Worst maintenance, worst…read moreservice and one of the worst landlord I have seen, I believe Investment Realty is way better than them, Highly unprofessional these people are. Please just ignore Herman and Shields if you are looking for an apartment. Full of bed bugs and roaches. Worst insulation. In other words please do not fall into their trap. They will be sweet to you when you sign the lease and then the real face gets unfolded. They especially prey on international students. So just beware of these landlord.

I've had to go in and go through my statements and ledger to show them I am up to date. Once I think the problem is sorted and everyone has agreed we are on track, they come back and say I'm behind again. What has changed from the last time we went through it? Their direct debt system took out 3 fortnightly payments in 1 week (over 3,000) and I got charged overdraft fees- I had to block them from taking money out with the bank. I didn't receive an apology or compensation. Then their new 'sorted' app which is a third party who handle rent payments. I've had payments missed because it wasn't in their schedule. The property manager then called me to ask why the payment wasn't made and disregarded the fact that it's their product's fault and demands for the payment. No apology or understanding on my behalf was given. Totally rude customer service by senior property managers. It's bad that they don't own up to their issues/mistakes and makes tenant's look bad in front of owners to make themselves look competent. I will be contacting the owner and filling them in.

They play this little game where they put a property up for rent and if they have 50 applicants and your number 40 they just keep your application fee and don't offer you any other homes. They do this on purpose and I have no idea how they legally get away with it. I was without a home from May 2025 till present and desperate to find housing; otherwise I would have NEVER gone thru them. I actually signed a lease on the house that is pictured. It was in such rough shape that the city of Rolla condemned it, and instead of them apologizing to me, they got angry that I called the city of Rolla to assist me with getting a few things that were not up to code fixed. Yes I approached them about these issues first and they flat out told me they couldn't do anything. Living in a home with mold everywhere is detrimental to your health. And the fact that they rent mainly to young college students who may not know any better is horrible. I have no idea how this company is still in business but if I have anything to do with it, they won't be for much longer. Avoid this company like the plague! They are horrible people and they do not care about stealing from you and renting disgusting homes that are falling apart and still dirty from the prior renter.

    The landlord Amanda Primm She is a horrible landlord…read more Her maintenance man screwed up or door, does not know how to fix it ao had to do it myself and was wrote up for it. Had no choice. She wrote us up many times for bs reasons. I learned She was writing up everyone and making new weird rules for an excuse to write up ppl. She tried to get me fired from my job, called to say I was using their company truck. We own the truck but she didn't know any better. After she called my boss, which is my best friend lol he told me. She admitted it too. Since I had it on camera, the owner decided to allow me to cut the lease without issue. Considering she broke the law. Be sure to check your tenants rights. She breaks many. Also the letter she leaves about seating properly after 30 days. It's 60 so use that against her if she tries. And she can't do it the way she says. Read up on your rights.​ She gets off at destroying families with evenctions. In hopes to leave them homeless. Apartments no longer get upkeep. They fired the mowers. So we get sections done. Our grass was over 3ft tall. And they cut a stripe down the middle lol I'm sure I got some pics I'll add. Like I mentioned, maintenance man does not know how to fix things so you won't have anything fixed. We lived there over a decade. Even took care of the crap around there. Helped out other tenants. She came in a spent alpt of money on her self, office crap she didn't need. ALOT OF MONEY. And none on the property. She cut all cost and maintenance for everyone. Kicked a old lady out for a new smoking rule because she doesn't smoke. Even though she can make that rule, them apartments have been smoked in for over 25 years. Visit the property, everyone is gone. Amanda Primm can't handle a little bit of landlord power, let's it go straight to her head and abuses it badly. They also raised the rent twice in just a few months. Probably more since I left. Lied about the price too. There is also a pending case we been building against her. A few tenants have joined. Have her on camera breaking rights to tenants peace, requesting us to commit a felony fraud report, maintenance guy purposely hitting my vehicle with a 5gal bucket, and numerous other violations against tenant's. Also have her on video with drone talking about how she can kick certain ppl out, what tricks and claims she can use to unjustly evict. I'm soo happy I recorded every visit and had outside cams. She even called the cops a few times. Cops did nothing obviously because she was in the wrong. Called them for no reason, because she didn't like my attitude I guess. But I left when requested and that was all so nothing ever happened to us at least. She was soo mad that I fixed her maintenance man's screw ups that she had taken a personal vendetta against me, even if it ment making my family, kids and all, suffer. Just so she could get off on abusing the little bit of power she had. ​ I've never had a issue with the apartments or landlords until Amanda Primm. Landlord =property manager. Whatever she calls herself. So be prepared. Avoid at all cost.

