The buyer walked without even discussing. I think home inspectors serve a good purpose; however, they should not scare people over items that are in debate. This particular report indicated he did not check certain items such as overflow due to the age of the house, yet everything is new. That seems lazy to me. He was correct about certain items and I do not think he tried to scare people, but, sometimes being overly cautious can really mess up the lives of others. My goal is to provide counsel to be more careful of calling out items that are not a problem. I personally had to spend a thousand dollars to provide proof there are no problems with certain items.

We have lived here for almost 19 years. We hired Arrow to do inspection. He was on time & very polite. He did take the time to discuss a few things with me while doing inspection. After he was finished he told me right off of the major findings. This allowed me to make a plan to get things addressed. Once we received the report, which was very long & detailed, we were able to get several estimates to fix issues. Before we got issues fixed we put house on market disclosing the issues ahead of time & our house was under contract by 3rd day. Great company. Thorough inspection done.

The woman in the office went over everything I should expect and how the inspection process worked - which was super helpful to me. She also scheduled the termite inspector to be there at the same time that her inspector would be there! I wasn't able to be there for the entire inspection, but afterwards, Joe spent a long time going over everything that he found and explained it to me well. The office staff, plus the inspector, PLUS the inspection report, really gave me the knowledge and the confidence that I needed as a first time buyer! Every time I had a question, they had an answer. After dealing with several subpar home inspectors in the past, finding Jerimia was an absolute game-changer. When he looked at my potential 6 year old home, I didn't think he would find much, but he ended up finding 142 pages worth of issues. That might sound like too much to read, but his report was clear, well-organized, and easy to understand. He also sets himself apart from other inspectors through the tools he uses and the experience he brings to the table. While my past inspectors skipped hard-to-reach areas, Jerimia goes above and beyond by using a drone to inspect roofs and a thermal imaging camera to detect HVAC leaks or missing insulation. It's crazy to think that these tools aren't industry standard. And to be clear, I get nothing out of writing this review, but I believe that when someone operates this far above the rest, they deserve recognition. Jerimia is, without question, the best home inspector I've ever hired. It's going to be hard to find someone like him for future homes.

Vince did not report my improperly flashed window, which is at the front of my house, next to my…read morefront door. There are very obvious, large holes in the flashing, that allows water to pour directly into my wall. Because of that, the entire wall, all the way down the foundation is completely rotted. I am now facing $20k+ in repairs. Every person I've had inspect it has noticed the issue within the first few seconds of looking at the window. Vince also did not notice the drywall cracks underneath 5 of my windows, as well as drywall cracking above my doors, indicating foundation issues. When I contacted Vince, he did not try to have a conversation with me, he immediately got his father (the owner) to speak for him. His father scheduled himself to come take a look at the issue, but when he came to my house he got argumentative. He told me that his son is excellent and no inspector can catch everything. When I mentioned that I work in Architecture and this is something that should have been obvious, he resorted to snide comments, telling me "you're just an expert then." I did not ask him to come to my house, he volunteered himself. I have no idea why he even bothered if his plan was to be rude and defensive. I don't know about you, but an inspector saying they can't catch everything (in reference to something that was on full display,) does not give me much confidence in their knowledge or expertise. I would understand if this was a hidden issue, but I think windows should be a pretty elementary topic for most skilled home inspectors.

Use extreme caution:…read more There is a limited liability clause in their contract that limits their liability to the amount you pay for your services. This means no matter how devastatingly negligent they are, you only get back the amount paid for the inspection. Below are just a few things that Vincent missed while conducting my termite and home inspection: 1. The master shower is supported by a large rock due to the floor rotting out underneath it. 2. Extensive exterior termite damage that was never probed. 3. Interior and exterior window and door facings that were patched with caulk and painted over (never probed). 4. Federal Pacific electrical panel - never noted to be extreme fire hazard and recommend replacement. 5. Large crack in foundation 6. HVAC pad unsteady with dirt washed out from underneath. 7. Conducting termite inspections under someone else's license. This is not illegal, but Vincent lacks the experience to conduct such inspections. These are just a few of the misses leading to hundreds of thousands of dollars of devastation.
