'fixed' more like taped over), and I've personally had ongoing (and very fixable) safety issues with my apartment that I won't detail here since I'm still living in the building and may have to deal with these people on a legal front. There are more problems to note, but I may be going to court (and yes, my rent is fully paid, but I'm apparently paying a ghost, not a management company), so I'll leave those details out for now.
The most troubling issue with Galil Management is that since the pandemic, when you call their office, you now get a message that says "because of the pandemic, our offices are closed." What?? NO. You don't get to just disappear. 1) Just because of the pandemic, you don't get to just stop managing the building. People in the buildings need help now more than ever. 2) No one I know in the building ever visits the physical office of Galil Management. So it's not like closing a public-facing cafe due to health concerns. The vast majority (probably all) of tenants in Manhattan deal with the company via phone, so you can just forward tenant calls to a home office or a cell phone-- there's NO excuse to simply say "hey, there's a pandemic, we're closed, BUT KEEP PAYING RENT, THANK YOU." I am beyond angry. I feel violated that they have just disappeared and left basically any issues with the building to be handled by the aged super who basically takes out the garbage and 'tries' to fix things, but almost always has to call a professional for help (he's basically a janitor, not a building manager or repair person). I suspected the new owner was a slum lord, but I didn't realize it fully until I read these other reviews.
This company should be taken to court and forced to surrender their properties to a legitimate management company and landlord. You can't just collect rent checks and only respond to your tenants when there's an absolute emergency. And you definitely can't decided to shut down your office in the middle of a pandemic and not even have phone service available to reach someone. I'll be honest, this situation is making think about my life choices. I pay my taxes, work hard, am polite to my neighbors, and try to not raise a fuss with the landlord if there's any way I can handle an apartment-related issue myself. But it's clear now that Galil Management and Leibel Lederman just don't care about the real people (we're not just rent checks) living in their buildings. This is an absentee landlord, who will only respond if you take legal action or refuse to pay rent. For now, it looks like I may have to take legal action, because I haven't gotten a response to my unsafe apartment issues from management for several months, and this is unacceptable.
Obviously, I echo the statements of the others here: don't rent with this company. If you made the mistake of signing a lease, don't renew. Any problems you've encountered are not a fluke or just a bad break, they are consistent problems that won't change with this company in charge. The NYC Department of Buildings and the Mayor's office should know about Galil Management and what's going on at its properties. Don't rent with them, don't renew with them. Trust me, it's not worth it. I'm a native New Yorker, I've lived in almost every borough since childhood, from rundown buildings to fancy co-ops throughout my career, I've seen all the various NYC rental situations and types of landlords and management companies, this company is among the worst I've ever experienced. AVOID. You have been warned. read more