I was renting a place from them and they just sold the place I am living at and never told us. I met Miss. Hoefer in Feb of this year "2016". I signed a lease with her and her place of work. I was told the place would take two weeks to clean and fix as it was a hell hole, that was cool. Two weeks come and go, I am told another week as it needed so much work! That's cool. So A week later and she says two more weeks, not cool! :( We have a signed lease here and were being pushed around! We call her very upset about this and she says "well find another place then." WE SHOULD HAVE!" We contact her two weeks later and she says "I thought you were not wanting this place anymore? We raised the rent and if you still want it you will need to sign a new lease!" We needed a place to stay, so we did. Still took 3 more weeks to get into, and that was ONLY because my husband went in and started to work on the damn place. So now we are in, the trouble is over right? 'Nope.' Get in on April 1st, was told there was central heat and air, the heat worked but not the air. I told her I had a brain problem where I could not handle heat and needed air before it got to hot, She told me she would take care of it, called and texted her for 2 months and either NO ANSWER or I will take care of it. So It's June and it's 95 in the house and still not fixed. We had to buy two A/C units just to help me. I was told we would be paid back with proof, sent her proof, but never reimbursed me for the A/C units. She finally had the A/C fixed in AUG. That's FOUR months later! You should know this is a HUD trailer so I am very poor and ill. She ONLY had the central A/C fixed after I contacted HUD and told them what was going on, they had to reinspect the place and it failed because there was no A/C, as she had said there would be upon moving in. Water and Sewer included in rent? Says on lease it is. NOPE. Contacted her MANY times and she says ooops, thought it was on a different meter, call HUD and see if they can work it out in your rent. Does not even TRY to rectify it herself. I have rented from some shitty places in my life, but this is by far the worse. Get this, the people who they sold this place to even told me she had lied to them about so many things and were very upset. DO NOT RENT FROM THIS PLACE AND DO NOT WORK WITH THIS PERSON, You have been warned.

I had to install weather stripping to make sure there was no leakage as there was a wide gap at the bottom of the French windows. The lock to the front door remained broken and unreplaced for over 6 months . I lived here for 3 years and the problems started appearing in my last year here. Speaking with the owner, a lawyer was a painful experience . Once when I simply told her that I was unhappy that the AC broke down 3 times in 3 years , she said told me to be grateful that I was not in Ukraine. I was also charged a ridiculous cleaning fee of $1600 after I left my apartment. When I threatened to report her to BBB she accused me of harassing her and threatened to report to my workplace . Two ladies who still come over to walk my neighbor's dog A lady whose son did work for Constance Brown. She has canceled work orders to fix appliances that have been broken since I moved in. She abused me verbally until I followed the VA doctors advice and blocked her number and emails. Being 100% disabled I made her aware of my disability so she would stop the threatening behavior and since she persisted I have now filed a formal complaint with adult protective services. She makes up lies to keep your deposit what is worse is she absolutely does enter your domicile without proper authorization. I mean look at this security situation. These keys unlock all of the apartments and the closet they are in doesn't even close. Stay away! She got drummed out of this town (to Canada, conveniently) like 20 years ago and her reputation precedes her.
