Yosef came highly recommended by our real estate agent and I see why now. He is extremely knowledgeable and proficient at what he does. He is very personable and helpful in sharing that knowledge and expertise. He spent several hours inspecting the home taking nearly 250 photos of all areas of the house including shots of the roof, exterior, gutters, garage, appliances, doors, fixtures, outlets, breaker panels, and HVAC system, including multiple thermal images of the hot water flow, breakers, and HVAC air circulation. And then spent nearly an hour meeting with us (I've never been asked to meet with an inspector at the house at the conclusion of his inspection time) to walk through the house and discuss all of his findings (of which there was nothing serious - just a few minor maintenance-type issues) and to ask any and all questions that we had. But then the next day he also sent us an extremely thorough and detailed report detailing all of his findings including those ~250 photos. What a great way to document the condition of the house as we are initially purchasing it! It became pretty obvious that Yosef was a great all-around guy who just happened to also be extremely good at what he does. His communication skills and methods are excellent as well. The house we are buying is an hour east of Nashville. If you are buying a house anywhere near Nashville, I would highly recommend Yosef and MasterGuard Home Inspections. In fact, I'm not sure why you would use anyone else! And his fee is very reasonable with others in the area charging much more.

Very reasonable rates and they were very thorough on the inspection and the report they sent me was excellent as it was easy to understand and included plenty of pictures to see exactly what the issues were. I gave the report to my builder and a few weeks later we moved in. I had House on the Rock come back out for a follow up inspection and they had found some of the issues were not fixed! I sent it again to my builder and they got the issues fixed. So happy we used House on the Rock. Very friendly, fair pricing and worth every penny to have that piece of mind. Highly recommend.

The shutoff valve was not mentioned, the outlets were not tested, the report was very general compared to other companies that are extremely thorough and spend a decent amount of time reviewing all aspect and potential issues. Nothing about the front door not being sized correctly, the patio door fogged, no water shutoff, not proper electrical wiring or shutoff valves at the water heaters. I do not recommend.

We asked 3 different companies for quotes to do some foundation work and encapsulate the…read morecrawlspace, and got wildly different prices for both jobs. I definitely recommend getting multiple quotes and asking as many questions as you can about what is what is not included, no matter what. While we went with a different company for the foundation work, DocAir gave a great quote and scope of work for the encapsulation. In the end, we didn't do their recommended "storm water management", as we had only minor water intrusion from the outside, but a lot of water coming from condensation on the air vents from the incredibly high humidity in the crawlspace (over 90% humidity constantly during the summer), which was also soaking and warping the wood support beams and floor joists and getting behind the insulation. We did: 1) fungus remediation, which included the tedious and hard work of removing a huge amount of dirty and wet insulation under the floorboards, 2) trenching the edges of the crawlspace and installing drain pipes and a sump pump, and 3) encapsulation with dehumidifier (drains into the sump pump), which also included sealing points of entry like pipes and external vents. Note that the other quotes were more expensive and did not even include removing insulation or treating fungus (companies often expect you to hire someone else to do that before they start work). To set expectations, they are quite busy so be patient. It took about a month to get scheduled and another month for them to come out and do the work. A two-man team (Joselino and Orlando) did all the work over 3 days, and they were professional, polite, thorough, and did incredibly high quality work. I had the plumbing inspected before they came to ensure no pipes would leak into the encapsulated space, but they still found a leaky coupling and replaced it! DocAir supplies a remote temperature and humidity meter as well so you can continually compare the house to the crawlspace (you can check the outside weather report for another comparison). It's winter now, but we've recently had a few very rainy days with humidity reaching up to 94% outside. The crawlspace humidity has steadily decreased from 55% immediately after installation to 45% (very good!), and the house/crawlspace temperatures have been within about 5 degrees of each other. This suggests that the crawlspace is effectively insulated from outside temperature and humidity. Also, you can optionally have them come inspect the system every 6 months (for $60 a visit) to ensure everything is still working correctly, change the dehumidifier filter, etc. I plan to do this to make sure everything is still working well with the combined effects of humidity and my AC vents!

The pealing paint was exposed in several areas so should have been observed and noted in his report and was not. Also, we have 9 triple pain windows that are fogged and need to be replaced. The former owners kept the blinds down to obscure this issue. Its a lot of windows and will be very expensive to replace : ( The needed repairs may well cost $20,000 to $30,000 which is a lot plus the time to work with vendors to complete these needed repairs

Sammy is the kind of contractor I hope to get every time I need work on my house -- a neighborly dude who's looking to solve problems for customers rather than profiteer off em.
