A new neighbor helped connect the two drain pipe parts back together. No one called me back. I tried a week later, left a msg with them. Sump pump issue again. I requested they make sure the 2nd pump 2 doors down is working since mine was iffy. No response. My friends noticed one pump was not pumping while a lower one did on occasion. I called & left a msg again. No response. I left msgs twice in the past 2 days. This time I said have the community Mgr call me directly--tonight or tomorrow. It is 8:02 p.m. CT. No returned call. Two townhouses in each building of 4 to 5 have a sump pump for all the bldg units. Ensuring they work is critical to preventing flooding. The answering service? does not seem to understand building maintenance. 360 does not understand communication nor urgency.

We had no issues with the management of the complex until Monday, May 24th. We received a collections letter for Brittany Springs for the move out fee. On March 3, 2021 a money order was personally handed to the accountant at the complex. And as indicated on Monday May 24th we get this letter. We did resolve the issue with Brittany Springs, it was determined to be the fault of the complexes accountant. Now the issue is having the black mark removed from the credit report. I believe it should the responsibility of who started this mess to clean up their mess. Make sure to make and keep copies of any and all transactions when dealing with any and everyone.

Until my friend and her sister got kicked out, her sister was 18+ as the rules say, but just because she didnt pay for the " property" and her mom did. she couldn't be there just because she didnt pay for the rent because her mom did. But the manager didn't ask any of the white people. Just me and my friends sister which are black. He was terribly rude and racist. I was planning to move here. But now i'll tell my own mother how bad and rude this place is. The manager was so disrespectful and threatened us. If the manager and his wife were more friendly and kind, I'd probably wouldn't of wrote this reveiw!

    My rental application experience with Baird & Warner was deeply frustrating. My family and I toured…read morea property in December 2025 and submitted a complete application to Kevin Beallis. We were told, "Another applicant came through, so we'll let you know," and were passed over. Two weeks after that, we were contacted and asked if we were still interested. We said yes, and only then were told there was "missing rental verification" (even though we had already supplied that to Kevin directly, and he confirmed receipt) and that we needed to reapply and pay new application fees--$75 per applicant plus $25 for ESA verification--even though charging duplicate application fees appears to violate Illinois HB 4926. We reapplied anyway because we didn't want to lose the house. Communication was slow, inconsistent, and updates only came after repeatedly contacting the office. The owner of the property requested a double security deposit, which we agreed to, and then we received written confirmation from Kevin that our offer was accepted. That same day, Brett Kendrick told us, "Another applicant came through, so we'll let you know." After nearly a month of delays, shifting terms, repeated reopenings of the process, and additional fees, we withdrew and requested a refund, which was denied. Beyond the financial impact, this process cost us significant time and emotional distress. As a rental property owner myself, this was the most unprofessional exchange I've had. Renters should be aware that even if you apply, and qualify, and are approved, nothing is final.

I was currently in the market looking for a two bedroom and stumbled upon this property through my searches.. when I originally looked on the website they had this premium two bedroom two bath W/ ATTACHED GARAGE going for $2,495 seeing the pictures and the square footage of the unit I put a request for a tour right away, after setting up an appointment for that specific unit I got a call from the assistant property manager Stating and I quote "That unit is available, but it does not have attached garage. The Maintenance is currently using that garage for storage and they're parked cars" they had another unit available with attached garage going for the same price it just wouldn't be premium.. keeping an open mind I still wanted to tour the property and see the unit in person shortly after I checked the website again, they did in fact, change it from " Two bedroom two bathroom with attached garage" To a two Bedroom To bathroom With no garage" stating the price was at $2495 because Maintenance took over the garage part... fast-forward to the day of the tour, my leasing consultant was very kind shows me the unit that I previously wanted in the first place and the second unit that I applied for.. The floor in the living room was damaged, The kitchen was dirty, Patio needed to be power washed along with inside the garage The garage was unpainted Few cabinets missing handles Stains inside the refrigerator. I will say when I brought these concerns to their attention, they said they would get Maintenance to take a look at them.. same day of viewing the unit and also applying the same day for the unit made the payment for the application The assistant property manager Comes up to me and states that the background check may take a couple days. I'm fine with that I give them everything that they need from pay stubs employment verification And also renters verification, With proof of payments being made on time for my previous residence.. so now I'm thinking everything's good have to pay the 500 deposit Plus the prorated rate.. I get an email with what needs to be paid and it's not the $500 deposit. It's a full month rent deposit.. on top of the prorated rate.. I also wanna say that I specifically stated that I wanted to pick up keys the 17th to my knowledge that was the date of my lease but having a discussion with their assistant property manager Katelyn she had it under the impression that I was moving in this Friday the 10th.. Out of all the properties that I've toured Anything past the 24th You would be charged the prorated rate and the next months rent. Which is why I specifically chose the 17th to just pay the prorated rate. This whole process was rushed From me having to set up the electricity And switching my insurance over to the new unit Only for them to say that I have to pay the full months rent deposit When everything was supposedly "looking good" Lisa is there property manager And I was yet to see her once the whole time I was applying even when I was having issues applying on their computer. To her responding to my emails.. just because you have screenshot of your terms doesn't mean what I was told by your assistant property manager Wasn't factual, I know not to go based off of somebody's word and moving forward, get it in writing... & the stress that also came with rushing only to not be moving forward with this property I'm only giving this property a one star and that one star is solely because the leasing consultant was very professional and kind. It's really sad that Conversations that were had We're not true, i'm sure they'll lease that unit but until then, it will remain vacant instead of making things right and having a 12 month leaseholder. Not going to sit here and tell people to keep away because it is a beautiful property But just keep in mind on everything that they say to you and make sure you get it all in writing.

As the front of the office faces, Tula and Katelyn Are especially caring responsive and anticipate your needs. I utilize the lovely clubhouse a lot It was beautifully decorated at Christmas With several fun holiday themed activities for grown ups and kids alike... These girls are accommodating beyond measure. It makes for a very warm and welcoming place to Be. I often review the maintenance crew which is outstanding but wanted to give a shout out to this group of women who set the tone here everyday. Thanks for everything !
